T U R K E Y Tourısm Market 2010 Purpose The objective of this study is to investigate the tourism profile of Turkey, the distribution of accommodation facilities, and current and future hotel projects.
Scope In addition to the data regarding the general economic structure and tourism potential of Turkey, this study covers study of the distribution and numbers of accommodation facilities in provinces in the forefront, or has the potential to move to the forefront of tourism industry, namely Adana, Afyon, Aydın, Balıkesir, Bolu, Bursa, Çanakkale, Denizli, Diyarbakır, Erzurum, Eskişehir, Gaziantep, Hatay, Mersin, Kayseri, Kocaeli, Konya, Nevşehir, Trabzon and Van provinces, as well as the accommodation statistics in these facilities.

During the preparation of this study report, the databases of private and public agencies were accessed and a comprehensive literature review was carried out with respect to tourism industry in Turkey.

Turkey General Economic Appearance Population Turkey’s population as of 2010 is 73.000.000 people according to “Address-based Population Registration System” carried out by TURKSTAT (Turkish Statistical Institute). Population growth rate of year 2010 is 0.13%. Turkey, whose 70% of population comprises of young population under 40, is ranked at 12th place in world countries ranking according to population size.
Economic Structure The basic economic indicators of a country are also associated with the other sectors in that country. The basic data that we, İstanbul Gayrimenkul Değerleme, have provided below with regard to the Turkish economy are directly related to the tourism potential in the country and the offer-demand balance of the hotels. Table 2 contains a summary of these data.
Foreign Trade Foreign trade includes the imports and exports, and is measured via the figures of goods-based trade with foreign countries. Foreign trade statistics tell much about the economic ties among countries.

The tourism revenues of Turkey between 2006 and 2010 are provided in Table 6. In 2008, the number of tourists arriving in Turkey was calculated over 26 million and the tourism revenues increased by 18% when compared to the previous year and were calculated about $22 billion with a share of 3% in GDP. In 2009, the number of tourists exceeded 27 million; the share of tourism revenues in GDP rose up to 3,5% and $21,5 billion was gained from tourism revenues. Tourism Revenue of 2010 is $20,8 billion.

The Share of Tourism Revenues in the Gross Domestic Product, and in Exports Table 7 shows the share of tourism industry within the overall services sector. The share of tourism industry fell from 5.1% in year 2001 to 2.8% in 2007, whereupon it again registered a rise to 3.4% in 2009. Table 8 shows the share of the tourism sector in the export revenues. Tourism in Turkey and in the World In 2009 Turkey ranked 7th in the number of foreign tourists arriving and left Germany and Mexico behind. In revenues, it rose one step higher than the previous year and became the 9th. The tourism revenues of Turkey in 2008 was recorded as $21,9 billion. According to Tourism Research Report published this year by the World Tourism Organization, the number of tourists visiting Europe fell by 3,2% compared to 2009 level. The increase of 3% in Turkey is all the more striking against this background.

In the midst of the global recession we are currently seeing the end of, in the early days of 2010, the increase in oil prices and sudden fluctuations in exchange rates hindered the growth of tourism all over the world, and in particular in Europe. As is the case in the global economy, Turkey also experienced an upturn from 2010 on.

Table 12 shows the per capita expenditure by domestic and foreign tourist visiting Turkey in the period of 2001 - 2010. A decline in the expenditures of foreign tourists is evident in the recent years. The per capita expenditure fell from USD 580 in 2010 to USD 546 in 2010, registering a decline of 5,8%. The expenditure by domestic tourists residing outside the country has not changed. Whereas the per capita expenditure was USD 1,158 in 2009, it remained on the same level for year 2010.

In year 2010, 28.5 million foreign tourists from over 150 countries have entered into Turkey. Table 13 shows the leading countries of origin of the tourists coming to Turkey. Germany leads the pack with 15%, while Russia follows with 11% and United Kingdom is at the third place with 9%. Table 14 shows the 5 most popular destinations of foreign tourists visiting Turkey. The top spot in this list is occupied by Alanya district of Antalya province.

Table 15 shows the reasons why foreign tourists visit Turkey. Among the reasons of visit, travel and leisure comes first with 48%. The second most cited reason is visiting relatives or friends. Table 16 shows the percentages of the visit reasons, and the trends they displayed since 2001. While in recent years the number of cultural visits and visits of relatives and friends increased, the number of visits for shopping or meetings fell.

Tourism Types The economic, social, cultural and political impact of tourism and in particular its role in international economic and political relations is on ascendancy. This leads to the increase of importance ascribed to tourism not only in developed countries, which have the largest slices of the international tourist movements, but also in developing countries as well. Tourism is an industry providing immense employment opportunities in the international scale, providing work and employment for approximately 300 million people worldwide. In other words, one in every 16 employees in the world is employed in the Tourism industry, which receives 7% of all international capital investments. In this respect, the importance of tourism in the world, and in Turkey is on the rise, and the patterns of tourism becomes more and more divers, with new destinations and types of tourism attracting tourists. In this section, the types of tourist attractions Turkey offers will be described.
Cultural and Historical Tourism Cultural and historical tourism is a branch of tourism where natural and historical cultural heritage, cultural activities, and contemporary works of art as well as certain socio-economic concepts are offered to the service and enjoyment of travelers. It covers not only the historical, but also the modern aspects of life. When studying provinces with existing or potential import with respect to cultural and historical tourism, one should look into the data regarding the quantity and diversity of protected areas and the cultural and natural heritage present in the provinces in question. In Turkey there are 10,627 protected areas certified by the Ministry of Tourism, and categorized as “urban”, “archaeological”, and “natural”. The 10 richest provinces in terms of these protected areas, and the number of protected areas therein are provided below. 32% of Immovable Cultural and Natural Heritages certified by the Ministry of Culture and Tourism are located within the borders of Istanbul province. Other provinces are listed in Table 18.

The natural formations, monuments and protected sites of international significance, hence requiring preservation in addition to admiration are granted the status “World Heritage”. As of the end of 2009, there are 890 cultural and natural heritage items worldwide registered in UNESCO World Heritage List, 689 of which are cultural, 176 natural, and 25 mixed (cultural/natural) assets. As a result of the activities by the General Directorate of Cultural Assets and Museums, 9 assets from Turkey were included in UNESCO World Heritage List to date. These are listed in Table 19. Another indication of the intensity of cultural and historical tourism activities in a region is the number of museum and archaeological sites, and the annual visitor counts regarding these places. The museums and archaeological sites visited most frequently in year 2010 according to data received from the Ministry of Culture and Tourism, Directorate of Cultural Assets and Museums are listed in Tables 20 and 21. The museums attracting the highest number of visitors in year 2010 were the Topkapı and Hagia Sophia museums. Mevlana Museum registering a significant rise in the number of visitors in recent years was visited by approximately 1,670,000 visitors in year 2010, 15% more than the previous year. Ephesus in Izmir is at the top of the list of most visited archaeological sites, visited by 1,845,000 visitors, while Pamukkale and Hierapolis included in Unesco World Heritage list occupies the second place in the list. The shores of Turkey have great potential for yachting. The Ministry of Culture and Tourism considers highland tourism as a secondary form supporting other activities close in nature, not as a primary branch. In order to extend the stays for highlands tourism activities, and to support this branch of tourism, the Ministry has formulated a Tourism Strategy establishing “Highlands Tourism Development / Action Areas”.
Botany tourism focuses on viewing and enjoying the botanical diversity and geographical characteristics. Various geographical characteristics, the diversity of climates imposed by the geography, and the bridge it constitutes between three continents, the Anatolian peninsula has a wealth of plant species with few equals. While the total number of plant species in whole Europe is 12,000, Turkey alone is home to 9,000. The richness of plant species in Turkey allows botany tourism to flourish. Botanists from many countries deem Turkey, which is home to a substantial biodiversity, as an attractive destination. Existing destinations to benefit from botany tourism, and areas with potential include the Mediterranean plant habitat, which covers the Mediterranean and Aegean regions. The Sibiria-Europe plant habitat extends to Marmara and Black Sea regions, while Turan-Iran plant habitat covers Central Anatolia and Eastern Anatolia regions.
-Cave Tourism Caves in Turkey offer a significant potential for diversity in tourism. The cave formations in 40% of Turkey are characterized with rocks conducive for karst formations. The area covered by rocks which dissolve relatively easily used as a variable in the calculation to estimate the total number of caves in Turkey on the basis of the rates of cave formations approximates the number of caves in Turkey to a figure over 20,000. The longest cave of Turkey is the Pınargözü Cave in Isparta, exceeding 16 km, while the deepest cave is Peynirlikönü Cave in Mersin, running to a depth of -1453 meters. There are 33 caves approved by the Ministry of Culture and Tourism in 15 provinces of Turkey. 14 of these are open to unassisted visits, 12 are open to visits with necessary equipment and guides, and 7 are open to visits by equipped professional visitors.

Leading tourism and sports organizations of the world agree that 32 % of global tourism revenues are derived from sports tourism. In recent years, the link between sports activities and tourism grow ever stronger, and constitutes one of the growth areas of tourism in Turkey. According to Foreign Visitors Survey of TurkStat in year 2009, the number of foreign tourists visiting Turkey for ‘Sports activities/relations’ is approximately 325,000. This figure constitutes 1.2% of all foreigners visiting Turkey in 2008.
-Golf Tourism Turkey has become an important destination for golf thanks to a substantial number of international golf facilities that commenced operations in the recent years. According to 2009 estimates, the revenue derived from golf tourism is at 200.000 Euros. Golf sites and facilities in Turkey are often close to accommodation facilities where the shore is nearby and where diverse food & beverages, shopping and fun alternatives are present. According to data of the Ministry of Culture and Tourism, there are 6 golf facilities with Tourism Operation Certificate, and 9 with Tourism Investment Certificate. 8 of these are located in Antalya, where almost all is concentrated in Belek district. Another province with a multiplicity of golf alternatives is Istanbul with 4 golf facilities. Investments in golf facilities are also underway in Ankara, Aydın and Muğla provinces. -Mountain Climbing Turkey with its unique geography and diverse physical challenges, is a significant attraction for mountain climbing thanks to a substantial number of mountains, including but not limited to Mount Ararat, Bey Mountain, Mount Erciyes, Bolkar Mountains, Ala Mountains, Mount Kaçkar, Mount Mercan, and Mount Süphan, all in the range of 3000-5000 meters. There are 25 mountain climbing centers in the regions where these mountains are located.
-River and Rafting Tourism A land of rich natural resources, Turkey also offers a significant potential to the visitors seeking river sports (rafting, canoe) alternatives. Closely integrated with the historical, archeological and cultural heritage of Turkey, the river tourism constitutes a part of the whole with the environment and other forms of tourism. There are hundreds of rivers of all sizes in Turkey, and a multitude of these is available for river sports. One of the fastest flowing rivers in the world, River Çoruh is world famous, and has been the site of 4th World River Championship in 1993, an event attended by 300 athletes, scientists and journalists from 28 countries. Rivers conducive for rafting tourism are River Çoruh and Altıparmak (Barhal) River in Artvin, Fırtına Stream in Rize, Köprüçay, Manavgat and Dim Rivers in Antalya, Dragon and Göksu Rivers in Mersin, Dalaman River in Muğla, Zamantı River in Kayseri.
-Air Sports Turkey offers significant potential for those interested in air sports such as paragliding, hang-gliding, gliding, parachute, and balloon. The areas where paragliding, one of the most demanded air sports in Turkey, include ÖlüdenizBabadağ in Muğla, Kaş in Antalya, Pamukkale in Denizli, Gölbaşı in Ankara, Abant in Bolu, Eğirdir in Isparta, Ali Dağ in Kayseri, and İnönü in Eskişehir.

Shores of four seas provide Turkey with a wealth of diving spots. There are over 50 diving spots, including but not limited to Bodrum, Kaş, Kalkan, Datça, Kemer, Gökçeada, Ayvalık and Saroz.
Tourism activities in Turkey are mostly focused in Aegean and Western Mediterranean shores. The Ministry of Culture and Tourism is engaged in projects to diversify tourism activities and uncover the unused potential, in order to respond better to changing tourism preferences and ensure a balanced distribution of tourism activities. New tourism policies aim to realize the tourism potential of particularly the Central Anatolia, Eastern Anatolia, and Black Sea regions in addition to existing tourism hotspots of the western shores where the tourism investments have concentrated up to date. This also intends to contribute to local economy of the said regions. One of the most important projects in this respect is the utilization of the mountain and winter tourism potential of Turkey. In order to make use of winter tourism resources to improve domestic and foreign tourism potential, 20 centers suitable for winter sports were determined as “Winter Sports Tourism Center” by the Council of Ministers acting on the basis of Tourism Subsidization Law. Infrastructure, environment, promotion and investment related activities by the Ministry of Culture and Tourism serving to the purpose of diversifying tourism are concentrated particularly in the region of Central and Eastern Anatolia, around winter and mountain tourism centers such as Palandöken, Erciyes, Sarıkamış. As a result of these efforts, Palandöken became the most important rival of Uludağ, the traditional winter and ski resort. The occupancy rates of accommodation facilities in Erciyes approach hundred percent. Thanks to an eight months long ski season and the natural characteristics favorable for ski, Palandöken and Erciyes attract investments, while Sarıkamış is a rising star.

Through these efforts, it is planned to increase the accommodation capacity of ski resorts to 25,000 beds from the current figure of 7,500 beds. A quick glance at other Mediterranean countries such as France and Italy where tourism is fairly established and Austria, a leading name in mountain tourism, reveals that the number of beds allocated for mountain and winter tourism is approximately one fourth to half of all beds. In Turkey, the plans are underway to increase the bed capacity of winter resorts to 1/10th of all accommodation facilities within a period of five years.

Turkey Tourism Market Research
Turkey is one of the seven richest countries in geothermal sources and potential, and the first in Europe. Thermal tourism allows for a tourism season 12 months long, achieves high occupancy rates in facilities, creates high levels of employment, and enables easy integration with other alternative tourism types, hence offers significant opportunities to develop a balanced regional tourism structure.
There are around 190 hot springs in 46 provinces of Turkey. The number of beds in 10 facilities (approved by the Ministry of Health as treatment centers) with Tourism Investment Certificate from the Ministry of Culture and Tourism is 2,461, while 30 facilities with Tourism Operation Certificate have a further 8,562 beds. 156 facilities with approximately 16,000 beds are certified by local governments. Table 30 below shows the distribution per provinces of 34 facilities for which the Ministry of Tourism had issued Tourism Operation Certificates. Accommodation Establishments In this section, the distribution, types and capacities of facilities all over Turkey will be reviewed. The types of facilities are to be considered in two primary categories as Ministry of Tourism Approved facilities and Municipality Approved facilities. The provinces under consideration were selected on the basis of total accommodation figures for year 2009. In this study, Antalya, Istanbul, Muğla and Izmir provinces, which contain 59% of the facilities with Ministry Approval, 2,625 in all according to 2009 figures, and 41% of Local Government Approval, 7,033 in all according to 2006 figures, were excluded from the assessment. The detailed information regarding these provinces is provided in the “Tourism Markets” report for the relevant province. Table 32 shows the distribution of the Ministry of Tourism Approved Tourism Facilities for year 2009 per provinces included in the study. Ankara and Aydın are closest in bed capacity to the top four provinces, Antalya, Istanbul, Muğla, and Izmir. The said two provinces have a 6.5% share among all provinces. Other provinces in the top five of the second tier are Balıkesir with 1.5%, Nevşehir with 1.4%, and Bursa with 1.0%. Accommodation statistics, taken into consideration along with the data provided under the title “Facilities”, reveals that the ranking of provinces by entrance counts to facilities vary with the number of facilities. It is perfectly understandable that the higher a province ranks in the number of facilities, the higher it will achieve a place in the accommodation count. Furthermore, these data provides hints regarding the number of tourists to visit the province, as will be analyzed in following sections. Table 34 shows the distribution of entrances to Ministry of Tourism Approved Tourism Facilities for year 2009 per provinces included in the study. Provinces This section will provide a detailed analysis on tourism data and potentials of provinces Ankara, Balıkesir, Aydın, Denizli, Nevşehir, Bursa, Çanakkale, Afyon, Diyarbakır, Mersin, Trabzon, Konya, Erzurum, Adana, Gaziantep, Bolu, Van, Kocaeli, Hatay, Eskişehir, and Kayseri provinces ranked in the order based on domestic and foreign tourist accommodation figures for year 2009.
Ankara Ankara is located in the Central Anatolia Region of Turkey, and is also the capital of the country. The province with a land area of 30,715 km2 has a population of 4,650,000 as of 2009 according to address based civil registry. 97% of the population lives in cities, while 3% lives in rural areas. Among 24 districts of Ankara, the most populous one is Çankaya. Ankara’s neighbors are Çankırı, Konya, Kırıkkale, Kırşehir, Aksaray, Eskişehir and Bolu.
Tourism Ankara province has attractions for various branches of tourism. The leading ones are the cultural and historical tourism. Among tens of museums in the province, Anatolian Civilizations Museum is the most prominent one, and was visited by 270,000 visitors in 2009, ranking 6th among 10 most visited museums of Turkey. Another significant branch of tourism in Ankara is the convention tourism. Thanks to its location in the country and the region, Ankara has numerous accommodation facilities with convention and conference halls, as well as numerous convention and conference halls in universities and public agencies, all compliant with national and international standards. Convention-wise, Ankara has a chair capacity of approximately 30,000, 12,750 of which is in Convention Centers Approved by the Ministry of Tourism.
Facilities and Accommodation In Ankara, there are 146 Ministry Approved and 129 Municipality Approved facilities, amounting to a total of 275 accommodation facilities according to Ministry of Culture and Tourism data for year 2009. A review of the distribution of facilities in districts of Ankara reveals that 51% of Ministry Approved facilities are located in Çankaya Province where the majority of embassies in Ankara, as well as central organizations of ministries and significant governmental centers such as the Grand National Assembly of Turkey, in sum the center of Ankara as capital. 31% of the facilities are in Table 36 Facilites Licensed by Ministry Altındağ, the home to numerous museums and historical places such as the Ankara of Culture and Tourism 2009 Castle. 56% of Municipality Approved facilities are in Altındağ, while 15% is located in Haymana, a district known for its hot springs. Yet, in both categories Haymana district is well below the others in terms of bed capacity. Considering the accommodation (entrance to facility) statistics, the preferred choices are Çankaya, Altındağ, and Haymana, where demand for accommodation, and hence the density of facilities, is high. In 2009, estimated figure for stays in Ankara is at 2,000,000. 41% of these took place in Çankaya, 36% in Altındağ, 3% in Haymana, and 20% in other districts.

Balıkesir Turkey Tourism Market Research
Balıkesir is located in the Marmara Region of Turkey. The province with a land area of 14,299 km2 has a population of 1,140,000 as of 2009 according to address based civil registry. 60% of the population lives in cities, while 40% lives in rural areas. Among 19 districts of Balıkesir, the most populous one is Balıkesir City Center. The province is surrounded by Marmara Sea in the North, Aegean Sea in the West, and Çanakkale, Bursa, Manisa, İzmir, and Kütahya Provinces.
Tourism Balıkesir is a province where sea tourism plays an important role, while thermal tourism, sports tourism and convention tourism branches are also significant. With a high level of tourism potential emphasized with olives and natural beauties, Balıkesir’s districts of Cunda Island (Ayvalık), Marmara Island, Edremit and Erdek are the leading ones in sea tourism. There are 19 blue flag beaches in Ayvalık, Edremit, Erdek, Burhaniye and Gömeç districts of Balıkesir, and also 1 blue flag marina in Ayvalık. Another important branch of tourism for Balıkesir is nature and sports tourism. Kaz Dağları National Park covering an area of 200 million m2 in Edremit district provides suitable grounds for nature sports such as trekking and climbing, and is visited by thousands of domestic and foreign tourists arriving in the region for nature and sports tourism. Also Ayvalık is a hotspot for yet another important nature sport, diving. In addition, the bird sanctuary located on the northeastern corner of the Bird Lake in Bandırma provides sanctuary for approximately 2 to 3 million birds of nearly 300 species each year, migrating over Turkey. Therefore it is one of the favorite spots of bird watchers. Three districts of Balıkesir has facilities for thermal tourism. Edremit has 1 time-shared facility with 54 apart suites, and 3 separate facilities with 84, 1035, and 135 beds. 1225 beds in Gönen Hot Springs are shared among 1 apart hotel, 7 hotels and 6 bed and breakfast, and there is a further capacity of approximately 1500 beds in 11 hotels and 4 bed and breakfast. Sındırgı has 5 bed and breakfast and 2 hotels with a total bed count of 250.
Facilities and Accommodation In Balıkesir, there are 71 Ministry Approved and 498 Municipality Approved facilities, amounting to a total of 569 accommodation facilities according to Ministry of Culture and Tourism data for year 2009. A review of the distribution of facilities in districts of Balıkesir reveals that approximately 75% of Ministry Approved facilities are divided roughly on an equal pattern to various districts. In this pattern, Edremit Table 39 Facilites Licensed by Ministry comes first with a share of 25%, while Ayvalık ranks second with 24%, and Erdek of Culture and Tourism 2009 ranks third with 23%. Considering the accommodation (entrance to facility) statistics, the preferred choices are Ayvalık, Edremit, and Erdek, where demand for accommodation, and hence the density of facilities, is high. In 2009, estimated figure for stays in Balıkesir is at 1,870,000. 36% of these took place in Erdek, 23% in Ayvalık, 20% in Edremit, and 21% in other districts.

Aydın is located in the Aegean Region of Turkey. The province with a land area of 8,007 km2 has a population of 980,000 as of 2009 according to address based civil registry. 58% of the population lives in cities, while 42% lives in rural areas. Among 17 districts of Aydın, the most populous one is Aydın City Center. The province’s neighbors are İzmir, Manisa, Denizli and Muğla.
Tourism In the area of tourism, Kuşadası and Didim are the first two that comes to mind in Aydın. The prominent branch of tourism in these districts is sea tourism. Moreover, Aydın has an established place in historical tourism, convention tourism and thermal tourism as well. There are 21 Blue Flag Beaches in Kuşadası and Didim, and there are 2 blue flag marinas in Kuşadası. The number of private or commercial yachts that visited Kuşadası marinas in 2009 is 3,429 foreign and 285 Turkish yachts amounting to a total of 3,714. Another important branch of tourism in Aydın is convention tourism. Almost all the hotels where congresses take place are at Kuşadası. The district has an approximate chair capacity of 5,000 at 19 halls in 6 hotels. Thermal tourism takes place in three districts of Aydın. 2 thermal facilities with 140 and 20 beds in Kuşadası, 1 thermal facility of 120 beds in Germencik, and 1 thermal facility of 40 beds in Buharkent server tourists. Aphrodisias ruins near Karacasu district of Aydın is one of the leading archeological sites of Turkey. Established in the 6th Century B.C., the antique city is listed as a “Cultural and Thermal Tourism Development Area” in Tourism Strategy of Turkey for 2023, prepared by the Ministry of Culture and Tourism. It is anticipated that the number of visitors will double and triple in the coming years, placing the city among the most significant sites of antiquity in Turkey.
Facilities and Accommodation In Aydın, there are 78 Ministry Approved and 469 Municipality Approved facilities, amounting to a total of 547 accommodation facilities according to Ministry of Culture and Tourism data for year 2009. A review of the distribution of facilities in districts of Aydın reveals that approximately 76% of Ministry Approved facilities are located in Table 42 Facilites Licensed by Ministry Kuşadası known for sea tourism and thermal tourism. Second rank with 18% belongs of Culture and Tourism 2009 to Didim, famed again for sea tourism. 50% of Municipality Approved facilities in Aydın are located in Didim, while 42% is in Kuşadası. Considering the accommodation (entrance to facility) statistics, the preferred choices are Kuşadası and Didim, where demand for accommodation, and hence the density of facilities, is high. In 2009, estimated figure for stays in Aydın is at 1,700,000. 51% of these took place in Kuşadası, 42% in Didim, and 7% in other districts.

Denizli is located in the Aegean Region of Turkey. The province with a land area of 11,868 km2 has a population of 925,000 as of 2009 according to address based civil registry. 68% of the population lives in cities, while 32% lives in rural areas. Among 19 districts of Denizli, the most populous one is Denizli City Center. The province’s neighbors are Uşak, Aydın, Afyon, Manisa, Muğla, and Burdur.
Tourism The prominent branches of tourism in Denizli are cultural and historical tourism and thermal tourism. Moreover, Denizli has an established place in convention tourism and cave tourism as well. There are 12 sites of antiquity in Denizli that are open to visitors. The most important among them is the Hierapolis. Pamukkale and Hierapolis located within the borders of Denizli City Center are among the sites in Turkey that are included in UNESCO World Heritage List. 1,300,000 visitors to visit these sites place them in the second rank among the most visited Archaic Sites and Ruins in Turkey, right after Ephesus. In Pamukkale, there are two 5-star hotels with a total capacity of 1,008 beds, four 4-star hotels with a total capacity of 1,822 beds, one 3-star hotel with 432 beds, and 4 Municipality Approved Thermal Facility with a total capacity of 1,012 beds. Dodurgalar Cave in Acıpayam district is among the Ministry of Culture and Tourism Approved Caves open for tourism purposes. A significant center for convention tourism, Denizli has 5 hotels serving with a total capacity of 3,280 in 11 halls. Moreover, Denizli Culture and Convention Center established in an area of 4,000 m2 has a capacity of 1,500 chairs.

Kocaeli is located in the Marmara Region of Turkey. Kayseri Turkey Tourism Market Research
Kayseri is located in the Central Anatolia Region of Turkey. The province with a land area of 16,917 km2 has a population of 1,200,000 as of 2009 according to address based civil registry. 85% of the population lives in cities, while 15% lives in rural areas. Among 16 districts of Kayseri, the most populous one is Melikgazi. The province’s neighbors are Niğde, Adana, Kahramanmaraş, Sivas, Yozgat, and Nevşehir.
Tourism The most developed town of Central Anatolia after Ankara, Kayseri is a location of winter tourism and gourmet tourism. An extinct volcano, Mount Erciyes is the highest mountain of Central Anatolia. Declared as a “Winter Sports Resort” by the Ministry of Culture and Tourism, Mount Erciyes is a very crucial resource for tourism in Kayseri. At the moment, the capacity of Erciyes Winter Sports Center is 460, which is planned to be increased to 5000 by the year 2023. The construction of “Winter Sports Center” commenced in June 2010, and 12 month per year operation and high occupancy rates are projected, with required infrastructure activities in progress. Zamantı river, a tributary to Seyhan River, flowing through Yahyalı District, provides a 15 km long National Rafting Course. Moreover, the Zamantı Canyon shaped by the Zamantı River is a suitable location for trekking, while Aladağlar National Park shared by Niğde, Kayseri and Adana provinces is an area oriented towards nature tourism and daily excursions. Sultan Sazlığı Bird Sanctuary on Develi Plains of Kayseri is declared as a “Water Birds Preserve and Breeding Grounds” in year 1971. Bird watchers’ needs are also catered in Kayseri. With a history dating back to 3000 B.C., Kayseri is also famous for its traditional and authentic cuisine.
Facilities and Accommodation In Kayseri, there are 12 Ministry Approved and 23 Municipality Approved facilities, amounting to a total of 35 accommodation facilities according to Ministry of Culture and Tourism data for year 2009. Ministry approved facilities have a total bed count of 1,625, and Municipality Approved facilities’ bed count is 1,273. A review of the distribution of facilities in districts of Kayseri reveals that 53% of all Ministry of Table 96 Facilites Licensed by Ministry of Culture and Tourism 2009 Tourism Approved facilities are located in Melikgazi, and 47% are in Kocasinan. 48% of Municipality Approved facilities in Kayseri are located in Melikgazi, 26% are in Kocasinan, and 26% are in other districts. Considering the accommodation statistics, the preferred choices are Melikgazi and Kocasinan districts comprising the old City Center of Kayseri, where demand for accommodation, and hence the density of facilities, is high. In 2009, estimated figure for stays (entrance to facility) in Kayseri is at 183,000. 49% of these took place in Kocasinan and 47% took place in Melikgazi.

Distribution of 2, 3, 4, and 5 Star Hotels In this section, the distribution of Ministry of Tourism Approved hotels in 21 provinces included in this report will be analyzed with respect to number of stars. As Table 102 shows, Ankara comes first in the number of facilities for all types of hotels. Second and third ranks are occupied by Aydın and Balıkesir. Average Overnight Accommodation Price PP This section will review average overnight accommodation price per person of 2, 3, 4, and 5 star hotels in 21 provinces covered in this report. The study is based on the most recent list of hotels published by the Ministry of Culture and Tourism, and was carried out on the internet and by calling the hotels by phone, in order to calculate annual/seasonal average nightly stay prices. Since adequate data for 2-star hotels was not available in case of Afyon and Bolu, and for 4-star hotels in Bolu, and for 5-star hotels in Çanakkale, Diyarbakır, Erzurum, Eskişehir, Hatay, Kayseri, Kocaeli, Mersin, Trabzon, and Van, such were not included in the study during the preparation of tables.

The average price for provinces covered in the study is 79 €. 5-star hotels in Ankara Çankaya and Bolu Abant have the highest price range with 100 €. The lowest average overnight accommodation price per person is in Nevşehir with 60 €.

It is impossible to have a set of real estate with completely equivalent hotels as units. The best sale comparisons regarding 2, 3, 4, and 5 star hotels are based on the number of rooms. Actual or demanded prices for hotels that are sold or are being sold are divided to the number of rooms, to obtain the average sales value per room.

This section will analyze the average sales value per room of 2, 3, 4, and 5 star hotels in provinces covered in the study. During the study, the ads for hotels for sale, of which sale was just realized, or is currently in progress were collected, and average sale prices per room were obtained through phone calls with the ad owners. The study is carried out only for provinces where a meaningful sample to allow for the calculation of an average sales value is present.

Table 106 shows the comparison of average sales value per room for 2-star hotels. The analysis covers only provinces with an adequate number of sample on-sale ads. Accordingly, the highest average sales value outside Antalya, Muğla, Istanbul and Izmir occurred in Ankara with 25,000 €. Aydın came second with 20,000 €, while Mersin was third with 11,000 €.

Hotel Investments in Turkey Since there is no guaranteed leases as in the case in shopping mall and office investments, and since it is not possible to sell through the display of project as in the case of residential investments, the investors generally avoided investment in hotel market. Yet, from the first half of 2010, the market saw the presence of serious investors. The investments carried out in the hotel market of the first half of 2010 saw a rise in the EMEA (Europe, Middle East and Africa) hotel investment market. Upon a review of tourism subsidy certificates issued by the Undersecretariat of Treasury in the period after 2009, it is understood that the hotel market long dominated by Antalya and Muğla provinces is in a trend of moving to Anatolia. According to latest data by the Ministry of Culture and Tourism of Turkey, the number of Accommodation Facilities Certified by the Ministry of Tourism is around 2,900. Investments for a further 800 are also in progress. 70 among the new investments are planned for Central Anatolia, 58 for the Black Sea Region, while 48 are aimed towards Eastern and Southeastern Anatolia Regions. It is clear that more than half the tourism accommodation facilities to enter into service in the coming period are located in the central provinces of Anatolia. The improving volume of commerce in the Anatolian provinces, the airports built, and the increased number of flights has contributed to the increase in the investments. Throughout the year 2010, 317 Investment Subsidy Certificates were obtained according to the summation of Investment Subsidy Certificate List Communiqués by the Undersecretariat of Treasury as published on the Official Gazette. 242 of these are for new investments. As a result of these tourism investments, 18,000 will be employed and an addition of 104,000 beds will be made to accommodation capacity.
