WHEN numbers Count Mosman saw no growth this quarter. There were an additional 20 apartments and townhouses that came onto the market and 16 extra 2 bedroom apartments hit the market this quarter compared to last. Interestingly though 1,2 & 3 bedroom apartments all saw increased prices for their category and 4 bedrooms saw the decrease with only 2 transacting in this period. . Short supply of stock, competition from buyers and low interest rates is creating a very competitive market place and driving prices. In the second quarter of 2016 (April to June), there were a total of 90 apartments/townhouses sold in Mosman, with an average selling price of $1,096,831. When you compare it to the first quarter of 2016, which had an average selling price of $1,289,563, this indicates a sizable decrease of $192,732. It is a great time to get a jump start on the spring selling market if you are thinking of selling. Spring always sees an increase of properties that come onto the market and generally a softening in prices as buyers have more choice.
