H This year we travel to Cairns and this is the ‘happy’ part for the SSAA office. All the team are looking forward to catching up with members they met last year and excited about meeting some of our newer members.

ectic and Happy. That’s the way I would describe SSAA life right now. As I pen this piece, our business, just like yours, is going through the end of financial year dash, paying the bills and getting sign-off on the 2019/20 budget. Preparing for the annual audit which takes place within 12 business days of 30 June adds to the hectic pace as we get sign-off on the financials in readiness for the AGM on 29 August. At the same time, it’s all hands-on deck with final preparations for the Annual Convention. This year we travel to Cairns and this is the ‘happy’ part for the SSAA office. All the team are looking forward to catching up with members they met last year and excited about meeting some of our newer members that may have never been to a Convention before or long-time members who haven’t attended for some time. It is always a challenge getting the balance right when it comes to the

program. The Convention Advisory Committee of Jason Keane, Michael Dogger, Joanna Wilson, David Daddow and Ivor Morgan have provided invaluable advice and direction – thank you. It will be great to welcome Rennie Schaffer back to Australia where he will participate on the international panel with Kevin She from Hong Kong, Cesare Carcano from Italy and our own Jon Perrins. In Conversation with David Blackwell this year is Kristy Cherry from National Storage. I am also excited that we will be launching the results of the Self Storage Supply Interactive Mapping, a joint project with Urbis. Another great new initiative for members is the OH&S service that will be showcased this year. These are just some of the sessions that I hope you will immerse yourself in and take away plenty of inspiration for the year ahead. See you in Cairns. l

If you build it, will they come?

T

he time is here – you have booked exhibition space at a trade show, maybe a booth, perhaps something more significant. You’ve set it up, the products look good, there are banners, flyers, products, catalogues, you name it, and it is there. You are pumped and ready to go! Doors open, attendees are here – then what? What planning have you done beside the booth design and allocating staff to be there? How many exhibitions have you been to and people are eating at their booths? Or on the phone? Are the staff dressed like it is the weekend? It is essential to set some ground rules – no eating, no phone calls – take it elsewhere and dress professionally. Name tags work well, so potential customers know who they are talking to, maybe even uniform or a standardised dress code. Have you posted anything on social media that you are at the show? Take some photos of the setup and the end result of your booth. Social media followers love the journey and

It is essential to set some ground rules – no eating, no phone calls – take it elsewhere and dress professionally. storytelling. Use social media to introduce your staff who are manning the booth, so when people arrive, they know who you are. Do amusing posts that are engaging and fun – people buy off people they like. Don’t forget hashtags too i.e. #SSAACairns What is the point of difference from your exhibition space and someone else’s? Is it just the same old same old, or is it new and innovative – what would you prefer to see if you were a customer? Remember the radio station WIIFM – What’s In It For Me?.. You need to be tuned into that as an exhibitor, as all your customers are on that wavelength. So look at your booth and ask yourselves what is in it for our customers and why would they want to visit? – it might even be a good idea to preprepare and ask your customers what they are expecting from the trade show exhibitors, so you can give them exactly what they are after. Fun and humour is the key. Many exhibitors have much success with games, or lollies on their booths as it draws people in. This is good too as long as it doesn’t detract from the main messages of your products. New technology, virtual reality are all aspects worth incorporating. Product designers, international guests, are all good hooks to have. How often are your customers all in one place at the one time? However, the problem is, they are also your competitor’s customers. The key to ensuring they visit you is to make appointments with them before the event which will ensure they visit your booth and meet with your staff. These are some handy tips that we hope help. OUTWARD BOUND WOMEN IN LEADERSHIP COURSE Last Insider magazine we reported on how Polly Taukamo, Facility Manager, at Gisborne Self Storage in NZ received a five-year Service Award to participate in the Outward Bound Anakiwa Five-Day Women in Leadership Course in May. Now she has completed it, Insider, had a chat with her to find out how it went. Polly’s initial thoughts when Peter Jex-Blake offered it to her were “Gee that feels more like a punishment rather than a reward” and that she was a bit against it as a “holiday at a resort would be just dandy”. However, she took up the challenge, mentally and physically preparing herself for the unknown. Polly told us about the experience: “Thank goodness my pre-fitness training paid off. I met an amazing bunch of women from all over the country. We had only each other to rely on as we were put through our paces from the start running, swimming and rowing on the very first day, then swimming out to the boat to sleep”. “Up at 5.30am each day and never knowing what was in store for us, we quickly learned how to adapt and work as a team, organising ourselves to meet our strict daily time schedules. We completed lots of outdoor challenges and activities, such as hiking, camping, rowing, sailing,

lots of running and jumping off the jetty. We spent time in the classroom learning about ourselves and each other – identifying our core strengths and weaknesses, gaining new skills and tools to take back to our workplaces. Polly said her biggest challenge was the high wire confidence course. “When faced with your own fear, you only have yourself to depend on and thank goodness your safety harness. Completing this challenge was the highlight of my week, I faced my fear and came out with a massive sense of achievement and pride”. Polly said she thoroughly enjoyed her experience at Outward Bound, feeling more confident, inspired and ready to take up more challenges in the future. “A must do if you ever get the opportunity to attend an Outward Bound Course, you will love it. A big thanks to Pete and Sylv for allowing me this opportunity, it was a fantastic experience.”

SSAA FACILITY TOURS

CAIRNS BEACHES STORAGE, SMITHFIELD Cairns Beaches Storage began in 1986 with 22 units, built next door to sugarcane fields and little else. Over 30 years later, and now with more than 600 units, this family-owned and operated facility is thriving in the bustling suburb of Smithfield. T

his year at the SSAA Convention, we have a special guest speaker, Cesare Carcano, CEO of CaSaforte Self Storage in Italy and Switzerland. He will present information about CaSaforte Self Desk (Max), an interactive tool that provides the same services that an information desk operator or storage operator would offer in person. The company’s primary objective in developing this system was to satisfy customers’ expectations as each customer has specific requirements to suit their business. Fort Knox. Helping put an end to youth. homelessness.

A

s the sun goes down and the mist slowly rolls in over the pitch there is a humble sense of achievement drifting through the concrete concourse of our iconic MCG. While in the background there is a slight buzzing noise resonating from the heat lamps, over the hallowed turf, the silence is deafening, only broken by intermittent snoring, far from the usual chanting of the crowds. It’s Melbourne City Mission’s (MCM) annual Sleep At The G event. Yes, it’s cold, yes it’s uncomfortable, and yes it’s a sleepless night, well for some of us, but this is a harsh reality for more than 6000 kids every night on our streets in Melbourne. How is this possible in one of the world’s most liveable cities? On Thursday, 16 May 2019, 10 of our own incredible storage experts, together with 1938 other Melburnians, gave up the comforts of their beds and braved the cold in a quest to raise awareness and help put an end to youth homelessness. While the thought of sleeping at the G isn’t for anyone, I am amazed and humbled at the generosity of our storage industry partners who sponsored our team by donating $1783.35, which was a significant amount towards our total $12,829.31 raised. Massive shout out and many thanks to those who supported us; we are very lucky to have such a supportive industry. On the night our team worked tirelessly in building an arch and personally welcoming and handing out the 2250 “beds” (Fort Knox Big Boxes) to all sleepers on the night.

And while we originally partnered with MCM purely to raise awareness and support for the homeless, this event has become an astronomical marketing and branding campaign, far greater than we could have ever managed. Our Fort Knox boxes featured on Nine news with Olivia Nixon crossing over from the G for the weather report. Our boxes are the star highlight for thousands of social posts, pictures, videos and have been shared through twitter, Facebook, Instagram, television and across numerous other local media avenues. Our participation has had a huge effect on our team by increasing morale and comradery, which in the colder, quieter months can be low. And while the temperature plummeted and the cold night air set in the spirits of the sleepers soared as the fundraising dollars rose with the event raising $1,191,252 for the disadvantaged youth homeless. And while the night gives us a slight insight into the life of the homeless it wasn’t until I got home and stood under the hot water of my shower that it hit me. The homeless don’t have the privilege of a hot shower, a warm bed, hot coffee nor a substantial meal, the things we take for granted each day. My heart sunk at the reality, and I was saddened to think this is happening in our community. Listening to some of the youth homeless tell their story has really changed the way I see them. For these kids they feel almost

invisible on our streets. Most of our community turn a blind eye and won't even look at them. One young man told us how this behaviour made him feel inhuman and less respected than a dog. Hearing this made me cry. As a family-owned and-operated business, we find that our cores values echo those at MCM. We believe we have a moral obligation to engage in our local communities and to support those individuals whom in return support our business. There is an old saying; “It takes a village to raise a child” and we endeavour to support our local villages in raising their children just as we nurture our own. Since its fruition seven years ago, our team at Fort Knox Self Storage has proudly supported MCM Sleep at the G and its quest to help put youth homelessness to bed. MCM does a fabulous job helping hundreds of homeless people a week, however despite their tremendous efforts there are thousands that fall through the gap. In a city and country as rich as ours no young person should be forced to sleep in unsafe housing, couch surf or worse, sleep on the streets. Not only is this physically unsafe but mentally tragic for these youngsters, and the physiological effects stay with them for life. To date we have donated more than 11,000 Fort Knox big boxes (tea chest cartons) which are used as beds for all

sleepers. Thirty-nine of our storage experts have braved the cold by sleeping on our Fort Knox Big Box on freezing harsh concrete of the MCG. And while once is enough for some, we have had a few team members return 6 years running and find the experience very rewarding. Our wider team has personally hosted numerous fundraising events, including soup kitchens, afternoon teas, cinema nights, zumba classes and raised in excess of $53,000 for the homeless. We have built numerous shelters, a house and this year we constructed a large arch as a way of promoting the cause and providing a background for sleepers to post photos for social media in a quest to increase donations. And while homelessness remains a huge social issue, “there is light at the end of the tunnel” thanks to MCM and the truly amazing services they provide through Front Yard. Joanna Wilson and I recently had the privilege to visit MCM's newly-built 18-bed youth crisis accommodation centre, offering private rooms equipped with an ensuite for youths aged between 16 and 24. The project started three years ago with a vision, and a government grant. What followed was 18 months of challenges, planning restrictions, numerous structural issues and difficulties in seeing this dream come to fruition. However, with the support from local government, some amazing community groups, builders, designers and an enormous list of supporters, it has finally officially opened. You may or may not love your job (like the rest of us), but you’re earning a reasonable salary, have most of the things you need and want, and you are breezing through life fairly comfortably right now. So, have you considered your future? Do you have an active plan for your retirement? Have you considered how much you will need? If the answer to all these questions is no, you’re not alone. In a study on retirement readiness across the US, the UK and Australia, conducted by the Actuaries Institute Australia, it was found that the majority of people are not preparing adequately to retire. Perhaps of greatest concern is that those aged between 35 and 54 are the least prepared. If you are unsure of how much you will need to retire on, The Association of Superannuation Funds of Australia (ASFA) has estimated the yearly income a retiree would need to retire “comfortably” or “modestly”, based on a retiree who owns their own home and is aged between 65 and 85 is as below. So whether you’re young or old, working or retired or employed or between jobs – it’s always the right time to be thinking about superannuation. For most people, superannuation savings will be one of their most significant assets when they retire. The importance of understanding the system and appropriate planning cannot be underestimated. We would like to highlight some of the key benefits that you should be aware of. Let’s get started:

1. CONCESSIONAL SUPER CONTRIBUTIONS Concessional super contributions are contributions made before tax. These contributions include: l compulsory contributions made by your employer, l salary sacrificed contributions and l contributions made from your personal bank account when you elect to claim a tax deduction. Concessional super contributions are taxed in your superannuation fund at 15%. This may seem like a lot given that you’re providing for your own retirement but it’s a lot less than the tax imposed on your other income outside of super. These taxes can range from 0% to 47% depending on how much you earn! For example, If you earn employment income of $80,000, you will be paying 34.5% tax in every dollar that you earn over $37,000. $5,000 concessional super contribution as an example will save you $975 in tax. You should be aware that concessional super contributions are capped and if you contribute more than $25,000 per annum you will be subject to extra tax.

2. SUPER CO-CONTRIBUTION Read carefully… the Government is giving out money (conditions apply)! The super co-contribution is a $500 contribution that the Government will make to super on your behalf if you contribute $1,000 from your after tax money as a non-concessional contribution. There are quite a few conditions, but the key requirements are that: l Your income is less than $37,697; l 10% or more of your income is from employment; l You are less than 71; and l You have not exceeded the nonconcessional super contribution

cap in the year that the contribution is made ($100,000 per annum). This is a great incentive for two income families where one family member may be working part-time.

3. SPOUSE SUPER CONTRIBUTION REBATE The spouse rebate is a $540 income tax rebate (in plain English, a reduction in tax) that is available to you if you contribute $3,000 to super on behalf of your spouse from after tax money. Again, there are quite a few conditions, but the key requirements are that: l Your spouse’s income is $37,000 or less; l Your spouse is less than their retirement age or between their retirement age and 65 and not retired; l And your spouse has not exceeded the non-concessional super contribution cap in the year that the contribution is made ($100,000 per annum). A ‘spouse’ can be your legally married partner with whom you live or your defacto partner (including same sex partners). This is a great incentive for a single income family or where one family member may be out of the workforce for a period of time. These are just a few of the many planning opportunities that are available to you in relation to accumulating wealth in super. How has it been going for the last few months? It takes a long time from the drawing of the site to completion and making that first sale to your newest storer friend is liberating. I am happy to say that we are tracking well against our budget expectations so far, which is fantastic. I think the clients like the fact it is new and clean and fresh; that has high appeal at the moment.

andina is a new self storage facility that has been three years in the making and opened in April. Insider sat down with Matthew Moore, whose family started this business as an aside to their successful furniture manufacturing business in Yandina Queensland. Yandina is located inland between Mooloolaba and Coolum Beach on the Sunshine Coast.

Q

How and why did you start in Self Storage? The furniture business is a family held business. We have 150 staff working in the factory and 50 sales staff around the country and NZ. A few years ago l realised how much effort it took away from myself and my young family, so l wanted to find a business that could diversify from the furniture business and complement it as well. So all in all l was looking for diversity, lifestyle with family which I value highly, something new and meeting new people every day. It was a really personal decision. It was choosing a business and career all in one. I like working alongside others who value what they do, it’s very inspiring.

How big is your facility? Not big enough I say – 7500 sqm under shed, while site size is five acres. Which is 400 units and they are all 6x3 in size. We did all of the units the same size because that size seems to appeal to longer term clients, which means the business can be managed with less staff responsibility.

Q

What were some of the greatest difficulties to start? How big to build it. We had the land already and we had also built a road – which isn’t even on Google maps yet, which can make it tricky for people to find us. The Council application verification was the longest part. We started planning this three years ago and 18 months of it was dealing with Council and working with it. The other issue, albeit small is a big factor and that was, what colour to make the logo. Colours are very important and l wanted these colours to be strong and feel safe – hence the lock in the logo too – and l think we succeeded with that. We were going to build it over three stages. However, as it is a high cost to set up, we decided to just go for it as it was more cost-effective to do it in one build.

How do you see the current growth of the industry in your area? There is housing growth, but they are building now on smaller blocks and the

Do you plan on expanding? If not why not? We still have more land available and we have another two sites in motion. One will be completed in January 2020. This new facility will have a variety of different size storage areas to cater for all needs.

Cairns will be your second SSAA Convention - What benefits are you expecting to receive? I am looking forward to all the talks and presentations, l found them very beneficial last year. It will be good seeing some of the people l met last year and to show them how it has been going and my thoughts about the industry now we are actually up and running. Thinking of where I’ve been to where I am today and where the limits of this industry, if any can be found.

Q

What advice would you give someone looking to come into the self storage business? It’s a marathon yet a moderate type of industry to be a part of. While the build was happening l was still working in the family business, which was beneficial given how long it took until completion. Outside experience is valuable depending on the level of training you have. There is a high capital outlay but experience and a down to earth attitude helps. Being able to relate to a diverse range of people and customer service is the key, which gives me a buzz and is a great motivator for every working day. l

JONATHAN PERRINS Jonathan Perrins has been involved in the steel building products and property related industries since the mid-’80s. Jon is a co-founder of Universal Self Storage Funds Management (USSFM), which is a fund manager focused on self storage development and presently has $250 million of self storage assets under management. His business interests include self storage ownership in the UK and Australia; self storage design, manufacture along with industrial/commercial property development.

JORDANA BORENSZTAJN Jordana Borensztajn is a social media strategist, presentation skills coach, author and humourist. The StoreLocal Campbellfield team saw an opportunity to service the needs of their local community.

Their team is passionate about assisting those in need, offering donations, volunteer time and pro bono space totalling more than $800,000 per year to a wide range of worthy causes. Through organisations such as Australia’s CEO Challenge, they provide pro bono storage space to local charity groups, enabling them to redirect funds into frontline services. They also volunteer staff time and company resources for local events such as the Mater Foundation International Women’s Day Fun Run where they host a refreshment stand and baggage tent. Other notable partnerships are with Fiji Book Drive, where the Victorian centres serve as drop off points for book donations, Lifeline are also offered space and vehicle hire for Bookfest and Share The Dignity where necessary sanitary items are collected, stored and distributed to women experiencing domestic violence, homelessness and poverty.

The overall performance in this area has been highlighted by their work in supporting several sporting codes across the Selwyn district including; rugby league, rugby union, netball, softball, baseball and the Selwyn United Football Club. They also currently support local school health and safety and environmental sustainability projects underway at Lemonwood Grove Primary School and Weedons Primary School. Additionally, Storage King Rolleston also has an active involvement in supporting the Rolleston Fireworks display, The Rolleston Residence Association, Rolleston Lions club, Selwyn Business Group, the Selwyn Business Awards and also events they run themselves, such as the Blue September Prostate cancer quiz night fundraiser, the GIANT East Egg hunt and the Halloween community drive and lolly scramble.

Located in Melbourne’s north, Campbellfield is home to a large Muslim community, including many of the team’s friends, employees and customers. To assist the community in meeting their daily religious duties, the team converted a large storage unit into a dedicated prayer room. Since its launch, just in time for Ramadan, the StoreLocal prayer room has been very well received by the Campbellfield community and the Australian Muslim Council as a sign of positive inclusion, and is used each and every day by customers and community members alike as a practical service. With Phase 1 completed in FY18/19, National Storage has embarked on Phase 2 of the energy efficiency program. T

he Fair Work Ombudsman, has announced it will take a tough new stance on compliance as of 1st July, and businesses can expect to find themselves subject to greater scrutiny. What will the focus be? The Government has provided additional funding to Fair Work to be spent on enforcement, underpayments, educating vulnerable workers and influencing non-compliant industries. Areas of particular interest will be: l Fast food restaurants and cafes (FRAC) l Horticulture Industry l Supply chain risks l Franchisors l Sham contracting There will be a step up in compliance notices (a notice issued by a Fair Work Inspector which requires an employer to fix a breach of an Australian workplace law), if a business is involved in: l underpayments l breaches of awards and l breaches of the National Employment Standards. “If an employer [then] doesn’t comply with the terms of our compliance notice, the Fair Work Ombudsman won’t resile from taking them to court to seek penalties,” Sandra Parke, Fair Work Ombudsman said. In addition, Fair Work will also run social media awareness campaigns and intends to publicly name employers that break the law in order to enforce the message that it is not acceptable to underpay workers or deprive them of their entitlements. And even those bigger businesses doing the right thing and “selfreporting,’ should be prepared to make a “contrition payment” (a payment reflecting the seriousness of their contravening conduct), in addition to any back pay owing. But I don’t belong in any of these “areas of interest”

Ah, but you just might.. For example, you are liable if a contractor arrangement is a sham and contravenes the Fair Work Act, along with applicable awards and enterprise agreements. What is a sham contracting arrangement? This is when an employer tries to disguise an employee/employer relationship as an independent contracting arrangement, so they can avoid paying employee entitlements, superannuation or penalty rates and overtime. What proves that there is sham contracting in my business? If you are reported or investigated for: l Misrepresenting an employment relationship or a proposed employment arrangement as an independent contracting arrangement l Dismissing or threatening to dismiss an employee for engaging them as an independent contractor l Make a knowingly false statement to persuade or influence an employee to become an independent contractor What are the ramifications of entering into a sham contracting arrangement? You could be in the firing line for a financial penalty along the lines of l Up to $12,600 for individuals, per contravention; and l Up to $63,000 for a company, per contravention You may also be liable to compensate the worker for any employment benefits

they would have accrued, for example, annual leave. What if I have mistakenly categorised a worker as an independent contractor? The distinction between an employee and a contractor can be unclear sometimes. However, you may be liable regardless of whether the error is unintentional and regardless of whether the worker is happy with the arrangement. If in doubt as to how the relationship should be categorised this may be a good time to call the SSAA Helpdesk on 1300 01 SSAA (1300 017 722). l

icon and all of the relevant chapters or clauses of the MAP will be displayed. In addition, we recognised the wealth of information contained in the SSAA Library, so there are links to the Library with articles relevant to the topics being researched. All of which ensures Members will be able to selfhelp and resolve any enquiries quickly and effectively. For those Members who like to review the MAP in its entirety, this option is still available. Members can also access the latest storage agreements and the associated letters, Privacy Policy Statement, information on the Personal Property Security Register (PPSR) through their login.
