WHEN numbers Count Neutral Bay apartment and townhouse market had a strong end to 2016, with increased growth from the previous Quarter (3) across all areas. There was 12 more properties being offered compared to last quarter (3) and 10 less properties being offered at the same time last year (Q4, 2015). The average medium price for 1 bedroom apartments in Neutral Bay has tipped well over $700,000 and 2 bedroom apartments has now exceeded $1 million. The big increase for this quarter came from 3 bedroom categories with the same amount of properties being offered compared to the previous quarter. When we compare the average sale price last quarter it was sitting at around $1.4m and now $1.6m. In the fourth quarter (October to December), there were a total of 54 apartments/townhouses sold in Neutral Bay, with an average selling price of $1,067,972 Which when you compare it to Q3 of 2016, which was $1,186,197. This indicates a marked decrease of $118,225 We are constantly asked how will 2017 fare? We believe, while we remain in a low interest rate environment, coupled with strong buyer demand and limited properties being offered - we are expecting 2017 to be a another strong year with consistent growth.
