Mosman saw further growth overall in the first quarter of 2016, with 2 bedroom apartments showing a slight increase in prices when compared to the fourth quarter of last year. Interestingly, there was a slight decrease in 1 bedroom prices from the previous quarter, despite the very similar number of properties offered. Now that the summer selling quarter has come to a close, what has been interesting to observe is a period of strong and consistent trading, with a 91% clearance rate for Mosman apartments this quarter. In the first quarter of 2016 (January to March), there were a total of 71 apartments/townhouses sold in Mosman, with an average selling price of $1,289,563. When you compare it to the fourth quarter of 2015, which had an average selling price of $1,166,446, this indicates a sizable increase of $123,117. Since October 2015, the media has extensively reported a drop in prices across Sydney. However, with an average increase in prices of $282,579 in the last 6 months, it’s safe to say the Lower North Shore really didn’t experience this. Given the current market conditions, there is no reason to believe that this trend is going to change, and Urban Living by LJH is still experiencing strong buyer demand and a 100% success rate at auction in 2016 thus far.
