Are the fall and winter seasons a good time to list your house for sale?

As the prime summer-selling season dwindles, weather changes and the holidays approach, you may be considering waiting until the new year to list your home. But what you might be missing is an opportunity to take advantage of the current seller’s market – while it lasts. With continued low inventory, a strong job market (including remote opportunities) and rising rents pushing renters to consider taking the homeownership plunge, it could be just the right time to sell!

Stand Out With Less Competition

While the rise in interest rates may make you wary, economists forecast home prices and mortgage rates will stabilize and continue the seller’s market through the end of the year. There is still high demand and low inventory, which may mean your home is worth more than what you put into it. And, there are even fewer properties on the market during the winter season, as inventory has diminished from summer sales and current sellers are reevaluating, taking their residences off the market for at least the winter. Listing your home now will make it stand out and give you a head start on the predicted increase in inventory in January. Plus, your home may spend less time on the market, as buyers are motivated to tie up loose ends and settle in before unpredictable weather and new-year commitments come into full swing.

Play on the Imaginative Lifestyle

With low unemployment rates across the country and a bustling job market, people are able to find more flexible or remote opportunities, which means they

are thinking about more affordable housing markets. During the winter season, when holidays, vacations and opportunities to take time off are plentiful, savvy buyers have occasions to consider different living arrangements and rethink their lifestyle. However, they’ll also be more cautious as they keep an eye on interest rates. And cluttered, un-staged homes may have generated multiple bids in the past, but in today’s market that may not be the case. While there is still low inventory, the winter holiday season offers the perfect opportunity for you to pull on the emotional heartstrings of interested parties. So now is the time for you to increase the curb appeal and encourage potential buyers to envision it for its lifestyle, not just a place to live.

Target the Renter Audience

As the housing and rental markets are intertwined, the factors of one will impact the other. While month-over-month nationwide rent prices remain stable, they are still up over 20% from 2021, according to the July Rent.com Rent Report. Higher rates have caused renters to evaluate the costs associated with homeownership and compare them to the amount they’re currently spending each month. While family and friends gather during the winter season holidays, they may have discussions about potential lifestyle changes – such as moving from a rental to a multifamily home. Now is the time to position your property to appeal to all groups rethinking where and how they live.
