A total of 49 confirmed sales between January and October 2024 There were just 40 sales during the same period last year.

The average sales price for these 49 sales was R7.02 million - an increase of +18.7% compared to year-earlier levels.

The highest price achieved this year in Mouille Point was R27.625 million in The Breakers, 100 Bay Road.

PRICE PER SQM:

Year to date, the sales price per square metre has averaged R54 219/sqm – an increase of R1.73% (or R922/m) compared to the same period last year. The highest rate per square metre was achieved in The Water Club at a rate of R101 504/sqm.

TIME ON THE MARKET:

During the year to date, the average time on the market was 122 days. In 2023, the average time on the market was 119 days (so currently three days longer).

ASKING VS SOLD PRICE:

Year to date, sales prices were an average 5.9% below listing price, marginally below 7.8% during the same period last year.

BUYER PROFILE

Of the 49 sales recorded thus far this year, seven were sold to foreign buyers. During the same period last year, six of the 40 sales were made to foreign buyers. In both years, all local buyers originated from the Western Cape.

There has been much activity on Beach Road opposite Pont du Gard – progress is well on its way for the new and improved additional parking that is being built. Much needed for our ever-popular platinum mile – and we all look forward to its completion!

Look out for the new coffee shop next time you visit Green Point Urban Park – such a lovely addition to our little corner of paradise! We are so lucky to be surrounded by nature and have this incredible park in our back yard!

While the Virgin Active has 2 new Padel courts available –there are 6 Padel courts currently under construction next to the tennis courts. Again – adding so much value to our neighbourhood! Did you know that Padel has been dubbed the fastest growing sport globally – boasting 25 million players in over 110 countries world-wide!

Have you had a meal at the new Stepbrothers Italian Restaurant yet? They have relocated to the Green Point tennis club – brilliant food & excellent atmosphere. If you have not yet visited then – do so! You won’t be disappointed.

While on the subject of food – Hamilton’s RFC now houses Diaz Tavern – fabulous, Portuguese food.

All eyes are on the new major development planned on the Granger Bay, Grande Café site – R20 bn to be spent over the next 20 years – hotels, beaches, restaurants and super luxurious apartments and the extension of the coastal promenade linking Mouille Point to the city. Major focus has been spent on the environmental impacts with the Waterfront’s focus on sustainability. Construction is set to begin in 2025.
