WHEN numbers Count Just when you think property prices can’t get any higher we look at Quarter 2, 2016 results and are stunned that there has been a massive 11% growth in Neutral Bay apartments and townhouses since last quarter (3 short months). It is clear that the short supply of stock, competition from buyers and low interest rates is what is driving these prices. There was nearly 30% less stock available for sale in Neutral Bay compared to the previous quarter and 1 bedroom and 4 bedrooms saw a slight increase. A one-bedroom apartment sold by us, in Lower Wycombe Road sold for over $1m which has bumped up the average sale price in this category. Growth in 2 bedroom apartments for the second quarter in a row has stalled with virtually the same number being offered. There were 12 less, 3 bedroom apartments sold in this quarter compared to last. In the second quarter (April to June), there were a total of 37 apartments/townhouses sold in Neutral Bay, with an average selling price of $1,186,197. Which when you compare it to Q1 of 2016, which was $1,062,267. This indicates a marked increase of $123,930. If you are considering a move now is a great time to sell as stock levels remain tight. It is also a great time to get a jump start on the spring selling market. Spring always sees an increase of properties that come onto the market and a softening in prices.
