Letter from the Editor

The Monterey Peninsula started 2025 with a lot of momentum, positive change and optimism. The 2024 year was a great year on the Peninsula in many aspects of living here. Events like the AT&T Pro-Am, Concours d’Elegance, and Pebble Beach Food & Wine continue to evolve in exciting ways. There are new projects in the works for golf course renovations, new restaurants, new shops, and lots of upgrades and remodels to businesses getting poised to delight customers throughout 2025. Another good indicator of health in the community is a strong performing real estate market.

The number of homes sold across the Peninsula was up just slightly and the total sales dollar volume was up year over year because of higher average sales prices. We know there is pent-up demand as a result of an election-related slowdown in Q4 of 2024. This suggests 2025 should be a vibrant year across the Peninsula. In this edition of 1913, we feature a fantastic story about Grammy Award winning motion picture composer, Alan Silvestri. Carmel was founded as an artist community where people from around the world gathered to fi nd inspiration in the natural

beauty of the area. Now, over 100 years later, we get to hear how Silvestri continues to create masterpiece motion picture soundtracks from his stunning Carmel Highlands estate. Carmel Realty has just listed this home for sale and the property is featured here along with Alan’s amazing story.

Monterey Peninsula’s Legendary Post-Golf Watering Holes

In the mountains, it’s called après-ski. Here on the Monterey Peninsula, après-golf is just as much of a “thing,” and the locations for a post-game sit down are almost as renowned as the spectacular golf courses. If you’re playing one of the Peninsula’s private courses, you may decide to sit back and enjoy the offerings at the clubhouse. But after playing a public course, or branching out from what your club offers, a large selection of great restaurants awaits—whether for a drink, a quick bite or a sit-down dinner. Two important criteria to consider when choosing your “19th hole” is location and time— what’s convenient to get in and get out. Carmel Realty CEO Dan Lynch sums it up. “Most of us just burned four-and-a-half or five hours of our day, and a lot of times we have to get home quickly, so easy access and speed for a post-golf drink is important.” With that in mind, grabbing a drink at Pebble Beach Resort’s Hay’s Place will do the trick. Situated in the heart of Pebble Beach, you can’t miss it atop the small rolling hills of The Hay short course. Hay’s Place, featuring Mexicaninspired cuisine, also showcases mesmerizing views of Carmel Bay and beyond while you socialize—especially during sunset. Sit

at the bar and try a tequila drink like their signature “Seal the Deal” margarita rimmed with Big Sur sea salt. If you have time for a bite to eat, the “Tin Can Nachos” are a hit for groups big and small, with layers of mouthwatering ingredients emerging from—yes—a large tin can. Tiger’s fajitas (as in Tiger Woods) or the quesabirria tacos that are savory and filling are other excellent choices.

Whether you’re coming from Pebble Beach or you’ve just played a round at Pacific Grove Golf Links, another effortless stop is The Grill at Point Pinos. The menu states in all caps “COCKTAILS ALL DAY, EVERY DAY!” and they aren’t kidding. Bloody Marys feature house pickled vegetables, and mimosas and mixers are made with house squeezed citrus. They make a mean Ramos Fizz to go along with their locally loved breakfast and lunch menus. Think crab cakes and eggs, or award-winning chorizo and avocado huevos rancheros. Clam chowder, quiche Lorraine, and a smorgasbord of popular sandwiches adorn the lunch menu.

If time is not a factor, there’s a destination for whatever your group is in the mood for. “The [best part] is getting four or eight people together, you sit them down around a table and you have a beer, an appetizer and talk and laugh about the game—but mostly settling your bets,” Lynch says.

The Tap Room, an institution at the Pebble Beach Lodge, tops off this list as it embodies everything a steakhouse on a golf course should be, featuring great food and nostalgia. It’s classic, but casual. If you have visitors from out-of-town who enjoy the history of golf and the Monterey Peninsula in general, it’s a must-do to sit and sip a Pebble Beach Manhattan while taking in the archives. “I have a brother-in-law who comes out every year to play golf with me and all he wants to do is go to The Tap Room. He’s been watching golf his whole life on television, he’s a fan of the pro tournaments, and it’s not a trip until he gets to The Tap Room to look at the pictures around the wall, and think about the history and nostalgia of Arnold Palmer and Jack Nicklaus and everybody sitting in that room,” Lynch adds. The menu has been consistent through the decades, with lighter portioned options like French onion soup and sautéed Pacific sand dabs. And while all the steaks are from quality beef, the Tap Room Burger is a classic that never wavers. The key lime pie and coconut cake aren’t to be missed, either.

Just a few miles away and overlooking the Pacific, the fire pits at Spanish Bay are one of the more relaxing settings on the list. Complete with a bagpiper at sunset to pay homage

to the course’s Scottish-style layout, there is a certain atmosphere here before sundown that is unlike any other on the Peninsula. And though The Links at Spanish Bay may be changing soon—with world renowned golf course architect Gil Hanse redesigning it in the near future—golfers won’t have to worry about missing out on the serenity that comes with their after-golf drink. At the fire pits, you’ll find The Lobby Lounge’s cocktail menu similar to The Tap Room’s; the Manhattan, Pebbletini with bleu cheese stuffed olives, and other creative mixtures. But their quick, yet sophisticated Bar Bites menu has the perfect snacks for those who finish their round before it’s time for dinner.

An amalgamation of their celebrated restaurants, you can order tiger prawn and beef spring rolls from the Roy’s menu, a housemade pretzel and sausage, or crispy chicken wings. The desserts are something special too—try the banana chocolate cream pie or famous Kona mud pie.

A Carmel post-golf classic is Mission Ranch, Clint Eastwood’s gem that overlooks bucolic, sheep-filled fields that border the bay. “Mission Ranch is super fun, because it’s also casual, easy access,” Lynch explains. “If it’s a nice day, you can sit out and look at sheep and have a drink and talk about golf.” The bar menu alone features everything from baked goat cheese to barbecued beef ribs. If you have time for dinner, it’s a meat and seafood lover’s delight, with a classic All-American menu. Don’t miss the slow roasted prime rib. The piano bar attracts an eclectic crowd, so grab a beer or a cocktail, and sing along!

A few blocks north is a Carmel favorite, Grasing’s Restaurant. The food is on par with the best on the Peninsula, but so are the drinks. “The bar is easy access. You park, you run in, they’ve got amazing signature drinks. Their “New Fashion” is a very popular drink. And it’s a great place to sit at a bar table and get caught up,” Lynch says, noting that it’s one of his favorite places to settle in for a few minutes, and compare scores with his buddies, figuring out the winner of the day’s round. Order an exotic sounding “Grasing’s Paper Plane” with premium bourbon, Amaro Averna, aperol, and freshly squeezed lemon juice. And if you don’t have time for dinner, the bar food features elevated standards: Filet mignon bites are paired with house made potato chips, and the onion rings are made in house.

The Monterey Peninsula is a golf mecca, but also a 19th hole heaven. So, whether you choose to stay within the Del Monte Forest and dine at one of Pebble Beach Resorts amazingly varied watering holes and dining venues, or venture out to Pacific Grove or Carmel, you’ll feel like you won, no matter how you played that day.

Grammy-Award Winner Alan Silvestri’s Carmel Highlands Estate

Set on a stunning knoll in the mythical Carmel Highlands with sweeping views of the Pacific Ocean, a Central Coast estate has provided decades of inspiration for Grammy-award winning composer Alan Silvestri and his wife Sandra. Enjoying a rare privacy afforded by being set on 14 acres between two quiet roads, the couple spent more than 10 years restoring the main house and three guest properties, while working and living on site, raising three children, and launching Silvestri Vineyards.

In the late 1980s, tiring of Hollywood, the Silvestris visited a friend in Carmel and wondered if they could relocate to the Central Coast while Alan continued his flourishing career composing soundtracks for films like “Romancing the Stone,” “Back to the Future” and “Who Framed Roger Rabbit?”

“We were struck by how beautiful it was, and the air and the ocean and the wildness and everything,” Sandra shares. “We’d been married 10 years and had a fiveyear-old and so this was kind of a natural thing."

While visiting 72 Fern Canyon Road, just minutes south of Carmel-by-the-Sea in the tranquil Carmel Highlands neighborhood, on the eastern side of Highway 1, the couple were awed by the incredible setting. Magical structures crafted of stone and wood promised a variety of creative environments for Alan’s composing, while the jaw dropping vistas of Point Lobos set in the misty air reminded them of the plein air art captured on site by former residents. There was also an old stone wall on the property that served as a personal touchpoint. Since he was a child, Alan’s mother spoke of her longtime wish to have a house with such a structure.

“[Everything] kind of fit into his historical profile with his family,” Sandra says. “We just went for it. It was kind of a big risk.”

Alan concurs, noting that moving into “a magnificent place from days gone by” in Carmel was exciting, but an uncertain proposition for his career.

“We took a leap,” he says. “There was no doubt about that. We didn’t know how my business was going to react to it. The first confirmation we had was [while I was composing] my first film in the house, "The Abyss." When we saw [director] James Cameron driving down the driveway, we knew, ‘Okay, he was willing to come here and maybe this will work out.’”

After sorting out that Alan could thrive in his career while composing on the property, the couple, who have now been married 48 years, found themselves “embarking on an adventure” as they started restoring the property.

Nicknames for each building are based upon past and present uses: the main house, with a total of 5,697 square feet of living space, along with a large basement used as a wine cellar and garage, served as the eventual home for the family. The Silvestris expanded the footprint of the house slightly, which now offers 5 bedrooms and 5.5 bathrooms. There are also multiple family spaces, two offices, and a large family room complete with a Steinway.

“I had an in-house office, and we had a piano in the living room, so I'd come down at the end of the day and work on the thematic material for every one of the movies while hanging out with Sandra and the doggies or the kids,” Alan says. “Short of recording with the orchestra, everything was written and created in this space.”

A small guest house, known as “The Cottage,” or “The Cedar Box” was once a schoolhouse for local children and is an intimate 774 square feet.

“When we bought it, it had girls’ and boys' bathrooms and cubbies and a fire alarm,” Sandra notes. Alan wrote the score for “Night at the Museum” in the building, along with many more.

“I remember working on “The Mummy Returns”, starring Brendan Fraser, in The Cedar Box and it was just incredibly cozy,” Alan says. “It’s like you're in a little log cabin and it just has this warm fantastic feel.”

The castle-like structure known as “Turret House,” is 641 square feet and serves as Alan’s studio, with a stainless-steel spiral staircase in one of the turrets leading down to a garage underneath.

“When I’m writing, I kind of have to enter into these characters,” Alan explains. “I re-

member sitting in The Turret House writing the original “Avengers” theme, and [getting into the head of ] Thanos, and then walking down from the writing room and Sandra saying, ‘What’s up? Why do you look kind of grey?’ I said, ‘Well, I've been killing Natasha [played by Scarlett Johansson] all day long. I can't stand it anymore.’”

The Guest House, also known as The Offices, has three levels totaling 5,063 square feet, with a theater on the top level, a two-bedroom, two-bath apartment with a full kitchen and laundry on the main level, and multiple offices and a recording studio in the basement. Alan composed the score for “Forrest Gump” in the basement of the Guest House. There is also a detached garage with over 1,000 square feet of space. The sum of all the buildings creates a combined total of over 12,000 square feet, 9 bedrooms, 10 full and two half baths, and 7 garage spaces.

Stories of prior residents and visitors, including painter Ada Howe Kent, an Italian philanthropist, and college students who took classes in the main house, which was once Stanford University’s Behavioral Sciences Institute, have poured in over the years.

“It’s a well-loved house in the community, because people come up to us all the time and say, ‘Oh, I got married there,’ or ‘I went to language classes there,’” Sandra shares.

Elements left in the home were carefully restored or updated as needed, using local materials, including Highlands’ stone, and local artisans. The Ahwahnee hotel in Yosemite National Park and a Craftsman sensibility influenced the project design.

Meanwhile, Alan more than proved he could simultaneously live on site during construction while composing for hits like “Back to the Future II and III,” “Father of the Bride,” “Super Mario Bros.,” “Parent Trap,” “Castaway,” “The Mummy Returns,” “Lilo & Stitch,” “The Polar Express,” “Night at the Museum,” “The A-Team,” “Captain America,” “The Avengers,” and many, many more.

“We were up for [this endeavor],” Alan says. “We knew that the land, the site, was very special and we knew that if life went a certain way, and if we had means, we could at our own pace start to work through each of the structures, which is what we did. We did it always with the intent of a renovation consciousness, rather than, ‘Let’s get rid of all this and do something new.’ We wanted to restore what it was, and of course we made lots of improvements as we did.”

An original arch motif carried throughout the home was duplicated wherever possible, found in pocket doors, barstools, window panes, and more. The shape became the Silvestri Vineyards logo when the couple purchased land in Carmel Valley and started growing grapes, eventually adding a tasting room in Carmel-by-the-Sea.

“What Sandra did with that motif design-wise was pure music consciousness, because it is all variations on a theme,” Alan shares. “It is a central core design element that was part of the original property and she just took that and placed it everywhere, just like I would do with a piece of music, a theme in a film, where you would weave it through the entire score, and make it slower, faster, brighter, played by a solo instrument, played by all the strings…She did the exact same thing with the motif in the house. It’s in the concrete of the pool, it's in all the windows, it's in drawer pulls, it's in dish racks, it's disguised in the railings. It’s permutations of this thematic element, and I know from my musical experience that it brings a kind of cohesion and connective tissue to a piece of art.”

As discoveries and issues with renovating came up, the Silvestris were happy to hop from building to building in a construction timeline that included starting with building a dream kitchen in the main house for Sandra, then an ocean-view swimming pool with a waterslide for the children, and next, a tennis court for Alan’s father, who had wanted one his entire life. Alan’s parents spent the last 25 years of their lives living on site with the family, a fact Alan notes brought much joy and peace to the extended family. Being able to work steps away not only maintained familial closeness but allowed for constant supervision of the construction.

“I just always loved being around, and we actually loved the idea that we did not have to leave the property during this renovation, which took over 10 years, because literally at the end of the day when everybody leaves, you walk down and it's like, ‘Why is that plug not centered in the middle of the wall?’” Alan reflects.

“We would catch all of these things every day and it allowed us to get the project more of the way we wanted it to be.”

Throughout the entire project, misaligned plugs and all, the environment provided a centering and inspirational effect for Alan’s work.

“I think there's a profound effect to be surrounded by beauty,” Alan says. “I think the way folks manage that in a city environment like New York, for instance, is that you have so many institutions that are sources of beauty: concert halls, museums…In Carmel, you just have to walk out the door and it's not just a bit beautiful—it's spectacularly, overwhelmingly beautiful.”

When composing the soundtrack for the film, “Here,” Alan found echoes of his own life surrounding him.

“I was working on the scene with Robin Wright and Tom Hanks and looking down at the place where my mom and dad were sitting next to each other in the exact same way,” he recalls. Other films were similarly reflected in his environment.

“When doing “Castaway,” I was looking out the window at Point Lobos and so much of that geography was inspirational,” he says. “I think it had a tremendous effect on how the notes came out.”

Currently working on the newest Avengers films that star Robert Downey Jr. as “Doctor Doom,” Alan shares that at times, all the beauty around him can be temporarily distracting for certain kinds of creative work.

“In The Turret House, I have this big view of the main house and beautiful greenery and the ocean, but I have the blinds down,” he laughs. “When I was composing the scene where Natasha Romanoff was hanging off the ledge in “Avengers: Endgame” and it was the day she dies, I didn’t really want to see Point Lobos. But when the day is over and you pour a glass of wine, then you go, now I want to see Point Lobos and that beautiful Pacific Ocean.”

Be sure to make an in-advance reservation for an early dinner at the Sierra Mar restaurant at Post Ranch Inn. One of the area’s renowned tasting menu dining experiences, Sierra Mar combines breathtaking cliff-top views with creative “farm-driven” fare, with ingredients like Monterey abalone, seaweed, and Big Sur sea salt.

Upon waking in one of Carmel Realty’s rentals on day two, hit the road to stop at Deetjen’s Big Sur Inn. After having worked up an appetite in your class, the next-door bodega serves specialty drinks and satisfyingly flaky pastries to hold you over. From the river, you will head five miles further south to The Hawthorne Gallery, an intriguing wood and glass architectural structure that houses the paintings and sculptures of dozens of prominent artists. Across the highway is a crown jewel, Nepenthe, where people come from all over the world to grab an Ambrosia Burger with a side of surreal views. Despite the inevitable lunch rush that leads to longer wait times, it’s worth it. While you’re there, don’t forget to pop into Nepenthe’s gift store, the Phoenix Shop, that has the perfect balance of high-end items and bauble-type souvenirs—purchase a piece of jewelry, a book or journal to remember your trip.

If someone in your group has their heart set on seeing redwoods on the way home, Andrew Molera State Park provides a trail to a small grove. Most of the trails are around two miles round trip, and there’s beach access if you’d rather feel the sand beneath your toes. When you return home to Sea Breeze, fire up the barbecue included in your rental, and enjoy a relaxing last night grilling your favorite foods with loved ones.

Held at an elegant estate with front-row viewing of the tournament, delectable local cuisine, and a relaxed atmosphere, the party was an opportunity to show our appreciation in a personal and meaningful way—it was a heartfelt expression of gratitude toward the clients who’ve supported our vision and helped us grow.

During Monterey Car Week in August, Carmel Realty Company was honored to serve as the presenting sponsor for the Ferrari Owners Club 2nd Annual Concours Carmel, a stunning display of automotive excellence bringing together enthusiasts, collectors, and philanthropists in celebration of Ferrari’s iconic legacy. This incredible event supported local charities that hold great significance to our company: First Tee–Monterey County, Carmel Harrison Memorial Library and The Carmel Foundation. The event, situated along Ocean Avenue and Dolores Street, was a perfect blend of luxury, craftsmanship, and charitable giving.

One of the most meaningful events we hosted this year was a dinner benefiting First Tee–Monterey County, a nonprofit organization dedicated to positively impacting the lives of young people by providing educational programs that build character and instill life skills through the game of golf. Held at Carmel Realty’s listing in Pebble Beach, Bella Vista, we were proud to raise significant funds for First Tee, which will directly support their programs that offer mentorship, scholarships, and the opportunity for young people to develop skills that will serve them both on and off the golf course. This event was a reminder that, at Carmel Realty Company, the relationships we cultivate extend far beyond business—we are committed to making a lasting impact in our community and supporting the next generation.
