Letter from the Editor

It’s summer and the Monterey Peninsula is aglow! For the second straight year, we locals put up with several months of heavy rains over the winter, so that we could all enjoy the brilliant, bright colors of spring and summer here on the Peninsula. If you get a chance to hike Garland Ranch Regional Park in Carmel Valley, Garrapata State Park in Carmel Highlands, 17 Mile Drive in Pebble Beach and Pacific Grove, Point Lobos or Scenic Road here in Carmel, you will be treated to some of nature’s most beautiful wildflowers, blooming trees and gardens, and vibrant, healthy landscapes everywhere you look.

But that’s not all that is aglow! The secret of our natural paradise is getting out. Just walk down the street in town and you will see bustling and successful shops, restaurants, galleries, hotels, weekly celebrity sightings, and engaging special events. Moreover, we are happy to report that after a few slow quarters the real estate market has taken off. The second quarter of this year was the best quarter we have seen in the last eight quarters. The Monterey Peninsula overall experienced an increase in the number of sales, total sales volume, average sales price and in the amount of available inventory for sale. In this edition of 1913, we are proud to feature the story of Bill Mitchell, third generation Realtor,

co-owner, and Broker of Carmel Realty Company, as he celebrates 50 years as a licensed broker serving our community. Bill highlights a few of the dramatic changes he has helped our company and our community navigate through over the last five decades and how building trust and making the right decisions for others has been his legacy and our guide for generations.

Broker Bill Mitchell’s Fifty Years in Local Real Estate

Carmel Realty Company Co-Owner and Broker Bill Mitchell has been in the luxury real estate business on the Monterey Peninsula for 50 years. Mitchell grew up in Piedmont, California, attended the U.S. Air Force Academy, served 6 years as an Air Force pilot, including in Vietnam, and then went on to Stanford for his MBA.

With family in Carmel since the 1930s, and with his grandmother and parents actively involved in local real estate, Mitchell always felt the draw to be involved in the business. He founded The Mitchell Group in 1975, launching a career in real estate that eventually led his family to purchase Carmel Realty Company.

“Our beloved Carmel Realty Company is 111 years old today—still family owned with my wife Vicki, daughter Shelly and her husband Dan,” Mitchell says.

“We’re a local, fourth-generation, independent firm. Our agents and staff are all part of the family.”

When he’s not engaging with agents at Carmel Realty Company, and its sister company, Monterey Coast Realty, Mitchell is actively involved with multiple local charitable foundations.

Q: How does being a Broker allow you to share your love for the area with those entering the community?

A: We are blessed to live here on the Monterey Peninsula. And we’re extremely fortunate to be in the real estate business in a world-class area including Carmel, Pebble Beach and Big Sur. We take a lot of pride in showing and welcoming new visitors to our beautiful area.

Q: How have you seen the business evolve over the past 50 years in local real estate?

A: Over my 50 years in the business, I’ve seen so many changes—plenty of ups and downs! Some of those changes are constant: the ever-increasing value of properties in our communities; and the ever-mounting volume of paperwork in today’s transactions. We’ve seen financing go from 6% in the 1970s to 20% in the 1980s down to 3% for a decade and now it’s at 7%. Throughout this rollercoaster, property values here steadily and consistently increased.

I have vivid memories of the early days of 1- or 2-page sales contracts, listings that we kept and maintained

manually on small paper tear sheets, no computers, no cell phones, no email. Those were simpler times —a far cry from today’s digital, paperless transactions and social media.

Over the years, many of these changes created opportunities for us. For example, when some of the big, national franchise real estate companies moved in, some succeeded, but several failed. Either way, their entrance enabled us to distinguish our local, community-based, family-owned culture and our long history of superiority in this market. Our acquisition of the Alain Pinel office was a key opportunity during that period.

Q: How did your sister company, Monterey Coast Realty, come about and how do the two companies work together across different markets?

A: For 100 years, Carmel Realty had focused primarily on Carmel, Pebble Beach, Carmel Valley and the Big Sur South Coast. Around 10 years ago, we began to notice an emerging growth in our surrounding market communities: Pacific Grove, Monterey, Seaside, Marina, the Highway 68 corridor and Salinas. So, we resolved to form a ‘sister company’ that would increase our exposure and presence in those markets. The outcome of that endeavor became Monterey Coast Realty, and it has been wildly successful. Both Monterey Coast and Carmel Realty share the same management and culture. Our agents

at both firms collaborate and work together, often in teams. This symbiotic relationship, while broadening our market, has created a seamless experience for our clients.

Q: Please speak to your agent services team that provide marketing tools and more resources for the company real estate agents.

A: A development, unique to both companies, has been the evolution of our support staff. We have an incredibly large and experienced staff of over 34 people supporting our agents. Our business model features a staff member for every three agents! That ratio is incomparable and is only successful if you have highly productive professional agents. That staff support includes marketing (print, digital, photography, video, social), in-depth market analytics, staging, concierge services, longand short-term property management and much more.

We continue to build a technology-forward business that uses the latest digital and social media tools to connect with the new buyers of today and into the future. We have investigated and adopted some incredible new smart tools. We provide our agents with some of the most powerful technology available in our business. Q: Please discuss the company’s community involvement.

A: I’m especially proud of our record of philanthropy. Our owners, agents and staff have contributed enormously within the local community, not only financially, but by giving of their time and effort to nonprofits, boards and volunteering. Giving back to our local community and neighborhoods is a very high priority for us. We try to support as many local causes as possible—part of every commission we earn goes to a local charity.

Over the years, we have given more than $5.6 million to local causes. Some of my favorites have been Hospice Giving Foundation, the Veterans Transition Center of California, Naval Postgraduate School, First Tee—Monterey County, and, of course, the SPCA of Monterey County.

Q: Do you have a code of conduct, or a personal ethic that you live by?

A: I put a huge value on integrity. A critical component of our business is trust. Residential real estate brokerage is a relationship business. Our clients are challenged by making critically important, high-value decisions. They need and expect a professional who has market expertise, who can master and explain the data. But most importantly, it’s the trust that counts.

Q: In your free time, what are some of the things you most love to do in the local community?

A: Some of my favorite activities include the occasional ride out to Carmel Valley or down to Big Sur on my Harley, fly fishing the Monterey Bay surf for striped bass and perch, sunset happy hour at The Inn at Spanish Bay in Pebble Beach with the bagpiper and the Carmel Farmers’ Market on Thursdays.

The Santa Lucia Preserve is seeing an increase in homesite and home sales over 2023, with both more unit and dollar volume as well as a substantial increase of days on market for homes and a decrease of days on market for homesites. 2024 Market Report, Santa Lucia Preserve

HOME SALES IN THE PRESERVE

There were just two homes available on the market at the beginning of 2024 and 3 homes have sold in the first half. Home sale unit volume increased 200% from first half of 2023 (1 sale) and is up from first half home sales in 2022 and 2019. The average sales price so far in 2024 is $6,824,000 up 3% from 2023 and up 69% from 2019 when average sales price in the first half of the year was $4,035,000. The median home sales price is $7,850,000. Days on market has increased substantially to an average of 54 this year up from the average of 2 days for each of the comparable time frames. Currently there are two homes in escrow over $7M and inventory has increased to 10 homes on the market ranging from $4.8M- $16M.

HOMESITE SALES IN THE PRESERVE

Homesite sales picked up in the first half of 2024, with six closed lot sales averaging $1,340,833 and a median sales price of $1,400,000. This is up from 1 lot sale in the first half of 2023 for $575,000. Compared to 2022, unit volume is down 40% but average sales price is up 23% and median sales price up $600k. Unit volume is double that of 2019 with the average lot price about $600k higher in 2024. Half of the homesites that sold this year occurred after the listings expired, this may contribute to the decrease in days on market shifting to 68 down from 817 in 2023, 210 in 2022 and 257 in 2019.

Inventory levels are up 61% from first half of 2023 and 20% less than the same time frame in 2019. There are currently 46 homesites on the market with list prices ranging from $325,000 to $6,995,000 for an average list price of $1,219,096 and median list price of $1,021,500. There continues to be a nice selection of sites available with different topography/ landscapes from the front gate a few minutes from Carmel to deeper in with breathtaking mountain views, sure to fit a variety of needs.

The Preserve is Calling You Home

The 20,000 acres that are the Santa Lucia Preserve are at the heart of all that is the Monterey Peninsula. Sunny Carmel Valley and quaint Carmel-by-the-Sea are at our doorstep. Minutes away are Pebble Beach, Pacific Grove and Monterey.
