About the Developers: Caleb and Mary Freeman created the master plan for the Acadia Community, founded in 2005. As a native Greenvillian, Caleb grew up working and playing on the land that is now Acadia. A special place to the Freeman family, Caleb & Mary live in Acadia; so do many of his Greenville friends. Streets are named after Freeman family members. The John Holland PlayField is dedicated to Caleb’s mentor, who died in 1986. As you can see, Acadia is personal, and the Freeman family commitment to Acadia’s thoughtful development extends to the Greenville community at large. The Freemans created the tax-exempt Acadia Community Foundation, to preserve the environmental and civic life along the Saluda River basin. With botanists and natural resource experts from Clemson University and Upstate Forever, they lead kayak day-trips on the Saluda River. Highlighting how to balance development with the river’s ecosystem, Acadia is a model for environmentally sensitive growth. Acadia hosts many events throughout the year, like the Blues and Jazz festival at the Acadia Pavilion, because play is also important to life’s balance. Greenville is ranked 3rd in the nation as one of the “Most Giving Cities in the US”. Acadians contribute toward that well-deserved reputation. The Freemans are especially proud of the gifts that their fellow Acadians have made to cancer care and research. It all started with Dragon Boats. Caleb was introduced to this festive sport by his friends on the Canadian World Cup team, when he sponsored and raced with a dragon boat youth team in Halifax, Nova Scotia. In 2006, the Freemans launched Dragon Boating to the Upstate of South Carolina, and the Canadian champions came to coach. Now in its 13th year in Greenville, this festival has raised over $3.5 million for Greenville Hospital System’s Cancer Care & Research efforts. Greenville Hospital is recognized for its world-class progress in the fight against cancer. Cancer survivors, their doctors & caregivers, along with their families & friends, join major corporate sponsors like Ortec for this annual event. Dragon Boating brings out the best of Greenville’s and Acadia’s civic pride. www. DragonBoatUpstateSC.org. Today, Acadia is home to over 140 families. Already, Acadia is making a difference in how Greenville lives, works, plays and gives. As Acadia grows into a planned community of 600 families, their civic contributions show how “Life in Balance” is more than a mere motto to the Acadians of Greenville, SC.

Finding the right balance in life is what Acadia is all about. Since 2006, Acadia has grown from thoughtful plan for a life-cycle community, transcending the typical subdivision, and is now home to over 130 families. These Acadians have discovered a community offering an affordable, healthy, friendly lifestyle. Driving through Acadia, visitors are greeted by welcoming neighbors, a wealth of amenities, attractive new homes, and abundant natural beauty.

Just in time for the New Year, Acadia announces its newest neighborhoods, The Sanctuary & Somes Village. Now taking reservations on 106 new home sites, John Freeman, developer of the Acadia community, explains why it is time: “Acadia is growing, thanks to a convergence of several wonderful dynamics. The Greenville economy is very strong, and mortgage rates remain a bargain. Greenville is attracting many newcomers for work and outdoor lifestyle, but very few neighborhoods have what Acadia offers. As Greenville grows, so does Acadia. Given Acadia’s proximity to the Greenville Health System’s main campus, and our unique location in the heart of the IMED Corridor, many healthcare and lifescience professionals are joining their colleagues in Acadia. So, too have professionals from GE, Bosch and Michelin.”

Only ten minutes from downtown Greenville – no kidding. “As close as you need to be; as far away as you want to be.” Acadia has preserved 120 of its 360 acres for parks, trails, green spaces and common areas. “Acadia first sought to balance our impact on nature,” says Mary Freeman, resident and owner of the Acadia Design Centre. “Speaking of balance, since moving to Acadia, we’ve found more time to exercise, play and visit with family and friends.”

Acadia is all about the Outdoors. Appealing to everyone, from empty nesters to young families, Acadia offers more amenities for the outdoor lifestyle than any other neighborhood. From the PaddleHouse, where kayaks launch onto the Saluda River, to the PoolHouse and Jr. Olympic pool, this Greenville community has a flair for fun. Acadians celebrate with “River Day” paddling tours, pool parties and water sports. Private parties and corporate retreats keep the RiverHouse busy, thanks to Acadia’s friends at Michelin, GHS, GE, Piedmont Fire, and others. Festivals, 5K charity runs and bike rides, parades, weddings,

and cookouts are held at Acadia’s Pavilion on the Village Green. “Acadian homeowners plan many events, like neighborhood barbecues, porch parties, gardening, soccer field play days, tennis camps, skiing, cycling and paddling clubs, book and bridge clubs, theater and ladies’ nights,” says Jamie Kaltenbach. Her family—like many other Acadians—chose Acadia for its hospitable sense of community. “We even have our own Acadia Travel Concierge.”

Taking Mother’s advice: “exercise and eat right.” “Acadia’s amenities are perfect for getting in shape, for kids and adults of all ages,” says yoga instructor and Acadian resident, Wednesday Cooper. An interest in healthy eating inspires several Acadian families to grow vegetables in the community garden. Coming to Somes Village is an English Conservatory with even more community gardens and orchards. “Relaxation” draws others to enjoy sunsets from the RiverHouse deck, overlooking the Saluda River. Pass the wine, please.

Right-sizing your lifestyle in Acadia. Custom home sites are available from $80,000 cottage lots, up to $249,000 for super-estates, large wooded lots with river & mountain views. “Also, Acadia has affordable homes, ready to move into,” says Acadia’s Sales Manager, Shelbie Dunn of Coldwell Banker Caine. Since no two homes will be the same in Acadia, a wide variety of home styles and custom finishes are also available now. And more selections are coming in The Sanctuary & Somes Village: TownHomes from $325,000; TwinHouses from $375,000; GateHouses from $429,000; Pocket-Park Cottages from $345,000; and single-family custom homes from $435,000 on cottage lots, from $475,000 on manor lots, and from $550,000 and up on estate and super-estate lots.

Come discover Life in Balance, in Acadia. Acadia Sales Centre, 1 Village Mews Road, at corner of Acadia Avenue. Open 10 am–5 pm weekdays, 10–4 pm on Saturday, 2–4 pm Sunday, and anytime by appointment. So please call 864.269.1011, or visit www.AcadiaSC.com, to schedule your tour of our community and model homes. Our Acadia team will be glad to show you around, so ask for Shelbie Dunn, Sarah Gilley, John Freeman or Caleb Freeman. Just take I-85 to Exit 42 onto I-185 (the Southern Connector); then take Exit 12 (Hwy. 153). Turn right off ramp; Acadia’s entrance is immediately on left at Acadia Ave. Only 7 traffic lights from downtown Greenville, take Church St. to I-185 (direction Columbia); then take Exit 12 to Acadia’s entrance.

Woodmont’s Advanced Drama Ensemble placed second in SC Theater Competition for all high schools, sending them to the Nationals in 2010. Please view the profile data for each school: www.greenville.k12.sc.us Acadia is a proud sponsor of these schools, having supported their wonderfully creative performing arts programs since 2005. Not many people understand that Greenville County is “Open District” for schools. This means that regardless of where you live, you may apply to any school in the County, space permitting.
