The board is continuing work on steering the strategic direction of the SSAA. We invite feedback from all our members to shape the direction of the Association moving forward.
F
irstly, I would like to thank our outgoing board members Jason Keane and Makala Ffrench Castelli for being outstanding board members over the past 3 years. Jason has been a very active board member and was also the Deputy Chair over the past year. Makala has played an instrumental role with strategic
planning and was also part of the Audit, Finance and Risk Committee. I wish them well in the year ahead and thank them for all their contributions to the SSAA. I would also like to welcome and recognise our new board members Ned Coten, Wayne Dade, Martin Coote and Michael Alafaci. They all bring a wealth of knowledge and experience to the table and I look forward to fresh ideas they may have to strengthen the great team that we already have. The board and executive will continue to do everything possible to add further value to the membership. Off the back of the 2019 Convention, I hope that all our members have taken away new insights and can implement change into their own businesses to benefit customers and operational efficiencies. Also launched at the convention, were several new member services - namely the SSAA/Urbis joint research project, OHS Help Desk and the Family Business Australia alliance. For all that attended the convention in Cairns, I am sure you can see the great work being done by our CEO Susan Phillips and the team at the SSAA office. Two Life Memberships were awarded at the Convention, to Sam Kennard and Dallas Dogger. A huge congratulations
and thanks for all their continued support to the SSAA. Congratulations to all the finalists and winners of the SSAA Awards of Excellence this year, you should all be very proud of your efforts and recognition. I have had time to speak to some of our members, including service members, who have all reported that this year’s convention delivered on many levels. The ongoing success of the convention is made possible through the support of our Principal Partners and I extend my appreciation to them all. As a facility operator myself, I believe there was an amazing amount of thought provoking content offered for all in attendance. I put this down to the Executive who as always, have all worked together to deliver an exceptional convention for both operators and service members combined. The board is continuing work on steering the strategic direction of the SSAA and we would invite feedback from all our members to shape the direction of the Association moving forward. Preparations are already well under way for the SSAA 30th Anniversary Convention in Melbourne next year and I can't wait to see you all again there. l

Already there is a hive of activity taking place as we prepare for next year. The Association is gearing up for its 30th Anniversary.
T
he 2019 Convention is done and dusted. Already there is a hive of activity taking place as we prepare for next year. The Association is gearing up for its 30th Anniversary. This significant milestone will bring with it several opportunities for our member organisation to reflect and celebrate achievements during the past three decades over the coming
year, culminating in a grand finale at Convention 2020 in Melbourne. I hope you will be able to join us in what is shaping to be a great time. A special committee has been formed to assist with the planning and has already been hard at work. The committee members include Sam Kennard, Michael Tate, Dallas Dogger, Liz Davies, Mark Bateman and David Blackwell. I reach out to you, our members to help us collect various memorabilia. You may have something from yesteryear that you would like to share –perhaps it’s a story or a photo. Maybe you have contact with a past self storage owner who is no longer involved in the industry, but you think may enjoy a night of celebration during the Convention next year. Please pass on their contacts so we can ensure they are on our mailing list. Remember the dates for Convention 2020 – August 25-27th. If you have trouble with remembering the dates, our Convention is always the last week in August, Tuesday to Thursday. I also wish to highlight three major announcements at the 2019 Convention:
l The launch of the joint SSAA/Urbis research project – SIP l The launch of the OHS Help Desk in conjunction with Action OHS Consulting l The launch of the SSAA/Family Business Australia alliance. All projects have come about after much consultation and negotiation throughout the year. Please refer to page 15 for more information on SIP – Storage Interactive Platform by Linda Sharkey. The OHS Help Desk has now gone live, and members from Australia can access this new service by contacting the SSAA. For further information, please check out the article on page 35. The alliance with Family Business Australia enables members from both Australia and New Zealand to avail themselves of the services offered including training, webinars, consultants, use of family-owned business logos and more. MARTIN COOTE –
Michael has been in the industry for 14 years and believes the Storage Industry is a great industry to be in. His current role includes the responsibility and oversight of the financial and reporting function of the Storage King Group, both at the individual store level right up to the Corporate Head Office Group’s consolidated reporting level. Having assisted Storage King navigate through a steep growth path over the past 14 years, Michael has developed his role into what it is today. This was achieved by putting in place the financial, management and analytical reporting tools to facilitate visibility across all areas of the business. This is a key role in the company by bringing the various stakeholders together and addressing matters relating to financial, operational, legal, compliance and other areas, by working with stakeholders of all levels from store assistants right up to the CEO and Director level. In addition Michael’s role also includes responsibility of the internal legal and corporate functions, managing and liaising with the group’s external legal, tax and corporate advisers, and communicating with others charged with governance.
For approximately the last 15 years Wayne has been the co-owner and director of two self storage businesses in South Australia – Glenelg Self Storage and Western Self Storage. As a new Director Wayne is ready to give the association and the membership his time and energy to ensure the association continues to provide all members with the facilities and support that they need. Wayne also volunteers his time as a business mentor and he continually hears business owners state; l How competition is getting tougher l How the new digital world of marketing a business is complicated and frustrating l The difficulties of relating to the current generation of savvy customers l That business red tape consumes business owners time Through his business journey both in corporate and as a business owner Wayne has been involved in service industries all of which are unique in their needs. One of the keys to success in service businesses is the flexibility to adapt to an ever-changing consumer environment. Wayne believes the SSAA is the best Association he has ever been involved in and wants to ensure that as a membership based organisation the association is continually supported.
Ned has been involved in the self storage industry since 2004, when he purchased a fledgling self storage business in the suburb of Sunshine, Victoria. In the following years, he moved the business to a new site, expanded the operations and developed systems and processes to allow the business to be run entirely under management. In late 2017, he completed negotiations for the purchase of a property in Altona North for a second business - City West Storage - which is now up and running. Ned has been a member of the Self Storage Association of Australasia since 2004 and is excited at the opportunity to represent other owners to assist in the growth and development of the industry. He is also a Chairman, NonExecutive Director and former CEO with over two decades of board-level experience across the commercial and Not for Profit sectors. He has particular expertise in brand strategy, business growth, start-ups, marketing, and change management. Current Board-level leadership experience includes being the Chair of Basketball Australia and Chair of The Contenders Advisory Board. Ned was previously the Managing Director of Acorn Branding, CEO of Perth Wildcats & Victoria Titans (National Basketball league) and Adelaide Force FC (A-League).
Martin grew up around the self storage industry and the SSAA. His late father, Robert, was SSAA President in 2000 and mother, Elaine, was made a Life Member in 2018. Martin has been personally active in the SSAA, attending conferences and regional meetings in Australia and New Zealand, presenting at O-Days, and contributing to Insider magazine. He brings to the board this knowledge of the SSAA and the industry, as well as previous board experience as director and chairman. Martin is Director of Lock Distributors Pty Ltd and has a diverse background covering business, law and the creative arts. Lock Distributors is a wholesaler of specialist locks for the self storage and vending industries, and operates a group of locksmith and security companies in NSW. Under his direction the company resumed direct control of its distribution in New Zealand and acquired two more businesses in 2017. Martin is Chairman of St Marys Town Centre Ltd, a not-for-profit board charged with the support, development and promotion of a retail and commercial precinct comprising over 250 businesses in western Sydney. Martin lives in Sydney and enjoys music, art and subtracting bottles from his wine collection.

THINGS THAT GO BUMP IN THE NIGHT Earlier this year at All Secure Self Storage in New Zealand, Noel, the branch manager, arrived at work and noticed that his “superb merchandising display” had suffered a malfunction. A small 5m bubble wrap roll was sitting on the floor and he thought that one of the staff had knocked it off the shelf and left it in on the floor. To find the culprit Noel checked the camera footage to see who it was. A staff member had arrived early, though on the recording they were on their phone, making coffee and not in the vicinity. Not willing to give up, Noel kept watching the recording and
found the event at 02:11am, when no one else was in the building. Noel watched the video and saw the bubble wrap spinning on its axis in a plastic tray and flying off the wall to land on the floor. The bubble wrap then slowly moved for three minutes and finally came to a stop (see top three images to left). Noel looked at it from all angles and analysed the footage, he showed the other staff trying to find an explanation, and they all laughed it off, though no one understood how it happened. They looked at the hanging signs around the display and there was no

motion at the time, so it couldn’t have been wind or seismic activity. Curious what could it be? A Poltergeist? A Ghost? A restless soul? It is a mystery that’s for sure At All Secure Self Storage – they really do store almost anything. Including the departed… It happened again several days later during the day time. Once again caught on camera when a staff member was at the front desk. The bubble wrap flies off the shelf and the staff member who was taking a booking immediately rises in surprise (see two images below).

We have a winner SSAA Convention 2019 Trans – Tasman Golf Championship, sponsored by Visy Boxes & More
T
he Cairns Golf Course proved to be an exciting golf game for this year’s Ambrose tournament. The Ambrose format is very popular with SSAA Members as it allows all standards of golfers to mix and play together with equal enjoyment irrespective of ability. It helps promote teamwork as one score is recorded per hole. This type of game normally minimises the amount of time looking for lost balls. However, there were a few trips back to the Golf Shop for additional balls which may question this theory. Once again a Golf cart race ensued with no clear winner. However, there was a clear winner for the golf game this year after last year’s draw. With a score of 44 the team of Lee Cameron from Port Douglas Storage, Shay McQuade from Universal Storage Containers and Andrew Eastwood, from U-Store-It and SSAA Board member collectively got Australia over the line for a win. It was a thirsty day’s work with Visy Boxes & More, Sonja Becke making numerous trips to the clubhouse for refreshments for the teams on the course. Even the Kiwi team’s mascot got on board with the Aussie team once the winners were identified. The winners were presented with their trophy at the Gala dinner. l

SIP – Storage Interactive Platform By David Blackwell and Linda Sharkey, Directors at Urbis. The 2019 SSAA Cairns Conference saw the launch of the Self Storage Interactive Platform (SIP). Urbis is developing the database platform in conjunction with the SSAA.
F
or many years the industry has sought to establish reliable data relating to self storage supply levels and geographic spread of self storage industry throughout Australia and New Zealand. The SIP project will present the opportunity to establish, and make available to SSAA members, quality data on the size, ownership and geographic location of self storage facilities in major metropolitan areas. Stage One of the project will focus on establishing data for east coast Australia capital cities, Adelaide, Perth and Auckland New Zealand. With continued industry support, this coverage can be expanded to include other capital cities and major regional locations. Urbis is at an advanced stage of development of the SIP database. The platform will have a high level of functionality, including a map-based, search capability. It will allow data to be sourced as an individual facility detail or identify all facilities in a defined area including the whole of a metropolitan area or sub-region.
DATA DISPLAY AT WHOLE OF AUCKLAND LEVEL Urbis has completed data collection for Brisbane and Auckland and is now moving to other capital cities to collate and verify inputs. To ensure data integrity, Urbis has undertaken verification and cross-checked data from a range of sources, including:

l Owners, operators and facility builders; l Existing Urbis records; l Data supplied by the SSAA; l Public records including council development consents and other approvals; and l Recent on-site inspections are undertaken by Urbis. The platform will also contain data associated with proposed facilities where that information is public. It is intended that the database be a dynamic platform with updates and additional data to be added as it becomes available. The platform will have a “Meet the Team” page allowing owners to provide additional factual data. However, it is intended that the platform be strictly limited to objective information. It is not intended as a promotional platform. SIP will form the cornerstone for higher levels of analysis. With demographic detail overlay, it will be possible to examine supply level on several bases, including supply per capita, supply by household and housing type and supply by average household income. This can be done on a whole of city basis or by defined localities. Overall Urbis and the SSAA see this tool as an essential part of cementing the status of self storage as a separate and mature investment asset class. This has benefits for all members. Urbis is in the final stage of platform development and welcomes input or suggestions from industry participants. This may be done by contacting David Blackwell (dblackwell@urbis.com.au) or Linda Sharkey (lsharkey@urbis.com.au) with your suggestions or comment. The project plan provided for completion of stage one date collation and establishment of an operational platform by the end of December 2019. l

SSAA Facility Tours
O
nce again, the highlight of every SSAA Convention are the facility tours. This year we saw people lining up half an hour before the buses were due to pick people up to ensure they didn’t miss out. Three packed buses rotated to visit three venues in Cairns - National Storage Earlville, Big Blue Self Storage Smithfield and Cairns Beaches Storage. Each venue was very welcoming and gave a background and tour of the facility and also provided catering. The exciting element of this tour was the diversity of each of the facilities to each other. There were older facilities where people were running businesses and workshops out of, plus cars, caravans and motor home storage and standard, more modern unit storage space. Comments from attendees were that they liked the range of facilities and that no two were the same in the customer base or layout. They could see how diversity was beneficial and how it is vital to adapt to the changing market, plus accommodating the needs of the local clientele. l

his year in Cairns there were 33 exhibitors. Each year the benefits of exhibiting become more and more important. YOUR BUSINESS REFLECTS YOUR BEHAVIOUR SO ADOPT A WINNERS MINDSET!
A
t many storage facilities the quality of the team is a direct reflection of the mindset of the store owner or manager. Your staff want the boss to be fair, organised, and most of all positive. Nobody wants to have a critical, angry or uncaring boss. Sadly, good staff leave poor bosses and bad staff only stay because they can’t get a job elsewhere. Eventually the team is a reflection of the boss and the sales results are a reflection of the attitude of the team. So are you a beacon of positivity, optimism and tough love? Does your behaviour really attract the best staff? If you are feeling depressed, angry or grumpy you can shift your mood by focussing on a positive future - getting clear on what you want to achieve – not those things that you want to avoid. Always start with Why? – think about your true Purpose – the real reason why you want to run a successful facility. Making a dollar or making a difference to others? It turns out that your mood affects the performance of the staff and the results of your store. You can improve your mood by improving your diet (eat healthier) and doing some light exercise before work. A poor attitude can be turned around by asking yourself some re-focussing questions: l What’s working well for you? (Not the things that are wrong!) l What do you like about your work or life? (Not your problems) l What are you looking forward to? (Not the past) l What are you grateful for? (Not being ungrateful) l What can we do? (Not the things we can’t do) l What’s the next step? (Not just procrastinating)

Other things you can do to shift your attitude include: l physical movement or walking, deep breathing, being grateful, repeating positive affirmations or “I am” statements, visualisation l meditation, playing your favourite music, talking to positive friends and having a goals focus. Always set some future goals and have a personal plan and know what you want! Make sure you balance the stress in your life with regular de-stressing time – take a holiday, spend time alone (or on a hobby) or more time with positive friends and family.
DEVELOPING A GREAT TEAM CULTURE BUILDING A HIGH PERFORMANCE TEAM: Apart from improving leadership skills, what else can you do to create a better team for your store? Let’s start by being absolutely crystal clear on your expectations. Did you know at Singapore airport the airport management had installed a ceramic fly target on every urinal in the men’s restrooms? This gave every man something to aim at and had noticeably improved results. Urine spillage had been reduced by more than 30%! Give your staff something to aim at – agree on some reasonable outcomes and goals and KPI’s. Provide regular feedback to them. Each staff member needs personal expectations too – you’ll need a clear job description – their roles and responsibilities. Tell them exactly what you expect from them. Agree on some House Rules – especially about the things that cause the most problems e.g. – being on time, wearing uniforms, private use of phones, replacing paper, cleaning toilets,putting things in their place. You should

also be clear on your code of conduct – expectations about safety, damage and behaviours. Documentation and pictures really help get the message across.
USE A ‘TOUGH LOVE’ APPROACH – TEAM DISCIPLINE COUNTS! Now that you have clearly set your expectations, you’ll need to maintain that culture with discipline. You’ll need to adopt a “Tough love” approach – which means you’ll need to “call” those poor behaviours when they happen and take disciplinary action on breaches. There needs to be consequences. If you let just ONE team member do the wrong thing – that sends a message to all the staff that there is a new standard – feel free to turn up late, make a mess, damage things or even steal! You’ll need to lead by example - your team is watching what you do, not listening to what you say. You’re just like a goldfish in a fishbowl. Everyone is looking to see how you behave when things go wrong or when someone does the wrong thing. You’ll need to be absolutely fair in applying discipline. As the education department is fond of saying ”what you allow you teach”. Remember - you get what you put up with and you get what you truly deserve. Occasionally you need to push people outside their comfort zone – to expect more from them than they do of themselves. You can improve the culture of your team by focussing on being neat and clean – start by improving your facilities – toilets, lunchroom and the smoking area. You’ll impress your team and your customers too!
ENERGISING YOUR TEAM – BUILD BETTER STAFF RELATIONSHIPS Do you remember your teachers when you were at school? You probably had a great relationship with some teachers and you may have disliked a few too. Do you recall that your performance in each class changed depending on the relationship with the teachers. The better the relationship, the better the result – you worked harder, liked the subject more and even got a better grade. Same things happen at work. When you have a great relationship with a staff member – they work harder, you give more positive feedback and they do the right things. When you have a terrible relationship – they avoid working hard, you give negative feedback and they do things to annoy you. This is called “Naughty boy syndrome” – if you don’t give me enough positive attention – genuine praise and appreciation – then I’ll do naughty things just to get ANY attention. The ratio of positive feedback to negative feedback needs to be at least 3 to 1. If it’s all BAD FEEDBACK– then it’s all downhill and staff members will avoid you and perform poorly. Eighty percent of Australian staff want more appreciation. They feel underappreciated by the boss.

You can get better results from your staff by filling up their “Love bucket” – energising them with more praise, appreciation, recognition, touch and more time & attention from you. l Praise them – “You did….” l Appreciate them – “Thanks for…” l Recognise them – physical tokens, events and rewards l Touch them – Pats on the back, high fives l You – Your time and attention – genuine listening/advice from someone respected. Just make sure that you avoid making cynical and sarcastic comments. Sarcasm and negativity are the fastest ways to kill teamwork and should be avoided in the whole team. Start a “sarcasm fine jar” and reduce your own sarcastic comments. Positivity pays! Try these manager mantras for success: l “What gets REWARDED gets REPEATED and What gets CELEBRATED gets ACHIEVED” l “Where your ATTENTION goes – the MONEY flows”
BE A GREAT TEAM COACH – ASK MORE QUESTIONS! Famous entrepreneur Dick Smith once said – “stop telling the staff what to do”. He said to ask more questions instead and let them solve their own problems. When a staff member has a problem ask them: l “What do you think we should do? l “What else can we do? – What else?” (multiple times) l “Which do you think is best?” – Great do that! Now – most times the first answer isn’t very good. Staff are used to you telling them what to do – it’s easy and they prefer it. The only downside is you need to be there all the time and solve every problem. After a while they realise they were going to be asked questions – and then they start bringing solutions – not the problem. Start asking questions and seeking input. Sure it’s slow to start - it’s short term pain for long term gain. Develop the habit of asking great questions and empowering your team. Start by calling the problem and inviting feedback with these questions l “We seem to have a problem with … what can we do about it” l “There appears to be a problem with …… what can we do?” l “I’ve noticed …… What do you suggest we do” If they are really stuck for a solution – ask them what other resources they have tried? Google it, check on Youtube, ask someone else, phone an expert and finally, seek input from the boss. Don’t tell them the answer – just make a suggestion “Have you thought about…” – let them connect the dots in their head and own their solution. If you get your team to create enough systems, checklists and processes you can stop telling people what to do. Set your overall expectations and get your team to come up with ideas on how to get it done. They will have more “Buy-in” because they want to prove that their ideas work. l

SSAA Awards for Excellence
T
he final night of the Convention was the Awards for Excellence Gala Dinner, hosted by the SSAA Marketing Manager Bryan Furtado, whose stand-up routine had everyone talking. This year’s theme was “coral” with beautifully lit coral centrepieces on each table. The evening commenced with indigenous Australian music, and then a fire dancer joined them onstage. Luckily he didn’t set off any smoke alarms, which was a concern to some people. Chairman Ivor Morgan thanked everyone for attending along with acknowledging the outgoing Board members for their efforts and announcing the new Board members for 2019. During the dinner of local FNQ produce, two new Life Time Members awards were presented along with the SSAA 2019 Awards. The Gala Dinner capped off another successful Convention, finishing up with dancing and good times.

FACILITY OF THE YEAR 150 – 500 UNITS ALL SECURE SELF STORAGE PALMERSTON NORTH, NEW ZEALAND The facility commenced operations in October of 2018. Its first month yielded an impressive 61 move-ins. Paul and the team have kept the facility occupancy on a steady increase. In March of this year Stage-2 of the facility was completed and is being currently populated. The expansion into Stage-2 has increased the amount of higher rate larger sized storage units and also added several premium internal vehicle parking spaces.
To assist the community in meeting their daily religious duties, the team converted a large storage unit into a dedicated prayer room. Since its launch just in time for Ramadan, the StoreLocal prayer room has been very well received by the Campbellfield community and the Australian Muslim Council as a sign of positive inclusion, and is used each and every day by customers and community members alike as a practical service.

There has been a construction and housing decline in the Tamworth region over the last 12 months and the local storage industry has felt the effects. However Stor-Mate has managed to maintain a strong occupancy along with an increase in storage fees. D
allas Dogger started off in the self storage industry in the late 1980’s, working with Ian Oliver in Canberra as an accountant. Both Ian and the late Frank Timmer started Capital Self Storage and Dallas showed a keen interest, working with both men to build Capital Self Storage in Queanbeyan. Dallas was the tech guy and as the business grew, a new company, ‘Capital Business Park (Holdings)’ was formed to develop the brand across Canberra. He worked to develop systems and computerise the Capital business. Capital developed further sites in Wollongong, Goulburn and Newcastle along with other commercial properties. Eventually, with Dallas’s involvement in construction and development, Capital added four more sites in Canberra. The Capital site in Queanbeyan was the very first site in the world to have a fully automated move-in from the website; a proud achievement for an Aussie company. Dallas and Ian attended the very first SSAA meeting in Ultimo, along with other founding members. Dallas also assisted with the layout of the first self storage agreements, ensuring compatibility with the software of the day. In 1994 Dallas started Storage Technology in Brisbane in partnership with Steel Storage to service the rapidly growing self storage industry. He worked to develop both Mini Storage Plus software and PTI access control in Australia. Dallas was also on the product development committee for RentPlus, one of the first windows-based software programs.

In 1999, Dallas moved on and became General Manager for the self storage businesses at Leyshon Pty. Ltd, owners of well-known iconic Indooroopilly Self Storage. He developed 3 new major centres for Leyshon under the Premier Self Storage brand in Fortitude Valley, McGregor and the Brisbane CBD, building one of the first 5 level self storage sites in Australia. Dallas assisted in the process of Leyshon Pty Ltd along with Andrew Catsoulis to buy the former National Mini Storage portfolio. This eventual outcome was the formation of the National Storage Brand, Australia’s only public self storage REIT.
Dallas has attended over 30 international storage conferences, often speaking and representing self storage from an Australasian perspective.
Moving on, he formed a business with Stephen Davies, creating StorMan International, taking the fledgling software brand from 20 or so customers to complete market dominance in 5 years, assisting in the development of the software with ideas until 2007 whilst at the same time developing his own branded access security product AccessEzy. In 2007, after selling his StorMan interest, he created the Centreforce Technology Group. Dallas also took on the representation of SiteLink - Web Edition in the South East Asian Region. He assisted in growing SiteLink to
become the world’s largest self storage management software company. Centreforce continues to develop websites and custom software for self storage. Developing several industry leading products and world firsts for the industry, including the first online move-in technology called RapidStor and access control system controlled via a smart phone app. Dallas acknowledges his team of highly skilled engineers, headed capably by his eldest son, Michael who now leads the company and is working on the next generation of storage products. Dallas continues at Centreforce as Chairman and Chief Advisor. He has masterminded and run self storage expos from 2003, attracting new entrants to the self storage industry. Dallas is a former board member of the SSAA and served on the first SSAA magazine committee. He has been involved in several conference committees and the industry awareness committee, a topic he is passionate about. His company was awarded the first Innovation award by the SSAA and the inaugural Service Member of the Year Award in 2014. He was also personally recognised in 2005 for “Services to the Industry” by the SSAA. He sits on the SSAA 30th Anniversary Committee. He writes for several magazines on self storage and has written over a thousand self storage articles and stories, all designed to promote self storage. Dallas has attended over 30 international storage conferences, often speaking and representing self storage from an Australasian perspective. Dallas is married to Therese, who is a long-term director of Centreforce, they have 3 adult sons. Both Michael and Curt work at Centreforce, growing the company to a second-generation tech business.

Sam Kennard CEO of Kennards Self Storage and a Leader in the Self Storage Industry in Australasia
K
ennard’s Self-Storage (Kennards) is a private family-owned company with 91 locations and employs over 250 people across Australia and New Zealand. The business began in 1973 when the first storage spaces were built by his father Neville Kennard at the back of the Moorebank Kennards Hire Centre. Sam joined the company in 1991 after completing a Bachelor of Business (Land Economics) when there were just 8 locations. In 1995 he succeeded his father (Neville) and became Managing Director. Prior to siting in the (Big chair) as Managing Director, Sam learnt his trade by working in the business doing everything from painting unit numbers above the roller doors to managing a self storage facility. When Sam took over the reins from Neville, his father left Australia and travelled overseas for 6 months, allowing Sam to make is his own mark on the business. Neville knew if he stayed around, he may not be able to remove himself from the business. The company had 14 locations at this time and Sam had taken a hands-on approach to the business. He also became actively involved in property acquisition and the development of further self storage facilities. While his focus and key strength has been undertaking new self storage developments, his career also includes large scale acquisitions and mergers of multi-site self storage groups, most notably the $220 million acquisition of Millers Self-Storage in 2004. This more than doubled the size of the business. In 2007, the company entered the New Zealand market, where it now has 8 sites. Kennards is the largest owner-operator of self storage in Australasia. The family company wholly owns most centres under its brand, while also offering self storage management for select investors.

The company continues to search for new locations to acquire and develop. Under Sam’s leadership the company has broadened its offerings to specialist storage services including solutions for businesses, wine cellaring, motorbikes, firearms and safe deposit boxes, whilst providing well-stocked merchandise facilities for storers through their Box Shops.
Sam has served on the National Committee of the SSAA and is a member of the Australian Institute of Company Directors. Sam has been passionately committed to creating a business that distinguishes itself from others. This includes a commitment to creating a company culture that is constructive, authentic and rewarding to work in. The company has been measuring culture since 1998. This involved annual surveys using the Organisational Cultural Inventory conducted each year. Through strong team member engagement, they aim to create a company that has a reputation for superior customer service and delighting customers. Kennards uncompromising focus on customers and service culture are central to fulfilling the company’s goal to become a famous household name. Another manifestation of his work has been Sam’s approachability. For instance, a former SSAA chairman, Keith Edwards, recollects Sam’s humanistic and encouraging behaviour during their meeting at Keith’s first SSAA convention on the Gold Coast. facility plans, he witnessed the plans being ripped up and then redrawn by Sam himself! Sam’s commitment to self storage also extends to his willingness to participate in self storage events as a speaker and offering the audience the benefit of his extensive experience. Capitalising on his experience with acquisitions, he has arranged and negotiated significant debt funding and been instrumental in educating Australian lenders about the attributes and characteristics of self storage. This has led to a better appreciation of the asset class and improved access to finance for the sector. A solid benefit to industry growth within the Australian market. Sam has also served on the National Committee of the SSAA and is a member of the Australian Institute of Company Directors. He is also on the Board of The Centre for Independent Studies. Sam has two brothers Jim and Walter Kennard and is married to Claire with three daughters Lexi, Olivia & Lara. Sam has a passion for politics and had a sneaky run for the seat of North Sydney in 2015 as the Liberal Democrats Member. He had another shot in the following federal election as number two on the ballot paper behind David Leyonhjelm. Sam is a staunch dissenter of bureaucracy of any kind and a passionate supporter for personal freedom and responsibility. Sam is a self-confessed “conference junky” and is a strong supporter of the SSAA. He is always willing to provide honest and passionate feedback and advice to help make the Association to be the best it can be. l

Post-convention legal wrap up What do a Columbian drug smuggler, doctor’s records and a snake all have in common? Our legal sessions at Convention lifted the lid on legal and provided the answers.
UNLAWFUL CARTEL CONDUCT? First “Out of the Box” on day one of the convention, Darryl King of Jackson Russell Lawyers New Zealand dispelled the myth that cartel laws in new Zealand only apply to Columbian drug smugglers. So what exactly is unlawful cartel conduct? Most people think of Cartels as only affecting “big, bad” business (and Columbian drug smugglers!) but this is wrong! Cartel laws do not discriminate between large, well-resourced corporate entities and small “mum and dad” businesses. Cartel laws affect any company that enters into an agreement or arrangement with a competitor. Which potentially includes suppliers of goods and services, resellers, joint venture parties and franchises – and of course self storage facilities. The question is, do you have a cartel provision? Cartel laws prohibit arrangements with competitors that the purpose, effect or likely effect of is: Price fixing: controlling the price (or any related element of price) at which one or both parties buy or sell goods/
services from or to others. (i.e. – How much you are selling/buying for). Market allocating: allocating or restricting the customers, channels, geographic areas etc. each party can sell to or buy from. (i.e. who you are selling to/buying from) Output restrictions: preventing, restricting or limiting production, supply, and the capacity to supply or the purchase of goods/services. Some Cartel risk areas for self storage facilities are shown in the table below.
What do you need to think about as members of the SSAA? During association meetings (formal or otherwise), be aware that you cannot discuss with competitors: l pricing or fees; l customers or territories; and l services and goods you provide. Take care of gathering or sharing information. Be careful sharing information about your business plans. Seek legal advice in NZ if potential competition issues arise.
DOCTOR, DOCTOR, WHY AM I STILL HOLDING YOUR RECORDS? The next Convention presentation was from SSAA Australian lawyers, Mr Tony Raunic and Mr Graeme Armstead of Hunt & Hunt addressed a common issue for Australian members of what happens when you are left holding sensitive medical, legal or accounting records. The following steps were recommended: 1. Notify the relevant governing body in your state or territory, preferably by letter as it puts the body more on notice and reduces the likelihood of a dismissive response; 2. Request that the governing body either collect the records, accept delivery of the records or meet the facility’s cost of secure destruction through a contractor service. If a governing body is initially unhelpful, it may well be useful in engaging a lawyer to make direct contact. Even by telephone to the CEO, raising the prospect of negative publicity for the

Border Watch (Aus) and Coast Watch (NZ) have both reported on increases in illegal wildlife trading. Do you want a whole unit of snakes at your facility?
l Plant material in and around the storage unit. l Foreign packaged cigarettes left lying around. l Attending the facility at odd hours. l Concealing activities by strategically placing vehicles in front of the storage unit. It is worth noting that Border Watch and New Zealand Customs Service have both experienced an increase in the use of self storage sheds to facilitate illegal drug and tobacco imports. Other items of interest to Border Watch include: l Border Patrolled drugs; l illegal pornography; l Weapons and firearms; l tablet presses; l tobacco including leaf form; l chemical glassware; and l wildlife trafficking, including birds, lizards, snakes, crocodiles, fish and eggs. Trust your instincts, your knowledge and your experience. l

Working together to help protect Australia’s borders by identifying and reporting suspicious activities.”

Border Watch envisages a coordinated approach for SSAA members to become members of the Border Watch program. The process would be for a Border Watch representative to visit the industry member and conduct a short awareness session to the business and all of the staff and present the certificate after that presentation. The certificate can be used to deter criminals from utilising a storage facility for illegal purposes.
What are the indicators of suspicious behaviour? One suspicion on its own is not necessarily a cause for concern, but a few coupled together may indicate you have criminals operating at your facility. The key is to rely on your gut feeling. Indicators of suspicious behaviour can include any of the following or a combination of the following: l Cash payments. l A storer accompanied by other persons who seem to be in charge, i.e. a cover person. l Asking questions about security, cameras etc. l Enquiries about company forklift and use of company forklift. l Requests to use the facility to bring a container for a short term for unloading into trucks. l Tobacco – organic smell emanating from a storage unit.

Code of Ethics The Self Storage Association of Australasia’s Code of Ethics are fundamental to the values of the SSAA and essential to achieving its mission to lead the storage industry in Australasia by promoting the highest standards of ethics and professional excellence for the ultimate benefit of all members and customers. As a SSAA member, you are required to follow the Code. 1. Members will ensure that their workplace is a safe environment for employees, customers and other visitors to the site. 2. Members will treat all employees, customers and visitors to the site with respect. 3. Members will promote the positive image of the industry through ethical and honest advertising and business practices. 4. Members will undertake to report any suspected criminal activities to the relevant authorities. 5. Members will comply with all relevant local, state and federal government laws and regulations regarding a self storage business. 6. Members will use a current approved SSAA storage agreement or develop an alternative that delivers the equivalent contractual agreement. 7. Members will ensure that staff are competent in their duties and complete appropriate training in current industry practices. 8. Members will participate honestly, cooperatively and transparently with any investigation by the SSAA into any alleged breach of this Code of Ethics.
