SPANISH AND MEDITERRANEAN STYLES ENDURE Did you know about half the homes in the Los Feliz neighborhood are either Spanish or Mediterranean style? Most of these houses were built during the 1920s, when these were the preferred architectural designs in the fast-growing Los Angeles area, where many newcomers were settling in burgeoning neighborhoods in the foothills of the Santa Monica Mountains, including Los Feliz. So why was that look so popular during that time? Spanish and Mexican structures were built with local materials, including adobe bricks, rough-hewn timbers, reeds and tar, which were used to build an everyman’s house. Scaled up, these materials, along with clay tiles, were used for many California missions. By the mid- to late-19th century, the humble houses were not sophisticated enough to meet the tastes of ambitious Angelenos.

At the same time, architects and local boosters were searching for a unique and appropriate style for California. They found it when the Mission Revival-style California Building debuted at the Chicago World’s Columbian Exposition in 1893. It featured clean white stucco walls, scalloped parapets that evoke bell towers, arches and arcades, low-pitched tile roofs or tile-capped low parapets and cast ornaments. These elements were popular from the 1890s to the 1920s. In 1915, San Diego’s Panama-California Exposition featured extravagant Spanish and Cuban architectural forms designed by Bertram Goodhue (of downtown library fame) and Carleton Winslow. This Spanish Colonial Revival style proved immensely popular, with broad stucco surfaces, low-pitched tile roofs, extensive use of arches, ironwork, glazed and unglazed tile flooring and ornamentation, and shallow upper-story balconies. This style lasted into the early 1930s, then fell out of favor. The Mediterranean house coexisted with the Spanish house, featuring smooth stucco on clean, almost austere, facades. But while the Spanish style is flamboyant, the Mediterranean style is restrained. Still, many so-called Mediterranean houses flirt with certain Spanish aspects. Today, vintage Spanish Colonial Revival and Mediterranean homes in authentic condition are the gold standard of local buyer preference. And it’s not unusual to hear West Side brokers say their buyers are looking for a “Los Feliz Spanish” house – proof that what was once in vogue, then passé, can certainly become fresh and in demand again.
