As visible in the next pages, the idea is to create a real “crowd funding”, with the immediate target of restoring the apartments with the benefit of using them as soon as they’ll be ready in the next years.

The brochure is divided in three parts:

For many years Emma spent her summer holidays, during her childhood, in Treppo Carnico, her mother’s hometown, in the stone house built by her grandfather Daniele. Every time she used to find new emotions in the practical and simple living which is the genuine life in the mountains, and among its folks. And it was these simple gestures, together with the lightness perceivable through the woods and up to the mountains heights to break also Cismo’s heart.The positive energy released by these places gave them the desire to buy the other buildings, once part of the same old property, surrounding the old stone house, in order to create a sort of courtyard with the main entrance towards the main road and the town center, but facing the overlooking woods on the other side. These three units would need an accurate restoration that the owners, now, after starting the renovation of the first floor apartment, couldn’t afford. That’s why the idea of involving family, friends, and friends of friends who would wish to spend some of their time in a peaceful context, far from the “smart-set” life.

The Region and the Town | Discovering Carnia

We are in the heart of Carnia, a region of pure nature, less known by tourists and therefore poorly evaluated, with high potentiality for a sustainable tourism made of peace and quiet, but also of art and short distance attractions, like the towns and the seaside of Friuli Venezia Giulia Region (Trieste) but also of Slovenia and Croatia or Austria. With no filter here the visitor will get to be in touch with the local craftsmanship and agricultural production, with the best structures for skiing that the eastern Alpine zone can provide, together with all the sport facilities needed for a year-long entertainment and relax accommodation. Some examples: • Summer and late Spring: long walks, jogging and cycling (the Zoncolan Mountain is famous to be one of the hardest legs of the “Giro d’Italia”, the Italian cycling competition), hiking in the mountains, discovering new itineraries (within the borders or getting to Austria simply walking), and seeking for history (in this area of the Alps it’s easy to find traces from the Roman Empire to World War I). • Winter and early Spring: Alpine skiing in the nearby Zoncolan (15 minutes by car), or 100 km of ski tracks in the nearby fully equipped skiing area of Nasfelt/Pramollo, or nordic skiing in several ski locations in the surroundings.

Treppo Carnico is a small village far from the main streets but only 5 minutes away from the State Road leading to the Monte Croce Carnico Pass, at the end of the Pontaiba Valley (676 m. o.s.l.). Together with Paluzza, Treppo is the hometown of the Di Centa family, many times award winning skiers. Unlike other mountain places where the food has been modified with the modern cuisine and the contemporary tastes, here it’s still possible to taste the ancient flavors, with a culinary tradition still part of the territory, with the old recipes of grandparents and great-grandparents, in small and simple but high quality restaurants with low prices.

Il Bredul and “Casa Daniele” (Daniele’s House”) | History and Renovation “bredul” = sgabello [sga-bèl-lo] ant. scabello s.m. Bredul means “stool” in the local language (ladino), still spoken in the entire region. scagn, scagne, vencali, sgabèll, bredul, iscagnu, brèla, taburet ...

“bredul” as you see it in the picture is the typical stool from this geographical region. In the past it was used for milking. Our family still owns the handmade bredul by Great Grandfather Daniele.

The housing complex has been planned to be divided in 3 units, and each of them will be renovated with a different timing, scheduling therefore 3 intervention phases. The first phase, displayed in the diagram as the red plan, focuses a 70 sqm apartment on the first floor. The second phase, light blue plan, focuses on another unit of 55 sqm, made of two floors. The third phase, yellow plan, foresees the renovation of a 25 sqm unit, placed above the first apartment, which can be developed as a room with private bathroom, or as an extension of the previous apartments.

The first apartment, now under restoration process, is located at the first floor in a two-floors building. The entrance faces the external courtyard, whereas the rest of the apartment faces the internal courtyard with private garden (part of the entire property) and surrounded by the woods. It’s composed by an entrance, the living room with a sofa-bed (potential second bed), lunch area with kitchen with an original stove from the 50ies (still working), a bathroom and a wide bedroom with a double bed and eventually a third single bed or cradle for children (4-5 beds in total). In the basement there’s a cellar, very useful for the ski equipment during the winter. In the next pages, some pictures from the state of art and the workin-progress.

Il Bredul | become a promoter...! Seasons The solar year is divided in high, medium and low seasons. The high season weeks are mainly the usual holidays like Christmas, New Year’s Eve, Easter and the middle summer week (“Ferragosto”). The entire skiing period is medium season as well as the summer months, whereas the rest of the year (together with the late spring period and the early autumn) has been calculated as low season. Phases 1st Phase - Restoration and renovation of the First Apartment; For this first phase have been hypothesized several “funding holidaypackages” for the supporters-promoters, that could be used as soon as the works will be terminated, with remarkable payment reliefs at an economic level that will give recognition to the promoter of the conviction and the enthusiasm dedicated to the initiative. The packages can be exploited in a defined (long) time range, allowing a smart and convenient fruition through the years. 2nd PHASE - The first apartment will be ready and usable; Beginning of the second apartment restoration. 3rd PHASE - Availability 1st and 2nd apartment; Beginning of the studio apartment restoration. 4° PHASE - Entire complex management; All the restored apartment will be available.

During the several phases will be possible to continue subscribing for the funding holidays packages, and once the project will be completed there will be new subscriptions and single bookings available. Fruition Period A very important element of the entire funding initiative will be the “fruition period” for the funding packages. This means there will be a specific time period to exploit the holidays period within the subscription and that it won’t be possible to use the entire package in one single moment, or the right of using the package will expire (for example, for a 3000€ package, with many holiday weeks, it will be asked to exploit it in a 5 year range, to avoid that a single user can book the apartments for 15 weeks in the same year). Anyway we’ll be open to discuss and we’ll try to arrange the bookings for the best solution for everyone. Bookings Suggestion: the high-medium season booking will be better to be done in advance.
