Remodelling your bathroom pays off in value

One of the first things that can make or break your opinion on a hotel stay is the cleanliness and upgrades of the room, especially the bathroom.

Our homes are no different. When guests come to visit there is a good chance they will need to use the bathroom facilities; or if you are selling a home, potential buyers always check the bathroom.

Investing some effort and money into putting your best foot forward can pay off in the long run.

Remodeling or renovating your bathroom can be as easy as a fresh coat of paint, new sink and tub fixtures, light fixtures and a new shower curtain or can be a little more time consuming and costly with an entire renovation.

If you are working on a tight budget some of the less expensive ways to remodel your bathroom can include some of the following. Limit the use of tile to where it will have the most impact.

Investigate less expensive but just as attractive counter top options. Some laminate options versus granite, marble etc.

A coat of good quality bathroom/kitchen paint adds instant refreshing and can pump life back into an old dingy bathroom at very little cost.

If replacing your shower and bathtub is not an option, consider a good scrubbing of the tile and freshen up the caulking and grout. Consider getting tub retrofits instead of a brand new tub.

Old light fixtures can quickly date a room; installing newer updated fixtures doesn’t have to break the bank and can not only bring a new look to the room but newer fixtures are usually more eco friendly, something that can save you money on utility bills and attract potential buyers.

When upgrading your bathroom remember to go green with the use of lowflow toilets, sinks and showers.

Moving plumbing can be very costly, a less expensive option is to redesign around existing plumbing with a vanity upgrade or replacing a tub and shower combination with a trendy walk-in shower. Always use a certified plumber when moving or upgrading plumbing.

Finally, adding some inexpensive DYI projects such as framing a mirror with a painted find from a yard sale or second hand store and opting for repurposed vanities and other fixtures makes the old new again.
