Market Watch: 2016 Real Estate Trends See where the market is going and where it has been.

A New Year marks a new beginning and a list of endless possibilities for the year to come. Last year was the best year for housing since 2007 and according to a recent forecast by realtor.com, the 2016 market is poised to be even better. Continued growth in the economic sphere and increases in employment provide for greater consumer confidence and purchasing power. Building upon last year’s energy and employment projections, the market will return to a more balanced state more consistent with historical trends through steady growth in home sales and prices. Millennials represented 2 billion sales in 2015 (1/3 of homebuyers) and are expected to continue to be a major buying pool in 2016. GenXers in their prime earning years and older baby boomers approaching retirement are also predicted to play key roles.

This year, we will also see a strong influx in new-home sales and single-family construction as builders begin to offer more affordable products that appeal to the first-time buyer segment. While none of us have a crystal ball, all signs point to a bright outlook for 2016. aze out through the walls of glass lining the front elevation of this Trousdale home, and it seems the entire city of Los Angeles has been immortalized, postcard style. Views sweep past rooftops and over downtown high-rises by day, a blanket of twinkling lights coating the space between Beverly Hills and the horizon by night. If an exceptional view is the standard bearer for a Trousdale estate, this new Jon Mandl custom is its emperor. But looking out from the home onto lush landscaping in the foreground and everything else you’d ever want to see in L.A. beyond is only half the fun. Inside, this modern midcentury design is a visual wonderland inspired by Trousdale’s architectural pedigree. “Trousdale is unique in the sense of its cluster of great architects,” says developer Patrik Mirahmadi. “I don’t believe there is any neighborhood in the world with so many architectural superstars like Trousdale.” The home’s design pays homage to Wallace Neff, Paul Williams and Hal Levitt — a few of the names associated with Trousdale. But it’s also reminiscent of another design source: the Case Study Houses sponsored by Arts & Architecture magazine in the 1940s–1960s. “I wanted to create a modern home with midcentury flair and elegance,” says Mirahmadi. “I love the Case Study homes and wanted to adapt that style into a modern home.” It’s not hard to look at Richard Neutra’s Case Study House 20 or Charles Eames and Eero Saarinen’s Case Study House 9 and see how the relationship between landscape and living area provide inspiration. Pierre Koenig’s Stahl House, famed for its panoramic city view and precarious perch atop an L.A. cliff, illustrates how the home’s setting can help dictate its design while establishing a strong relationship among the elements, the architecture, the nature and the view. Mirahmadi’s Trousdale house had the setting, but achieving the look and the indoor-outdoor focus he desired meant all but abandoning the original 1967 structure. “This house was in bad shape but had great views. It had an indoor pool, so the property was not utilized to its fullest potential,” he says. “My first idea was to renovate the existing structure, but after meeting with designer Jon Mandl, we realized that what we wanted to create wasn’t possible with the existing footprint.” A collaborative, nine-month design process brought the pool to its rightful place — in the center of the yard, directly in front of the main living area and sheltered by the home’s two sleeping

wings — and created an “optimal floorplan” that pays homage to its influences while supporting the modern luxury ideal. At approximately 4,400 square feet, the home lives large, thanks to walls of glass and Fleetwood doors in place of most of the exterior walls. But it also lives comfortably, with large gathering areas designed for maximum flow. In the light-filled great room, walls slide away to open the large seating area, dining area, and gourmet kitchen to the pool, spa, deck, firepit and view. Mandl’s sleek kitchen design, with custom cabinetry, professional Miele appliances and a long, shiny white quartz counter that also acts as a breakfast bar, is an elegant, functional space that is accessible to the living area but tucked along a back wall, leaving sightlines uninterrupted. In the relaxing master suite, serene views and natural light permeate the large space. It’s all marble, glass and reflective surfaces in the luxurious master bath, but the large soaking tub still manages to garner attention, especially since it’s positioned to enjoy a dead-on view of the sunset. Another sunset — Sunset Boulevard, to be exact — is one of the main draws of Trousdale. Perched high above this prime passageway, the enclave provides great access to all of L.A. with a unique sense of privacy — one of the reasons it has attracted Hollywood’s finest since Dinah Shore became one of the first to purchase here in the 1950s. Since then, Trousdale has been home to everyone from Frank Sinatra and Jane Fonda to Ellen DeGeneres, Ryan Seacrest and Jennifer Aniston. The coveted neighborhood remains a favorite of celebs, icons and design aficionados — not to mention builders and developers like the team of Mirahmadi and Mandl, who, having created the ultimate Trousdale spread, were so taken with the area that they’re partnering on more homes here. Finding Neutra Architect John Bertram breathes new life into L.A.’s most iconic midcentury homes. By Alyson PitarrE Los Angeles may be living in the era of the mega mansion — but ask any of the architects of these spectacular spec homes, and they’ll tell you that the designs of Richard Neutra, John Lautner and Rudolph Schindler continue to influence their work. John Bertram has not just been influenced by them — he’s spent the last two decades restoring many of their homes from the midcentury period, including those designed by Richard Neutra (1892–1970), whom many consider to be one of the founding fathers of California modernism. To date, Bertram has applied his hand to five historic Neutra residences in Los Angeles, including the Brown and Hammerman houses in Bel-Air, as well as his own — the 1939 McIntosh house in Silver Lake. The clean lines, smooth surfaces and indoor-outdoor connection were all hallmarks of Neutra, and have since been adapted by Bertram and a newer generation of architects. The draw to the midcentury is natural, says Bertram, because “these homes are very livable, flexible and less fussy.” We asked Bertram about the modernist legends who have gone before him and how he finds beauty in the everyday — in the tiny yet meaningful connections built between the house and the humans living in it. You’ve restored five Neutra homes in your lifetime. What was the most significant thing you learned from those experiences? Neutra was a great architect, and he was also remarkably consistent. He had a trove of details and an almost standardized kit of parts to which he turned again and again.

Yet, instead of remaining static, these details evolved and improved over time and, as a result, it’s been interesting to see firsthand how certain details were executed on different projects. Likewise, I also find myself using some of the same details from project to project, refining them a bit each time to make them look and function better. Neutra was also an undisputed master of siting his houses, and he is celebrated for his almost magical ability to work with problematic lots. A case in point: a few years ago, I spent several months exploring ways to expand one of his houses, which proved incredibly difficult because, although it appeared effortlessly and casually situated, it was very cleverly shoehorned into the lot. If Neutra was alive, what do you think he would say about the Hammerman today? On the one hand, I think he would find it gratifying that his houses from a half-century ago are being restored and cared for so lovingly, but at the same time, he would probably be perplexed by the almost slavish devotion to a specific architectural era. Certainly his own work was still evolving at the time of his death, and, had he lived a decade or two longer, I am sure his work would have continued to change, perhaps even considerably. Of course, we’ll never know for sure, but he was a forward-thinking and progressive figure who could have easily remained in the architectural vanguard. In any event, I think it’s clear that he would not be populating his new houses with midcentury modern furniture!

You live in a Neutra house — what’s it like? The size and layout of the McIntosh house actively encourages us to embrace austerity, since there just isn’t enough room to have too much of anything. It definitely discourages collecting. The happy result of this is twofold: we focus on the exterior, our backyard garden and the surrounding view, and we focus on the house itself, which, when properly appreciated, has all of the serenity and jewel-like quality of a Japanese tea house. It is supremely functional in the sense that we are able to focus with gratitude on the abundance elsewhere in our lives: health, friends, each other. Of course, I’ve always been attracted to smaller, more intimate spaces, and two favorite projects of mine are very small: a writer’s studio nestled up against Griffith Park and a hillside studio for a fashion photographer (unfortunately unbuilt). If you were looking to purchase another landmark architectural home, what elements would you look for? Several years ago, I had the opportunity (that I passed up) to purchase a lovely house on Wonderland Park Avenue that I had remodeled and restored for a wonderful client. On a full acre, it was designed by Leland Evison in 1950 for Oscar and Audrey Fuss and retained all of the original landscaping by Garrett Eckbo. The entire house was constructed of redwood, cedar and glass, with absolutely no drywall and only a single plaster wall dividing the carport from the living spaces. I created an interior constructed entirely of vertical-grain Douglas fir, including all of the walls, doors and cabinetry. All of that wood gave the house a warmth and intimacy that was incredibly special. A house like that is a dream of mine. In what ways have Neutra and other architects of his era inspired your work? Outwardly, most of my work clearly owes a great debt to Neutra, among others, but let me provide a less obvious example. Neutra was certainly not alone in his use of wood elements such as built-in seating, casework and walls to unify his interiors. In most of my projects, these tend to be functional and integral to the overall design. I find they help to activate the space and act as mediators between the architecture and the furnishings, not to mention the fact that I love wood and I absolutely adore designing and detailing cabinetry and built-ins. Why do you think Neutra has remained so revered in the design world? On a purely pragmatic level, Neutra had all the hallmarks of what we’d now consider a very successful brand. Supremely talented, charismatic, ambitious and a relentless champion of his own work, perhaps most importantly he was also extremely prolific and had a clearly identifiable aesthetic throughout his entire 40year career. The designer Paul Laszlo, a near contemporary, said that Neutra’s style was his personal religion. To be sure, there is as much of the evangelist and proselytizer in him as there was in his former employer Frank Lloyd Wright. But it’s the planarity and the slenderness of structure in Neutra’s work (which Wright derided as looking “thin and cheap”) that still seems radical today.

Looking beyond L.A., why do you think modernism took off in Palm Springs? A number of locations within a 100-mile radius of Los Angeles were retreats and recreational outlets for the entertainment community seeking to escape from Hollywood, including Santa Barbara, Ojai, Rancho Santa Fe and even Apple Valley, but Palm Springs was a clean slate, architecturally speaking, and afforded opportunities of invention and reinvention not present in other locations. Ample credit must be given to the qualities of the place itself: the extreme summer heat, the near-constant sunshine, and the relentless flatness of the area beneath the mountains. These factors influenced, to a great degree, the low-slung horizontality of the architecture that flourished where there was no view and nothing to look at and therefore no reason to build upward, as well as the predominance of reflective and low-maintenance white plaster that suited a relatively transient community in a climate that was utterly hostile to wood. Why do you think contemporary architects return to midcentury architecture repeatedly? To those willing to devote time to careful study, midcentury modern architecture offers a multitude of practical lessons and interesting choices that are pertinent to life today. But I think what is most often lost in the translation is that, with many notable exceptions of course (like, for instance, Sunnylands), the work of the period was smaller, simpler, cheaper and humbler than it appears to us now. The unfortunate irony is that to emulate it today can be very expensive, which is another reason why slavish devotion to modernism can be a bit absurd. Also, at a remove of 50 years, nostalgia is undoubtedly a factor. Ultimately, however, the best modernism is arguably architecture’s high-water mark, and it represents a time of great promise and opportunity. What are you working on currently? Among other things, I recently completed extensive renovations of the 1962 Cornet Residence by Smith & Williams in Pasadena and the 1964 Rowan Residence by Robert Skinner in Beverly Hills. Also, for the past year, I have been working on remodeling and restoring a wonderful Paul Laszlo house from 1956 in Pacific Palisades as well as continuing work on a Craig Ellwood house in Sherman Oaks, which has been an ongoing project for some time.

e opened P.S. Stash by Lee Stanton, a pop-up shop at The Shops at Thirteen Forty Five in Palm Springs, this fall and will be open through Modernism Week in February. And he just opened a new exhibit on Dec. 1, 2015 in collaboration with artist Gary Gibson next to his showroom in the heart of the La Cienega Design Quarter (LCDQ). He continues to run his showroom and STASH LA, a designer warehouse in L.A., all while working on a much-anticipated style memoir. To say Lee Stanton is a busy man is an understatement. He will again kick off Legends of La Cienega, the premier design show he co-founded, next year — “ironically called ‘One of a Kind,’” he says. Or maybe not so ironic. After all, Stanton’s reputation as an antiquarian and international purveyor of fine things who strives for distinction is well documented — and celebrated. As he continues to balance his many efforts while holding court in his two stunning Southern California homes — a pied-à-terre in West Hollywood’s Sierra Towers and an English-inspired oceanside home in Laguna Beach — Stanton gave us an inside look into his newest shop, his collecting process and the beautiful things (and places) that inspire him. Your pop-up shop in Palm Springs at The Shops at Thirteen Forty Five opened in October. How does it stand apart from the “traditional”? The P.S. Stash by Lee Stanton pop-up is a diversion from the typical midcentury modern objects that are normally expected in Palm Springs. It is a collection of late 19thand 20th-century objects with a modern flair that will shake up and add diversity to the stereotypical modernist interior. What can you tell us about your collaboration with Gary Gibson? RAW is an exhibition that features furniture and objects in their purest state. The deconstructed nature of these pieces becomes art and takes on a structural modernist tone. This exhibition embraces patina that incurs with age as beauty.

Do you remember the moment when you knew it was “the one”?

I actually lost the first unit I was looking at in a bidding war with Elton John. Then, my unit became available. I loved the views. I felt like I was in my own treehouse overlooking the city yet escaping it at the same time. It was perfect, because not only was it larger, but it had already been gutted and was ready for me to step in and design my own space. Losing the first unit made me move aggressively and fast. I knew it had to be mine the minute I walked into the construction shell.

How have you approached your properties differently in terms of style?

Elle Decor has already observed that a Los Angeles high-rise seems an unlikely spot for a renowned antiquarian. What’s your take on that? Not all antiquarians are stodgy traditionalists living in the past! I like to mix it up and use antiques in a nontraditional manner. Good style transcends time. And good antiques transcend style. They provide a sense of depth, substance, character and soul to what can routinely be a shallow environment. You’ve managed to mix old with new rather seamlessly, we must say. What is your secret? Clean, straight lines, a proper color palette and, most importantly, restraint. You also own a home in Laguna Beach. What attracted you to Laguna? Have you considered a home in Palm Springs? I actually just finished a getaway home in Palm Springs as an alternative getaway. I enjoy the majestic serenity of the mountains as well as the architecture in Palm Springs. There is something about the more recent history there that transports me into the glamorous days of the middle of the 20th century. However, there is nothing like going home and escaping to my private, Arcadian manor-house lifestyle in Laguna Beach. I never tire of the crashing waves, the

I embrace the contemporary high-rise lifestyle in Los Angeles, with a reverence for good style from centuries past. It is a clean and orderly environment that keeps me focused while I am in L.A., living the here and now. The home in Laguna is an escape to a different time and a different place. It is layered with history. Architectural elements from centuries-old villas and manor homes, artisan details and one-of-a-kind antiques collected from decades of travels create a space that is very private and reflective. The home in Palm Springs is a very masculine interpretation of the modernist movement. I lightheartedly say it is where Frank Lloyd Wright embraced the industrial revolution with a mid-century twist. Which antiques are your most prized possessions and why? I am often asked this question. It is almost impossible to answer, because it depends on the moment, the mood and the lighting. Sometimes, I walk into a room and I would say something as simple as a candlestick or box. At times, it is my 18th-century Tuscan bookcase. Other times, it would be my industrial metal desk from the north of France. I love my collection of charcoal drawings. Sometimes I just stop and take in my 18th-century landscape from England. Other times, I would say my modernist abstract painting from Paris. That is the beauty of curating timeless objects. They give our beautiful properties relevance and make our house a home. Do you have a story of “the one that got away”? I learned early in my career to never let anything get away. If you love it, buy it. Do not think twice. If you change your mind, you can always sell it or give it away. It is better to have admired and owned, than to have admired and lost.

What can you tell us about Legends of La Cienega next year? The event will kick off with a gala on Tuesday, May 2, and festivities will continue Wednesday and Thursday, May 4 and 5. Designers from around the world descend upon the La Cienega Design Quarter in Los Angeles to participate in the panel discussions, special exhibitions, window displays and parties. What’s the status of your much-anticipated style memoir? I am still collecting my thoughts and some of my favorite interiors around the world for my book. This is a work in progress. What first drew you to Sierra Towers? I can remember as a child riding by Sierra Towers, thinking, “Someday I want to live there.” It is a perfect location. My showroom is less than a mile away. I love the architecture and the views. It is the perfect canvas to showcase how effectively antiques can be used in a contemporary environment. The full-service amenities make it a perfect pied-à-terre when I am not at my home in Laguna Beach.

From February 11 to February 21, nearly 60,000 interior designers, architects and midcentury modernistas from all over the world will descend upon the Coachella Valley for Palm Springs Modernism Week, to pay homage to its heritage as America’s midcentury modern design capital. As always, the 11-day event offers a chance to indulge in nonstop modernism in Hollywood's beloved desert playground. We recently caught up with Chris Mobley, board chairman of Palm Springs Modernism Week, ahead of the festival’s kickoff to get the inside scoop on this must-attend design event. We’re most excited about the newest additions to this year’s roster, including trips to Albert Frey’s 1959 North Shore Beach & Yacht Club and an exploration of “Modern Cuba.” Which event are you most looking forward to? I’m really looking forward to the Modernism Week Opening Night Party – Hollywood in Palm Springs on Thursday, Feb. 11 at CAMP. This party will not only be the debut of our new headquarters location for 2016, it’s also the first big event of the festival, and it sets the tone for the week. Modernism Week will be expanding to previously uncharted territory. What new events are accompanying this geographical expansion? New this year, Modernism Week is offering three excursions that travel beyond the Coachella Valley, including a party at Frey's Yacht Club at the Salton Sea, Retro Pinball Mania! at the Museum of Pinball in nearby Banning, and a tour of the historic Sam Maloof estate in Alta Loma. We heard that CAMP, Modernism Week’s central location for attendees, will be moving to an architecturally significant venue in downtown Palm Springs. Can you give us a hint as to where the new digs will be headquartered?

How has Modernism Week encouraged education, preservation and sustainable modern living as represented in Palm Springs? Modernism Week’s world-class film and lecture series, and other programming do a great job of encouraging education, preservation and sustainable modern living in Palm Springs, and our annual scholarship program is significant motivation behind everything we do. Scholarships go to local students who have chosen career paths in the fields of architecture and design, and are renewable for three years. In February 2015, more than 20 local neighborhood organizations offered tours featuring homes that have been lovingly purchased and restored — often by past attendees of Modernism Week. The tours generated more than $463,000 to fund local improvements such as landscaping, signage and restoration. Our CAMP location is a great example of preservation, highlighting a midcentury commercial building that will be going through adaptive reuse. Sustainable living is featured on our Garden Tours, and the Hot Purple Energy bike rides are a fun way to learn a little about solar energy.
