item is donated directly to the store, which turns around and offers deep discounts on everything from appliances to lumber to “the kitchen sink,” McKay says, laughing. Found next door to Heidi’s Brooklyn Deli, the showroom at Habitat ReStore nearly feels like an upscale thrift store. There are no blazers or t-shirts or underwear — clothing is the only thing the store doesn’t accept — but pricing fits the thrift-store mold. Even McKay is constantly surprised by the ever-changing inventory: goldplated light fixtures, high-end area rugs, double-wide trailers, snowmobiles, used cars and, most recently, a 28-foot cabin cruiser. (The only thing the store hasn’t received? An airplane, though McKay is hopeful.) Habitat ReStore’s come-whatmay supply chain drives the prices down — most items are sold for 70 to 80 percent off the original price — and it’s why McKay urges DIYers to visit often. Sure, thrift stores in every corner of the U.S. grow and shrink based on donations, but

It’s an unlikely hotbed for contemporary, high-end items: Habitat ReStore benefits wildly from second-home owners and the tourism industry, with thousands of annual donations from Vail Resorts, local lodges, restaurants, property managers and, to keep the remodel wheels churning, contractors. Take a recent contribution from Nedbo Consturuction Company, an Avon-based contractor. After completing a multi-million dollar remodel in Vail, the company worked with the homeowners to donate a slew 20

of gold-plated lightin— fixtures – each priced around $1,800 but sold at Habitat ReStore for a fraction of the retail value. Along with building materials — what McKay calls the store’s bread and butter — small household items are always on the shelves. The store recently received 5,000 bedroom linens from the Ritz-Carlton, Bachelor Gulch, now sold for $1 per set, and often boasts complete sets of silverware and kitchenware, no mixing and matching required. But, again, frequent shoppers are privy to steals. Following another high-end remodel, Habitat ReStore received a complete kitchen cabinet set priced at $40,000. McKay expects to sell it between $5,000 and $7,000. “The do-it-yourselfer for anything related to building materials will save the most,” McKay says. “The crafty and repurpose specialists — the people who find super highend furniture but not in the style they want — they’re a close second because they can tweak something to fit what they want. There’s really a little something for everybody.” In true thrifty fashion, Habitat ReStore rarely turns away donations, working with local partners like craftsmen and mechanics to prep large pieces for sale. SKI volunteers is in charge of dayto-day operations at the store, and McKay keeps a few folks on call to handle donation pickups throughout the week. Despite jaw-dropping deals and unconventional finds, Habitat ReStore’s mission is simple: raise money to build homes for local, in-need families. Every purchase — and every donation — brings the nonprofit a step closer to, well, a world-class community. “The more money we make, the more houses we’re able to build for the hard-working families that wouldn’t be able to afford it otherwise,” McKay says. “That’s mission No. 1 — quite frankly, we are all about raising money to build those homes. Everyone wins.”

IS IT REALLY GREEN — AND EFFECTIVE?

ince the new millennium,
“green” building has become a buzzword, but not everything is as green as it may seem. “It’s important to ask the hard questions,” says architect Doug Graybeal of Graybeal Architects. “There’s a lot of green washing out there … People say ‘green product,’ but how are they green? ‘Sustainable’ has

been way overused, and advertising (can be) misleading.” It extends well beyond a construction company simply inserting the word “green” into its title when it doesn’t particularly follow any significant sustainable building practices. It began, and continues, with marketing ploys that highlight the sustainability aspect of a particular product, without pointing out the downside. For example, when the bamboo flooring industry took off, much of it came from China. Bamboo was marketed as a sustainable resource, partially because it grows quickly. However, many companies sourcing from China
ignored the large carbon footprint created in transportation from China to the United States. In addition, some companies producing bamboo flooring in China used old equipment, which resulted in buckling and other problems after installation, Graybeal says. Another example, he says, comes in the form of granite slabs. While the slabs may be sourced in North Dakota, much of it is sent to China, in order to cut it into smaller slabs. “You just need to ask the right questions,” says Forrest Watson, project manager of Beck Building Company in Avon, “and understand what’s important to you. For example, is minimizing
the carbon footprint in America important to you?” Analyze that Green building covers the broad topics of human and environmental health through the subcategories of: energy, water, and other resource efficiency; homeowners’ health; employee productivity; environmental protection; and waste and pollution reduction. That means there’s a lot to know — and a lot of wiggle room for manufacturers to focus on one winning aspect of a product and downplay, or ignore, the rest. Some products, such as FSCcertified wood, are straightforward to assess for sustainability

purposes. For example, the Forest Stewardship Council is a nonprofit designed to manage the world’s forest. It helps provide wood “without compromising the health of the world’s forests for future generations,” according to its mission on us.fsc.org. It guarantees that FSC-certified wood protects water quality, prohibits harvesting rare and old-growth forest and prohibits hazardous chemical use. Further research shows that FSC-certified wood not only helps preserve forests, but also sequesters less carbon dioxide than building with steel or concrete. One cubic meter of wood sequesters about 1 metric ton of carbon dioxide, as opposed to producing the same amount of concrete, which can generate, rather than sequester, more than a half a metric ton of carbon dioxide, according to research by J. Eric Karsh, a principal at Equilibrium Consulting in Vancouver, British Columbia. He states that steel production also generates significant carbon emissions compared to wood. So, the “hard questions” to ask and research when deeply delving into “how green” a product or material is involve: 1) how much energy is used to produce the product (in other words, to transform original materials into the final product, from mining or harvesting to production), 2) what environmental impacts are associated with it, 3) what are the transportation costs, and 4) what are the potential health risks, both upon the occupants and upon the installers (for example, high VOC paints were especially toxic for painters). As homeowners become more knowledgeable, they may discover that some building materials have yet to become completely green, but some are less toxic, or produce less waste, than others. For example, homeowners may not be able to completely avoid all products containing formaldehyde (which range from plywood and fiberboard to household products
and fuel-burning appliances), but it’s helpful to know that ureaformaldehyde (UF) pressed wood products emit formaldehyde at a considerably higher rate than phenol-formaldehyde (PF) resin, and therefore, the Environmental Protection Agency recommends using the PF (exterior-grade) pressed wood products rather than UF resins. Researching on the Web “The beauty of the Internet is there are so many resources at your (fingertips),” Watson says. American companies, which source bamboo in the states, can be found through websites like bamboo.org, maintained by the American Bamboo Society, which compiles source lists of bamboo products available from American suppliers. Plenty of other green building providers based in the United States can be found online or through local professionals. “GreenBuildingAdvisor.com is a great resource for building and design professionals and consumers to ask questions and get feedback on what they’re buying,” Watson says. Another “go-to” resource Graybeal uses is The GreenSpec Product Guide, because editors at buildinggreen.com conduct

YOU JUST NEED TO ASK THE RIGHT QUESTIONS. ” research independently upon products, without charging for listings or accepting advertising. That means advertisers don’t bias them when it comes to assessing whether or not products are truly green and uphold manufacturer claims. The GreenSpec Product Guide includes more than 2,200 environmentally friendly products preferred by the editors, as well as the benefits of each product, the most critical green issues for each product category and manufacturer contacts. Graybeal has used it for information on paint ingredients and the health impacts of such chemicals, as well as learning little known facts about “green” insulation produced from blue jeans, which sounds great initially, but upon further investigation turns out to contain a toxic fire-proofing agent. For statistics on energy efficient appliances, homeowners can go to energystar.gov, and for WaterSense labeled products, they can visit epa.gov/watersense. Buy local, ask local The Internet is a good place to begin researching green products. But then, it’s important to reach out to local suppliers and ask how the products are actually performing, Watson says, “because
companies jump on the (green) bandwagon, but consumer reports (aren’t always positive).” Likewise, it’s important for homeowners to inquire locally about how green building materials stand up to mountain conditions. And, the same tough questions should be applied to architects and contractors homeowners intend on hiring. Graybeal recommends asking not only for specific information on LEED homes they’ve built, but also for at least a year’s worth of data to prove the building is performing well by asking the homeowners how much energy they use and whether or not they think the home is healthy, in terms of lack of toxins. “We’re in such a unique market in the mountains,” Watson says. “We’re able to build these awesome structures up against the challenges of weather and mountain terrain. There’s so much knowledge up here in the valley. There are good resources from building officials and contractors. It’s a community. We’re here to help everyone.” All it takes is some willingness to commit time and energy for research, to ensure the money you “vote” with for green products truly live up to their promise.

THE BEAUTY OF BEETLE-KILL PINE Across Colorado, inventive craftsmen are turning the ecological blight into a stunning accent material
I

at Crazy Mountain Brewery in Edwards — and you really should — chances are you’ve also enjoyed the handiwork of Greg Fedeczko. Fedeczko is the carpenter/ craftsman/artisan behind the brewery’s signature tap handles. Over the past few years, he’s carved and finished several thousand pieces by hand to show off the long, sinewy streaks of blue buried deep within the wood. They’re rustic, elegantly simple and undeniably eye-catching — the near-perfect complement to a pint of Horseshoes and Hand Grenades. They’re also made solely from one of Colorado’s most divisive (and relatively new) natural resources: beetle-kill pine. In the Rocky Mountains, the blight — caused when mountain pine beetles infest and devour healthy trees from the inside out — has decimated 88 million acres of forest, leaving deep, dark scars filled with dead and dying timber. It’s completely changed the look of Rocky Mountain National Park, not to mention slopes in the heart of Colorado ski country. Despite the ecological disquiet, inventive craftsmen such as Fedeczko have turned beetle kill into a sought-after material for everything from cabinets to snowboard cores. (Minturn-based manufacturer Weston Snowboards uses beetle-kill pine for its line of split boards, pressed in nearby Carbondale by Meier Skis.) Logging operations throughout the Rocky Mountains now mill the decayed timber, drawing the at-

tention of homeowners who want to highlight the trademark blue tint that, unfortunately, is also the pine beetle’s fatal calling card. “As the beetle kills the tree, it creates that color, so it leads to a cool kind of natural beauty,” says Fedeczko, who owns the Edwards-based shop Vail Custom Woodworking. “Every piece is so different and new. As a craftsman, it just works very well.” The Crazy Mountain tap handles are a sterling example of turning catastrophe into inspiration. When mills harvest all the deadfall they can, Fedeczko ventures out to gather cast-off branches and stumps. They’re hardly useful for large, production-quality material, but for something small and handcrafted like the handles, they’re perfect. “Every single branch I work with is different,” Fedeczko says. “Even when you cut a section from a branch to sand it, the blue streaks can change in a matter of inches. The best part about the tap handles is that every single handle is unique, and as a craftsman, I’m able to pick the best accent and patterns, even with something very small.” Beautiful on the inside For the average homeowner, beetle-kill pine hardly seems like a coveted material. The infestation turns the wood a dull gray, all while drying it until 20 to 30 percent moisture remains. Even when trees are still rooted to the ground, they’re essentially dead. But trim away the rough exterior and the wood reveals beautiful, intricate rings of dark blue
mixed with untouched white. Fedeczko says it’s no different than any other soft pine — western pine, eastern white pine — and on the table of a dedicated craftsman, the swirling colors create a piece that’s truly one of a kind. It machines well, sands smooth and finishes with flair.
Although the tap handles are Fedeczko’s most eye-catching project, he’s helped foster a thriving local market for beetlekill with display cases for Avon’s Walking Mountain Science Center and signs for the Eagle Ranch neighborhood. Yet most of his work comes from private

clients, and that’s where his artistry comes into play. One of Fedeczko’s recent pieces was a custom entry unit for a home in Wildridge. To highlight the wood’s natural beauty, he carved each shelf, cubbyhole and panel from solid material, then fit the pieces together with traditional cabinet joints. For smaller projects, Fedeczko suggests furniture and architectural accents: custom headboards, bar tops, coffee tables, ceiling panels, trim packages. It’s a simple way to imbue a room with character, minus stains or paints, and the wood lends itself to rough, natural edges — the cornerstone of a high-alpine aesthetic. “I think artists and folks in 28

the valley are demanding it because of the intrinsic beauty,” says Kyle Jansson, a former local who co-owns KellyK Wood, which sells cribbage boards made from Colorado beetle-kill. “It’s in very high demand — it turns something functional into something visual. Now it becomes a conversation piece, with people wondering, ‘What kind of wood turns so blue?’” Yet beetle-kill has the same limitations as other soft pine. It’s not sturdy enough for high-traffic areas – say, wood flooring in a kitchen or entryway — and even after it’s milled, the wood has a tendency to crack and shrink. Before beginning a project, Fedeczko always suggests researching the wood source. He
gets most of his beetle-kill pine from Hesters Log and Lumber, a Kremmling-based mill, but much of the lumber found at hardware stores comes from as far as Canada. If the locally sourced angle is a must, just ask — it’s easy enough to find material killed, harvested and transformed in Colorado. “I don’t see this becoming a
mass-produced material,” Fedeczko says. “This is a unique, beautiful, charactered piece of Colorado that won’t last forever, and that’s a very big attraction. It might not be an heirloom piece of furniture — it won’t necessarily last for generations — but the crafting can make it feel that way.”

rances karsh has been
working for Slifer Designs for eight years. She says she tends to design toward “mountain modern,” although she likes to include eclectic elements. For this full condo remodel in Vail, Karsh’s client wanted to add an Asian influence to the space, making it more refined than rustic. He wanted a simple design, Karsh says — to feel natural and functional, with clean lines and neutral tones. Making the small space as usable as possible was important.
THE PLAN
For the living room space, Karsh says they decided to hone in on the fireplace as a focal point. The niche area above the fireplace was then designed to hold a TV screen flush against the face of the one-inch thick stone veneer. Woven window shades, a chenille fabric sofa, silk fabric lamp shade, stone slab hearth and block wood coffee table brought more soft and natural textures in, tying in the Eastern aesthetic the client was looking for — a theme that was also incorporated throughout the rest of the home’s remodel. FRENCH AND ENGLISH COUNTRY ANTIQUES AND IMPORTS “He wanted a spa-like treatment for himself and his two children,” Karsh explains, “as well as something that was extremely family friendly. They had a new puppy at the time, so everything needed to be durable and user friendly. Cherry wood floors, window moldings and ceiling beams were used to bring warmth to the crisp textures and tones. A Tibetan rug purchased from The Scarab in Minturn was purchased to tie it all together.
“Also, he wanted the lighting to be very interesting,” she says. “So with the light fixtures he was willing to go a little more funky; because they were attached to the home, in a sense, they became more like art pieces.” Once Karsh’s client picked the finishes, she was able to follow a scheme for the entire room, and the home as a whole. The space came together with the furniture and accessories based on the more minimalist and masculine elements.

I THINK THE MOST IMPORTANT PART OF DESIGN IS TO LISTEN TO WHAT YOUR CLIENT’S NEEDS ARE..” Although you don’t see the Asian inspiration in these photos, it is incorporated throughout the rest of the condo. “That is exactly what the client wanted — a mountain approach with Asian and modern mixing in the organic elements, like rich wood tones with neutral stones and fabric,” she says. When Slifer Designs takes on a project, it’s often more than one room, so the focus is how every piece of the puzzle will fit into place. “He wanted the whole space to really flow. In general when you take on a project you take on the house as a whole,” she says. “I think the most important part of design is to listen to what your client’s needs are, and to guide them to make the most beautiful space with their aesthetic.”

family have had a home in Bachelor Gulch since 2000. A few years ago, they decided to make the valley their permanent residence, relocating from southern California. Last December Barron opened her own restaurant in The Riverwalk — Delite & Bowl Noodle House. Originally hailing from Wu Xie, China, Barron had dreamt of introducing the Vail Valley to the cherished dishes of her childhood, using all organic, locally sourced, non GMO meat and produce. Specializing in juicy pork buns, seaweed salad and a variety of noodle soups, Delite & Bowl recently hosted award-winning chefs from China to train Barron and her staff in creating even more unique, authentic dishes from her home country.

What have been the favorite dishes so far among your regular customers? The most popular dish right now is the wonton noodle soup. The chili oil is very popular, too, and seaweed salad, steamed pork bun, beef noodle soup ... it’s actually hard to say which of those is the favorite.
How is The Riverwalk in Edwards an ideal spot for Delite & Bowl? I just love The Riverwalk. We have full-time, permanent residents, a lot of elementary schools and the high school nearby. For a brand

new business like mine, this is a perfect location. I can’t rely on the tourists and second-home owners to survive in the Vail Valley. Now I have regular customers coming in almost every day. It’s like seeing friends. They know what they want and don’t need to look at the menu.
bringing your authentic cuisine to Edwards? The challenge for me is to find the seasonal vegetables in the winter. My purveyors — Growers Organic, Fresh Pack and Source Local Foods — can provide them year-round. The Chinese chef makes our steamed pork bun so delicately, it takes a lot of skill to make it this way … to keep the juice inside so it bursts in your mouth when you take a bite. Another chef I’m bringing in has won many prizes in China for making special dishes. He’s going to train us in different appetizers and red bean desserts. I have my recipe book created. I started training my chefs to follow my recipe book. That’s another challenge with the Chinese chefs. In China, they change the recipes sometimes but here, I want them to be consistent. In a small town,
if one customer has a bad experience, he or she won’t come back. Also in China, the chefs aren’t used to working for a female. I’m slowly letting them get used to it. What particular need do you think an authentic Chinese restaurant fulfills in the Vail Valley? Colorado people are so pure in a certain way when it comes to Chinese food. A New Yorker or Californian, they shop around. They know what is American Chinese vs. authentic Chinese. In Colorado, they don’t wonder if sesame chicken is an authentic dish. I’m sorry to say it’s not. I wanted to give Colorado a sample of authentic dishes. Chinese is much healthier than most people think — soups with fresh herbs and dishes with only fresh ingredients. I wanted people in the valley to know what that tastes like.

vail valley home : Why did you choose Edwards for your restaurant location? xin barron : I always liked The Riverwalk, all of its stores and restaurants — they’re very unique and different. But my thought was always, ‘I can’t find food that stands out.’ People come here from all over the world. Our valley is special. I like presenting our valley with different cuisine, not just hamburgers and pizza. It was always my dream to provide healthy, real food for my family using organic vegetables and meat. And now we have a brand new menu offering authentic, organic dishes to the valley.

The sculptures, in conjunction with interactive climbing and seating features, will lead pedestrians in an open-mall feel that will provide a walkway from the base of the new Wyndham Hotel on Benchmark Road west to Prater Lane and the

summer in the Vail Valley. Seems like this beloved season has positively flown by for some of us here at the Vail Board of REALTORSÂŽ. Busy is good. No, busy is great! That means activity is up, sales are up, the market is flowing like the Eagle River and fish are biting. For those of you who enjoy fly-fishing, the reference is spot on for our gold medal community, and the second quarter (Q2) numbers support this assessment. In general, Eagle County has

experienced the strongest second quarter in sales volume since 2010. We are seeing a consistent rise in sales in most neighborhoods with the luxury markets continuing to take the lead. For instance, the Town of Vail (East Vail to West Vail) property sales volume was up 131 percent over this same period in 2013, with several high-end properties closing during Q2. This trend sets up the market nicely for fall and winter. Moreover, we look forward to this positive direction to peak during the 2015 FIS
World Skiing Championships in February of next year. Second quarter standouts In addition to Town of Vail property sales, there were several neighborhood niches that stood out in our statistics including Vail Village with a 204 percent increase over 2013 Q2; Lionshead Village with a 202 percent increase; Edwards/Scottsville had a 72 percent increase; Lake Creek Valley had a 64 percent increase; Avon with a 47 percent increase;
Bachelor Gulch, Arrowhead, Cordillera and Cordillera Valley Club, each with a 32 percent increase. Delving deeper, we can attribute these neighborhood increases to the properties themselves rising in price as well as the appeal of community characteristics gaining strength. Lionshead Village boasts the Ritz-Carlton Residences, Vail leading the price bracket. However, valuable opportunity still exists here with new condominium construction on the horizon. The community

Popular with full-time residents, the area’s amenities appeal to a wide range and, in particular, local families. According to Patti Brave, board director for Vail Multi-List Service, Cordillera Club improvements have contributed to the neighborhood’s Q2 increases in a luxury market that has been somewhat over looked in recent years. “The Club did two things recently that have had a very positive effect on our real estate market,” says Brave. “First, they refinanced their loan to improve financial position, an overall good business move. And second, they signed a contract through 2020 with Troon Management, an internationally renowned golf management company, to operate the community’s three distinguished courses.” Brave elaborates, “In effect, buyers are increasingly excited about the opportunity that still exists in Cordillera. We usually see a good amount of success in the fall for this scenic community that offers a longer golf season than some of the other golf communities up valley. With an improving economy and stronger club management, this area is seeing definite improvement overall, but most visibly in the price per square foot. Fall should be an exciting time here.” Looking forward to fall As the market maintains growth, a traditional pattern of supply and demand takes effect. We are seeing economic improvement leading to price per square footage increases and an increase in new construction. Sales are up and supply is relatively low, causing demand. 50

According to Julie Retzlaff, former chairperson of the Vail Board of REALTORS®, August and September are historically high closing months due to pending summer activity, setting us up for a strong fall and early winter season. Fall tends to bring in buyers who are looking forward to spending significant time here in the winter. Buyers in our winter-focused resort market will always be looking for “deals,” comments Retzlaff. REALTORS® must help them understand what a deal truly means to their customers. With distressed properties a thing of the past, buyers should focus on low interest rates, allowing them to get more property and community amenities for their money. One luxury market where this holds true is in Beaver Creek where an increase in inventory during Q2 presents current opportunities. “Finding deals can be a matter of understanding,” says Retzlaff. “In reality, the goal is finding the right home for my buyers. One way to ‘go green’ in your living space is to create walls with cascading plants

A
vertical arrangement of live plants, living walls can add an exciting pop of green to interior and exterior home walls, alike. Sometimes called green walls or vertical gardens, living walls make use of modern design elements to create stunning live effects. Plus, they have health and energy-saving benefits, too, as they filter toxins from the air and absorb heat. Living walls are a growing trend for both interior and exterior spaces, and exterior living wall technology is included in the plans for the Brookside Park Signature Park Lofts residential conversion project in Avon, where construction will begin in early 2015 with a target completion date of late 2015. In this case, live plants on the exterior of the building will offer a visual cue of its environmental-centered design.

the same time,” says DeChant. DeChant explains that his idea for the exterior of the proposed Brookside Park Signature Lofts grew out of a fascination with the Virginia Creeper vines already growing outside the existing building. The Virginia Creeper is a climbing vine that can grow upwards of 50 feet, and it has a seasonal dynamic that’s appreciated in this area with only a few other exciting bursts of autumnal color. The plant’s bright green leaves turn brilliant shades of red and orange in the fall, livening up the building’s exterior. In order to take advantage of this plant’s natural inclination to climb and spread, DeChant found it easy to imagine perpetuating something that was already there. His plans involve a mesh screen that will be attached to the exterior of the building to train the vines to cover the structure in a more organized and thoughtful way. This design connects with the building’s LEED® identity because the plant life on the exterior wall will naturally reduce its temperature in the summer months and mitigate heat transfer to the interior. With plant life covering a greater surface area of the exterior wall, the interior of the building will be cooler, which will boost energy conversation while reducing energy consumption. Before construction begins, you can explore purchasing opportunities and plans there. And once construction is underway, you’ll be able to watch as DeChant’s ideas morph from dream to reality. LIVING WALL DIY You don’t have to be an architect to plan and build your own interior or exterior living wall. If, like DeChant, you believe that a living
wall can enhance your household’s efforts in sustainability or display an environmental ethos you’ve embraced, then you’ve got good reasons to give building one a try. “Living walls can take on many different sizes, shapes, and forms,” says Karolina Zolnierczyk, a landscape designer with Ceres Landcare in Eagle who specializes in working creatively with plants. “But whatever form they take,

BROOKSIDE: CONNECTING GREEN IDEAS WITH DESIGN The Brookside building, which is one of the area’s few Leadership in Energy and Environmental Design-, or LEED®, certified buildings, is currently filled with commercial tenants, but the conversion will transform the structure into 16 luxurious residential lofts while maintaining its urban feel and, importantly, its sustainably developed identity. Douglas DeChant, AIA and Principal at Shepherd Resources, Inc., gets excited when he talks about the living walls he’s planned because he knows of their many benefits, including improving interior air quality, retaining humidity, and naturally cooling the spaces in which they grow. Living walls offset carbon and add oxygen to the air we breathe, and they can also add a hip aesthetic to an otherwise so-so space. DeChant chose to integrate the living wall design into the Brookside residential conversion project because it’s a visual element that overtly displays the building’s efforts in sustainability. Oftentimes, a building’s most important environmental design features are hidden--or even unsightly. “By simply looking at a structure, we don’t always get a sense of how it’s engineered with sustainable practices in mind. Insulation, mechanical systems, and even solar panels aren’t always visible or attractive. But living walls can announce a sustainability effort in a way that’s fun and beautiful at
living walls can turn an ordinary space into something unique by displaying plants in an artistic way.” If you’re intrigued by the idea and want to give it a try, take this advice from Zolnierczyk to get started on your own live design: CONSIDER SIZE AND SCOPE A living wall can be as small as a framed picture hanging on an interior wall, or it can be as large as an entire exterior wall or fence. Begin by determining the size and scope of your project so that you know what supplies to gather, and consider irrigation and watering needs from the project’s beginnings to create something that will thrive within the Vail Valley’s high and dry mountain climate.
GATHER SUPPLIES No matter what type of living wall you choose to construct, you’ll need to gather three basic things: a container, a growing medium, and plants. If you’re developing a wall larger than something you can water by hand, then you’ll also need to gather irrigation supplies. Types of growth media that work well within living wall designs include coconut coir, pearlite, and LECA (lightweight expanded clay aggregate), which is often used in hydroponic gardens. Purpose-built living wall containers, such as those from Woolly Pocket and BrightGreen, can be incorporated into both small- and large-scale projects. GREENING UP A SHOWER SPACE Bathrooms and shower spaces are often ignored when it comes to plant design, but the extra moisture in the air can be a boon for certain types of plants. Consider these to green up your bathroom space:
FERNS Ferns offer a nice, leafy texture and color that will liven up a bathroom space. The Boston fern is a good choice for a low-light bathroom, and the asparagus fern will grow well in a bright and sunny space. Generally, ferns grow well in a cool place with high humidity and an indirect light source. Plant ferns in hanging containers or in colorful containers. SUCCULENTS AND CACTI Many types of succulents and cacti will grow well in bathrooms and in shower spaces that get light from a window or skylight. Consider arranging small succulents or cacti in a hanging glass globe-shaped terrarium, such as CB2’s hanging glass terrarium, for a whimsical plant design that will need little water and maintenance.

filled with plants of your choosing and then attached to a wall. Bright Green offers a variety of GroVert modular containers, which can function individually or be linked together to form stunning largescale interior and exterior designs. Get creative in sourcing containers, which can be constructed from repurposed medicine cabinets and wood pallets, among other items already available from local suppliers such as Colorado Alpines & Wildflower Farm in Edwards. ASPECT AND LOCATION Next, choose where you’d like to display your live creation. Remember that south-facing aspects will receive the most sun. While you can choose plants that will grow well in either sunny or shady locations, it’s best to place
an interior living wall in an area that will receive plenty of sunlight. You may also choose to construct a small exterior living wall in containers so that it’s possible to move it indoors to protect it from abrupt temperature changes. CHOOSE PLANTS WISELY Look for xeric plants that grow well in a dry, high-altitude environment as well as plants that will adapt to a vertical growing arrangement. Consider your final product as more of a greenery arrangement than a flower arrangement. Many plants that are commonly used as groundcover work in vertical containers because they’re able to grow in compact spaces, and many varieties of Sedum and Sempervivum adapt well to growing in living walls.
UPKEEP AND MAINTENANCE A living wall can be as simple to maintain as any other houseplant, or it can incorporate irrigation systems similar to those of fountains. Monitor your creation carefully to avoid over- or under-watering, and be on the lookout for bugs or mold that may infest the growing medium. Finally, consider moving a structure as the seasons change to ensure optimal light and temperature. Living walls are a fun and innovative way to connect nature with design.w So once you’ve completed your project, then it’s time to sit back and simply enjoy the life that a living wall brings to your space.

hat began with a relatively small group of environmentalists in the 1960s — and those reacting to increased oil prices in the 1970s — has become mainstream: Green, or sustainable, building has gained so much momentum that the building industry has been forced to respond to consumer demand, or be left behind. This, in turn, has led to continual innovation in green building products and techniques.
CONSUMER POWER “The industry is changing,” says Doug Graybeal, owner and architect of Graybeal Architects in the Roaring Fork Valley. One of the most dramatic examples came through paint manufacturers, where “the whole industry reversed itself,” Graybeal says. As more environmental advocates, building professionals and consumers spoke out about volatile organic compounds (VOCs), which contaminate ground water and contain human carcinogens, they pressured paint companies to develop low- or non-VOC paints. At first, each gallon of paint cost much more, but now, prices have decreased — as has the availability of VOC paints. “Low VOC paint has been a big movement,” says Forrest Watson, project manager of Beck Building 60

Company in Avon. “There are great health benefits for leaning toward those products. It has taken companies some time to develop better products because (at first, without VOCs) they lost performance, but they continue to evolve. (People have) pushed companies to think beyond the norm.” When the green movement began in the 1990s and stretched into the early millennium, green homebuilders didn’t have as many choices as they do today — and they had to pay at least 10-15 percent more for what may now be considered somewhat inferior products, in comparison. But as more consumers “voted” for green by incorporating energy-saving and healthy technology into their homes, companies responded by designing better, and often less expensive — or overall
more cost efficient — products. “People say it costs more to build green, but I disagree,” Graybeal says. “The energy savings pays back. People need to look at that.” Take, for instance, solar panels, which have come a “tremendously long way,” Watson says. Twenty years ago, they measured about four times the size. Today, they are smaller, more affordable and more attractive, he says. “That’s starting to make sense for a lot of homeowners,” Watson says. “In the Vail Valley, I’m seeing more people asking about it; they’re becoming more open to it and more aware of what’s out there.” The next challenge in solar power comes from the battery companies. “The battery industry has to catch up with (the solar companies)
A SHORT HISTORY OF GREEN BUILDING DEVELOPMENTS After the 1970s movement, green building innovations began in earnest around 1990. First, the American Institute of Architects formed a Committee on the Environment in 1989, and then the Environmental Protection Agency and the U.S. Deparment of Energy launched the ENERGY STAR program in 1992. The following year, the U.S. Green Building Council was founded, and by 1998, LEED certification programs became official.

for storing energy,” Graybeal says. And, assuming the environmentally friendly companies continue to respond positively to consumers and professionals who demand greener buildings, it’s reasonable to look forward to advances in this area, as well. In fact, the Cascadia Green Building Council, a chapter of the U.S. Green Building Council, implemented its own Living Building Challenge, a certification that is “way beyond LEED,” Graybeal says. Perhaps one of the most interesting aspects of the program could be the impact consumers have upon the building industry: Cascadia assists consumers in writing letters to companies when they cannot find a material that is environmentally friendly and gives homeowners exemptions when they do so, in order to achieve certification. EXTERIOR ADVANCEMENTS Much of the concept of energy conservation comes down to managing heat loss and cold air infiltration, Watson says, and professionals achieve that by build-
ing a “tight home.” The ZIP System has replaced Tyvek in many cases. The wall sheathing is made of water-resistive membranes bonded to a wood-based sheathing. The ZIP System’s membrane acts as an air, thermal and moisture barrier and results in a better Home Energy Rating System
Huber Engineered Woods. “It’s like wrapping a present in your house, versus plywood with butt joins and Tyvek, where you hope it’s done right,” Watson says. “It’s a pretty advanced product, and it’s definitely a reaction to market need and new codes.” However, because the ZIP System is a new product and hasn’t

Its continuous foam insulation provides a higher R-value designed to meet new energy codes, and the acrylic formulated tape provides “superior adhesion,” which has been rigorously tested for long-lasting performance, according to its manufacturer,
been tested by time, Watson also has some reservations and says “in some instances, you may want to add Tyvek for a better drainage plain behind certain materials,” even though the system doesn’t call for Tyvek. DuPont, the makers of Tyvek, defend their product, pointing out that if the ZIP System gets damaged during
construction (for instance, when transported by a fork lift), Tyvek can be more easily repaired with tape, whereas the ZIP System’s wall sheathing is much more difficult to repair, according to DuPont, because the underlying sheathing material can get damaged. On the other hand, the ZIP System is backed by a best-inclass warranty. A few other exterior advancements include drainage mats and better flashing techniques and management of thermal transfer. Window manufacturers have developed a new product, in the form of drainage mats, installed in windowsills’ rough openings. The mat wicks water outside and decreases air leakage. “We get a lot of wind-driven, horizontal rain and snow,” Watson says, pointing to the need for the new mats. Properly installed flashing, of course, is critical to keep wind and rain out, so Watson recommends hiring experienced professionals. “You have to manage water to stay out of your potential openings and access points, and by doing SEPTEMBER 2014 | VAIL VALLEY HOME

that, you’re also covering your bases with wind infiltration,” he says. Another component of energy conservation involves managing thermal transfer. These days, rigid foam installed outside foundation walls slows heat loss. In fact, the 2013 building code “suggests we start using rigid foam on the exterior of homes,” Watson says. He points to research that explains the process in terms of adding extra layers to fight cold from the outside: “As humans, we put on a sweater; we should do the same with homes,” he says. However, he warns that it must be done right, because improper installation can lock in unwanted moisture. Since windows are the major source of energy leakage, Graybeal says “the window industry is working hard (to improve). We’re starting to see a true R8 window out there, and there are guys trying for R12, but they’re not quite there.” Triple glazed windows, as opposed to double paned, improve performance, Watson says, because the third pane adds more insulation value. Beyond the main components 62

of “home wrapping” through Zip Systems and rigid foam, as well as better performing windows and mats, Graybeal mentions other green products and technologies, which mainly focus on natural materials. “I tend to use as many natural products as possible because they are better for the environment and more comfortable to live in,” he says. He’s a strong proponent of straw bale with lime plaster finishes (versus concrete) because it results in deep walls that give a “massive quality,” is a reclaimed agriculture waste product and provides a significantly higher insulation factor than wood. Aside from straw, he likes to use stone cored in Colorado and reclaimed metals from a group in Montrose, CO. On the wood front, he’s keeping his eye on innovative techniques. One comes from the Japanese, who burn wood just enough to create a durable finish, which results in a resistive exterior layer for siding. However, he says no one in the United States is producing such a product. He’s
also watching another group of engineers who are extracting most of the moisture out of wood (moisture causes decay) and substituting it with a natural product, which is still in development, that hardens the wood so people don’t have to use toxic, chemically treated wood. Finally, Graybeal is a proponent of green roof technology — and even built one on his home in El Jebel. “They do work in our climate, and they have excellent insulation value,” he says, adding that they help retain water on site, control run-off, create bird and insect habitat and “are also pretty.” He seeds his with drought-tolerant plants, including meadow grasses and sedum. INTERIOR INNOVATIONS One of the fastest changing industries in interiors, aside from paint, is the energy efficiency of lighting, Graybeal says. Initially,
compact fluorescent bulbs saved on electricity but zapped humans’ energy; since fluorescents vibrate at a certain frequency, it took some time for manufacturers to adjust the flickering within the human comfort zone, he says. Now, LED provides even greater savings. A LED equivalent to a 60-watt bulb may cost a lot more initially, but it uses only 6-8 watts of electricity, compared to 13-15 watts of a compact fluorescent and 60 watts of an incandescent. That adds up to $32.85 of an annual operating cost, as compared to $76.65 for a fluorescent and $328.59 for an incandescent. Plus, it lasts 50,000 hours, versus 8,000 and 1,200, respectively, according to Design Recycle Home Inc., an internet distributor of green products. Another improvement comes from cabinet makers ceasing to use formaldehyde in their cabinet boxes, which translates to a healthier home environment. Other major innovations, which

According to the EPA, building professionals do this by: efficiently using energy, water and other resources; protecting homeowners’ health and improving employee productivity; and reducing waste, pollution and environmental degradation. “You have to step back and look at the house as a whole,” Forrest Watson of Beck Building Company in Avon says.

The energy conservation of appliances has come “leaps and bounds,” Watson says, adding that market demand has driven companies to become more innovative with their products. And though some people have gone through adjustment periods with water-saving toilets, shower heads and faucets, those, too, have come a long way. “For a few years, homeowners were used to large gallons of water (flushing) their toilet, which led to new engineering that provides performance and uses less water,” Watson says. Engineers have designed better shower heads, as well, which produce a sensation of more water pressure with less water flow. Recycled and reclaimed materials are also becoming more popular in the green building movement. Recycled glass tiles provide beauty without the waste, and more homeowners opt for reclaimed

Often, building practices begin at commercial levels and then move to residential applications. Of course, myriad green products exist to safeguard both environmental and human health, and technology is constantly advancing. Consumer advocacy and research not only help educate more people, but also push the green building industry to continue to evolve. “The overall picture (is): All the products we’re using, if they’re going to stay in the marketplace, they’ve all had to advance,” Graybeal says. “They’ve realized, ‘Hey guys,
it’s time to pick it up a notch.’” And, given the expanding awareness and popularity of green building, it seems companies will continue to develop more and more innovative environmentally friendly and human-healthy products.
LEED (Leadership in Energy and Environmental Design) programs for residences provide baseline requirements for green building, and then award extra points for going above set minimums. “The best results happen when designers, contractors, and subcontractors work together as a team,” according to Greenbuildingadvisor.com, an internet resource both architect Doug Graybeal and Watson use. Architects and contractors must consider everything from orientation of the house, window placement, glazings, mechanical systems, and exterior and interior products.
