Letter from the Broker
2022 has turned out to be a very interesting year. The crazy pace of 2021, where we sold over 178,000 acres, has slowed down. The inventory had remained low, but there was still a strong buyer demand for the right properties. It is turning from a seller's market into a buyer's market in 2023. Sellers might have to do the painful price adjustment depending on their location. Luckily for us, we are not as impacted by the high interest rates as seen with the residential market. Land has always been more stable than residential. The limited supply of land accounts for the stability and long-term appreciation. We are always excited at the beginning of the year. We are very blessed to be involved in such an exciting occupation. I hope you enjoy our 17th issue, and please don't hesitate to give us a call!
Founded in 2008 by Todd and Marty Renfrew, California Outdoor Properties has quickly grown to be one of the largest farm, ranch, and recreational private real estate companies in California. We are not your typical real estate agents. We hunt, fish, raise cattle, and grow crops. We believe in the old west philosophy where a handshake is your word. Our success is based on our strong work ethic and our knowledge and love for the land.
Since our inception, we’ve sold over two billion dollars worth of real estate. We go above and beyond what most brokerages offer. Our agents are organized by territory, ensuring team collaboration over direct competition. Through our expansive referral networking and extensive local, regional, national and global advertising, we bring buyers and sellers together.

Bently Ranch
Minden, NV • 12,393.29 ± Acres • $100,000,000
Bently Ranch is on the market for the first time ever selling all of its agricultural holdings. Situated on the eastern slope of the Sierra Nevada Mountain range in Minden, Nevada, the property is located just 25 minutes from the popular Lake Tahoe area and just minutes from downtown Minden and Gardnerville. This incredible 12,393.29 deeded acre property is being sold as one unit, offering a once in a lifetime opportunity. The owners started to accumulate land in Nevada in 1997 and instituted a cattle program in 2012. Over the last several years, they have focused on sustainable farming, aiming to grow a variety of crops that are used in their distilling industry. The sister company, Bently Heritage Estate Distillery, exclusively uses these grains and botanicals to create some of the world’s finest spirits. What makes this possible are the senior water rights and the reservoirs used for irrigation. Water is abundant here on the Bently Ranch. There are about 6,046-acres irrigated with 34 pivots. Water on the property includes 3,746-acre-ft Mud Lake and 1,784-acre-ft East Valley Reservoir. Senior water rights are from the West and East fork of the Carson River. Currently being grown on the property are grains of wheat, rye, barley, hops, & oats as well as premium alfalfa. Improvements include 10 homes, 4 bunkhouses, 7 shops, 5 horse barns, 12 hay barns, 12 storage barns, a feedlot, and a compost facility.
FARMING
The owners cultivate the land from beginning to end, operating one of the regions largest composting programs and supply a finished product of estate-grown grains to brewers and distillers. There are about 2,700 acres of wheat, rye, barley, hops, and oats. Bently Heritage Estate Distillery, the sister company, uses these grains and botanicals to create some of the world’s finest spirits. Farming for one of America’s largest estate distilleries is a unique privilege. They grow crops that do well in the high desert ecosystem and match the quality and taste profile a premium distillery needs. They also cultivate botanicals in a climate-controlled greenhouse.
WATER CATTLE
Water is plentiful on the property which makes it possible for a successful farming operation. Currently, there are 6,046 irrigated acres. Water features on the property include 3,746 acre-foot Mud Lake and 1,784-acre-foot East Valley Reservoir. Senior water rights are from the West and East fork of the Carson River. There are 7 domestic wells and 9 AG wells.
The cattle on Bently Ranch are grass-centered, GMO-free, certified hormone-free, certified natural, and GAP Step 4* certified. There is a mix of Angus, Hereford, and Charolais cattle. The Charolais cattle breed strengthens the calves’ quality of life and adaptability while helping the local ecosystem. This breed is also great for its ability to adapt well to high desert plains, thriving on fewer natural resources than other cattle. There are separate pastures to ensure proper pasture management, moving to new, fresh grounds.
IMPROVEMENTS
Improvements on the property include 10 homes, 4 bunkhouses, 7 shops, 5 horse barns, 12 hay barns, 12 storage barns, feedlot & compost facility.
