Create a Perfect Yoga Space
Your own personal zen spot at home can be the perfect remedy to releasing the day’s pressures. Athena Snow Coldwell Banker Blue Matter
S
ometimes it can be difficult to get to the yoga studio during the work week, so creating your own personal zen spot at home can be the perfect remedy to releasing the day’s pressures while also having another reason to love home. Here are 9 things to keep in mind when creating your yoga and meditation space at home. Choosing the location Use fung shui to help guide you to the area of your home that you set up as your yoga and meditation spot. The front left corner of your home is called the knowledge and wisdom bagua (area), which can be the perfect location for your personal zen corner. Flooring If you already have hardwood floors, you don’t need to incorporate a different surface into your space. However, if you have carpet you’ll need to consider bringing in a board to place under your mat.
Mirror mirror on the wall There’s no need to bring mirrors into your yoga space. If you already have them in this room, consider relocating them to another spot in your home. Why bring potential judgment of your practice (and yourself ) into the space that you’re setting up for well-being? Alter of thanks Why not find a small piece of furniture to place in your yoga and meditation spot that you can place items that remind you of gratitude? Consider filling it with intentions of the commitment you are making to yourself. Flora friends Maybe you already have some house plants that might want to join you in your new zen spot, or perhaps the next time you’re in the garden center you might want to pick up a few new friends to green up your new yoga and meditation space. Either way, bringing in plant life helps improve the indoor air quality.
COLDWELL BANKER TOMLINSON GROUP
Soothing sounds Don’t forget to find a spot for a speaker so that you can bring in those zenful sounds of nature. Lighting If your yoga spot is located in an area of the home that doesn’t get much natural light, think about adding a dimmer so you can adjust the lighting during your practice. No pet zone Some of us have learned the hard way during meditation at home that our furry family members don’t understand why you are sitting on the floor. There's nothing quite like a lick on the nose when you least expect it! Clearing the room Now that you have your new home yoga and meditation space set up, be sure to clear it energetically by burning some sage in the room. Looking for some visual inspiration? Check out this Coldwell Banker Pinterest board.

Terrific Fall Recipes
If you've ever planted zucchini, you know how prolific they can be! Suddenly, you find yourself giving them to neighbors, co-workers, anybody who will take them. Lightly salt zucchini slices & set aside for 10 minutes, then blot excess moisture with paper towel. Preheat a gas grill to medium high & grill 2-3 minutes per side until lightly browned. Place on paper towel to remove excess moisture. In medium bowl mix ricotta cheese, parmesan, & egg. Stir well. In 9x12 pan, spread 1/2 c. sauce on the bottom & layer with zucchini. Spread 1/2 c. cheese mixture & top with mozzarella cheese. Repeat, reserving 1 c. mozzarella.

GRILLED ZUCCHINI
Mix together flour, garlic salt, pepper, and some seasoning salt. In separate bowl, whisk one egg. Slice zucchini into thin slices, dip in egg and then in flour mixture. Fry in olive oil until crisp.
Slice large (4" diameter) zucchini into 1/2 inch thick slices. Coat both sides of each slice with olive oil and sprinkle with your favorite seasoning. Grill on medium heat 2 minutes per side.
MOCK APPLE PIE 6 c. zucchini, cut thin like apples 2 Tbsp. flour 3/4 c. sugar 1 tsp. cinnamon (or more to taste) 1 tsp. baking powder 2 Tbsp. butter 2 unbaked pie shells
Mix first 5 ingredients. Pour into one unbaked pie shell & dot with butter. Top with second unbaked shell. Bake at 425° for 15 minutes, then reduce heat to 350° for 45-60 minutes. Serve warm.
DEATH BY CHOCOLATE ZUCCHINI BREAD DRY INGREDIENTS 11/4 c. all-purpose flour 1/2 c. cocoa powder 1 tsp. baking soda 1 tsp. cinnamon 1/4 tsp. salt
Set oven to 350°. Lightly spray & line 9x5 loaf pan with parchment, leaving the ends long so you can lift out the cake after baking.
WET INGREDIENTS 1 c. sugar 1 lg. egg + 1 egg yolk 1/2 c. butter, melted & slightly cooled 1 tsp. vanilla extract 2 c. grated zucchini (2 medium) 2/3 c. chocolate chips
Blend dry ingredients into the wet in 3 stages, blending just until mixed. Don't over-beat. Fold in chocolate chips & spread the batter into the prepared pan. Bake for 50-55 minutes, until toothpick inserted near center comes out clean. Cool completely before frosting with the ganache.
GANACHE 1/2 c. heavy cream 2 c. bittersweet chocolate chips
Whisk together the dry ingredients, set aside. Whisk sugar & eggs together until pale & smooth. Beat in butter & vanilla, then fold in zucchini.
To make the ganache, heat the cream to a simmer, then pour over the chocolate chips. Let sit for 3 minutes, then stir until glossy & smooth. Refrigerate until cooled & spreadable, stirring every once in a while to keep it glossy. cbboise.com

ike it or not, we live in a digital world. Coldwell Banker Tomlinson Group has evolved and is leading the charge in technology provisions for both clients and our agents. We are very proud to announce the launch of our new and improved Coldwell Banker Tomlinson Group website, www.CBBoise.com. The new site more accurately represents the Tomlinson Group with a fresh, modern appearance and tech tools to better assist both clients and agents. Nearly all property searches now occur online, and a majority of those are conducted on mobile devices. The new site is “responsive”—which means full website functionality and display on all devices from your smartphone to your desktop computer. Not only are pages responsive, but they were also built to meet

Google’s “AMP” benchmark for accelerated mobile performance. AMP pages are at least 85% faster than traditional mobile pages, greatly enhancing the customer experience when searching for homes. AMP pages also help position sellers with an SEO advantage over their competition. The DeltaNet platform by Delta Media Group, an integrated technology and business management solution, includes individual agent websites, fullyfeatured CRM, a marketing suite featuring digital, social media, email and print marketing tools, countless automations, and much more. The DeltaNet enables agents to more effectively serve clients
PAGE 11 and focus more time and energy into growing their business. Technology for home buyers and sellers Our goal was to provide a userfriendly experience which enables clients to make the right decisions about one of your largest financial investments in life, whether buying or selling a home. The new cbboise.com delivers a better user experience with more tools available to help make your real estate experiences enjoyable and successful. Built with above-and-beyond search engine optimization that should skyrocket our website (and listings!) to the top of search results, meaning potentially higher rankings for our clients.
Game-changing tools for agents Time is one of an agent’s most valuable assets. The DeltaNet platform provides countless automations, working in the background so an agent can spend more time working directly with clients. The suite of tools streamlines time-consuming and tedious tasks, also saving time simply by providing one platform for most business activities. Along with the new company website, each of our Realtors® also have their own agent websites that aren’t just landing pages on the company site—they’re fullyfeatured websites complete with IDX (property listing) feeds, saved searches, market reports, custom pages, and the ability to fully customize.
Many of the elements of the new technology platform were previously only available to agents from third parties at a monthly cost. Now, tools such as IDX feeds so listings can be searched and Market Watch reports are available to agents at no additional cost. While technology is only one factor that sets real estate brokerages apart, an agent’s business, knowledge, experience, and care are what continue to proudly differentiate Coldwell Banker Tomlinson Group agents from the rest.

Monthly Market Report
Ada County Home Prices Hit New (but Expected) High
In Ada County, we've seen new record high median sales prices every August since 2016, with the existing housing supply outpaced by buyer demand. Breanna Vanstrom Chief Executive Officer Boise Regional REALTORS®
H
ome prices were up 6.6% from last year in Ada County, hitting a record median sales price of $355,000 in August 2019. This high point continues the trend we’ve seen since 2016 with new record highs each August.
It’s not a surprise the list prices build through the summer, considering the warmer weather makes it easier for homeowners to prep their property to sell, and many buyers are hoping to get into a new home prior to school starting.
It typically takes one to two months for a home to close after it goes under contract, so many of the homes that closed in August likely went under contract at the end of June, July, or even early August. Analyzing market data going back to 2016 shows that homes are listed at the highest prices of the year during these months, and have some of the fastest market times, resulting in the highest sales prices of the year.
This year, that seasonal cycle was compounded by another yearover-year decline in the supply of home compared to the increase in demand, resulting in another August with a record high median sales price. The overall median sales price was also pushed up by a high number of new home sales—which accounted for 30.1% of all home sales in August 2019, up 14.4%
COLDWELL BANKER TOMLINSON GROUP
year-over-year. New home prices are typically higher due to the cost of land, materials, and labor, so a higher share of new home sales has a big impact on the overall median sales price each month. Thinking about purchasing a home? Whether prices remain high or dip down, REALTORS® are the best-equipped partner to help buyers understand where they may have room to negotiate and help sellers correctly price their homes based on local, real-time data. Get in touch if you'd like to know how all of this information affects your situation!
