The last quarter of the year turned out to be very strong in the area with a continued growth of 10%. Three bedroom properties were a standout for the quarter, showing 5% growth. Two bedroom apartments stayed very steady with a 0.5% growth in prices since last quarter, and one bedrooms saw a 10% decline. As is often the case, fewer properties were sold in the last quarter, 10 less in fact than the previous quarter. The Lower North Shore still had substantial growth of 11% compared to the overall decrease of 0.3% in the greater Sydney for apartments, which is a great indication for the New Year that the Lower North Shore continues to perform. In the fourth quarter (October to December), there were a total of 67 apartments/townhouses sold in Neutral Bay, with an average selling price of $1,062,267. When you compare this to the third quarter of 2015, which was $953,707, this indicates a marked increase of $108,560. Throughout the last quarter and even now, there has been extensive reporting from the media regarding a fall in prices and a decrease in auction clearance rates across Sydney. The Lower North Shore did not encounter this and in fact had a very strong quarter leading into the New Year. There is no reason to believe that this trend is going to change as our office continues to experience consistently good clearance rates and strong buyer demand.
