What’s New, What’s Now and What’s Next? Welcome to the first edition of The Ameer Report! This publication is dedicated to specially curated content to keep you informed of the latest real estate news, insights and trends. The burning question on everyone’s mind is always “How is the market?” The answer to that question can be complex and really depends on what it is, where it is and the time of year it is. Generally speaking, existing home sales declined nationally in September after sluggish activity in August, according to the National Association of Realtors (NAR) to a seasonally adjusted rate of 5.15 million in September. Sales are now down 4.1 percent year to year. They were previously 5.37 million in September 2017. In Northeast Florida, it continues to be a tale of many markets. From my driver’s seat view, there is a limited supply of single homes under $300K with short marketing times and multiple offers the lower in price the property is. Everyone is always searching for a bargain, no matter the market and the bargains go fast no matter the time of year. In contrast, there are an abundance of choices with regard to new construction $350K and up. Inventory is stacking in the $500$700K range with regard to resales with 773 active listings as of this writing. The luxury market is all over the place as far as activity goes, but the beaches have seen a record number of home sales with 158 transactions $1,000,000 and over this year. The highest sold at the beach thus far in 2018 is an oceanfront property that went for $6,050,000 that was a little over 9300 sq. ft. with exquisite finishes throughout. When it comes to moving the high end, it really depends on the location, finishes and amenities of each property. The trend is towards creating “wow factor” that will appeal to as broad a range as possible. Properties that are functionally obsolete or in need of a significant amount of updating continue to lag on the market largely in part due to their asking price. According to the Northeast Florida Multiple Listing Service (NEFMLS) closed sales increased 6.1 percent for single-family homes and 4.7 percent for condominium homes. Pending sales increased 19.6 percent for single family homes and 40.9 percent for condominium homes. Inventory decreased 0.7 percent for single-family homes but increased 17.9 percent for condominium homes.
