My view is that if an agent can’t negotiate with you to preserve their commission rate, it’s unlikely that they will be the best negotiator when it comes to getting the best price for your property.

Also, agents that have the lowest commission rate in a given market may have so because they are struggling to list and sell property. It may go without saying, but a good spring clean is an absolute must! View it as a time to decide what you really need in your surroundings, what brings you joy, and what you can live without. Shedding the winter weight from your living space will give you a new sense of wellbeing in your home. Be ruthless with your clear out. If you don’t love something anymore, is storing it away in a cupboard for years the best option? Could you donate it to charity instead? he popularity of houseplants has witnessed a surge in recent times. It might come down to the prevalence of apartment living or perhaps it’s the known health benefits of keeping plants around the house. Lauren Camilleri and Sophia Kaplan are the co-founders of Leaf Supply, an online plant subscription service and shop. TwentyOne spoke to the two friends about the latest plant craze, and what their favourite plants are. Where did your interest in plants come from? SOPHIA: My nonno always had me working away in his garden, growing a plethora of herbs and citrus with hens clucking around at our feet. I’ve always found plants infinitely fascinating and as an adult their therapeutic powers became evident. The act of growing and tending to plants, both indoor and out is so calming and incredibly rewarding. LAUREN: As an adult I’ve always lived in urban apartments with limited access to green space. After some failed attempts at keeping succulents (in a lowlight apartment), I purchased my first indoor foliage, a beautiful

little Monstera deliciosa. Through researching online and reading gardening books I began to learn how to care for my new baby and the green addiction grew from there. My knowledge of plants has grown along with my collection, it’s one big experiment and you certainly learn as much from the successes as you do from the failures.
What’s the philosophy behind Leaf Supply? LAUREN: We both get so much joy living surrounded by greenery and we wanted to make it as easy as possible for other people to share the same experience. Leaf Supply is about making growing your indoor jungle (or gifting greenery) as accessible as possible. We wanted to grow a community of plant lovers and to share both our passion and our knowledge about how to keep plants happy and healthy.
What kind of plants can be purchased from Leaf Supply? SOPHIA: We offer three different plants which we change up every month. The ‘Just ‘Cos’ - in a cute calico wrap, the ‘Good to Go’ in a beautifully coloured ceramic pot, and our ‘Luxe Leaf’ where we collaborate with a local ceramicist who creates a custom pot for us. We had lots of people asking for us to add in a subscription service so we recently added this into our offering. Three months of plants are a great way to grow your own plant collection or a super lovely gift to give a friend.
What are some lowmaintenance plants suitable for beginners?
(Ficus elastica) loves bright indirect light and needs to be watered roughly once a week. They have striking glossy leaves which come in shades of green, burgundy and even variegated pink. Keep in mind this houseplant does not like a cool change, so keep it away from any cold drafts. The Neon Pothos (Epipremnum aureum ‘neon’) is a beautiful vine which grows so quickly! I have mine crawling up the wall with the help of some carefully placed hooks. They also enjoy bright, indirect light but will also tolerate lower light environments.
What’s your favourite houseplant? SOPHIA: I’m currently battling a carnivorous plant obsession. My windowsill at home is filled to the brim with Nepenthes and Sarracenia. LAUREN: So hard to choose one! I’m loving my Rhaphidorphora tetrasperma, also known as the mini Monstera. It can be a little hard to track down which made it all the more appealing. I picked this beauty up at the Collector’s Plant Fair earlier in the year. It sports some incredibly graphic foliage and is a little more petite than its namesake making it perfect for apartment dwellers where space is a premium.

Accompanying it all is the promise of clear blue skies above. But not all islands are created equal and with more than 200 inhabited landforms to choose from (there are actually more than 2,000 in the group), it can be hard to decide which one is right for you. The birthplace of Apollo and Artemis, according to mythology, it was considered one of the most sacred sites in ancient Greece and today the entire island holds UNESCO World Heritage status. On an easy daytrip from nearby Mykonos or Paros you can see for yourself some of the most extensive remains from the golden Hellenistic period of classical Greece and even earlier, as Delos served as a holy sanctuary for a millennium before that. Do your own thing
For those who like to travel independently, it is possible to navigate the Greek Islands on your own by ferry. While there is no multi-pass ticket system, there are point-to-point tickets available between many of the islands. In peak season, tickets are best reserved in advance. Travelling independently allows you to get off the beaten track, enjoy more flexibility and do it all at your own pace.

SPOTLIGHT ON KAPITI COAST LOCALS AND VISITORS FALL IN LOVE WITH KAPITI COAST. North-west of Wellington, the Kapiti Coast is named after Kapiti Island, a prominent landmark five-kilometres off the lower North Island. With a long and colourful Maori and European history, Kapiti Island is viewed as one of the jewels in the crown of New Zealand’s conservation estate, providing the necessary ‘pest and predator’ free environment for many of the country’s most endangered bird species. Home to the likes of the Little Spotted Kiwi, Takahe and the cheeky Kaka, the Island is one of the oldest and most secure publicly accessible nature reserves in the world, with tourists able to organise sightseeing tours or stay overnight to spot Kiwis.
Back on the mainland the Kapiti district boasts a 40km coastline, peppered with sandy beaches and relaxed settlements. A popular part of the country for retirees enjoying its famously warm climate, there’s also plenty of resident professionals and public servants who take the 45-minute drive or train ride into the capital city every day. Wellington’s economic resurgence in this past decade has no doubt helped its neighbour to the north but regardless the Kapiti Coast’s popularity is at an all-time high. The distance between the Kapiti Coast and the country’s capital just keeps getting closer. The Kapiti Expressway has made a big difference and so will the nearly $1b new motorway to Wellington, known as Transmission Gully, which will significantly improve travel times when it opens in a couple of years. Helped by having its own small airport, more tourists are visiting the Kapiti Coast each and every year. The local economy is strong, job creation is on the up, and its population keeps growing. A new destination website – www. kapiticoastnz.com – showcases the area’s retail and accommodation sectors, its many cafes, restaurants and bars, as well as the many and varied business opportunities. Plenty of day trippers are drawn to the art galleries while the Kapiti Arts Trail, held in the last weekend of October and the first weekend of November, also gets a big crowd. One attraction that sees car enthusiasts from all round the globe is the world-class Southward Car Museum just north of Paraparaumu. In fact, Southward’s is one of the largest private car collections in the Southern Hemisphere, and like the rest of the Kapiti Coast most visitors are pleasantly surprised with all it has!

Serving size: 3 serves
POACHED PEACH IN BL ACKBERRY SYRUP
Ingredients: • 115g Caster sugar
• 5g Baking powder
Ingredients:
• 120g Unsalted butter (at room temperature)
• 1/2tsp Salt
• 113g Caster sugar
• 5g Milk powder
• 150mL Water
• 1tsp Vanilla extract
• 5mL Balsamic vinegar
• 80mL Milk (warmed)
• 150mL Blackberry puree
• 200g Eggs (at room temperature) • 120g Plain flour • 60g Cornflour
• Zest one lemon
Method: 1.
Preheat oven to 180 degrees, grease a pyrex dish (11cm x 7cm) with butter or canola spray and line the bottom with baking paper.
2. In a bowl, sift all the dry ingredients together, set aside. 3. In a big bowl, cream butter for 5 minutes till pale then add in sugar and vanilla, cream together for another 5 minutes. 4. Whisk the eggs then add into the butter mixture little by little, whisking till emulsified. 5. Add in half of the flour and half of the milk, mix until incorporated then add in the remaining flour and milk. 6. Pour into the prepared pyrex dish and bake in the oven for approximately 45-50 minutes or until the sponge springs back or when a skewer is inserted into the centre of the cake, it comes out clean then it is ready.

Cool on a cooling wrack then trim all the brown edges.
8. Cut the cake vertically into 3, each slices should be (12.7cm x 7.5cm x 2cm), then cut each 3 slices horizontally into halves, so you will now end up with 6 slices of sponge. 9. Cut 3 cake slices out of the 6 slices and into frames. Using a paring knife, cut a (10.8cm x 5.1cm) rectangle off the centre of the cake, so you will end up with 1 cake frame and 1 smaller rectangular base. Repeat with the other 2 slices. (You should end up with 3 cake frames & 3 small rectangular bases in total). 10. Cut the small rectangular bases into halves, so you will now end up with 6 small rectangular bases, set aside for later use.

In a medium saucepan, combine together sugar, water, balsamic vinegar, blackberry puree, lemon zest and salt, bring to a boil then simmer.
Add 40mL of the stock syrup into a clean saucepan and cook over low-medium heat and reduce till it coats the back of a spoon. Set aside to cool.

4. Add 3-4 peaches into the frame then drizzle with the “stock syrup glaze”. 5. Add 1tsp of the “crispy sponge crumbs” onto the plate then add a dollop/ quenelle of the “whipped lemon crème fraiche” on top.

A preliminary report from the Australian Competition and Consumer Commission (ACCC) suggests that the increase in prices over the past decade is putting unsustainable pressure on Australian households and businesses. The report highlighted that residential electricity prices have increased 63 per cent over the past ten years and that the average bill was around $1,524.
As many households struggle to absorb these increases, the ACCC has called on the federal government to focus on lowering prices, to boost the reliability of electricity and to reduce emissions by providing viable alternatives. One such alternative is solar power. Australia is placed in a fortunate position in comparison with other nations when it comes to solar, occupying ninth place globally when it comes to the energy capacity of installed solar power. However, there is still a way to go when it comes to supporting the renewable energy sector and making solar a viable alternative for home owners and property investors.
According to the Clean Energy Council, renewable energy accounted for 17.3 per cent of Australia’s total electricity generated in 2016. This was an improvement when compared to 14.6 per cent in the previous year. Australian Bureau of Statistics (ABS) data supports this improvement, with a recent case study on growth in solar power in Australian homes* showing the proportion of households with solar power rising from 15 per cent in 2012 to 17 per cent in 2015-2016. Despite this increase, ABS data shows that home owners were around seven times more likely to
