WHY SO MANY SPANISH-STYLE HOUSES? By the late 19th century, architects and local boosters were searching for an appropriate style for California. Its debut was the Mission Revival “California Building” at the 1893 Chicago Exposition. Look for clean stucco walls, scalloped parapets that evoke mission bell towers, arches, arcades and low-pitched tile roofs or parapets. The San Diego Panama-California Exposition in 1915 featured extravagant Spanish Revival forms. The style proved so popular that entire cities, such as Santa Barbara, were given over to this style. Look for broad, white or creamy stucco surfaces with few openings, usually deeply cut in, as well as low-pitched tile roofs, arches, ironwork and tile flooring. The whole effect is asymmetrical and flamboyant.

A first cousin to the Spanish house, Santa Fe, shows heavy stucco, projecting vigas, parapeted roofs, tree-trunk columns and beehive fireplaces. This style is rare locally. A popular 1930s successor to the Spanish house was the Monterey Colonial style. Note New England Colonial influences, especially around entrances, shutters, interior trim and built-ins. The most salient characteristics of the Monterey Colonial are the overall rectilinear form and upper-story projecting balcony. The Mediterranean house co-existed with the Spanish house; however, its inspiration came from Tuscany and Provence, not Iberia. Look for smooth stucco on clean, almost austere, facades. The symmetric, rectilinear form has a low-pitched tile roof. Casement windows often have shutters. The conspicuous entrance might bear the sole ornamentation. Many so-called Mediterranean houses flirted with Spanish elements. Today, vintage Spanish and Mediterranean homes are the gold standard of local buyer preference. Even Modernists love them!
