What are the eligibility requirements?

Our goal at Coldwell Banker - Campbell Realtors is to help as many clients as possible. However, we do require that there is a minimum of 20% equity in the home.

What kind of projects does Coldwell Banker - Campbell Realtors approve for the Home Concierge program?

As a general rule of thumb, Coldwell Banker - Campbell Realtors approves projects that in totality take less than two months. Example project elements include: flooring, staging, painting, kitchen and bathroom remodel, landscaping/general curb appeal.

How long does the process take?

Planning and pre-approval takes approximately 10 days or less. The bidding and renovation process takes, on average, 2-8 weeks depending on scope of work. *

When does the homeowner pay back the money that was fronted?

Homeowners reimburse our Private Capital Source when one of the following happens: the home sells, the homeowner terminates their listing agreement, the home is no longer being actively marketed for sale, or 12 months pass from the Home Concierge Renovation completion date.

How does our Private Capital Source make money?

Our Private Capital Source leverages referral power and buying power to ensure a competitive price for the homeowner while reserving a small profit.

Can the homeowner live in the home during renovation?

For health, safety, and efficiency, we recommend that the home be vacant during any significant pre-sale home renovations. Our Private Capital Source can cover the costs of moving, storage, temporary housing and relocation. Ask your Coldwell Banker - Campbell Realtors agent for details.

How does the homeowner know pricing is competitive?

We leverage our referral power to negotiate preferential pricing from our service providers & material suppliers. In addition, we always get three bids on each job to ensure that our service providers are competitive. As a regular & past customer of our service providers, we get better pricing and faster service than individual homeowners can negotiate.

Can the homeowner choose the contractors?

Our Private Capital Source solicits bids from three independent service providers for each project, one of them being a provider the homeowner or Realtor can recommend. After we compare all three bids, the best service provider for the job will be selected.

Can the homeowner be involved in design and material selection?

The goal on every project is to maximize return on investment; therefore, our Private Capital Source remodels homes to market trends and buyers taste. We provide homeowners our comprehensive design and materials palette, which our Designers select from when designing projects based on neighborhood style.

Do service providers offer a warranty on their work?

Our Private Capital Source requires all service providers provide a oneyear workmanship and materials warranty.

Does Coldwell Banker - Campbell Realtors guarantee that the homeowner will make a return on their renovation investment?
