hat better way is there to beat the winter blues than incorporating some energizing colors into your interior? Have no fear, bright colors can be used in large or small doses to enhance any space. Navy blue Regardless of the color, dark rooms tend to look and feel sophisticated. I’m not sure if it’s due to the uniqueness, the boldness 18

or both. A navy blue room looks regal and makes me feel like I am someplace special. It brings on a certain sense of satisfaction, like having eaten a good meal. Hunter (dark) green Similar to the navy blue, this dark shade of green makes me feel smart and confident. Spa blue This light blue-green shade, which is incredibly popular, mimics the color of water and creates a clean, fresh sensation. Although spa blue tends to be calming, it can also feel a bit chilly. Most people, however, find it peaceful and refreshing. I do, too, so I can understand why it’s so trendy.

tudies have proven that the color of a room can evoke feelings and affect your mood. In my experience, the color of the walls definitely makes an impression, even though you may not be totally aware of it at the time. Now, I’m not saying that a room painted pink is going to take the place of an antidepressant — but it could provide a subtle tweak to your disposition. Depending on the color, I feel differently about various rooms. Here are my thoughts on certain colors:

White White walls work well in many situations, and I frequently recommend them. But sometimes it all seems too simple, and I wonder what the room might have looked like with an actual color. In many cases, though, white rooms work well with contemporary design because the walls are still and quiet, providing a nice backdrop for modern furnishings. Yellow Rooms painted in lemon yellow and similar shades make me feel out of place, especially in the Rocky Mountains. Lemon yellow rooms around here don’t complement our landscape and surroundings. This can be remedied by
adding a little brown into the mix, creating a nice yellow tan, which makes the room feel warm and snuggly. Yellow gold is another option and, when combined with the proper furniture, can produce a pleasing, elegant look. Pink Optimistic, surprising, flirty — that’s how a pink room makes me feel. To be honest, I think there’s an unfounded bias against pink walls and they should probably be used more. The ongoing perception is that pink is for girls and girls’ rooms — but that’s not necessarily the case. In my previous house, I painted my living room a lovely pink and it turned out to be quite positive

and pleasing. Most friends (not to mention the contractor) thought I was insane, but it looked great and didn’t seem like the typical “pink room.” The walls blended in beautifully with the room’s greens and earth tones. THE BOTTOM LINE The bottom line is this: There’s no right or wrong when you choose a room’s color. Just
tune into your feelings. And you might just find yourself full of pride in a navy blue room, flirty in a pink room or jubilant in a yellow one. a new mountain standard Updating a home in Beaver Creek means more than choosing new appliances and carpet — today’s remodels reflect a trend toward family-gathering spaces

epending on your perspective, the word vintage might inspire images of ‘50s roadsters or Roaring Twenties ad campaigns, but in Beaver Creek’s original neighborhoods it means one thing: ‘80s-era architecture. And sometimes it’s just got to go. That’s where Kyle Webb enters

the scene. The principal and owner of KH Webb Architects has spent the past 22 years designing new builds and remodels both in and outside of the valley. He recently completed a remodel in Beaver Creek for clients he’d worked with before. “It was vintage early ‘80s: It had not been touched,” he says
about the property at 406 Holden Road. “We reinvented the house from scratch. It wasn’t torn down because the roof remained, but every wall was reconstructed. We changed the garage configuration, put the kitchen in a different place — changed everything.” Despite all the changes, they really go back to one key idea:
how space is used in a home. “More than anything these days, when we modernize a house we set it up differently than in the past,” Webb explains. “We try to sleep a lot of people, so everyone wants a bunk room. And homes are meant to be gathering places for family and friends. You need to accommodate several groups

ven the most ancient styles of art are still making their way into modern home interiors. Blown glass sculptures, installations and chandeliers give the classic craft a contemporary feel. “With the change of the overall architectural designs, and thus also interior designs, here in the mountains, we do see that shift from more traditional, mountain standards, to more urban, minimal trends,” explains Eva Pobjecka, director of PISMO Contemporary Art Glass gallery in Vail Village.

Housing styles are not muted in the sense of size, she says, but in decorating, with sleeker lines, simpler shapes and softer colors. There is still a demand for “Murano style” decorating, she says, which includes flamboyant shapes and colors, but main themes surround the classic Le Corbusier motto: Less is more. Pobjecka says this minimalist style resonates with the request of PISMO’s clients. Versatile style Blowing glass with a blowpipe goes back to the last century BC.

The process isn’t complicated to explain, but very difficult to do. To begin, glass is liquid when it is melted with heat, and it becomes solid when it is cooled. “Imagine how many shapes, how many looks you can achieve with this dual state,” Pobjecka shares. “Adding various metallic oxides into molten clear glass leads into almost endless color effects, which can completely change the appearance of a glass vessel.” This versatility often can evoke an illusion of life in a piece, Pobjecka explains, because the same piece will look different in the
morning sun and different with a lamp’s illumination. The dynamic options created from the blown glass medium are why the sculptures can bring such a unique complement to the interior of a home. Glassblowing is only one of the methods of art that works with hot glass. “Many contemporary glass artists can also cast glass into an array of molds, and they can fuse glass in incredible patterns,” she says. Artists also employ lampworking and torch work to mold glass, meaning they use oil lamps and torches to heat up tubes of glass.

There is a glassblower about 30 minutes from Vail in Frisco — John Hudnut’s studio is called GatherHouse — but Pobjecka explains that glassblowers are few and far between, especially in the mountains. She does have a longstanding connection with someone she calls a “pioneer of blown glass,” who is based in Denver. A sensory experience Kit Karber co-owns and operates Blake Street Glass (since 1979), now with business partner and craftsman Dmitri Rudenko, who has been with the glass shop for 15 years. Karber says he no longer sells through galleries, but rather takes individual consultations and travels with his work and attends art shows. “The way I have approached the glass since the beginning of my business is to try to create objects that are not necessarily functional, but they speak to form and light and color,” he explains. The primary purpose of Karber’s work is to hold imagination and light. He says that the techniques have been perfected over the years, combined with hours (and now decades) of preparations, in order to produce a visual experience that leaves a lasting impression.

Blown glass art pieces, Karber explains, add a unique touch to the angle of every room — to all the intricate facets of interior design. “Because it’s a piece of artwork, it’s not a fixed object,” he says. “The light in your home changes throughout the year, and the piece can take on a whole new perspective, depending on the light of the day or the season.” Production process To make a piece, Karber gathers melted glass on the end of a blowpipe, which is four-and-and-a-
half feet long, and just over two inches in diameter. Layer by layer, he gathers more glass and applies a thread of color, allowing one segment to cool before adding another. Karber says he will have about 26 pounds of glass at the end of the blowpipe after a sixth gather of glass. “It takes me several hours to gather that much glass, cool it and color it,” he says. “Once you start, you commit to follow it through; you can’t just stop and have lunch.” After the shape is complete, an assistant breaks the piece away from the blowpipe to allow it to cool to room temperature. It is then cut with a large diamond saw and put into an annealer to cool for four days.
Rudenko is responsible or cutting, polishing and ensuring quality control to every piece, Karber says. It takes four to eight weeks to polish the surface of the glass, depending on the size of the piece. Larger pieces can take Karber and Rudenko a total of up to six months, which is why the most expensive works can be more than $10,000 per piece. Karber says he has never made two pieces alike, and that it is important to recognize the uniqueness of each art form. Additionally, he loves experimenting with new color combinations. The glass pieces are cut the same way as gems, he explains, except that his tools are 100 times the size. “I see them almost like jewelry in your home,” Karber says. “Like your house is wearing a piece of jewelry.”

low and steady wins the race: The moral to Aesop’s fable seems applicable to the Vail Valley’s current real estate market conditions. Let’s not get ahead of ourselves but rather focus on consistency —welcome proof that real estate remains stable and, in the luxury market, downright strong. In January we saw some moderate to substan-

tial increases, foreshadowing some noteworthy trends to watch in 2014, including a somewhat predictable rise in seller activity, more new construction, and a continued decrease in foreclosures. January 2014 reports revealed a slight increase in homes for sale, particularly in the single family and duplex market with new listings up 7.5 percent over
January 2013. However, town home and condominium property listings were down 3.6 percent. This could be a result of a 24.4 percent rise in pending sales for multi-family properties. More properties under contract means less properties on the market. Although this positive uptick in home listings is great to see, it’s just not enough to satiate buyers
who are eager to get into our resort community while interest rates are still low. Luxury home market shows exciting promise Standout statistics in January were a 75.8 percent increase in median sales price for single family/duplex properties and a 103.8 percent increase in the

townhouse/condo market — two big jumps over this time last year. Couple that with sellers consistently receiving their list price (or very close to it) and we have some positively exciting results for January. Seller pricing confidence is getting stronger yet seems to remain realistic as buyers continue to answer with approval through pending sales. These dramatic increases are most recognizable in the luxury market and quite possibly are skewing the overall results. A median sales price is a number that lands between the highest and lowest prices. With multimillion dollar home pricing at the high end of the market, the median rises quickly. Michael Routh, seasoned real estate professional with the Rocky Mountain Home Team at Keller Williams Realty, commented on the increase with anecdotes from his own experience. “What struck me the most about January was not the increase in activity year-over-year so much as the dollar volume of sales and contracts. For example, in Vail Village and Lionshead we saw over $80 million in homes and condos go under contract. We expect many of those to close between February and March,” Routh said. “In fact, this January over $24 million in properties closed in these same luxury markets compared to $4.5 million in January 2013… That’s an increase of more than five times over last year! It would appear that our luxury markets are making a big turn.” But again, we must not get ahead of ourselves. Remember, slow and steady. Although the luxury market numbers are most likely distorting the general data for January, the results are encouraging nonetheless. It should be noted, however, even though pending and closed sales are up, the supply of properties for sale is still down. Single family/ duplex properties fell 8.2 percent and the townhouse/condo market is down even more at 14.4 percent. Indeed, these numbers should be encouraging for those considering the sale of a property. Demand is high and supply is low.
Time to get a fresh perspective Now is a great time for skeptical sellers to reassess their options considering the current market activity and low number of property listings. Reach out to your trusted real estate professional for a fresh comparative analysis within your community. Each Vail Valley neighborhood can and will behave differently from the next. We know the luxury market is making some impressive strides. It stands to reason the rest of the Vail Valley will follow suit with consistent growth. The comps you may have received six months to a year ago are more than likely different now. According to Vail Board of REALTORS Board Director and Broker Associate at Berkshire Hathaway, Valerie Valene, there is a lot of competition in markets with price ranges just below the 2014 jumbo loan cut off currently holding at $625,000. “I have savvy clients who are ready to purchase a home but we just aren’t seeing enough properties. More affordable residences in the price range of $150,000 to $350,000 are getting multiple offers and typically go under contract within days of hitting the market. And properties within the $350,000 to $625,000 price range, well, there just isn’t really anything on the market right now,” says Valene. “Winter is a great time to list a property, contrary to what some might believe. And if a previously hesitant seller decides to come to the market between now and late spring, before the summer rush in late May to June, I’d say they would be pretty successful with a realistic price based on current comps.” Consistent growth is a positive trend and an important factor in the real estate market recovery. Other variables will continue to affect the market such as political mid-term elections, interest rates and job growth, so pay close attention to the mortgage loan and job market campaign rhetoric. Interest rates remain low but don’t be surprised if they start creeping up in 2014. Lenders are also watching the stabilizing trend.

early every mountainhome window presents a picture, whether it’s a patch of blue sky, snow-covered bases of pines or aspens, or sunsetswept apexes. And just as the large expanses of glass expose each picture, so to speak, window treatments frame the High Country views, making them complete.

Window treatments are trending toward lighter, more contemporary looks that take on a number of duties, including ultraviolet protection, privacy, aesthetics and sound absorption. Gone is the over-the-top drama, ornately overdone with flowery, heavy draperies, smacking of velvet, tapestry, fringe and stiff pleats. “There’s a more casual feeling; it’s looser,” said Elizabeth Basso, owner of Basso Interiors Inc., in Eagle. “It doesn’t look like your 60

grandma’s perfect draperies.” Homeowners are moving toward softer fabric linens, with perhaps a taped edge, and less fullness than they have in the past, said Slifer Designs interior designer Frances Karsh. They are also choosing fewer options, which range from panels and sheers to solar rollers, Roman shades and more. “In the past, people wanted it all,” Karsh said. “Now they’re keeping it more
simple, either going for less sheers or just Romans.” It’s sheer preference Though Karsh sees many clients taking down sheers because they employ solar shades or the like, homeowners still choose sheers to create a soft, intimate look. Sarah Carr, owner of Sarah Carr Design in Vail, recently added sheers with a contemporary leaf pattern on bedroom windows in a Mountain Star home, which

overlooks aspens. The homeowner had lived without window treatments until neighbors moved in; then she added non-transparent sheers for privacy. “This client didn’t even like window treatments, but she loved (the sheers),” Carr said. Eddy Doumas, owner of Worth Interiors in Vail, is also seeing an increased demand for sheers, especially colored and patterned ones. Contemporary sheers are made of a variety of materials, from cotton to wool and alpaca, the latter of which he says have a very luxurious texture that makes them hang beautifully. He prefers sheers because they can frame a view when opened, soften a room, reduce ultraviolet rays, and provide a silhouette of a view when closed. “Sheers add romance and intimacy to a bedroom,” Basso said, adding that they can also be pleated fully on top to enhance a romantic feel. Sarah McCoy, owner of McCoy Design Firm in Edwards, installs sheers in the reverse manner than they are traditionally used; she often hangs them on a front rod to hide a roller shade header. During the day, the sheers provide privacy, and at night, sheers provide a soft, finished look, rather than the more functional look of a roller shade. “I tend to be simpler on my sheer style and not make it so heavy,” McCoy said. Neatly stacked panels
In keeping with a lighter, brighter look, panels tend to be stacked tightly back, with a simplified silhouette, so as not to infringe upon the window. “It’s all about the view,” Karsh said. She tends to use French pleats or top pleats, which she says stack better than metal rings or a goblet pleat.
Depending upon the application, sometimes Basso likes to frame windows with fabric on valences, or allow extra material to hang loosely on the floor to create a softer feel. “It helps with sound, especially in big spaces,” she said, “and it adds an intimacy that, with some of these big homes, might (otherwise be lacking).” april 2014 | VAIL VALLEY HOME

A shady approach Roman shades, which most homeowners order to open from the top up to maximize both privacy and mountain views, work well with windows that don’t have much wall space on either side to accommodate panels. They also provide a flexible option for light control. Most are automated, so that homeowners can easily adjust them with a touch of a button. Lined shades afford more privacy and blackout capacity than unlined linens. Inside mount, flat-panel Roman shades give the cleanest, lightest look. Grass shades are very popular in Vail Valley homes because they offer a natural, light feel. The woven sea grass and bamboo materials provide an organic look, with an emphasis on texture. 62

Though neutral colors continue to be the perennial favorite, some colors are beginning to make their way into homes as accents, especially vibrant orange, raspberry and purple. Rather than incorporate colors in patterns, which can make the room look too busy, interior designers tend to blend accent colors with window treatments, such as tapes, and then pick up the colors in surrounding pillows and other smaller pieces. Color blocking — for example, adding purple edge banding at the sides or top and bottom to a white mid-section — is another way to incorporate color without making it look too heavy, McCoy said. Textural fabrics, such as stripes or light leaf patterns, can also lighten and brighten a home. In keeping with the light, contemporary trend, wooden or metal rods tend to be small and rectangular, with a simple, rather than ornate, end cap. “Window treatments can generally make a statement and add a lot of warmth and richness, and really make the room look complete,” Carr said.
“It dresses up a window with texture,” Karsh said. They also allow for privacy without blocking out all of the sunlight. For more UV protection, homeowners install solar shades. Most rollers can be built into a header, either during or after construction; when they’re not built-in during construction, interior designers use materials ranging from marble or wood to fabrics to conceal rollers. Window treatments: the finishing piece Many times, window treat-
ments become an extension of the architecture, and either work to contrast or mirror it. For example, a heavy timber home might feature soft fabrics to add a lighter, more feminine quality to the more masculine construction materials. Or, a modern home, full of windows, may use the bare minimum amount of inside-mounted shades to show off views and sleek window casing. “A window treatment frames a window out, adds softness, and (provides) the obvious light control and privacy,” Basso said, “but it also adds that finishing touch.”

Every year, there’s a day on the mountain that is dedicated to raising awareness and funds to support cancer fighters. Pink Vail has proven to be one of the most colorful days of the ski year, with events that include live music, a celebration ski down, pink costumes and more. In 2013, Pink Vail hosted over 1,300 skiers and riders, and raised more than $330,000. Registration is open on www.pinkvail.com, and there are no age limits or ability requirements to participate. The minimum pledge amount needed to register for the event is $25, and a Vail Mountain ski pass or lift ticket is required for mountain access. A
t this time of the year, the parking lot at Colorado Alpines & Wildflower Farm in Edwards is dusted with snow, just like most gardens in the Vail Valley. But come summer, this place will be blossoming with plant life that’s ready to soak up the sun. Even though gardening might seem like a distant thought for those of us who are still outside shoveling snow, Stacey Jones of the Colorado Alpines & Wildflower Farm team is busy prepping for a wild burst of activity that’s only a few short weeks away. In the meantime, she has a bit of time to share her notes with aspiring high-altitude gardeners, from first-timers to seasoned growers alike. DON’T BE DETERRED Gardening at high altitudes isn’t issue-free, but it’s not as difficult as some might think. The primary challenges stem from a short growing season and a dry climate, coupled with finicky soil and abrupt temperature shifts. Add in the additional headaches caused by marauding critters, such as deer or other garden pests, and you might be throwing down your trowel in frustration before the first week in July. But if you’re insistent on growing a garden at a high altitude, then don’t be deterred. There are plenty of reasons to venture forth into such challenging terrain. Growing your own herbs for a flavor punch in homemade meals or muddling fresh mint for a refreshing summer’s eve mojito are just a few ways that you’ll reap rewards from the effort you put into tending a garden, whether it consists of a few small containers or a plot that’s bigger than your bedroom. “Don’t think that gardening is all black and white,” says Jones. “Many people have different strategies that work.” Which is hopeful for those who like to experiment and try new things, come summer. But for now, it’s time to

plan and dream, time to imagine watching those tender shoots sprout up from the Earth, time to gather the knowledge and inspiration that will make it happen. START SMALL If you’ve never grown a high-altitude garden before, then begin with a realistic goal so that you can have a successful first season. Consider planting either a container garden or a small-sized plot in your yard, and then add in an additional challenge each year. “If you’re tending your first garden, I’d suggest starting with low-maintenance and hardy perennials,” says Jones. “Most gardeners aren’t successful with vegetables in their first year, and you’ll likely encounter more challenges than successes until you gain experience. Instead, include herbs in your perennial garden,” she says. Planting a container garden will likely be more manageable than planting a plot if you’re a first-time high-altitude gar-

dener. Containers are mobile, and if early- or late-season frost threatens your garden, then you can move them indoors for the night. Containers can also add a fun pop of color to a deck, yard, or walkway. And you can even choose containers with wheeled bases so that you can roll them easily into a protected location. If you choose to plant from seed, whether you’re planting in a container or in a small plot, then choose cool-season seeds with short yield times. Usually these details are written on the on the
seed packet, and local high-altitude gardening gurus, such as the ones at Colorado Alpines & Wildflower Farm, can also help guide you towards the best choices. CHOOSE A CHALLENGE If you’re imagining a simmering pot of puttanesca sauce on your stove, chock full of chunky homegrown tomatoes, then maybe it’s time to try growing a few more challenging plants or construct ways to extend the growing season with a cold frame or even a small greenhouse. Tomatoes have longer yield times than other quick-growing cool-season plants, such as many types of greens, and they can also be sensitive to soil conditions and bugs. Tomatoes, like other plants that prefer warmer growing seasons, will often need to be seeded indoors and then planted outside as pretty large, healthy plants so that they’re more resistant to environmental factors. Growing vegetables such as peppers, eggplant and squash could all be challenging to grow in this climate because they prefer warmer weather and moisture-rich soil. So if you’re dreaming up a dish of homegrown eggplant parmesan following your puttanesca sauce success, then get out your work gloves for some high-altitude garden engineering. Of course, if you choose to embrace a new challenge with your garden this summer, you won’t be alone.
