HOW TO CHOOSE A COLOR STORY

Color S tory HOW TO CHOOSE A

WRITTEN BY TRACI ZELLER DESIGN BY TRACI ZELLER PHOTOS BY DUSTIN PECK

Whether you’re looking to create a room decked out in neutrals or a bold, colorful space, it’s vital to spend time creating the perfect color story for your design before committing to any furnishing or décor. Simply put, a color story is a palette of colors you plan out to make a certain style statement throughout your space.

10 | Beautiful Design Made Simple

FOR YOUR SPACE

While some designers like to use artwork or inspiration images to dictate a room’s colors, I begin every design project with a multicolored fabric. I call this the “bridge fabric” because I use its colors as the bridge across every item I select for the space and, ultimately, across every space in the home.

HOW TO CHOOSE A COLOR STORY

For the project pictured here, I used a Chiang Mai Dragon fabric from Schumacher in China Blue as the bridge fabric. I make sure to look for bridge fabrics that include at least one neutral, and because I always treat navy blue as a neutral, this fabric provided the room with a good base in creams and navies. I then pulled in the cobalt as a lively accent color, giving the whole space a vibrant, but still classic, look and feel. To find your room’s bridge fabric, start with colors you love. Then, working within those color families, pull a variety of fabrics in multicolored florals (my go-to for bridge fabrics), geometric, or abstract patterns and see what you respond to. You’ll soon notice you’re gravitating toward certain shades and combinations again and again. Using that to edit down your choices, focus in on finding one you love to be your bridge fabric. I can’t mention patterns without giving you a few tips about using them in your rooms. Be sure to vary the size, scale, and types of patterns you use within your space. In other words, refrain from using all large graphic patterns; all tiny, busy patterns; all florals; or all stripes. Furthermore, if you’re a bit shy about using patterns and/or are concerned a fabric might be overly busy in the space, one of the best solutions is to use that pattern as draperies. I know it sounds counterintuitive because you’re using the very pattern you’re afraid will be overwhelming as a major element within the space. But because they pleat down when hung at the windows, as opposed to stretching flat on a chair or sofa, you’ll be getting only the colors and the movement of the pattern, not its full effect. Trust me; it works every time! Once you pick your bridge fabric, you can pull the color story for your room from it. That doesn’t necessarily mean that everything you select for the space needs to perfectly match a color in your bridge fabric. It does, however, mean that every color you bring into the space needs to “play well” with the bridge fabric’s colors. That said, I do frequently select a room’s paint color directly from one of the bridge fabric’s neutrals.

11

12 | Beautiful Design Made Simple

HOW TO CHOOSE A COLOR STORY

With your color story in place, you can begin selecting all the items that will go into the room. Save choosing a paint color until you’ve found your main furnishings because it’s far easier to find a paint color that goes with a sofa than the other way around. Another trick I love for working within the color story is to use decorative carpets instead of area rugs. Frankly, finding a one-of-akind antique rug in exactly the right colors and size can be a long shot at best, but decorative carpets come in a wide variety of colors and patterns and can easily be cut and bound in the perfect size for any space. From there, you’ll want to expand the color story for the whole house. That involves varying the intensity and ratio of the colors. For example, using the bridge fabric from this space, you might then create a room that’s primarily navy with accents in cream and the fabric’s paler blues.

Another room could be done in whites, grays, and creams with notes of the fabric’s teal blue, and still another room, in a lighter teal (as if you added white to the fabric’s teal until it was just a light wash of bluegreen) with navy and white accents. As a final step, create even more continuity between your rooms by layering in finishing touches, such as books and fresh flowers in hues from the color story, throughout the entire house. Happy designing!

SOPHISTICATED FAMILY-FRIENDLY HOME

There is something to be said about having an elegant grown-up home that’s also kidfriendly. It’s always been my goal to have my children learn to live around nicer objects and understand the value of a well-decorated home. It’s how I grew up, so I know it’s possible. It’s tempting to wait until the kids are older, but why not teach them to respect personal belongings while also having a beautiful backdrop for memories to be made? Having a sophisticated home that functions for your growing family is achievable. So many of the homes that we design are for young and growing families, and this home is no exception. In developing the design for this fourbedroom family home, I truly wanted it to be sophisticated but functional. With a little extra thought and creative planning, it could be done. Following are some key design tips to creating a cohesive, functional, family-friendly home.

Start by considering how you actually, rather than should, use the space.

Start by rethinking the purpose of the rooms in your house, and change them up to suit your everyday living. Planning the space in your home can be a struggle. Start by considering how you actually, rather than should, use the space. These two perceptions can be vastly different. With careful observation and a little thinking outside the box, you can redo a layout so that it fits your modern lifestyle. I continually remind my clients that how they think a room should function is not always the most efficient way for it to function.

16

The longer you live in a space, the less you see its flaws and how it may not be functioning as well as it could for your family.

The longer you live in a space, the less you see its flaws and how it may not be functioning as well as it could for your family. As a designer, I often consider changing the purpose of a room to suit my clients’ lifestyle. That’s exactly what we did for this bright and airy Lindvest home located in the Aurora Glen community. The community is north of the city in the heart of green trees about a stone’s throw from modern conveniences, a perfect place for a young professional family to put down roots. It provides an easy commute to the big city but with loads of space to grow. The home needed to function for the modernday couple with kids. In this house, we swapped out the traditional living room at the front of the house for a home office with custom built-in shelves. Many modern families no longer have the need for a formal sitting area, and, although it’s nice to look at, it’s not practical. We added some extra personality by cladding the backs of the shelves in a rich navy grasscloth wallpaper to add depth. The cabinets below can hide toys or board games for occasional playtimes as well. This small, sunny zone is now a convenient place to sit back and read a book or squeeze in a conference call to the office. Another great example of repurposing a room is the area that was intended to be the formal dining area. We converted it into an open space for entertaining instead. A great eating nook already existed, adjacent to the kitchen, where the family enjoyed all their meals together, as well as island stools. So the dining room felt redundant for a young modern family. The grand piano steals the show. Just because the room isn’t being used the way the builder intended it to be used doesn’t make it wrong. It makes it yours! Beautiful Design Made Simple | 17

18 18 | Beautiful Design Made Simple

It’s a modern age, and family homes need to adapt to the times, not only with open-concept layouts but also with style and furnishings. This is why I favor a mix of old, and new. Get rid of your old stained college futon! Nobody wants to sleep on it anyway. But it doesn’t all have to be new and modern. Traditional and contemporary design elements when blended together create a friendly and inviting atmosphere without feeling like you robbed a big-box store. As a designer, my goal is always to create spaces that feel both modern and classic and are comfortable. In this home, we achieved that feel using contemporary fabrics and traditional architectural details, such as the crown molding. Family life calls for a home that is both fun and functional for social gatherings while offering quiet areas, such as the fireplace, for curling up with a book.

Sophisticated design is easy, but high-end design that is also practical can seem impossible. Just remember that family-friendly homes require flexibility. I always recommend going with a wipeable, washable, neutral paint, like Benjamin Moore’s AURA line. It has a luxe matte finish that is also easy to wipe dirty fingerprints from. Artwork also adds loads of personality to your home. It should evoke a mood but, more important, is how it makes you feel. Select art that speaks to your soul. We chose some playful pieces for this home, such as the Campbell’s Soup artwork. Other ways to add personality to your space are with unique lighting, fabrics, and wallcoverings. I adore vintage lighting or anything that starts a conversation. It’s a great way to elevate the look of any room. You can also splurge on lighting without worrying about kids’ sticky fingers because it’s usually far out of their reach! Having a little fun with color adds to the familyfriendly vibe in this house. The fun and colorful pillow covers all have zippers so they are easily removed for washing. Designer tip: Whenever you buy pillows, ensure that they have a zippered cover that’s removable. If they don’t have this, then don’t buy them! A bright, bold area rug in the family room adds personality to the otherwise classic bones of this home. It’s a “second life” rug, which means it was a rug in its former life that was then dyed a rich shade of pink and now has a new, modern look. What’s great about these rugs is that they are incredibly durable and hide every bit of dust and fallen Cheerios. Wallcoverings add loads of personality and can be super playful, such as the one in this powder room. It’s a true gem, a hidden corner with playful cactus wallpaper and a sleek black faucet. It’s a fun little surprise waiting around the corner for guests.

SOPHISTICATED FAMILY-FRIENDLY HOME

Bedrooms are a great opportunity to add personality and have a little fun. The nursery is playful with adorable fox-patterned wallpaper and modern furnishings with cute little accents. Also sporting fun wallpaper, the kids’ room has a unique “secret” closet/ den where homework can be done and clothes can hang in the custom wall closet. Adding a sliding barn door to separate the two areas allows you to hide any teenage mess! Built-ins are a great way to improve functionality by creating dedicated storage. We design built-in cabinets and closets every chance we get. They elevate the look of the home while adding much-needed functional storage.

We design built-in cabinets and closets every chance we get. They elevate the look of the home while adding much-needed functional storage. Sophistication all comes down to the details. Adding the coffered ceiling detail and large crown molding elevates the design. A soft palette in the kitchen with rich leathered granite counters and marble backsplash tile adds texture and warmth. The kitchen is the heart of the home and needs to function but also be interesting to look at. We decided to add a glass cabinet for display items with easy access to cookbooks. The wallpaper backing is a whimsical and subtle touch. We used a trending matte black with soft grays contrasting with warm brass.

20

Always consider the material and finishes in your home, as well. Upgrading builder finishes truly elevates what would otherwise be a simple house. Throughout this home, the traditional-style interior doors are painted a rich, contemporary black and have sleek door handles to match. The engineered oak hardwood flooring throughout the main floor balances with the natural marble mosaic tiles in the entry and powder room. Wallcoverings can be used in nontraditional ways, too. In this master bedroom, we created a true jewel by adding textured grasscloth wallpaper to the tray ceiling. It’s a bright and spacious corner bedroom leading to a large en suite complete with soaker tub, curbless glass shower, and double vanity. We chose to up the wow factor here by adding gorgeous large-format tiles to all the walls. The soft grays match perfectly with the marble mosaic floor tile and gray stone countertop. The cool gray tones contrast beautifully with the brass faucets and fixtures. A stunning modern chandelier hangs above the tub, adding extra sparkle. Think beyond the traditional uses for rooms, and live your life through design that suits how you wish to truly live every day.

In a family-friendly home, the children’s needs generally take priority over the adults’, but in this home, both the adults’ and children’s needs were considered. Designing around the interests of her clients, Cynthia Soda integrated several pockets of interest within an open-concept layout to create a customized, adult-friendly space to facilitate after-dinner cocktails and conversation. LAKE HOUSE RENOVATION

When our design studio was asked to collaborate on a lake home, we were all-in. After all, whole-home interior design and product management is what we are here for. For this project, our clients had established the majority of their design intent with their architect, and we were to be handed the baton to take off with finishes and furnishings to complete this gorgeous lake cottage.

DESIGN DIALOGUE At our first few meetings with the owners, we spent a majority of our time defining the types of users and timeline of how the home would be utilized. Through this dialogue, we learned that this lake home was to be a final retirement home for the owners to enjoy along with their grown children and their spouses as well as grandchildren. In many scenarios, we find owners wanting to downsize their retirement homes without realizing how their grown children’s families will fill the home later on. This family placed a large emphasis on creating a space for their grandchildren to ensure the home would be friendly

26

for little ones during each phase of child-rearing. We came to understand a few main goals of the space: • • • • •

Create an entertainment space for family and guests. Provide a private space on the lower level for the owners’ grown children and grandchildren. Make the home grandchildren-friendly and plan for future growing families. Provide a private space on the main level for the owners while keeping in mind aging-in-place design features. Use low-maintenance finishes that will withstand the traffic of multiple families and guests.

With the help of the clients’ architecture firm, we laid out a lower-level bar that tied seamlessly into the exterior patio bar, allowing plenty of room to entertain. The bar also provided a space for preparing snacks or warming bottles for the grandchildren. We also assisted in laying out a series of bunk beds in the loft for the little ones to use as they grow older, allowing plenty of extra sleeping and playing space.

The main-floor master bathroom was designed to house a custom tile shower and walk-in therapeutic jetted bathtub. We integrated the tile design in the shower with the bathtub surround to bring the beautiful mosaic marble farther out into the room. The mosaic happens to be the same tile used in the kitchen backsplash—again, tying the finishes together throughout the home.

PLANNING AND PRICING A natural outcome of the design intent dialogue is to form a budget. The dialogue may not necessarily produce a number but rather an intention—an intention to spend money on certain focal points or high-quality finishes and to spend less money on other areas. We helped weigh these scenarios with the owners and landed on a few cost intentions: 1.

2. 3.

A high-performing wood look for the main flooring throughout the home, using a material that is able to withstand sandy feet from the beach and plenty of foot traffic High-performing painted cabinetry with an easily cleanable surface because painted cabinetry has a slightly more delicate surface Color accents that carried some of the color throughout

After our initial meetings, we moved on to the product and research portion of the design phase. This is where finishes are pulled, design palettes are formed, and the interior finishes are dreamed up. As a Carpet One Floor & Home retailer, our expansive showroom and extensive product knowledge make this process easy. We understand what price points we should stay around for larger purchases, such as the main floor covering and cabinetry brand or construction. Our clients appreciate our showroom options, meaning we can design and then shop at our own showroom. This saves them time searching multiple locations and obtaining multiple bids. At our showroom, we can control the design intent and price shop our own product offering. The design is never sacrificed, but the product price point can be tweaked to ensure the clients are getting everything they need at a price that works for them.

Jackson Hill Plank in Lighthouse Marina II by Invincible™ LVT

For this project, we chose a Carpet One LVT, knowing it would give us the perfect soft cottage wood look but perform for the owners’ high-traffic demands, all while staying within budget. The cabinetry was fully customized for this project but without the custom costs. The cabinets have a substantial ⅝-inch furniture-board construction, which provides plenty of strength without the higher costs of plywood construction along with a factory paint surface. Countertop choices gravitated toward a quartz product, which again allowed us to keep costs in check but provide an easily maintained surface. The exception on the manmade quartz countertops was the outside bar surface, for which we chose a natural quartzite so the sunlight would not affect any resins that make up the body of a manufactured quartz material. Included in our planning and pricing phase is producing cabinetry drawings and 3-D computer renderings and finishing inspiration boards and sketches of tile and flooring installation. We gather all these details and bring the owners back into the showroom to present all the ideas. The presentation also includes our written scope of work, which details the initial pricing and, usually, a few a la carte pricing options.

Beautiful Design Made Simple | 27

During this lake cottage design planning phase, our clients trusted that their team would not lead them astray from some fun finishes, so we didn’t hold back. We landed on a few main finishes with a bold pop of a custom navy-blue pantry wall. Our design process differs slightly in that we have our more-than-10,000-square-foot showroom at our fingertips. We can easily research, source, order, and install any interior finish. This makes our projects much less stressful on the clients and their builder; we are their only contact for all finishes and installation.

28 | Beautiful Design Made Simple

LAKE HOUSE RENOVATION

IMPLEMENT AND INSTALL Once final designs and pricing are agreed on and paperwork is signed, products are ordered, installation drawings are refined, and installation schedules are prepared. Plenty of site visits happen during this phase, when we take final measurements as well as meet with our installers to review final details. This phase of project management also shifts our focus from the clients to the installers as we step into the project management portion of our work. We take care of all the phone calls and lastminute questions so our clients can focus on their own work and families and leave their project in our hands. We coordinate deliveries and installation to ensure tradespeople are not working on top of one another so that the project flows seamlessly. We thrive on this dance of product installation, and we know that, when all the interior finishes come from one location coordinated with one designer, the installation is much easier on the clients and the contractors. At the conclusion of the product installation, we meet with the owners and contractors onsite to do a final walkthrough. This is when we hand the owners their final care and maintenance packet. We go over warranties and explain some basic cabinetry adjustments should they need them. This day is so exciting because the clients often gush about the final outcome and how our team performed for them, which is always rewarding to hear!

29

I never say a final goodbye to my clients at the last walkthrough appointment. I enjoy my clients so much and get to know their families intimately. I usually see them in town or on the lake or contact them to say congrats on a new grandbaby. That is what makes my projects so enjoyable—the relationships formed during the design and construction process. THE GREAT OUTDOORS

Before You Purchase Outdoor Furniture . . .

CONSIDER FUNCTIONALITY First things first—take a minute to envision how your outdoor space will be used. Would you like to spend your summer evenings dining outdoors? Will you be hosting pool parties? Are you looking for somewhere to escape with a good book in your hand? These are all important questions that will play a valuable role in selecting furniture. Planning on a sunset dinner? Then, you will need a dining table. Kids running around in swimsuits with pool toys in tow? Then, waterproof items are a must. Do you want the outdoor space to be your escape? Then, you need extra-comfortable furniture—a must for all scenarios.

CONSIDER YOUR CLIMATE You must consider what the weather will bring. Are your summer months hot and dry, or are humidity and frequent rainstorms the norm? Why is climate important? Simply put, not all outdoor furniture materials are suited for all types of weather. Stick with this simple guideline:

MARTINIQUE SOFA by Lloyd Flanders Relaxation meets high style with the Martinique Sofa by Lloyd Flanders. Friends and family will love gathering among these plush cushions—it’s the perfect place to lounge.

Rain and Moisture

If rainstorms and high humidity levels are par for the course, rust, mold, and wind are factors that you must consider. •

Choose a material that will stand up to the moisture-prone elements. Teakwood is a great option because of its natural highoil content and inherent strength. Woven vinyl is another water-resistant material to consider. Opt for hydrophobic cushions and pillows because they drain and dry more easily, are hypoallergenic and antimicrobial, and resist mold and mildew. Wind can topple over furnishings, so choose something heavy, and secure throw pillows and cushions.

Sun and Heat • •

Select 100 percent solution-dyed acrylic fabrics because they will resist fading and staining and they are easy to care for. Place furniture in a shaded area when available, and shelter pillows and cushions from excessive sunlight.

CONSIDER STORAGE WILDWOOD HIGH-BACK PORCH ROCKER by Lloyd Flanders A rocking chair brings a whole new level of cozy to your favorite outdoor space. The Wildwood High-Back Porch Rocker by Lloyd Flanders features a unique heather gray teak finish and comfort-scale seating, making it perfect for every outdoor patio.

36

Protecting your outdoor furniture will add years to its life. Furnishings should be sheltered from harsh elements during the off-season. It is highly recommended to make room in your garage or basement for these furnishings. However, if storage is tight, never fear; there are many foldable and compact furniture options that can fit into small spaces or easily be taken apart.

BEFORE YOU PURCHASE OUTDOOR AREA RUGS Keep your patio furniture grounded by placing it on a stylish area rug. An area rug will create visual interest and make your patio feel cohesive and cozy. Advancements in textiles have provided all-weather rugs that can withstand all kinds of elements.

Material Matters

Outdoor area rugs are made of modern fabrics that can weather the elements. Still, every textile has pros and cons to consider.

Synthetic

Synthetic rugs are among customer favorites due to their vibrant colors; range of durability; and resistance to fading, mildew, and mold. They are water resistant, lightweight, and inexpensive.

Natural

Natural fibers, such as hemp, sisal, jute, and seagrass, can add texture to a space and are strong performers. Natural rugs should be sheltered from precipitation.

Sizing and Shape

Consider the size of your deck, patio, or porch before purchasing an area rug. Choose area rugs according to the furniture being placed on them. For instance, a round dining table would look great on a round rug, whereas a group of couches and a coffee table may look best on a rectangular setting.

BOHO IN RED by Kaleen Infuse style into your outdoor space with classic vintage patterns. The Boho Patio collection by Kaleen was made for both indoor and outdoor use, featuring UV protection and a nonskid backing.

As a general rule, all furniture legs should sit nicely on the rug. Chairs around an outdoor dining table should be able to be pulled out with all legs remaining on the rug. Allowing for about two extra feet of area rug around the perimeter of the furniture is a good rule to follow.

Outdoor Rug Care and Maintenance

Shoes, bare feet, and pet paws are bound to track dust and dirt onto your precious area rug. To extend the life of your rug, remove dirt often. A light vacuuming will go a long way, but, if that’s not an option, shake the dirt loose. It is also recommended to flip your rug over once a month to keep the fibers evenly worn. At the end of the sunny season, make sure to clean your area rug. This will help prolong its life. Area rugs should be properly dried, rolled up, and stored in a safe place during the off-season. This will protect them from the harsh elements as well as unwelcome critters. Finding the right furniture and area rugs for your airy oasis will ensure that you spend the bulk of your time soaking up the sun and enjoying your relaxing space, not cleaning and maintaining it. With so many options to choose from, you are sure to find the perfect pairing for a sensory-rich outdoor space.

MARION LIGHT BROWN by Couristan Rich in texture, the Cape Collection by Couristan is offered in a range of classic shades and linear patterns. Innovative fibers ensure this rug is weather and fade resistant, making it the perfect addition to a lively outdoor setting.

6 Landscaping Ideas BUDGET-FRIENDLY

WRITTEN BY RACHAEL BAIHN

BUDGET-FRIENDLY LANDSCAPING TIPS

Putting time and energy into the outside of your home is just as important as upgrading the interior. The right landscaping can boost a home’s curb appeal and provide a wonderful space for your family to enjoy the outdoors. While some landscaping upgrades are costly, there are plenty of options to beautify your yard without breaking the bank. Check out these six budget-friendly ideas to create a gorgeous yard.

Use Native Plants

1

Adding native plants to your landscaping is a great way to save time and money. Native plants are accustomed to your climate and easy to find in most nurseries. Their abundance means they usually don’t cost as much as nonnative options. And you won’t have to replace them or water them very often because they’re already tailored to the environment. You can also save money by asking friends or neighbors for plant cuttings. Healthy and mature plants usually spread well, and cuttings can be a great way to add a beautiful plant to the garden without having to buy it.

40

1

Encourage Local Pollinators

2

Adding pollinator plants to the garden allows you to watch nature in action. Native pollinator plants that provide blossoms for hummingbirds, bees, and butterflies can create a lot of buzz in your garden. Placing those plants near windows or outdoor living areas makes it easy to view your visitors. Add a hummingbird feeder or two to the garden to watch the quick movements of these birds.

Spread Organic Mulch

Budget-conscious homeowners know mulch is beneficial for healthy plant growth. It also saves you time and money by cutting down on weeding and watering. You don’t have to spend a lot on loads of shredded bark. You’ll find free organic mulching options in your own yard! Bag your lawn clippings and spread them around your landscaping for an easier and cheaper way to feed the grass and plants. The green clippings will eventually die and turn a golden-brown color that looks great. If you want to mulch your yard all at once, ask neighbors for their lawn clippings to fill in the empty spots of the lawn.

3

2

Build a Firepit

4

Nothing brings people together better than snuggling around a cozy fire. You don’t have to spend a fortune on a contractor to build a firepit. A few cinder blocks or bricks and a DIY guide, and you should be able to build one in a day. You can usually get bricks on sale at the end of the season.

Trim It Yourself

4

5

Mowing the lawn is a big chore, but is crucial to keeping your yard looking great. Mowing the grass yourself (or having a child do it) is an excellent way to cut down on expenses. Create a regular mowing schedule, and teach others in your family how to mow, edge, and feed the lawn. Check for weather conditions to make sure you don’t end up going too long between mows when rain is in the forecast.

Invest in Solar Lighting

5

6

There are plenty of solar lights available on the market that help illuminate your landscaping. Solar pathway lights are very reasonably priced and are often used to line a walkway. Other solar lighting options include string lights, which won’t add to your electric bill and will make your backyard more inviting. Solar spotlights near a favorite plant will showcase your garden by drawing attention to plants after dark.

Landscaping your home is a great way to upgrade its overall look. Healthy lawns and gardens can draw attention to your home and create an outdoor living space that is both beautiful and peaceful to enjoy. Consider these six budget-friendly landscaping ideas for your yard to create an outdoor oasis you and your family can enjoy.

Technology of the Future: Style from Today’s Trendiest Homes

Beautiful Design Made Simple | 43

WATERPROOF FLOORING

It’s no secret that, in today’s world, most homeowners’ have active lifestyles. With kids, pets, and a slew of things to do, it always seems like there’s never enough time in the day. We are frequently worried about what’s next on our schedule, work tasks, and spending time with our loved ones. With chores often adding up and no end in sight, we ask ourselves how we can get more time in the day. Investing in flooring that is stylish but also works with your lifestyle is a great place to start. Maybe you’re dreaming of a floor that does everything for you. Perhaps you’re envisioning a floor that is classy, trendy, and capable of handling the day-to-day activities of your family. Today, you don’t have to dream; waterproof flooring is just that. Stylish, trendy, and functional, waterproof floors change lives. Choosing waterproof flooring means choosing a floor that works with your lifestyle, allowing you to live a more abundant, vibrant life, all while not sweating the small stuff. So what exactly are waterproof floors and what do they mean to you? Waterproof floors are durable, fashionable, and attractive. With waterproof floors available in luxury vinyl, carpet, and even hardwood options, it’s impressive how far flooring has come. Dull, high-maintenance floors are a product of the past, soon to be forgotten. These new waterproof options provide a whole new level of performance flooring. Many years ago, home design wasn’t like it is today. Styles from the past concentrated on structure and functionality. Unsightly, dysfunctional, and inefficient floors were not the focus of the home. Today, flooring has become one of the fastest-growing markets for new products. Now, the focal point of most home remodels, flooring creates a gorgeous canvas for home design of any type. Changes in trends, where wall colors and décor have become plentiful, have all contributed to the change of heart in home design.

44

Today, we center our home design on our flooring choice. That’s part of the reason stylish floors have risen in interest along with functionality. Dripping in style and classic charm, wood-look flooring options continue to gain and keep the attention of homeowners. A front-runner in luxury vinyl, Invincible™ H2O™, is the heart of fashionable wood-look flooring that blends personality with performance. The collection is vast with choices to fit your cohesive design, whether it’s cozy chic or modern. Invincible H2O is a classic choice for a bright and airy kitchen and upscale enough for a stone-covered, luxurious bathroom, where hardwood would not be possible. Just because waterproof flooring is functional does not mean it cannot also be appealing. Waterproof floors combine fashionable designs and a practical solution to the eternal question, “What if something happens?” Truth be told, most of us don’t think about the consequences of damaging our floors by something as simple as a small liquid spill. However, it’s a legitimate concern that many people don’t consider until it’s too late. Damaged floors due to miniscule mishaps happen all the time, and, unfortunately, they are often irreparable. More time, money, and effort are required to replace flawed floors. Why not have peace of mind and protection from the get-go? With waterproof flooring, it’s all possible.

The flooring industry has responded to the importance of floors and the intense scrutiny of flooring options over the years. Technology has made it possible to achieve what most thought impossible—waterproof carpet. Patterned, solid, or a combination of both, carpet maintains its status as an intimate addition to homes of all types. Simply put, no other flooring type is soft like carpet. Desired by many but unknown to most, Oath by Resista® is waterproof carpet; it is also pet-proof and, ultimately, life proof. The fusion of carpet and technology has created a product that is unlike any other. How does it work? The waterproof backing system coupled with specialized dye chemistry causes liquid to stay on top of the carpet, rather than sink in. For you, that means the ability to pick up a mess on the surface, rather than deep scrubbing into the padding. With colors that don’t fade or deteriorate, the headache of having to deal with carpet problems can be erased and forgotten. Complementing your home with carpet is not a thing of the past but, instead, a comforting investment in the impending future, which always seems to come too quickly! With time on our minds, it’s imperative to think back to those one or two available flooring options of the past. In addition to carpets, hardwood floors have continuously

brought an alluring presence to homes, to the delight of homeowners. Distinctive, genuine, and incomparable in charisma, hardwood shines in any application. Imagine if you could get both hardwood and waterproof flooring. Today, that is possible! Resilient and dependable, we personally treasure the uniqueness of Hydrotek™ flooring—waterproof hardwood. Waterproof hardwood? How is that possible? Designed with active homes in mind, this waterproof hardwood is engineered with a new generation core that is common in luxury vinyl floors, meaning that water does not seep through the layers into the subfloor beneath. Hydrotek has a genuine wood veneer construction that creates dimensional stability while providing an amazing presence on the surface. We can’t think of a better way to enhance home life than by getting stunning hardwood floors that are pleasing to the eye and your lifestyle. Whether you’re a hardwood floor fanatic, wood-look floor enthusiast, or carpet aficionado, waterproof flooring is nearly guaranteed to grant you peace, simplicity, and the opportunity to spend more time doing the things you love and less time worrying about what’s next. An investment in waterproof flooring is sure to be a choice that you and your guests alike will praise.

ENHANCING

SMALL SPACES THROUGH ELEVATED DESIGN WRITTEN BY SARA BEDERMAN DESIGN BY SARA BEDERMAN PHOTOS BY MIKE CHAJECKI

DESIGNING SMALL SPACES

Condo living certainly has its benefits and drawbacks. Living high in the sky above the streets of the city, often with little connection or access to the outdoors, makes the interior space of the condo the highest-priority element to design around. The low point of condo living can often be ceiling heights. With floors stacked one on top of the other, high ceilings in condos come at a high price. More often condos are designed with large, wide windows to compensate for the more intimate ceiling heights. In a recently completed project, we worked through this exact scenario. We problem solved privacy solutions for large windows and greatly enhanced the effects of a low ceiling height. The clients were looking to renew their kitchen and master bedroom. When we first visited the home, I immediately sensed the areas of challenge. In this kitchen, I knew we had to give the space a lift, focusing more on the vertical lines. The kitchen is set in the interior of the condo, which means it has no windows. As a result, we amped up the lighting in the space, making sure the new kitchen was bright and well illuminated. A generous amount of lighting is always a worthwhile investment. Once completed, lighting can be adjusted and customized as needed by simply adding dimmer switches to the room. My first impression also confirmed that, overall, this kitchen needed to be bright and white. The clients have a contemporary aesthetic, as evidenced by their owning a number of modern furniture pieces, such as the Wishbone chair by Carl Hansen & Son. We went with a flannel door profile in a white high-gloss lacquer finish to add a reflective effect to the kitchen; the glossy surface adds a lively element to the interior. To soften this contemporary, stark-white cabinetry, we added wood-frame detailing in a walnut stain. Bringing this finish into the kitchen helped unify wood elements found in other areas of the condo. To create a more cohesive interior, I always look to existing spaces first for finishes and textures that might be worth repeating in the new design. We added a sleek and contemporary plaster crown molding to the cove ceiling in the kitchen. Plaster crown molding is most often quite traditional, but I do have a few favorite profiles that have straighter lines for modern interiors. Plaster crown molding adds a luxurious, elegant touch to any space. Being handmade by plaster artisans adds a lovely feature at the ceiling line and truly beautifies the space. 63

We vastly improved the layout of this kitchen. Here, we replaced a wall of full-height pantries and added a desk area in combination with a long run of countertop. The clients did not sacrifice any storage space in this process; in fact, with a more efficient layout and functional cabinet configuration, they gained a considerable amount of space and functionality. I always prefer to add some natural elements to spaces we design. These elements add softness and interest that cannot be achieved with manmade finishes alone. In addition to the wood framing in this kitchen, we used a beautiful geometric marble backsplash. It sits quietly in the background and presents soft veining and slight color variation in the space as well as being complementary to the countertops. The client wanted hard-working counters, nothing that needed maintenance or was too precious to work on. Quartz, from companies such as Caesarstone, is a great option when this request is on a client’s wish list. We also went with natural materials for the kitchen floor, specifying a beautiful limestone tile. The honed patina and soft veining in the flooring ground the space and do not fight with the glossy finish of the cabinets. While we worked on a vertical line in the kitchen, the master bedroom presented a slightly different opportunity. With an existing large floor-to-ceiling wardrobe adjacent to the bed, I felt there was already enough vertical line to the room. As a result, we went for a long, low bed design with luxe wall panels. To manage the low ceilings in the bedroom, we added mirrors above the wall panels to reflect the light fixture above the bed. This mirror detail also lightens the space at the ceiling line and almost blurs the transition from wall to ceiling. Adding this mirror was something I knew we had to implement the first time I entered the room. Adding this detail was very successful because it creates the appearance of openness and depth making the room feel larger. It also adds an unexpected detail to the bed area.

64 | Beautiful Design Made Simple

DESIGNING SMALL SPACES

Because space is often at a premium in condos, we chose to use wall sconces rather than table lamps. The sconces have articulating reading light extensions as well as fixed, shaded bulbs. These lights are beautiful and extremely functional for the homeowner. We designed custom night tables to maximize every available inch in the bed area. They sit tightly between beautiful custom drapery on the far right and the existing wardrobe on the far left of the bed. Leaving no space wasted was a very important part of the design of this bedroom. To create a calm, balanced decor, we used softgray fabrics. The upholstered wall panels sit quietly behind the beautiful Italian linens. A geometric area rug and some interesting line detail on the new custom cabinetry in the space are the only dynamic elements. Overall, we wanted to keep the decor quiet. So we designed additional custom cabinetry to manage media equipment in

the space as well as a beautiful storage cabinet for personal items. We played with line and angles on these cabinets, combining wood framing with lacquered surfaces. All renewed elements feel unified and cohesive, offering greatly improved functionality. Beauty, functionality, and a sense of renewal make this bedroom a luxurious retreat above the busy streets of the city. With a thoughtful design plan, you can live among the clouds in a space that will enhance your daily lifestyle. Every home comes with its own set of challenges and its own voice. As a designer, one of my favorite things to do is to read the language of the home and design with a sensitivity to the inherent characteristics of the space. This approach is guaranteed to elevate the interior to new heights.

Shane Inman, president and principal interior designer of The Inman Company, created these bright, ethereal bathroom looks to inspire you to challenge your day with the confidence and ease of an effortless summer day at the beach or in the park.

66 | Beautiful Design Made Simple

Whether your private spaces are tucked away in an urban loft or a quiet country cottage, it’s easy to recreate the feeling of a permanent vacation that lingers long past the warm, sunny days, allowing your thoughts to drift away with the luxurious trappings of marble tile, frosted glass accents reminiscent of wavetrodden sea glass, and trough-style sinks to inspire seafarers and landlubbers alike.

NATURE INSPIRED BATHROOMS

DOWN BY THE SHORE Created in homage to the cleansing comforts of water, this never-before-seen beach-themed bathroom designed by The Inman Company sits just steps away from the shores of Lake Michigan, truly an oasis for all ages. Sleek, airy, and everso-seaworthy, this private space engenders the feelings of a permanent summer vacation, where carefree days on the water’s edge are constantly at your beck and call, regardless of the season. With a center-stage customized vanity decked out in delicate marble tile, let your imagination set sail with the incorporation of weathered driftwood–inspired textures embedded with the organic elements of glass, stone, and metal. Inman painstakingly crafted these amazing touch-latch vanity doors using frosted glass that sparkles like crashing waves, adding glints of light. Reflective mirrors allow you to float away on the tides of your thoughts while double, end-to-end deck-mounted faucets over a poured concrete sink add a utilitarian touch—perfect for your busy household. A dedicated commode room has been fully outfitted for private moments and features a fully operable window, allowing you to be the captain of your ship. There is also a shower area that can readily accommodate multiple users with multiple rain heads and shower wands, complete with a fully incorporated bench and niche for an energizing daily routine, minus your pails and shovels. The designer-selected floor-to-ceiling marble tiles showcase a pencil-lined inset mirror—the perfect porthole for your next seafaring adventure—while locker-style doors to the commode and shower rooms feature even more frosted glass, glinting in the mirrors like the sun sparkling on the sand. Inman then added some seriously unique trappings, including wrapped marble-tile storage benches, which allow you to tuck away your towels and toiletries, adorned with poured concrete tops that invite you to rest and daydream of beachfront sunsets. Multiple wall-mounted hooks are the perfect spot to hang everything wet—be they brightly hued swimsuits or soggy bath towels—while wet toes are warmed on radiant, marble-tiled floors outfitted with plumbing drains for effortless cleanup. Ceilingmounted speakers play the rhythmic sounds of the sea or your favorite sunbathing soundtrack. 67

NATURE INSPIRED BATHROOMS

NATURAL ELEMENTS In this open-concept master bathroom, the designer immerses you in the earth’s essential elements. A stunning vanity transports you to far-off shores through incorporating organic and exotic touches in this creative composition with a contemporary take on classic style. Get up close and personal in this nature-inspired space: a peaceful room where you can readily enjoy a quiet soak in your private oasis for an indulgent, all-encompassing experience as peaceful as a crisp, forest clearing. Stone, wood, glass, and metal collide in the wall-hung vanity, featuring crosscut marble wall tile with rectified edges, while vertically installed stainless steel tiles and wall-mounted faucets in the dedicated areas allow you to wash up and cruise easily into your morning routine, bringing with you a touch of tranquility. Another suspended, engineered stone vanity boasts a three-inch all-around face build up with mitered edges that appear to be permanently etched by the earth’s constant motion in this wide-open space, with customized stainless sit-on-top sinks bringing you closer to the water’s edge. The designer incorporated skylights, a recessed mirror with under-vanity lighting, and fully integrated mirrorstrip lighting to further play on the sun’s constant rays, allowing light and the water’s reflections to gently dance upon the walls.

68 | Beautiful Design Made Simple

Electrical outlets were discreetly installed within the vanity’s drawers, allowing convenient access to grooming devices without taking away from the interior woodland landscape while heated floors further enhance the experience of sinking your feet into sun-warmed grass. These two spaces highlight The Inman Company’s unique ability to twist form and function to reconstruct common materials into sophisticated and complex works of art— also known as details. Are you ready to cast your cares aside and lose yourself in the tides of the high seas or at the edge of a covert waterfall? Let these designs serve as your constant compass and inspire you to create your own interior landscapes, whether you’re packing for summer vacation or planning a permanent staycation.

I was in middle school when my grandma was diagnosed with breast cancer. She underwent surgery, chemotherapy and radiation — all while raising me. Thankfully, researchers supported by the Breast Cancer Research Foundation have invested years into studying the disease to provide effective treatment options for women like my grandma.

My grandma entered remission and was there to support me when, years later, I was diagnosed with cancer. Scientific advancements helped me get past my disease too. Today we’re fortunate enough to call ourselves cancer survivors. That’s why I have chosen to dedicate my career to helping more women like us.

Not only can you see thousands of new product considerations, but you can also view them alongside your own furnishings and décor to gauge how art, wall décor, and accessories suit your own unique style and interiors. Digital visualization is becoming an expectation in the design process and path to purchase. Professionals are not the only ones using design tools; homeowners now have more exposure to creative design apps, online tools, and interior design services from their beloved retail brands. Online shopping for the home is transforming the design experience and simplifying the process for decorating with expert advisers—all while building confidence in democratic design.

DIGITAL MEETS DESIGN

DESIGN DIGITAL Homeowners today are significantly more active in purchasing home goods, including wall art, than they were before these tools existed. As we establish families and buy new homes, these tools make it easier to decorate or make over all manner of locations and lifestyles. I’ve spent my career in the art and design industries, immersed in beauty, creativity, and tech. Yet I know firsthand how homeowners, busy families, and successful business people find it just as challenging to create a welldesigned home after all their other obligations. Sometimes, we just want professional help. As a designer who’s earned a patent from the United States Patent and Trademark Office for developing design technology, my online interior design service offers easy and exciting solutions for clients to design as needed without the intimidation or cost of a full-service designer.

I find clients, especially millennials, have a well-developed design aesthetic that follows art and style trends, but they also want high style, artful décor options, and affordable luxury. With digital adoption driving the rise of experiential retail and e-commerce, shoppers prefer personalized design and shopping experiences that factor in service, convenience, and technology. Digital design reflects how, when, and where people want to shop. However, many homeowners still struggle to bring it all together, finding it hard to visualize what works. Their time is limited. Instagram, Pinterest, and magazine inspirations need not overwhelm. Designers can help you identify your unique style, shop for your dream home, design a beautiful space you’ll love, and save you time and hassle! Regardless of your location, online design services offer all the creative and convenient benefits of having a designer style a house into a home, at your fingertips. Many designers are now offering online design services. The first step is to look for a designer who aligns with your style and inspires you creatively. Some services have designer rosters to match homeowners with a professional and allow you to view portfolios that meet your style needs. Partnering with your personal designer gives you insider access to ontrend products, trade-only brands, signature name-brand retailers, and budget-friendly resources from which to style and pull it all together. Are you starting with a blank canvas? Whether a room, multiple rooms, or a complete redesign of your home, professional e-design can help you transform your space into a home you love, by design. Each designer’s process is a little different, but to give you an idea of how e-design works, let’s journey through my online design process.

STEP 01 PERSONALIZE To begin, you simply select and purchase a preferred design package and complete a personalized design survey. Surveys help clarify your goals and define your vision, space, and style preferences while identifying the room(s) you’re looking to style. Design packages and deliverables may vary depending on your needs—whether styling art and accessories, individual rooms, or open-concept spaces. Remember that the fees for most online design services cover only design and product recommendations. Your designers will carefully curate a layout and recommend products based on your individualized style, budget, and design survey requests.

STEP 02 INSPIRATION Once homeowners complete a personal design survey, designers collaborate with them on inspirations and color palette and then source and style what I like to call EURDESIGN. It’s about helping develop your own personal style. You’ll be asked to share photos of your space(s) along with personal items you’d like to incorporate. A floor plan with floor and wall measurements is essential to getting the process started. Inspiration photos and links to Pinterest, Instagram, or

Houzz inspiration boards are encouraged. It also helps to identify brands within your budget that have an aesthetic you’re drawn to. We are such a visual society. Yet, sometimes, I find clients are just unsure where to begin, so I curate signature styles into Pinterest inspiration boards to help educate, inspire, and offer a stylish starting point. A personal design consultation offers the opportunity to collaborate and align your vision with the professional design deliverables.

STEP 03 EURDESIGN 3D From inspiration to reality! Using state-of-the-art visualization tools, designers create a personalized design concept, such as a presentation board, to curate home furnishings and accessory recommendations to meet homeowners’ goals, budgets, and styles. Designers provide one or two virtual design concepts to review recommendations and gather feedback for revisions and approval. This is an incredible value for homeowners, solving the biggest challenge in decorating spaces. Now you can “see” and trust in the professional interactive design to ensure the result is perfect. Naturally, a design may evolve based on feedback; for example, rugs or accessories may change slightly in design revisions. This is the fun part—the art of design! Beautiful Design Made Simple | 79

DIGITAL MEETS DESIGN

STEP 04 DESIGNER STYLE Along with the foundational furnishings, flooring, and window treatments, it’s the accessories and art that layer in to add character and complete the space. Your designer brings this creative vision to life in virtual reality. A floor plan or room guide gives homeowners a customized furniture layout to help arrange the design. I may also provide my clients with additional guides such as my helpful Style Guide for Client Installation, Artful Tips to Display Artwork, and Tips to Style a Bookcase, depending on the project.

STEP 05 SHOP THE DESIGN LIST Once the final design is approved, I provide a complete shopping list of curated items to allow clients to shop the style. Essentially, homeowners can order and implement at their own pace, styling room-by-room. My clients have found that the convenient value-added concierge design service of curating, coordinating, and direct-shipping the items on their behalf is an incredible time saver. Throughout the online design process, homeowners are empowered through collaboration so the final design feels distinctively their own. E-design is an exciting, affordable, and easy process to access expert designers, so you don’t waste time second-guessing yourself. Great design may be only a click away, but the results make a style statement to last, bring joy to our surroundings, and uplift our daily lives—that’s a design guideline for success!

MODERN MEETS

Boho:

A DINING ROOM TRANSFORMATION

Interior designer Wendy Fennell was hired by a recently married couple to breathe new life into their stale, dated dining room in Charlotte, North Carolina’s up-and-coming Villa Heights neighborhood. The hip couple—who love to travel, cook, and entertain—had been resorting to eating meals in their living space to avoid their dining room, which was filled with a mishmash of oversized furniture from their single days. The new space needed to reflect their personalities, but it also needed to be functional and artsy with a modern and bohemian vibe, a place where they could enjoy their meals but also entertain their friends in cool digs. Wendy delivered just that and now walks us through the transformation, providing all the must-have design details in an exclusive Q&A with Beautiful Design Made Simple.

BEHIND THE DESIGN

What was the goal for the dining space? The space was small and supertight at 12 x 10 feet, and the table they had before was too large for the space. We went with a 52-inch round table, which fit perfectly with plenty of room for the chairs to be moved out from under the table. Round tables create a better flow and ease in which to move around. Every item we brought into their space had to also serve double duty; for example, the console also needed to work as a bar or serving buffet. Was there a particular element that acted as the inspiration for the space’s overall design? The piece of art on the design board really set the tone and inspiration for the dining space. The art is by Angie the Rose, whom I found on Instagram! She is a North Carolina artist, and I always try to use local and regional art as much as I can in my projects. These clients are well traveled and also really fun and adventurous, so I felt the piece of art matched their personalities to a T! And, as I walked around their home, I saw so many cool items from their travels.

The ceiling is so striking! And we adore how the chandelier melds perfectly into the gold, geometric detail. Can you speak to the selection process for these two elements? My clients, being a bit bohemian with a modern edge, really like all the on-trend gold accents in lighting. While I was walking through their home, I was struck by all the items they had collected from their travels, so I knew the wallpaper and the light would highlight their owned items. I wanted the dining space to blend seamlessly into their home. She wanted a modern chandelier, one that would be fun, look cool from the living area, and provide enough light. The wallpaper is a pattern from Harlequin/ Style (SUMI) Library, a UK company that I’ve used many times. The geometric lines in the pattern of this paper add just the right amount of drama and draw the eye up. Also, by using wallpaper on the ceiling, we only needed two rolls, so it was economical but still gave us the wow factor we wanted!

Round dining tables are becoming more and more popular. What makes this style work in this particular space, and what considerations should a person take into account before purchasing a round dining table for their home? I adore round dining tables because they make for a more intimate dining experience. They are also a great option for smaller spaces because they don’t take up as much room as rectangular sizes. Let’s talk color. Is there a trick to creating a vibrant yet cohesive color story? I usually keep the wall color neutral and stick with about six to eight Benjamin Moore colors. In this case, the drapery fabric was very swirly and artsy (Kate Spade), so we kept the walls neutral to draw your eyes up to the fun, papered ceiling. How did the flooring play into the design? The house had the original hardwood floors, so we just covered them with a silvery-gray, neutral rug to ground the dining room table. What advice would you give to someone who is drawn to bolder designs but is intimidated by the process of piecing the elements together? I always recommend easing into bolder designs by adding pops of color with funky pillows or art or covering one wall with vibrant and fun wallpaper. When designing a dining space in particular, what is one piece of advice that you can offer a homeowner? Buy the best furniture you can afford, and invest in multiuse pieces, such as a console, which can be moved later to another room and used as a media center. What do you love most about this space? And what do your clients love most? I love how the overall design turned out. It’s fun and colorful but also very functional and sophisticated, just like my clients!

TILE Both timeless and trendy, tile can complement any style, ranging from traditional to contemporary. The flooring also resists most spills and is a great option for moisture-prone areas such as kitchens, bathrooms and foyers.
