CaribbeanHotProperty.com Publishers welcome message The compilation of this 7th issue has been very special for the team.

Welcome to the Future of Construction.

acknowledged that this issue has been put together with passion, hard work, and a dedicated team spirit. In other words, blood, sweat and tears. It is a new chapter in our company’s achievements. Within these pages you will find an insight into the Caribbean Real Estate Market, as seen through our eyes. Our villa feature takes us to Villa Bellamare on the exclusive island of Anguilla. In St. Kitts, Paulette Warner of PW Enterprises, a longstanding realtor, joins us. In Antigua, as well as the usual great set of property listings, we focus on the successful launch of the Food & Drink Guide Industry Events, which began with the Annual Industry Party in May. We hope that you will continue to enjoy the fruits of our labour. We have introduced a ‘Gulliver’s Travels’ section, which has provided the team with an excuse to chronicle our experiences whilst travelling. And what a journey it has been! Personally I have learnt the basics of Kite surfing, met the legend, Brian ‘Irie Man’ Talma, and even managed to fit in a Sea Trek. In Dominica, Celia has outdone her usual fantastic self, with a huge selection of property opportunities, and some fantastic eco-warrior articles. Our website has also gained tremendous momentum, especially in Dominican enquiries. We must make mention that Celia’s partner, Paul Crask, has completed his latest Bradt Travel Guide for Grenada, due to be published within the next few months. All in all, we hope that you will relish the content, range and style of the magazine as it grows in popularity. Please email us with your comments on what you like about the magazine (and what you don’t); we are constantly inspired and embrace innovation. Always remember, for every property we list in the magazine there are many more on the website. www.caribbeanhotproperty.com Gulliver Johnson, Publication Director Frontcover photography Villa Bellamare, Anguilla by, NIU Design, St. Martin

Under a hot sun on the beach at Windward, on the Grenadine island of Carriacou, one can still hear the thud of caulking mallets against wooden hulls. The development, which will be called Azure Bay, will be situated behind the hills on the stunning coastline of the Parish of St. Mary’s, in the South-West of the island. It has been suggested that the 549-acre development will boast a 100room hotel, a marina with residential & commercial properties, an 18-hole golf course, a casino and a spa. Construction is not due to commence before 2009 and will take at least 24-30 months to complete. The developers, Antigua and

BREAKING NEWS

The Sun Shines brighter at the other end of the beach, where Sunshines Beach Bar & Grill has relocated its hive to a new beachfront home 200 yards up the beach. Famous for their potent rum punch drink, the Killer Bee, and the best food on the island, Sunshine’s has been the most prominent tourist attraction in Nevis for over 12 years. No visit is complete without a stop at Sunshine’s where you can meet the legend himself, Sunshine. While the legend will chat about almost anything, he is quite secretive about the exact ingredients in the Killer Bee. “First there’s some rum, then some passion fruit juice,” he says. “Then some more rum.” We are pleased to report it’s business as usual. The rum, the food and the friendly atmosphere remain the same. Lewelyn ‘Sunshine’ Caines and his staff will keep the bar hopping and the music grooving

Items on display include a wide range of paintings, photography, pottery and decorative crafts for the home. The arts were appreciated by the guests, as they chatted over cheese and wine. In fact the evening, (which started at 6.30 pm and was due to finish at approximately 10 pm), was such a social success that it continued on until at least 12.30am. Peter was delighted, not only to have sold the majority of his plants. Another soiree is planned to take place in July. This is not to be missed, as Peter is expecting to display a collection of original carvings and statues from Jamaica. we have been catapulted further on the scene with this our first ever romantic music festival of this magnitude. With an impressive line-up of local, regional and international performers, Romantic Rhythms brought the goods and more. From beginning to end the thousands of patrons who turned out each night to be entertained got more than they bargained for. Sir Vivian Richards Stadium turned out to be the perfect location for the event. The décor was phenomenal and set the mood for all that was to come. Our very own, Claudette Peters, Shermaine Jeremy and Tizzy, along with King Short Shirt, King Swallow and Burning Flames gave continued credence to the talent and versatility that exists on our small island. Destra Garcia, as always, delighted and Maxi Priest made us fall in love all over again. Kenny Rogers and Lionel Richie took us lovingly down memory lane and kept us there. The rhythms of Brian McKnight, Musiq Soul Child and Keisha Cole mellowed us and Heather Headley was pure soul. Damian “Jr. Gong” Marley delivered a truly unforgettable performance; but not to be

BARBADOS In March 2008 Janie and I travelled to Barbados for a week. It had been a couple of years since my last visit so I’d forgotten how world class Grantley Adams International Airport is. The magazines on display in the foyer were fabulous and a testament to the islands numerous activities, restaurants and piping hot real estate market. Out of the airport and into ‘Little England’ as Barbados is affectionately known, the island shares more than a few things with old Blighty; traffic being high on the list. Our Accommodation – This visit we stayed at Rosebank Apartments in the Hastings area - close to all the action - as we were determined to experience a touristy trip. Sandie Archer, Manager at Rosebank and our host was extremely accommodating and very nice. Sandie plays an active part in the local community and is

ASPARA BARBADOS

happy to advise you on all your vacation needs. She will happily book tours, recommend restaurants and fill you in on the Barbados scene. Visit www.rosebankbarbados.com The Cheesy Night Out – One evening, Sandie suggested a cheesy night out. Man, she was not kidding, CHEESY, with fire-eaters, limbodancers, Moka-Jumbies, sing-along-songs, silly games, wavy balloons and an acrobat dressed in a monkey suit that leapt from table to table (What!?!?). Once we accepted that we were ‘proper tourist’ for the night, we actually enjoyed our evening at Harbour Lights. The food was good and the family atmosphere was electrifying. Find out more at www.harbourlightsbarbados.com The Food – I must say that it was really nice that everything we needed was within walking distance of Rosebank Apartments; this is how we discovered Opa, a Greek restaurant. I hadn’t tasted Greek since Green Lanes in London, UK many years before. Opa was the real deal complete with smashing of plates and flaming steaks. Visit them at Hastings, Barbados. 1 (246) 435-1234. Then there was BIG JOES, a mobile set up on the side of a shopping complex car park. Wow!!! The food was good and very fresh for fast food. I became a frequent visitor; almost addicted. One evening, while walking into town, we stumbled across a wonderful restaurant called Aspara. Previously known as Morecambe House, the building had undergone extensive renovations and extensions before a fire broke out. This however was only a stepping stone as the restaurant had another facelift and now offers seating overlooking beautifully landscaped gardens complete with sculptures and water features. The food is a fusion of the best cuisine from two ancient cultures, Indian & Thai. Aspara is definitely worth a visit.

Meeting Brian ‘Irie Man’ Talma – During my visit I met Brian ‘De Action Man’ Talma - water sports man extraordinaire. De Action Man’s reputation precedes him, and he lives up to it in spectacular 3D multicoloured fashion. You can spot Brian on a crowded beach from yards away. He’s the one with the ringlet sun-bleached locks and the broad, welcoming smile. If he isn’t chatting with someone or posing for a camera, he’s giving somebody a big ‘thumbs up’, accompanied by his trademark, “Yeah man, action!” Brian is a serious ambassador of his native shores and through speaking with him, his extreme passion for water sports became evident and infectious. This is a man who has really given for his country yet, he remains humble of his personal achievements. Before long, the talk turned to ‘ACTION’, which is a word Brian uses a lot. In this instance, it signalled time for me to start my kite surfing lesson. Brian’s trainers know their stuff and within 4 hours I was up on the board (albeit for about 3 seconds). That was ACTION!! www.briantalma.com irieman@sunbeach.net Tel: 1 (246) 428 2027 There is some attractive real estate around Silver Sands Beach; from modern family homes to a trendy hotel condo development right on the beach. I would buy a home just to be next to the kite surfing. There is no doubt Brian has helped to sell the dream of living in Barbados to many. Thankfully, I live a stones throw from Jabberwock Beach in Antigua, which is also a kite surfers dream. Brian speaks highly of Antigua and the Jabberwock Beach kite surfers. As it turns out, Antigua’s Andre ‘Dre’ worked with Brian at his setup in Barbados, where he (‘Dre’) learnt some championship skills. Brian’s only serious gripe, which we both agreed on was the fact that ‘Dre’, (one of Antigua’s own sons), an award winning kite surfing champion has been given little help selling Antigua as a serious kite surfing destination. Kite surfing is the fastest growing water sports activity, surely that’s exciting enough to help sell any destination. Check out www.sbckiteboard.com/personalities

www.kitesurfantigua.com. Adam Anton is the man there and he set me up with Tye Brodie. Tye reminded me of the basics from my Bajan experience a few weeks before, and stuck me on a board. Another 4 hours later and I was up. Learning to Kite surf is definitely easier in Antigua at Jabberwock as the wind blows you inshore. It is much safer too. Tye is a great teacher and basically a great guy. You are left with no doubt that he really cares for what he

does. If you are a water sports person or an adrenalin junkie, I repeat, “You must try Kite surfing”. Check out the pictures then book yourself in for a lesson. A week long block of lessons is the best way to start. I guarantee you will become addicted. Get in touch with Anton. antonadam@gmail.com 1 (268) -720-5483 (KITE) OnDeck - Antigua – This is seriously a good fun way to learn or improve your sailing. The gang got together and we split ourselves into two teams: CaribbeanHotProperty vs. Food & Drink Guide magazine. We then took out two yachts (First 40.7), and after some practice we raced them within Falmouth Harbour. The beautiful part about this experience is you don’t have to know anything about sailing. The captains Liz & Ryan are really good and the crew hands will help put you at ease. There is a job for everyone or you can simply kick back and become ballast. We all had a great time and I’m more than happy to ‘highly recommend’ this experience. It’s much more enjoyable than simply sitting on a boat trip. I’ll let the below comments tell the story. www.ondeckoceanracing.com “It was awesome.... great! and something I could do again and again with friends alike. It’s also a great business incentive (corporate or otherwise) or day out if you wanted to do team building exercises”. Carla Gonsalves, Carlisle Bay Manager “Great people and good spirit. We had some nice action without the stress and pretension, just the fun. Hey, in the middle of guys who knew how to navigate, even I got to do something and feel some wind on my face despite having no idea what I am doing on a boat”! Karine Pequet-Vidal, Cayenne Partners

ST. KITTS

Sea Trek – Whilst in St Kitts you will likely end up on the Strip (the

beach at Frigate Bay) on a Friday night, and one of the great jumping spots is undoubtedly ‘Ziggy’s’. By day, the proprietor of Ziggy’s has begun to offer the public the opportunity to ‘Sea Trek’!

Well, this is St. Kitts’ newest and wettest sensation. It’s a fantastic trip to a world submerged. You don’t have to be a diver, in fact you don’t even need to know how to swim (when we went, a gentleman was on his 2nd trip and he couldn’t swim). You CAN walk on the ocean bed and interact with the beautiful fish, and witness the coral and sea life. This is a must do, super experience. Sea Trek is now available for you to enjoy in 24 destinations worldwide. I wonder how long it will be before they bring this to Antigua. Hint! www.sea-trek.com +1 (869) 662 3104/662 3105.

Anguilla’s catchphrase “tranquillity wrapped in blue” is a fitting comment for an island famous for its turquoise waters and crisp baby blue skies. Inspiration taken from these picturesque surrounds can be seen throughout the property design, from the inviting aqua marine gazebo through to the exhilarating azure and mauve kitchen. Mary-Ann and Bob have written an astounding account of the development of their properties in the form of a comprehensive website. A full catalogue of working plans, construction reports, tips, costings and lots of suggestions for great retail therapy (island style) can be found online.

The detailed account of the evolution of each of the three structures certainly allowed the Greens to work through their ideas. By communicating difficulties and dilemmas to others following their progress, Mary-Ann and Bob were able to find solutions to problems, invent new ways of doing things and discover a whole world of people doing exactly what they were. The power of the Internet should never be underestimated; it builds new audiences and networks between people who ordinarily would never meet. As I scrolled through each webpage outlining the Bellamare build I went through a rollercoaster of anticipation; from feelings of elation as one more piece of the jigsaw was accomplished to disappointment as a new hurdle held up advancement. As I read I sensed the heartfelt passion Mary-Ann injected into each of her

progress accounts. Each report serves as a critic not only outlining progress, but also reflecting on how each phase reached conclusion. In an excerpt taken from the building of La Vanda Guest Cottage, Mary-Ann reflects on the cause and effect of a slight deviation from the original building plans and how this change inspired a series of adjustments – some good and some compromises. “La Vanda guest cottage was the first structure we built on the property. This is the design submitted to and approved by the Planning and Building Boards in the last week of May 1997. Construction commenced on August 18th, 1997. A few things changed as we built the guesthouse. First of all, we decided to put a door from the inside to the utility room. This little change had enormous consequences. The extra door gave us a back door to the villa, where we decided to install an outdoor shower for returning from the beach. Once we had the shower, we needed privacy, so we added an exotic and private walled garden. One negative side effect: the water pump is in the utility area, which is now inside the house and noisy. It should be moved to a quieter location, but for now we have solved the problem by installing a valve that allows us to use the water pump in the technology center instead”. Building villas in the Caribbean is nothing short of a challenging experience, even with the best-laid plans. But if managed carefully, the end result can be an amazing creation that will be relished by all who visit. Bellamare is a leading example of visionary island lifestyle with all the trimmings. If you are looking to find the mellower side of the Caribbean, then Anguilla offers just what you’re searching for. You may pay a higher price to visit here than other tourist-trampled islands, but you’ll

Chef Carl Thomas of Home Restaurant and his wife Rita left Antigua this May for Florida as they normally do at this time of the year, every year. They close their restaurant until late summer when they return to prepare for the winter tourism season. But this year, things were different and many of Carl’s friends and colleagues thought he would not be planning to come back to Antigua for season.

Last Christmas Eve morning while entering the restaurant following his usual early morning visit to the market to shop for local produce, Carl was viciously attacked and left bleeding from a head wound. He was unable to get up off the ground to call for help because of a broken leg sustained when he was thrown to the ground. Carl was later discovered by a staff member and rushed to the hospital.

After months of wheelchair bound recuperation (his broken leg now free of the full cast he wore throughout), Carl recently attended the The Food & Drink Guide Industry Party. He was the guest of honor at the event, where he was recognized for his contributions to the industry and rewarded with a trip to the CuisinArt Resort & Spa in Anguilla. Speaking with him on the telephone before he left for Florida, Carl reflected on the

attack, his excitement about the trip to Anguilla, his love of cooking and future plans.

Four months on from the attack, Carl still suffers some residual pain, but he and Rita

came out for the industry party and “it was like coming home!” Carl said. For one thing, he said, “I was totally surprised by the honor”. Earlier on that day, he said he was “feeling down”, a bit tired and deciding whether he should go to the party. But Rita insisted, and he was very happy he did because “the event went wonderfully.” At the event, Carl had no idea what was coming when Julian Waterer, proprietor of Chef’s World (retailer of Cuisinart kitchen products), was called upon to present Carl and Rita with their guests of honor gift. Carl recalls, “I felt very special, very honored, especially since the recognition was coming from my peers. Lots of people think the business is glamorous, and sometimes it is, but Antigua is hard work because of the lack of availability of products and services. You have to do menus and plan. It’s challenging. So to get kudos means you have done your preparation, and I am so appreciative.” “As a chef, I am familiar with Cuisinart products” Carl says when asked about the trip, “This is really amazing. Rita and I are so excited. Rita’s already booked. She’s not wasting any time and we are both looking forward to the luxury and pampering.” Carl continued. Home Restaurant has been in operation for sixteen years, and is the culmination of info@CaribbeanHotProperty.com

years of experience as a chef for some of New York’s top restaurants and hotels. The building that houses Home Restaurant is Carl’s boyhood home. He grew up hanging around the kitchen where he learned to cook by watching his many Aunts preparing meals for family gatherings. The restaurant still retains the classic Caribbean cottage character of the original house. Timothy Dalton (007 James Bond); Hillary Swank (Million Dollar Baby; Boys Don’t Cry, Black Dahlia); and Robin Leach (Lifestyles of the Rich & Famous) are just a few of the celebrities who have dined at Home Restaurant. Carl is also the only Antiguan Chef to appear in the Morgan Freeman & Friends charity cookbook in aid of The Grenada Relief Hurricane Fund. When talk is shifted to retirement, Carl hesitates for a moment. “It’s in the works. When? I’m not sure,” he admits, having asked himself that same question after the assault. “It was an unfortunate and a pathetic occurrence. I have put the whole incident behind me. The island has changed due to a new trend of all-inclusive resorts, so it’s more of a challenge. I’ll be here as long as it is profitable and enjoyable. I get so much joy from cooking – it’s therapeutic. I can’t waste energy dwelling on things, I’d much rather channel my strength into creating spectacular cuisine for Home Restaurant.” The Food & Drink Guide wanted Carl and Rita to experience something spectacular too, and so over the Independence weekend in November, they will be relaxing and rejuvenating in Anguilla, at the CuisinArt Resort and Spa “where waves whisper, and luxury roars!”

Caribbean. As a chef and restaurateur Carl is keen to experience first hand the ultrafresh produce grown on site, and served within the resorts restaurants. This state-ofthe-art organic farming concept gives the resort an important competitive edge. The process allows plants to grow without soil in water and a fertilizer solution packed with the necessary nutrients for growth, whilst the controlled growing environment ensures that crops are always available. Guests at the health-focused resort enjoy the finest of highly nutritious, flavourful and elegantly prepared food.

possibility of using lightweight fabrics as screenings to protect premises from the devastating damage which can be caused by tropical storms and hurricanes. A strong and cost-effective solution was discovered with the use of lightweight geo-synthetic fabric. This fabric is engineered to create a barrier screen, which reduces wind speed and driving rain penetration by up to 95%, and prevents windborne debris from impacting doors and windows. CCCL Systems designs and manufactures the TTUFF Screens locally in St. Kitts & Nevis. Each TTUFF Screen can be customised to an exact fit ideal for protecting large openings such as verandahs, storefronts, windows, and entranceways. lockstitch the sewn seams. The lockstitch seams will not unravel and are guaranteed to last the lifetime of the fabric. An important point to remember is that your screen is only as strong as the attachment points that hold it in place. Anchor and webbing attachments are used to secure TTUFF Screens and fabric places

Pressure from hurricane force winds strike the side of a building and are redirected over the roof, accelerating the wind speed by up to 30% over the top of the building. This vacuum puts a tremendous upward force on the roof and an unexpected positive pressure change from a window or door being compromised can cause the roof to giveaway to the pressure and fly off. This is the maximum breach of safety for any inhabitants and with the roof of a building gone the building is declared a total loss. TTUFF Screens can be designed to cover almost any architectural design feature without permanently impacting on a building’s aesthetics. TTUFF Screens are virtually invisible when deployed and storm bars, which project the screens away from the glass, are removable. Unlike accordion screens, which can be unsightly, TTUFF Screens are easily removed and stored for reuse after a storm. They are a cheaper alternative to metal roll-down shutters and provide greater protection than hurricane impact glass. TTUFF Screens have not been tested by an international or US Body.

More up to date and more sophisticated than any other home on Nevis, this stunning home takes the villa market to a whole new level.

Huge open spaces with simple lines and furnishing makes Coccoloba a sight to behold. It appears to hang off the side of the hill facing St. Kitts, with a 270 degree view. The décor takes advantage of the beauty of the surroundings through 8 feet tall patio windows which open out onto the verandahs and decked pool area. The shape of the house harkens back to the traditional West Indian hip shape and almost plantation-style verandahs, but transcends into the present with its contemporary interior. All finishes are of an extremly high standard from the Jerusalem limestone verandah to the Zimbabwean black granite work surfaces. info@CaribbeanHotProperty.com

Craftsmanship and pride of work is a valued commodity, which cannot be calculated by traditional monetary terms. Island Moldings carpentry firm, based on the ‘chocolate box’ island of Nevis, appreciates the true value of craftsmanship. This is why they are the number one supplier of wooden doors and mouldings within the federation of St. Kitts & Nevis. In Nevis alone, Island Moldings supplies 80% of the doors on the island. Even more inspiring, is that they supply St. Kitts with over 90% of all the wooden mouldings used there. Island Moldings manufactures an extensive range of skirting, window frames and decorative mouldings for use in residential or commercial buildings. All the mouldings are fabricated onsite. Island Moldings also manufactures and supplies a range of offthe-shelf mouldings that may be purchased from TDC and Horsfords, the federation’s largest hardware outlets. Many local developers utilize their products for construction.

This staggering set of statistics took some time to obtain. Mr Donald Hendrickson, Managing Director of Island Moldings, has over 20 years experience in the trade under his belt and his team of 9 diligent employees all bring their own expertise to the table. The business has been in its existing location at Prospect Estate for over 5 years. It is a growing company, with plans to expand their present manufacturing area to allow for a larger production workshop, which in turn will allow greater productivity. Their expansion is not restricted to their operation headquarters. They have recently made an entrance in Antigua, with the completion of solid wood doors at The Cove Suites, part of the prestigious Blue Waters Hotel Resort. To create the traditional Caribbean chattel cottage look, with a contemporary characteristic and exquisite hardwood styling; Island Moldings creates high-end moveable louvre windows and doors. The louvres allow for adjustments in light and airflow through the vents. These are a signature product specially manufactured, custom made and assembled to suit each customers needs. Windows and doors can also be fitted with custom mosquito net frames.

Beach House ST. KITTS & NEVIS

The

Barefoot elegance has arrived to the shores of the charming island of St Kitts in the guise of the Beach House restaurant. Balanced at the very edge of the southeast peninsula on a perfect palm lined, white sand beach, the Beach House has everything to offer the sophisticated Caribbean diner. This is St. Kitts’ newest fine dining restaurant, which replaces the former Turtle Beach Bar & Grill. The transformation from lively beach bar to stylish oceanfront dining is reflective of the locality’s growing real estate developments, which in turn are chic, tasteful and expensive. The restaurant offers a sensory experience, combining the natural elements of the surrounds with strong, but simple design features. Oversize lounges, lantern lit tables and informal seating areas conjure up the kind of place where you arrive for lunch and unintentionally, find yourself in the same place hours later wondering where time went. At the helm of the Beach House is an award-winning team of hospitality professionals, Managing Director Eustace “Guish” Guishard and Executive Chef George Reid, both formerly of Cap Juluca Resort on Anguilla.

Guishard is basically a rock star of

the hotel and restaurant industry. Guish has more than 26 years experience in hotel operations, culminating in 2005 by acquiring the Caribbean’s most coveted Golden Conch Award for excellent and innovative management. George Reid, the Executive Chef is Anguillan, a very likeable fellow,

with George, he says “History connects me to the Federation of St. Kitts and Nevis. They are the only islands left in the immediate area that are practically untouched by mass tourism and real estate development. This excited me. This peninsular provides an opportunity to really integrate the various sectors of the economy, especially agriculture. As you are aware, most people nowadays pay particular attention to what they consume, and I am not just speaking about caloric and fat content. I am referring to holistic farming, and St. Kitts & Nevis are in the right position to capitalize on this. The federation has huge tracts of rich agricultural soil info@CaribbeanHotProperty.com

oranges, all grown without chemical fertilisers or pesticides, are some of the ingredients found in the nutritious dishes enjoyed by the customers of the nearby Jungle Bay Resort. Mr Alexander explains that many people are discouraged by organic farming due to the perception that it is a lot more effort. But this is not necessarily the case and with good planning, managing an organic farm can take the same amount of effort as a non organic farm. On his farm, the weeds are kept down by mulch, the bugs and pests discouraged by herbal insecticides (made from strong scented herbs and vegetables such as rosemary, onions and garlic) while the plants obtain nutrients and are fertilised by goat and rabbit manure. The farm is home to a number of goats; the pens are raised and the pen flooring spaced so that the droppings fall underneath and are easily collected. Once collected the manure is stored and, over a period of 3 months, regularly watered and turned until ready for use. A powerful and effective liquid manure can be made up which further enhances the growth of the plants. The couple also use renewable energy in the form of a hybrid grid for their energy consumption, giving them peace of mind and independence from the rising costs of electricity on the island. The system was easily incorporated into their existing electrical wiring and requires very little maintenance. Even during Hurricane Dean, which coursed through Dominica last year with winds up to 150mph, the turbine and solar panels sustained no damage. witnessed how the playing of birdsong and other nature sounds had an immensely calming and character changing effect. Like his parents before him, who were also ardent farmers, he prefers to live close to the land and is a believer in “eat what we grow”. The farm has everything they need. Water is nearby, and there is an abundance of food; nutmeg, cinnamon, breadfruit, grapefruit, lime, cabbage, mango, tania, tomatoes and cocoa to name a few. Pointing at some un-pecked, nicely ripening tomatoes, Stanley says, “we have so much food for all the animals, the birds don’t even bother eating the tomatoes”. Their home, covered with beautiful red wooden shingles and reminiscent of the traditional “kwash” vernacular building style, is further testimony to the fact that the couple live by their principles. Many of the materials were salvaged from an old structure and reused and the home was built around existing trees, instead of clearing land. Gail explains that their friends visit from Canada in order to recoup and rejuvenate and they have the best nights sleep in their cosy attic “treehouse” bedroom. They feel enveloped by nature and the views of the surrounding valley are breathtaking too. Completely independent of the main water and electricity grids, the couple collect rain water for general use, spring water for drinking and use solar powered or wind-up items such as torches, radios and chargers. They are investigating renewable energy systems such as hydro, solar and wind for electricity generation, and hope to offer eco lodging and agro tourism activities to visitors in the near future. Making the transition to a simpler lifestyle is not always easy and not without its share of problems, but Gail and Stanley are willing and enthusiastic about trying to build a sustainable haven in the cool interior of Dominica. info@CaribbeanHotProperty.com

Harnessing Renewable Energy Resources DOMINICA

for residential use in Dominica

written by Bevin Etienne, PhD (Sustainable Planning & Development) photography by Celia Sorhaindo

Renewable energy (RE) is the energy obtained from non depleting natural resources such as wind, sunlight, geothermal heat, and water. RE technologies utilize these resources to generate energy with no carbon emission or other harmful environmental by-products found in most conventional energy generation systems. This form of energy generation is a reliable and economically viable option to residential consumers who have access to RE resources in Dominica and small scale RE technologies are ideal for island conditions. Most areas have access to either sun, wind, water, or a combination of these. The RE systems require minimal maintenance and servicing, and they can be secured during the hurricane seasons. RE systems can be designed to suit the differing terrain and weather patterns across the island. Pockets of wind are found all over Dominica but most of the hilltops on the east coast, the high plateaus on the west coast and some areas in the Pond Casse interior have particularly good wind resource for small wind operation. Dominica also has widespread solar resource; however, the best solar resource for energy generation is found in the coastal areas where there is less cloud cover. The RE system installation footprint is also small. Solar panels do not require much real estate especially if incorporated in the roof design. Residential wind systems can be roof mounted and free standing towers are also available. RE power can be plugged directly into existing power supplies of homes by a trained electrician. It requires no tampering with the existing electrical wiring, as long as the RE system

CaribbeanHotProperty.com

is sized properly and the power delivered meets the existing electrical voltage and

74

frequency specifications. Once connected, the minimal ongoing maintenance can then be accomplished by a trained home owner or property caretaker. The two main obstacles hindering the widespread deployment of small scale residential RE technologies are the high upfront initial capital cost of the system and a limited understanding of the economics of small-scale RE technology. The capital installation costs are often unfairly compared to the capital costs of conventional energy technologies without consideration being given to low operation and maintenance costs, nonexistent fuel expenses, increased reliability and life span of RE technologies and, of course, the environmental factor. The technology has come info@CaribbeanHotProperty.com

For further information see www.spandd.com or for general information on renewable energy there is a wealth of information available on the internet. www.homepower.com is a good start for home owners

a long way and in terms of reliability, most small wind systems have a 5 year warranty and there is a 25 year life expectancy on most solar, wind, and micro hydro systems available today. The combination of improved technology and increased economies of scale has also pushed down the cost of renewable energy, and the continuing likely to continue this trend. It is also important to note that it is possible to implement small-scale RE technologies in a stage process. This approach allows consumers to build up their generating capacity in stages until they can satisfactorily cover their electrical energy needs.

DOMINICA

demand and development of the RE industry coupled with government incentives, are

The cost of energy to the average consumer in Dominica is currently estimated at EC$1.61/kWh (US$0.43/kWh). A standard family home with a 12kWh/day energy consumption will spend EC$ 7,051.80/ year on just electricity. With the availability of good wind and solar resource such a family home can be totally powered with a wind-solar hybrid system for EC$48,875.40 (see diagram). Based on these numbers it will take such an energy consumer approximately 7 years to achieve free energy generation.

With a 25 year

life expectancy on such energy systems the consumer will have at least 16 years of free energy supply with money left over for investments into other areas. This also hedges the consumer against the volatility of energy prices due to uncontrollable global increases in oil prices. Generating energy from clean RE resources also makes the consumer a socially responsible individual by offsetting carbon-based electricity, which is one of the main contributors to global warming and climate change. An added benefit of embracing energy conservation. It is cheaper to conserve energy than to generate energy. The less energy that is consumed, the lower the cost of the RE supply equipment, since a lower electricity generating capacity is required to meet the consumers needs. Before investing in any RE system, it is therefore important to first evaluate methods of lowering energy consumption both through conservation and efficiency. Good habits such as turning off lights should already be well established, unnecessary electrical gadgets identified and the efficiency of appliances, light bulbs etc thoroughly investigated and replacements made where necessary. It is paramount that utilization of renewable energy resources and energy conservation practices be considered for all existing and future building projects whether residential or commercial. info@CaribbeanHotProperty.com

artist with a difference. Whereas most botanical artists paint pictures with botanical images as the subject, her unique works are created using actual plant parts in their original state. All Virginia’s creations are hand-made utilising only materials provided by Mother Nature.

ARTISTSPOTLIGHT

Born in Lagoon, Portsmouth, Dominica, at a time when there were not many houses, the surrounding areas of Cotton Hill and Cabrits were her regular playgrounds. Her love of nature stemmed from those happy childhood days playing in the lush, green countryside. Her parents were farmers and she inherited their love of the earth and close affinity to the land. Qualified as a teacher, Virginia left Dominica for the UK when she was 23. She continued her well as an MA in Education. Artistic from childhood, she used her creativity to make teaching and learning aids, transforming her classroom into a stimulating learning environment. It was a constant challenge coming up with imaginative ideas for various projects and finding materials that were readily accessible but also interesting and attractive. She had to be resourceful and once again turned to nature.

education there and obtained a BA 1st Class (Hons.) degree in Education and Linguistics as

On approaching her 40th birthday, taking account of the common saying “Life begins at 40”, she decided to seriously consider ways to consciously influence her ‘new’ life from that milestone onward. She decided to assess herself as a productive being, focusing first on the skills she already possessed as opposed to those she could seek to acquire. At the end of the process, Virginia realised that her artistic talents were pretty much underutilised but they could provide her with the ideal opportunity to explore and express her creativity without the restrictions on individuality, freedom and versatility which existed in traditional spheres. The lure of this prospect was irresistible! Until that time Art Natur-El was still a long way off. Then one day, walking through the park, Virginia’s creative mind was so drawn to the shape, colour, texture and markings of some heart shaped leaves that she collected some. She took them home and pressed them without having a clue what she was going to do with them. On another occasion Virginia was drawn to some beautifully shaped ginkgo leaves. She continued to collect interesting leaves and subsequently formed the idea of manipulating different leaves to create images. The first image was a fish created out of a heart shaped leaf and a ginkgo leaf. So it was that Art Natur-El was born. Virginia began to experiment with adding detail, colour and texture. She learned which plant materials dried well, which shrank, which lasted longest and which quickly deteriorated. Always seeing the artistic potential in natural items people took for granted or didn’t even notice at all, her “botanical art” creations grew and grew. In June 2006, Virginia’s dream to return home to Dominica became a reality and with her Life has come full circle and the nature that inspired and gave pleasure as a child is inspiring and giving pleasure once again through Art Natur-El. Virginia’s current range includes framed art pieces and bookmarks. FOR SALE Residential Properties in Dominica

Dominica’s property market is certainly on the increase, but if you do not want to build ‘from the ground up’ and are looking for an existing home or investment opportunity, the availability of ready built properties in good condition or desirable locations can be limited. Unlike some of the other Caribbean islands, there are few residential development complexes in Dominica and home building is still largely undertaken on an individual owner basis. Families tend to build for life and do not usually move from area to area around the

DOMINICA

island. As the family grows, it is more likely that the existing home will be modified and extended rather than a larger home being acquired elsewhere. In addition, many homes for sale do not make it to the property market and are quickly sold by “word of mouth” through a network of family and friends. So if you’re looking for a readymade home, here’s a chance to view some rarely available residential properties for sale in Dominica. A leading Caribbean manufacturing company and winners of OECS Entrepreneur of the Year award in 1999, MEL has been manufacturing solar water heaters for the local Dominican domestic and commercial markets as well as the export markets, since 1989. Their solar systems are recognized as one of the best in the region, utilizing state-of-the-art technology for superior thermal performance.

less frequently during periods of overcast conditions or when demand exceeds supply With water heating considered to be one of the highest energy costs for hoteliers in the region, the low maintenance MEL system offers considerable financial and water savings, not to mention the positive environmental impact.

The water heating process begins with sunlight heating the

through the collector. With passive systems, the heated water is transferred to a storage tank located above the collector by the natural thermo siphoning action, or with active systems the water transfer is achieved via a pump. An example of the company’s many noteworthy achievements is the impressive 1200 gallon, single unit, active solar water heating system for one of Dominica’s premier hotels, the Fort Young Hotel in Roseau. Installed in 2004, it is one of the largest such systems in the Caribbean, and provides the hotel’s guests with instant hot water regardless of room location. Unlike other such systems which require a wait for the heated water to run through the pipes, this system offers considerable

water savings with hot water available “on demand”.

82

For all systems, in order to ensure a constant and consistent hot water temperature at times of frequent cloud cover or when demand exceeds supply, a backup alternative energy source is required. Low energy cost backup systems such as propane, natural gas or diesel are ideally suited for these large units. Some other benefits of the single tank design, where the solar collectors are placed on the roof and the storage tank located in a central area (such as an equipment room on the ground or basement floors), are: info@CaribbeanHotProperty.com

A recently published on-line Financial Times Travel article written by Paul Miles stated

“Dominica is almost literally Eden. The man who translated the book of Genesis into English for the King James Bible visited the island in 1593. It’s an interesting theory and, true or not, it would be nice to think that Dominica was still able to conjure up these images for generations to come. Sensitive land development will help; Terri Henry, an ecopsychology consultant and workshop facilitator, offers an innovative service to anyone involved with land development who aspires to minimise environmental damage and enhance the natural beauty of a place. Her inspired “nature connection” workshops are based on the principles of ecopsychology, an integration place within the web of life. The fundamental premise of this relatively new approach to conservation is the essential connection between all living things. As humans we are an integral part of nature and should not see ourselves as separate from it. Ecopsychology encourages us to remember and

Although these concepts are not new (and probably originate from ancient indigenous wisdoms), public awareness and acceptance of their importance for environmental security and the health/well being of all living things has grown recently. This is particularly apparent in the area of land development. Terri explains that the purpose of the workshops in the development planning process, “is to facilitate the lost art of two-way communication between humans and the rest of the natural world.” When clients such as landscape architects, planners, developers and consultants participate “they make genuine sensory contact with nature and reintegrate the intelligence of the natural world into their perceptual awareness and thought processes, to support the development of their planning process”. is in fact just a mass of untamed subtropical vegetation, sitting midway along the Eastern Caribbean archipelago and surging from the sea. It is one of the youngest islands in the Caribbean, formed by the shift of two tectonic plates and it is still evolving in both economy and infrastructure. Sparsely populated with around 70,000 people inhabiting her 289.5 square miles, the island is the only one in the Caribbean still with a considerable population of the pre-Columbian Carib Indians. They named the island “Waitukubuli” meaning “tall is her body” in the Carib language, the nature island - The Commonwealth of Dominica.

The event was attended by the Who’s Who of the food and drink industry. It created a premier opportunity to meet, greet, wine and dine in one of Antigua’s most exclusive venues, The Cove & The Cove Terrece waterfront restaurants at Blue Waters.

The main auction and silent auction raised money for a bursary to be awarded to deserving students from the Antigua & Barbuda Hospitality Training Institute. This was thanks to the generosity of guests, who contributed to the progress of some of Antigua & Barbuda’s most promising culinary talents!

FOOD& DRINK GUIDE An important thrust of the event was to support and provide exposure for some of our best up and coming talents training within the hospitality industry. Under the direction of 16 of the islands top chefs, hands-on experience and mentoring were provided to the island’s culinary students/trainees. The students, alongside their assigned chefs prepared and presented an exciting range of signature dishes and canapés. The dedicated students rose to the occasion and exceeded all expectations. The Food & Drink Guide magazine is now in it’s 4th year and has distributed over 250,000 copies both on Island and internationally. Global Bank of Commerce Limited

On your website you call yourselves the Grandfather of Antiguan banking; give me some background & history. Global Bank of Commerce Limited, a privately owned and operated institution, which was licensed and established in 1983, is the oldest institution providing international financial services in the jurisdiction. It was the first international bank formed under Antigua and Barbuda’s International Business Corporations Act of 1982. In 2002, it experienced a management buyout, which resulted in the transfer of shareholding and control of the Bank to local ownership. Celebrating its 25th anniversary this year, the Bank continues to evolve into a stronger financial group and is recognized for its innovation in banking services. your tomorrows

So you want to live in paradise? There are a few things that you will need to keep in mind where Life in the Tropics is concerned. BUILDING If you want to build in the Caribbean you will have to bear in mind that hurricanes are a part of life. Making your house storm-proof will carry up your construction costs, but will save you a lot for insurance, and repair costs over the long term. Features such as, concrete construction, fire-retardant materials, and built-in storm shutters will help to protect your property when bad weather hits. Also, be mindful of the location of your property and the risks associated. Whether you live in a hollow (flood risk), on top of a hill (open exposure to full-force winds), on a hill-side (land slip), on a beachfront (storm surge) or elsewhere, each location has its peculiar risks. Pay special attention to the protection practices of your neighbours. If your property has been secured and theirs hasn’t, debris from

CaribbeanHotProperty.com

their yard could damage something in yours.

116

If you have already built your home but left out some of these features, there are still some things that you can do. •

Many local carpenters will install hurricane shutters on your property.

Painting your wooden door with oil-based paint could go a long way to prevent it from swelling from moisture.

You may want to consider trading in your external wooden doors for metallic ones.

Keep the overhangs of your roof to a minimum length. You do not want hurricane winds to get under them and

pluck your ceiling from your property.

Ensure your land has a proper channel for water to flow away from your home. info@CaribbeanHotProperty.com

ANTIGUA & BARBUDA

INSURANCE Your standard home-owner’s policy should cover you from Acts of God, such as hurricanes and volcanic eruption, but be sure to confirm this with your insurer. Be sure to let your insurer know about what you have done to your house to make it hurricane-proof because this could save you some money. Also, taking your car and home to the same insurance company could qualify you for a multi-line discount. When purchasing insurance on your home, be especially careful so that you do not become penny wise and pound foolish, to coin an old adage. Many persons purchase insurance by focusing just on the premium, and end up going to the cheapest insurer. Along these same lines, some persons even underinsure their homes to save a few dollars. If your home is valued at $500,000 and you insure it for anything less, then you would be underinsured. Indeed the situation could be quite traumatic if you were to insure this home for $400,000, and you suffer a total loss. Doing your homework could save you a lot of trouble and money in the long run. When looking for an insurer, simple questions about the reputation or length of tenure in the market could speak volumes about a company. When purchasing home insurance, you need to request “Homeowner’s Comprehensive” cover. This should include natural disasters or Acts of God as they are called, like hurricane, earthquake, and volcanic eruption among others. Fire, lightning, theft, flood, riot, water escaping, collision, and damage Remember that a “flood” can result from a number of causes, like a burst pipe inside your home, ensure that your policy acknowledges that.

tour operator, is now only working with hotels that support its environmental standards. Although the U.S. market is lagging behind Europe, they are expected to follow – and follow with hoteliers, both in terms of cost saving and in maintaining their competitive marketing position. The general consensus from hoteliers, consultants, developers and construction companies is that these issues need to be addressed presently, as the consumer is making decisions based upon sustainability. Another important theme discussed was the issue of certification. Currently, there are a range of certifications available for a property, such as LEED certification (the U.S. standard) and Green Globe (the Caribbean standard). There are various other alternative certifications now being developed to help offset the costs and reduce the time of obtaining these certifications. Furthermore, many panelists pointed to the importance of planning development with environmental issues in mind from the outset rather than retrofitting, which is much more expensive.

The most important underlying theme however was a simple one in that green hospitality and tourism or sustainable tourism needs to be a mindset. If staff understand how being green impacts the cost of their own energy or water bill they are more likely to make cost savings for the hotel. One panelist said sustainable tourism is simply a matter of having a balance of economics, environment and culture. The hotel and tourism industry is set for continued growth across the region and cooperation between the public and private sectors in the region is also at an all time high. For this reason, all parties involved are very conscious about the need to protect the environment, it is the only way to insure these destinations are visited and enjoyed by many more generations. written by, Claudia E Ruth Francis

Safeguarding Our Nation’s Heritage & History The Historical & Archeological Society (HAS) has launched a

project to refurbish the windows of the historic building, which houses The Museum of Antigua & Barbuda. This grand building, on Long Street in St. John’s, was formerly the Court House and was designed by ‘America’s First Architect,’ Peter Harrison, born in Yorkshire, England in 1716. He subsequently designed many fine buildings in America, including Mansion House in New York and the famous Redwood Library, Rhode Island; in addition he designed many great buildings in the West Indies. After the earthquake of 1974 the building was deemed to be unsafe for continued use as the Court House which moved to more modern quarters. The building remained unused until in 1985 HAS created The Museum of Antigua & Barbuda, which took over residency of the building. Repairs and upgrade to include a permanent exhibition area on the ground floor have been maintained on a tight budget for many years. The importance of this building and its content must be of the highest priority for all citizens of Antigua & Barbuda and those interested in historical, cultural and archeological preservation. This preservation appeal is of particular significance to me; firstly The cost per museum window is as follows and does not include installation which will be approximately $1,000.00 ECD per window.

of considerable value. No doubt the Pirates of the Caribbean (now a heap of bones in Davy Jones Locker) crack and curse with envy. The ceilings are low, the walls are thick, the steps are steep and the liquid gold is stacked at an angle to protect each precious item from prospective earthquake tremors or hurricane threats. Each expertly crafted wine bin holds sixteen bottles in numbered sequence and the temperature is maintained at approximately 55-58 degrees. Shiver me timbers, I hear Captain Flint breathe what would Long John Silver and his parrot make of that! Over 25,000 bottles of superb wines with a value in excess of 3 million USD are under the auspicious eyes of Head Sommelier, George Williams and his assistant Javid LaMothe. George has been a member of The Curtain Bluff staff since he was a young man when he started as an assistant to Howard Hulford, owner and proprietor of Curtain Bluff and its prestigious Cellar. That was 24 yrs ago and George has held the position of Head Sommelier for twenty years. His nephew, Javid, joined the staff eight years Curtain Bluff team. With Howard’s assistance and blessings, Antiguan born George Williams left Antigua for Bordeaux, France; a region known internationally and historically for fine wines. There he learnt his trade, and before returning home he did a stint in California in various wineries and restaurants. As a result of his time in France many of the Curtain Bluff wines are from the regions of Bordeaux and Burgundy. Bordeaux wines can age up to fifty years and a Burgundy vintage is at its best between twenty and twenty five years, George tells me. info@CaribbeanHotProperty.com

Together with Pascale Sold-Rangel and Amber Roos, senior representatives from Best Cellars and over a dozen of Antigua & Barbuda’s top chefs, I sampled several fine wines including Faustino No.1 a Spanish Rioja. Present also was French wine maker, Yann Leon-Beyer who introduced us to his La Cuvee 2005 one of the many perfect sparkling wines from The Alsace where his family own the Leon Beyer Winery. Yann’s family has run this winery for fourteen generations. In addition to France the Curtain Bluff cellar is home to fine wines from traditional wine producing countries such as Italy and Spain. There are also fine examples from The New World including California, Australia and European countries where wine production

Visitors to The Cellar are not encouraged due to the temperature rise as doors open. In addition body heat may impact the precious wines. Some of these are amongst the top wines in the world and may be purchased alongside your dinner. How about Chateau Pavie at $600 or maybe a 1974 Chateau Ausone at a neat $1000? Do not panic! There is also a Chilean Cabernet at a more pocket friendly $65 or a white Bordeaux Carbonnieux (Sauvignon Blanc) at $50, both perfectly wonderful wines. As I reach the fourth and final room of the new extension I come face to face with A’l’ombre d’un pecher scrawled in cursive on a blood red background. Is Captain Jim Hawkins waiting in an alcove to pounce? In the shadow of the peach tree, I muse. Cellar is as enigmatic and as delightful as the resort itself, spectacular, chic and homely. This resort has it all.
