Day Trip

Or Weekend Adventure

The old mining town of Sumpter, Oregon, is a historical treasure just over two hours from the Treasure Valley. We promise, it's worth the trip!

I

n need of a getaway and tired of the usual suspects? Get in the car and take a drive to Sumpter, Oregon, just over two hours from Boise. Sitting a bit south and 30 miles west of Baker City, Sumpter is a tiny town in the Blue Mountains overflowing with history, and, depending on when you visit, jam-packed with treasure hunters, antique aficionados, and crafts peddlers. Three times a year, Sumpter plays host to one of the largest flea markets in all of Oregon. More than 150 booths feature food, antiques, and local crafts. The next event occurs over Labor Day Weekend, August 31 through September 2, from 8:00 a.m. to dusk. While in Sumpter, be sure to explore the Sumpter Valley Dredge, a testament to the history of gold mining in the area. An important link to Oregon history, the dredge is one of the largest in the United States. Built in 1935, it operated 24/7 (other than on Christmas and July

4th) until 1954. The dredge was added to the National Register of Historic Places in 1971. A trip to the area wouldn't be complete without a fun and scenic ride aboard the Sumpter Valley Railroad. The round trip from the station in nearby McEwen to Sumpter takes about two hours. Special events such as train robberies, the "Halloween Express," and a Christmas lights tour, occur throughout the year. Check the SVR event calendar for the schedule.

If you do decide to make a weekend out of it, take the 106mile loop known as the Elkhorn Scenic Byway. From Sumpter, drive northwest along Granite Hill Road to the little mining town of Granite, on over Elkhorn Summit through "the Lake District" stopping to view Grande Ronde and Anthony Lakes, and then on to Haines and back to Baker City. Day trip or weekend adventure, you are sure to have a great time exploring something new!

Though a day trip to Sumpter from the Treasure Valley is doable, why not plan a full weekend of fun? Camp at nearby Phillips Reservoir or one of Sumpter's RV parks, or make reservations at a motel in town. Of course, with Baker City just 30 minutes away, your options are many. cbboise.com

Check Out Pickleball

Easy to Learn and Fun to Play

Have you tried playing pickleball yet? As the fastest-growing sport in the U.S., this cross between tennis, ping-pong, and badminton is fun for all ages!

I

n the summer of 1965, as an answer to the all-toocommon teenaged complaint of "nothing to do," two neighbors on Bainbridge Island near Seattle, Washington, concocted a game using old ping-pong paddles and a wiffle ball on a badminton court. The idea was to get the kids out of their hair, but before long, the teenagers were again looking for something to do because the adults had fallen in love with what was to become "pickleball."

The neighbors, Washington State congressman Joel Pritchard and businessman Bill Bell, introduced their new game to fellow neighbor Barney McCallum, who helped the pair create the rules.

pong. The first paddles, in fact, were ping-pong paddles because Pritchard and Bell couldn't find enough badminton racquets. Later, McCallum cut larger paddles from plywood.

Pickleball, played on a court measuring 20-feet wide by 44-feet deep with a center net and divided into right and left service courts, as well as 7-foot "non-volley" zones on either side of the net, is based on badminton, tennis, and ping-

The balls are plastic and look like wiffle balls, but are a bit larger and heavier. The serve is underhand, and the game is played to 11, but must be won by at least two points. The game can be played with two, three, or four players.

COLDWELL BANKER TOMLINSON GROUP

PAGE 7 The sport has enjoyed incredible popularity, especially in the past few years. In 2015, pickleball was recognized by the Sports and Fitness Industry Association, and in 2016, the USA Pickleball Association (yes, there is one!) created a Juniors program to bring the sport to youth 7-19. In the Treasure Valley, there are currently 23 parks throughout the valley that have pickleball courts, including the new Hobble Creek Pickleball Complex that is scheduled to start construction later this year. Some of the parks have courts that are shared with tennis. Boise Parks and Rec hosts pickleball lessons, tournaments, and

open play opportunities. Treasure Valley YMCAs in Downtown Boise, south Meridian, and Caldwell all have pickleball courts. Check their website for schedules. Additionally, the Boise Pickleball Club and Boise Area Pickleball Association provide a wealth of information about the sport, how to learn, and where to play. Stop by an area sporting goods store to pick up your paddles and balls, and get out there! It's bound to be a great time.

Protect the Deck

Tackle Weatherizing Now

Though it might seem premature, it's not too early to think about getting ready for colder weather. Northwest winters can be tough on decks and outdoor furniture. Here are some ideas to help you protect them. Louise Gaillard Coldwell Banker Blue Matter

W

hen you live in the Northwest, the winter can render your deck useless. Snow and moisture can also degrade and warp the wooden surfaces over time. Protect Your Deck Furniture If your deck is used for outdoor entertainment and relaxation, make it a point to protect your deck furniture. Before the cold weather comes, remove all cushions to prevent the mold and mildew and put them into dry plastic bags, and store them somewhere out of the weather until spring. Organize all chairs and tables in one corner of your deck, using a furniture cover to keep them out of the weather. Fix Broken Floorboards General maintenance is important for your deck if you want it to last for decades. It’s a good idea to check it thoroughly every year

to see if the boards need to be repaired or nails/screws replaced. Use a Water-Resistant Deck Stain Protect your deck with a highquality, water-resistant stain or sealer. This is a worthwhile purchase that will help extend the life of the wood planks, so invest in the best. Choose an oil-based stain for moisture protection. First, use a pressure washer and deck cleaning solution to wash and rinse the wood thoroughly. Allow the wood to dry completely before applying the stain. End-ofsummer heat will help with this step. Two coats may be necessary depending on the age and condition of your deck. Investigate a Restorative Product Some home improvement stores carry products designed to “resurface” the floorboards in an

COLDWELL BANKER TOMLINSON GROUP

effort to extend the life of the deck. Reviews are mixed, with most homeowners commenting that the products are expensive and their application is labor intensive. If your deck is nearing the end of its life and given the cost of a new one, this direction might be worth exploring. Cover with a Tarp One simple strategy for protecting your deck during the winter (especially if the space is small) is to cover it with a non-porous, heavy tarp. Secure the tarp to the deck with nails or hooks at the corners to withstand wind gusts. The average life expectancy of a wooden deck is about 10 to 15 years. You can extend that number by using these wooden deck ideas to prepare and protect your deck before the winter arrives.

Monthly Market Report

Median Sales Price in Ada County Drops Slightly in July The analysis below explains our current market. Breanna Vanstrom, Chief Executive Officer Boise Regional REALTORS®

I

n July, there were 1,136 closed home sales and 1,741 homes that went under contract, or “pending.” Both closed sales and pending metrics were up compared to July of 2018, 2.4% and 2.5% year-over-year, respectively. Despite an uptick in sales activity, the median sales price was at $349,900 in July 2019 for Ada County, an increase of 9.7% compared to last year, but down 1.3% from June 2019. Why the fluctuations in price? One reason is that as the share of existing sales by price range changes on a month by month basis, it results in a new “mix” of existing home sales and impacts the overall median sales price. From June to July, the share of home sales in the $160,000 – 199,999 price range increased slightly from 2.1% – 2.5%, and the share of existing home sales in the $500,000-699,999 price range decreased from 11.4%- 10.0%.

Also, during this time period, the share of existing home sales in the $1,000,000 or more price range dropped from 1.3% to 0.5%. While the number of higher-dollar home sales is usually low compared to the total number of homes sold, the impact these higher priced sales have on the overall median sales price can be significant.

supply. One of the metrics used to determine supply vs. demand is Months Supply of Inventory (or MSI).

A balanced market—not favoring buyers or sellers—is typically between 4-6 months of supply. Months Supply of Inventory (MSI) in July 2019 was at 1.9 months, up 13.9% from 1.7 months in July The current “mix” of home sales 2018. is only made possible by the inventory that is available for Despite the increase, July’s MSI purchase. We’ve seen increased is still well below the 4-6 month inventory levels each month since range that would indicate balanced April, with 1,755 homes available market. As long as inventory for sale at the end of July 2019, remains far below demand from an increase of 9.2% from July of home buyers, we expect that 2018. This additional inventory prices will stay elevated with some was welcome news as the metro month-to-month fluctuations area continues to experience based on the mix of sales and persistently low inventory individual prices. compared to demand.
