A grocery store will replace the vacant Modell’s store in the Old Bridge Gateway shopping center.

grocery store is expected to become an anchor store in the Old Bridge Gateway Shopping Center. The Zoning Board of Adjustment approved waivers for Heritage OB Ryan LLC at a meeting on Sept. 3 to demolish the Modell’s Sporting Goods store portion of the shopping center at the intersection of Ernston Road and Route 9. Jennifer Phillips Smith, attorney for the applicant, said with Modell’s going out of business, the applicant proposes to configure the location into a slightly larger configuration to attract a new anchor tenant. The original Modell’s site is 32,657 square feet. The new configuration will bring the site to 39,112 square feet. Along with the new configuration, the applicant plans for restriping and realigning of the front portion of existing stores.

High school students create free tutoring service that spans three countries By KATHY CHANG

Staff Writer

W

hen Divyesh Jevtani learned about LimitlessMinds – a free tutoring service run by high school students – from his son’s school principal, he jumped at the opportunity to sign up his son Vinay. “My son was missing the one-to-one interaction with a teacher,” he said, adding Vinay was in the second grade at the time and is now a rising third grader. “Our tutor communicates with me after each session on what they covered and the homework for the week. She is very patient with Vinay and adjusts the curriculum per his own learning pace.” The Edison School District transitioned to remote learning in March after it had to close schools due to the novel coronavirus pandemic. Manan Shah and Linda Liu, seniors at John P. (JP) Stevens High School in Edison, teamed up to form LimitlessMinds Inc., a non-profit organization that matches K-8 students with volunteer tutors in their community to provide free 1:1 virtual tutoring in academics. Manan said as he adjusted to online schooling, he realized that many other students including his younger cousins and friends, shared the same challenges that he was facing with the unexpected transition. Through his experiences in Boy Scouts over the past decade and his service as the vice president of a local teen volunteer conservation unit, giving back has always been one of his core values. That’s when he thought of recruiting volunteer high school students to provide free virtual tutoring to K-8 students. “When Manan approached me with the idea, immediately I loved it,” Linda said. The two high school students brainstormed a name for their idea, “Limitless” for Linda and “Minds” for Manan and created a logo. They launched their idea on April 8 through their own social media and with the help from JP Stevens Principal Anthony Shallop, they were able to spread the word about their organization to middle and elementary school principals, who sent out their information to parents. “Manan and Linda were driven to

make a real difference in supporting those around them,” Shallop said. “They reached out to me with an idea to establish a network of student tutor volunteers to help the younger students in our district transition to remote learning and provide continued support. Together we worked on the logistics and rolled it out.” Shallop said the school motto for the 2019-20 school year was, “If not me … then who?” “When we shifted to remote learning, I stressed the importance of this mantra, encouraging our students to support one another and their surrounding communities,” he said. “So many students did just that.” Donna Abatemarco, principal at James Madison Intermediate School, said the transition to remote learning was a challenge for everyone. “Manan and Linda were experiencing the obstacles of remote learning firsthand and saw an opportunity to do something positive,” she said. “Within a few weeks, they were able to organize an incredible tutoring service to help our students navigate through the challenges of remote learning. In addition to supporting the students academically, the high school tutors also served as role models by showing our

younger students what it takes to persevere through tough times. Manan and Linda’s initiative is a shining example of how individuals can come together to help each other as a community.” Mike Seiler, principal for James Madison Primary School, said when Manan and Linda reached out to him and shared their vision, he immediately jumped on board. “It is always great when we can work together as a district to support not only our students, but in this case, the families of our students,” he said. “As a parent myself, I knew how difficult it was to keep up with work and teaching my son at home. Having this support for the parents and the students was a huge support that enabled students to grow and to take some of the pressure off of the parents.” Seiler said Edison is filled with many creative, talented and smart students. “This is just another example of how they rise to a challenge to support other students and community,” he said. “I am really proud of their efforts.” From April to now, LimitlessMinds took off. The organization has 300 volunteer high school tutors spanning 14 chapters and three countries. There are chapters in East Brunswick,

Iselin, Marlboro and West Windsor-Plainsboro and New York City, Houston, and the capital cities of Pakistan and El Salvador. The organization recently reached more than 1,700 tutoring hours. Manan said he had two friends from Scotch Plains reach out to him to volunteer as tutors. With the realization the service could span to Scotch Plains, his friends spread the service to their area. Then Linda reached out to people she knew from East Brunswick and the chapters snowballed from there. “We’ve had people reach out from Hawaii and California where we don’t have chapters yet,” Manan said. “In those cases, we still want to help them so we just matched them with another chapter.” The chapter in Edison is the largest chapter. Manan and Linda manage volunteer tutoring inquiries and tutee inquiries through a form. “A student indicates what grade they are in, what subject they need help with and what times they are available, and we match tutors and tutees with similar availability and alignment of subjects,” Linda said. The impetus of LimitlessMinds was to provide help to the community during COVID-19, the high school students said. “As it grew, we realized we could morph into a free tutoring service because tutoring can be very expensive,” Linda said. Manan and Linda said the feedback from parents, teachers and principals have been amazing and rewarding. “We even had a retired teacher from another district who sent us a letter in the mail thanking both of us for our efforts,” Manan said. Linda said she not not only loves that their organization provides tutoring where a student can improve in their academics, but it also creates a bond – kind of like an older sibling type bond – which is important in a time where people may feel isolated. “This way they can see other people and have that connection to the outside world and get to know someone,” she said. Also, tutors are able to receive volunteer hours through the service. For more information, visit http://www. limitlessmindsinc.org/.

Leasing & Finance, Inc. to forward the financing proceeds directly to the board upon closing. “We got a great [interest] rate of 1.18%,” Business Administrator Erin Hill said prior to the board’s vote. “So, over the course of five years, we’re only going to pay about $50,000 dollars of interest on $1.65 million of buses, which is fantastic.” After awarding the contract, board members approved the purchase of 17 buses at the total cost of $1.65 million, utilizing the funds from the lease purchase. According to district administrators, the buses purchased with the $1.65 million are one 2020 IC 54 passenger bus that costs $90,738, five 2021 IC 54 passenger buses that cost $94,997 each, two 2020 IC 54 passenger buses that cost $95,366 each, and nine 2021 IC 54 passenger buses that cost $99,162 each. In other business, the board passed a resolution to pay $10,230 to Spiezle Archi-

The payment will be for professional services for construction administration and bidding of the HVAC (heating, ventilation, air conditioning) at the gymnasium of the Sayreville War Memorial High School (SWMHS). Following the approval of the payment, the board approved a withdrawal from the district’s capital reserve in the amount of $10,230 to be used for the HVAC at the SWMHS’ gymnasium. Board members also passed a resolution approving a contract with APEX Learning Inc. to provide online courses for students at SWMHS during the 2020-21 school year. The cost of the contract is not to exceed $20,400. Finally, board members approved the purchase of equipment and services for communication operations from Mutuallink in the amount of $62,505.25.

Catholic schools offer in-person instruction with virtual learning option By KATHY CHANG Staff Writer

S

chools in the Diocese of Metuchen are in a position to quickly pivot as circumstances necessitate as students begin the 2020-21 school year. Anthony P. Kearns III, Esq., spokesperson and chancellor for the Diocese of Metuchen said each school’s plan for reopening differ slightly, however, the schools are offering in-person instruction, with a virtual learning option. There was no universal start date for the Catholic schools in the diocese. Some started before the Labor Day weekend and some started this week. The 27 Catholic schools around the four-county diocese in

Middlesex, Somerset, Hunterdon and Warren are still enrolling for the fall. All schools were ordered to close on March 18 through Gov. Phil Murphy’s executive order in efforts to flatten the curve of the COVID-19 outbreak. All schools had moved to remote learning for the remaining of the 2019-20 school year. Kearns said each school worked with a task force of administrators, parents and teachers to finalize individual plans for the 2020-21 school year. The plans address the principles of safety and health, technology, Catholic identity, curriculum and assessment, and the way in which they will maintain their school communities. IMPROVEYOUR LAWN THIS FALL! We Can Help By Aerating & Overseeding!

Compacted soil and heavy thatch are the two biggest obstacles to a beautiful lawn. They tend to suffocate grass plants by preventing air, water, and nutrients from reaching the root zone. This means your lawn looks less than satisfactory in spite of adequate fertilization, water, and tender loving care! Aeration opens up the thatch and helps relieve compaction. It should be a regular part of your annual lawn maintenance program. Aeration is accomplished by the use of a machine equipped with cylinder-like spoons designed to penetrate and shatter the soil. Half inch diameter plugs of thatch and soil are actually pulled from the ground during this process. The plunging action of the spoons into the ground opens up the soil-allowing the grass plants to breathe and promoting deeper, healthier roots.

Major benefits of aeration...

• Increases air, water, and nutrient movement to the root zone • Intensifies decomposition of thatch • Helps relieve soil compaction • Stimulates new growth • Improves drainage • Provides a better environment for overseeding • Increases the effectiveness of applied fertifizers & control products • Incorporates organic matter into the soil • Increases tolerance to heat and cold

Walk will help raise funds for research into deadly disease

R

epresentatives of the JAR of Hope foundation will take a 260-mile “Walk For Their Lives from Washington, D.C., to Old Bridge in October to raise awareness of the little-known, but fatal, childhood disease they are fighting. JAR of Hope was established in 2013 by James and Karen Raffone of Manalapan when their 4-year-old son Jamesy was diagnosed with Duchenne Muscular Dystrophy, a very rare muscle-wasting disease with which children are born, according to a press release from the organization.

There is no cure. Individuals who have the disease often pass away by their early 20s, according to the press release. “Walk For Their Lives will start in Washington, D.C., on Columbus Day, Oct. 12. On Oct. 19, the participants will walk the last 26 miles, starting at Sportika in Manalapan, walking to the last sponsored checkpoint at All American Ford in Old Bridge, and the finish line at Old Bridge High School. At the high school, the walkers will be greeted by Old Bridge Mayor Owen Henry

We are inviting the central New Jersey community to walk along with us for portions of the 26.2 miles on the last day. The walk will be led by Raffone and JAR of Hope Treasurer Joe Ippolito, and sponsored by All American Ford of Old Bridge. The goal is to raise $50,000 toward a cure, according to the press release. “We will be starting at the Rayburn House Office Building in Washington, D.C., Ippolito said, “and we are hoping people will join us, even for a little bit, along the way, to show support for our efforts to find a cure for this horrible disease that takes away children. Jamesy Raffone is now 11 and participating in a year-long Duchenne study called Operation Lifeline. The results are encouraging, but JAR of Hope pays $35,000 a month for the five participants in the study, according to the press release. Mario Brunelli promoted in family’s retail real estate brokerage firm OLD BRIDGE – R.J. Brunelli & Co., LLC announced that Mario Brunelli has been appointed vice president of Investment Sales and Development Site Acquisitions, as well as a principal in the retail real estate brokerage. Brunelli, 32, most recently served as an investment sales specialist/sales associate at the Old Bridge-based firm. As a licensed real estate broker in New Jersey and Florida, he sold more than $100 million of commercial properties in those states during the last five years alone, according to information provided by Jaffe Communications. Those deals, which included a number of 1031 Exchanges, ranged from neighborhood shopping centers to single tenant net leased properties occupied by such tenants as Auto Zone, Dollar General, Dollar Tree, Family Dollar, 7-Eleven, and Walgreens. His 1031 Exchange activity was highlighted by his role in developing a strategic plan for SMA Associates, a New Jersey entity that used the tax-free proceeds from its share of the 2017 sale of The Grove at Shrewsbury lifestyle center to immediately invest double that amount in a diverse portfolio of retail properties in Florida and Georgia, according to the statement. The acquired sites included a shopping center anchored by Best Buy and Barnes & Noble, as well as four single-tenant buildings occupied by Dollar General and Family Dollar. In his capacity as a tenant representative for the firm, Brunelli handled the Florida expansion of a medical products company, arranging 14 leases for retail sites as well as the purchase of a warehouse, according to the statement. He began working full-time at the firm founded by his father, Richard, after graduating from Florida International University in 2012 with a bachelor’s degree in business administration. Prior to that, beginning at age 18, he spent summers at R.J. Brunelli performing market analysis research, studying occupancies at properties on retail corridors throughout New Jersey, according to the statement. Brunelli earned his New Jersey real estate license at age 18 and his Florida license at 22. With this promotion, Brunelli joins his father, sister Danielle (president) and CEO Ron DeLuca as principals of the firm, which was founded in 1975. Danielle Brunelli and DeLuca became principals along with Richard Brunelli in 2010 when the firm became an LLC, according to the statement. In 2015, Richard Brunelli was elevated to chairman, Danielle Brunelli was named president, and DeLuca was appointed CEO.

“It gives me great pleasure to know that with Danielle and now Mario in ownership positions, the next-generation is firmly in place to continue and expand the relationships RJBCO has enjoyed in the retailing, restaurant, personal services, management/ development and real estate investment communities,” Richard Brunelli said in the statement. “Mario has worked very hard to earn this promotion. He genuinely loves what he does, has a thirst for knowledge and takes great pleasure in sharing that knowledge to advance clients towards

achieving their investment goals. In executing acquisitions, he brings the knowhow to analyze the financials and implement strategies to maximize cash flow for his clients.” DeLuca added, “I have worked closely with Mario since his earliest days as a summer employee during his college years. Since joining the company full time, I have seen Mario grow into a successful professional, quickly absorbing guidance from our leadership team, and dedicating himself to personal achievement. In 2019, in

addition to his continued focus on fulfilling our clients’ needs in the investment sales sector, Mario distinguished himself in the brokerage side of our business, fulfilling a difficult client assignment to close deals on up to 14 new retail locations across Florida in less than 10 months. I look forward with confidence to Mario’s contribution toward the growth of our business, and his addition to our executive team.”

ON THE ROAD PETER PERROTTA

2020 Chrysler Pacifica Hybrid

I

f it walks like a duck and quacks like a duck … guess what? It’s a duck. Why try to disguise it? When I see those television commercials for minivans that try and make it seem cool for the average soccer mom or dad to be driving a minivan, I just shake my head. In recent years the minvan has fallen out of favor. So, the marketers now want to try and make it something it’s not. Why try and pretend? It’s a minPeter Perrotta ivan, aka a duck. “Sell the sizzle”. That’s what an old car sales manager used to tell me. What that meant to me was: don’t sell something for what it’s not. Sell the sizzle of what it is. So after one recent week behind the wheel of the 2020 Chrysler Pacifica Hybrid Limited minivan, I must admit, there is a lot of sizzle to sell here folks. Before we get started, though, if you are looking for the wind-in-your-face driving experience of an athletic BMW or Mercedes, this is not where you look. Instead, what you get in the 2020 Chrysler Pacifica is a good, solid, all around, utilitarian vehicle that can be used for a multitude of transport and cargo tasks without breaking a sweat. Moreover, if you are approaching 65 years of age – like me – it’s a very comfortable vehicle to get into and out of without bending or twisting your back. Once you sit down inside it’s tremendously comfortable. If you are the designated driver to transport your sister-in-law, and mother-in-law and father-in-law to your son’s birthday dinner, it passes the test with flying colors. On the other hand, is this mini-van going to turn heads when you drive down the

street? Absolutely not. Is it going to afford you that exhilarating driving experience of the BMW 5 series? No way. But, let’s face it folks, it’s not fair to criticize the minivan for what it isn’t. We must appraise it for what it is. The 2020 Chrysler Pacifica Hybrid Limited – the model I drove for one week – is the only minivan currently on the market that is offered as a hybrid version. To make it even better, this model from Chrysler is a plug-in hybrid that can be operated as an electric-only model, with a full range of 30 miles on the electric only ride. More impressively, when you use it as a combined electric/gas option (the vehicle switches itself back and forth on an asneeded basis) it gets a whopping 82 miles per gallon. When in use as a gas-only vehicle, it gets a still solid 30 miles per gallon. For me, it’s hard to believe that none of the other minivan manufacturers (especially Honda and Toyota) don’t offer a hybrid version of their minivans. I’m not sure why that is. It may be due to the fact that the minivan segment of the car selling market has shrunk drastically from what it once was about 20 years ago. My first job in the car selling business was at a popular Honda dealership in South Jersey back in 2003. At that time, we had a waiting list for people who wanted to buy the popular Honda Odyssey minivan of about six months. Moreover, we sold every one of those Odysseys at full sticker price, with no discount. Such is not the case these days, obviously as the once-popular minivan has fallen out of fashion favor for the much sexier and aggressive looking SUV and crossover models now available on the market. Nonetheless, the minivan has survived. And, this one from Chrysler has won many accolades from the automotive press for being top-of-the-line in its class. In its review of the 2020 Pacifica, the editors at Car and Driver magazine simply stated that it is “the best minivan you can buy – and better than most SUVs too. “We like the minivan so much, in fact, that we have named it to our 10 best Trucks and SUVs list multiple times,” write the

2020 Chrysler Pacifica Hybrid

editors of Car and Driver. Personally, I’m not so sure that I am enamored as much as they are with the Pacifica. When I first took the wheel behind this Pacifica it instantly brought back memories to when my youngest son was 2 years old and my wife and I carted his whole world around with us in our Dodge Caravan minivan. At that time, my parents were still alive and living in Florida, so the minivan did the job it was designed to do on that several trips a year we made to St. Augustine. This time around, while it took me a day or two to get used to driving a minivan again, I must admit that by the end of the week I was quite impressed with the Pacifica. It’s luxurious, comfortable, practical and very useful. It’s just not all that exciting to drive. The Velvet Red Pearl colored Pacifica Hybrid I tested for the week carries a base price of $45,845. My tester was added the extra options of: $795 for the S appearance package; $995 for the advanced safety technology group and $1,895 for the tripanel panoramic moon roof. When you add in the $1,495 for des-

tination and delivery charges, the bottom line sticker price on this tester comes in at $51,025. The EPA estimates that the average annual fuel cost of operating this hybrid comes in at a miserly $1,050 per year. Most people spend more than that a year buying coffee at Wawa. This vehicle has not been rated by the government for the crash safety test yet. However, this Pacifica Hybrid does receive a very impressive 10 out of 10 rating for the government’s fuel economy andA greenhouse gas rating – which most people1 o hardly pay attention to. The interior of the Pacifica is well ap-E pointed. Chrysler’s Uconnect infotainment6a system works well, for the most part. I hadp some trouble with it getting to understandh my voice commands, but that was the only9 glitch. f Overall, this Pacific, especially the hy-1 brid version, is well worth considering if1 you are in the market for such a vehicle. i
