What’s New, What’s Now and What’s Next? Fla.’s housing market: Median prices, Inventory rise in February The 2019 real estate market is off and running and moving at a fast clip! Tax reform continues to be on many people’s minds, especially as those living in high tax, cold weather states file their tax returns. More thoughts are turning to relocating to warmer weather climates with a simpler tax structure and Florida continues to see interest from those in the Northeast. New Yorkers in particular are the new “foreign” buyer for Florida with many opting to head to south Florida. According to census data from July 2017-2019, Florida had the highest level of net domestic migration while New York lost the most residents. Florida’s housing market reported higher median prices and increased inventory (active listings) in February compared to a year ago, according to the latest housing data released by Florida Realtors®. Sales of single-family homes statewide totaled 18,966 last month, up 1.9 percent compared to February 2018. In February, statewide median sales prices for both single-family homes and condo-townhouse properties increased year-over-year for the 86th consecutive month. The statewide median sales price for single-family existing homes was $250,000, up 1.3 percent from the previous year, according to data from Florida Realtors Research Department in partnership with local Realtor boards/ associations. Last month’s statewide median price for condo-townhouse units was $187,500, up 4.7 percent over the year-ago figure. The median is the midpoint; half the homes sold for more, half for less. According to the National Association of Realtors (NAR), the national median sales price for existing single-family homes in January 2019 was $249,400, up 3.1 percent from the previous year; the national median existing condo price was $538,690; in Massachusetts, it was $379,900; in New York, it was $278,000; and in Maryland, it was $275,000. Looking at Florida’s condo-townhouse market in February, statewide closed sales totaled 7,981, down 5.7 percent compared to a year ago. Closed sales may occur from 30- to 90-plus days after sales contracts are written. Source: Florida Association of Realtors News
