In recent weeks, the CCPOA-driven Operational Management Forum, which co-ordinates and facilitates law enforcement, security, traffic and disaster management issues within Century City, has been hard at work putting the necessary preparations in place for the festive season. This involved both internal and external stakeholders with proactive measures being taken to improve security, traffic flows and extended public transport services, to name just a few. You can find details of some of these measures in this edition of City Edits. The year may be drawing to a close, but there are some exciting highlights on our event calendar still to look forward to, including our hugely popular annual Century City Carols and the second movie screening of the Galileo Open Air Cinema takes place at Central Park on December 11 and runs on the second Friday of the month until April 2016. Buyers snap up Waters Edge apartments

uyers snapped up 106 of the 144 apartments in Waters Edge, Rabie Property Group’s latest residential development at Century City, for a total value of R256.6m at its launch this month. “This represents a 70% sell out and is the highest value of sales we have achieved at a launch for many years,” says Brian Usher of Property World, the dedicated on site sales agents for Rabie. “And that is in spite of the fact that, due to its intricate design and its unique location, the average selling price of R32,000 per square metre is higher than most other residential developments undertaken at Century City to date. This is because it still offers exceptional

value for money and prices are significantly lower than comparative developments in the City Bowl and elsewhere. “In addition, the fact that this is the last residential development, other than at the Oasis Luxury Retirement Resort, that will be undertaken at Century City for the foreseeable future and not until the Ratanga precinct is redeveloped, is also strongly underpinning sales.” Usher said Waters Edge, being built at a cost of R350m, will be a truly spectacular development situated on arguably the most prestigious site at Century City, backing on to Canal Walk Shopping Centre, but overlooking the 16ha Intaka Island wetlands reserve. Designed by Munnik Visser Architects, Waters Edge will

comprise 41 one-bedroom apartments, 71 two-bedroom apartments and 32 threebedroom apartments, including two penthouses priced from R1.775m to R5.75m. All apartments will have balconies, be either north or north east facing and will offer access to high speed internet connectivity. The eight storey building is built on a plinth that elevates the height of the structure by two floors and allows for pedestrian movement and extensive landscaping of the ground level plaza. Units vary in size from 62 square metres to 205 square metres, including balconies. Construction of Waters Edge is expected to start in April next year with completion scheduled for late 2017.

Six restaurants to open in Century City Square

ix restaurants in Century City Square, the new commercial and hospitality hub of Century City currently under construction, have been let and will open in February next year. The restaurants, which will flow onto the Square, are Tiger’s Milk, Seattle Coffee Co., an Eastern fusion restaurant, Punjab, and Café Frank. In addition, a 150-seat restaurant, bar and deli in the Century City Hotel will anchor the other side of the Square. The largest of the restaurants, the 268-seater Tiger’s Milk, will be located in the iconic Apex building, along with both Punjab and Café Frank. All the restaurants will offer inside and outside seating, the latter facing onto the water

or the Square, where ad hoc events over weekends and public holidays will energize and entertain. In pride of place in the Square will be the Folly, which will serve as a visual focal point and stage for Square events. Colin Anderson, director of Rabie Property Group, which is undertaking the mega development, said restauranteurs have shown strong interest and all available space has been let almost six months ahead of completion. “We believe we have a very good mix offering great choices from early morning breakfasts to lunches, dinners and late night cocktails.” The restaurants will serve conference and hotel guests, office workers in the immediate

Conference precinct, as well over 10,000 residents and 50,000 office workers in the greater Century City area. Plenty of parking - in fact over 1,300 bays - will be provided in a basement garage, as well as structured parking to serve all elements of the Square. These include the Century City Conference Centre, Century City Hotel, 15,000 square metres of offices and 51 apartments. The entire development comes on stream in February 2015. Anderson said there had also been strong interest in the office component of the Square and a number of large leases with top international corporates are currently being finalised. “There are also a limited number of retail stores available,” he said.

Fourth luxury block in Oasis Retirement Resort tops out

onstruction of the 11-storey Palme d’Or, the fourth luxury apartment block in the Oasis Luxury Retirement Resort in Century City, has topped out, with building on schedule for practical completion in June 2016. With seven months still to go, 44 of the 50 apartments have been sold - for a total consideration of over R194m, representing 88% of both the number of units and the total sales value - and a further two units are under negotiation. Owen Futeran, a director of the Oasis Joint Venture, which comprises the Rabie Property Group and a Harries Projects consortium, said this was highly

unusual for a retirement product. “The tempo of sales has picked up tremendously in recent years since buyers have been able to see the high quality of what we are developing in terms of the apartments and what has been developed to date in terms of the communal facilities including the Club House and the 110-bed Care Centre.” He said resales at Oasis were also very buoyant with 12 apartments resold so far in 2015 for a total consideration of around R35m. “After the deduction of agents’ commission this represents a capital growth of more than R7m for buyers, with around 20% of this profit paid to the Levy

Stabilisation Fund.” In fact, he said, since 2010 there had been 38 resales totaling R120m, representing a gross profit of more than R26m and more than R5m to the Levy Stabilisation Fund. “The number of resales is escalating as the Resort grows and matures, and correctly priced apartments are selling relatively quickly and enjoying good capital growth.” The remaining 10 apartments at Palme d’Or comprise one onebed, four two-bed and five threebedroom units. These range in size from 97 square metres to 182 square metres and in price from R2.905m to R6.005m. All apartments boast quality finishes, air-conditioning and at least one basement-parking bay. Most have utility rooms and store-rooms, and the one-bed apartment includes a study. Palme d’Or will be serviced by two lifts and a 24-hour dedicated concierge. Chris Blackshaw, CEO of the Century City Property Owners’ Association (CCPOA), says the Operational Management Forum, which includes representatives from Canal Walk, Ratanga Junction, major commercial buildings, residential developments, SAPS, Century City management and Century City security, have met to co-ordinate planning around law enforcement, security,

traffic and disaster management issues within the precinct. In terms of traffic management, all the signalised intersections are on the scoot system, which should result in signal timings changing automatically according to real time traffic patterns. “The Century City Control Centre will also monitor the timing settings of all traffic signals and request adjustments as and when circumstances demand.” There has been extensive and ongoing liaison with Goodwood Traffic Management Centre

Blackshaw reiterated that in the event of an emergency the Century City Control Centre should be contacted first and they in turn will contact SAPS, City Traffic Control Centre and other emergency services. Rollout of direction finding signs nears completion

he major rollout of a “family” of direction finding signs at Century City by the CCPOA was completed in this last quarter of 2015. Gordon Ralph, Facilities and Infrastructure Manager for the CCPOA, said the design and commissioning process of the package of signs had included large directional signs located on Century Boulevard and Century Avenue, precinct markers and precinct boundary markers and street name signs. The final phase of the hierarchy of signs involved the roll-out of these street

number signs. “We have completed the development of the design of two types of street numbers signs and these have been rolled out throughout Century City. The concrete pedestal or building plate street number signs were supplied and erected at the CCPOA’s cost, to each building in two precincts”

He said the type of sign installed at each property depends on the location of the building in relation to the street with the concrete bollard being installed where the building is set back from the street and the plate used where the building or a wall is in close proximity to the street. The large directional signs have Century City themed images on the back and these are refreshed from time to time. The current images are sports based featuring images taken from the annual Century City Sports Festival. Ralph says each of the nine precincts in Century City has its own identity delineated by a particular colour and logo which is carried through on precinct and boundary markers as well as street name signs and street number signs. The precinct markers also display the Century City Pedestrian Map.

entury City has been awarded a certificate for Recognition of Emergency Preparedness from the City of Cape Town’s Disaster Risk Management Centre. The certificate, which is valid for a year, is issued to organisations that: • have undertaken a hazardspecific risk assessment, • are in possession of a facility emergency plan and emergency procedures with clearly defined roles and functions of the Emergency Management Team, • have provided emergency management training to personnel, and • have completed a simulation exercise during which an acceptable standard of emergency preparedness was confirmed. For the past five years, Century City has undertaken an annual simulated emergency exercise to test medical emergency preparedness, which is assessed by the Disaster Risk Centre’s personnel. This year’s exercise, which took place in September, was a simulated fire in Crystal Towers and an emergency evacuation. christmas fruit cake This takes time and is expensive but is worth every minute and cent!

melt in the mouth shortbread An easy recipe for a melt-in-themouth Scottish treat sensation. The secret? Do not substitute the butter for marg. It will ruin it! 500g butter 250g white sugar 600g cake flour 150g cornflour 20ml of castor sugar (optional) Cooking time: 45 minutes Makes: around 30 servings 1 Pre-heat oven to 160°C. 2 Soften the butter and add the sugar until well mixed. 3 Add half the sifted flour and maizena and mix with a wooden spoon. Add the balance. 4 When well mixed, knead for about five minutes until the dough is soft and smooth. Press into two 24cm loosebottomed round tins, prick well all over and cut into wedges. 5 Bake in the centre of the oven for around 45 minutes. Ovens differ so check on it from 35 minutes and remove once it starts turning golden. 6 Re-cut after baking and, while still warm, sprinkle with castor sugar. Move to a cooling rack until cool then store in an airtight container.

1,5kg of dried fruit/cake mix with lots of red and green cherries 10 Tbsp of brandy 400g soft brown sugar 400g unsalted butter 8 large eggs 400g cake flour 4 tsp dark molasses 1 tsp mixed spices 1 tsp cinnamon 1/2 tsp ground nutmeg 1 tsp salt Zest of a lemon and an orange Cooking time: 4 to 4.5 hours 1 Pre-heat oven to 120°C. 2 Combine the fruit cake mix and 6 Tsbs of brandy in a mixing bowl. Cover and allow fruits to absorb the brandy for around 12 hours. 3 Line two 20cm diameter, deep round baking tins with foil and spray with non-stick spray. Tie strips of cardboard around the outside of each tin and tie tightly. For extra protection line the outside of the tins with foil. 3 Whisk butter and sugar in a mixing bowl and gradually add the beaten eggs to the creamed

mixture. Keep the whisk running until all eggs have been added. 4 Sieve flour, salt and spices into a large mixing bowl then gently fold into the creamed mixture using a spatula. 5 Fold in the fruit cake mix with the molasses, orange and lemon zest. 6 Divide batter equally and transfer to the prepared tins. Cover the top with a layer of baking paper or brown paper and tie securely with string. Open a small hole on top of the paper and place in the middle of the oven. Bake for 4 to 4.5 hours. As ovens differ, check the cake after three hours and then again every 30 minutes to ensure it is fully baked but does not burn. 7 When done remove from the oven and leave to cool in the tins for 30 minutes and then on a cooling rack to cool completely. 8 When cool, make small holes on top of each cake with a small skewer and feed the cake with a few teaspoons of the remaining brandy. Wrap each cake in thick tin foil or silicone paper and store in an airtight container. 9 Feed the cakes with brandy about once a week until eaten. For optimal results, cook well in advance and feed for around six weeks.

According to Alan Liebenberg, Century City Environmental Manager, the upgrade involved new information signage and the construction of a roof to protect those sitting on the stands in the open air classroom where learners are taught about sustainability issues such as rainwater collection, grey and black water, biogas, compost and earthworms.

recycle and save! WastePlan, which has been running a number of hugely successful recycling projects in Century City, is looking at rolling these efforts out throughout the precinct. WastePlan’s Anelle Henn says, on average, it is possible for companies to reduce the amount of refuse going to landfill by around 70% with concomitant savings in waste removal. “For every three wheelie bins of waste, it is possible for us to recycle at least two,” she says. entury City runner and three times Comrades winner Vladimir Kotov recently returned from his native Belarus where he participated in the Minsk Half Marathon at the invitation of the Belarus Minister of Sport Mr A Shamko, and president of the Belarus Athletic Federation Mr V Devyatovskij. Celebrated as a national hero and “the champion of Belarus,” Vladimir’s record time for a half marathon has not been broken in 31 years and his record for the full Marathon not for 35 years! Vladimir, who runs for the Century City Athletic Club and has a sports shoe shop in the Fives Futbal complex in Century City, has been invited back to Belarus again next year to participate in the Minsk Half Marathon in September and a preceding 1,500km run around the country promoting running as a sport. With fellow long distance runner David Grier, Vladimir will start in the town of his birth, Vitsyebsk, working anti-clockwise around the country through major towns such as Hrodna, Brest, Homyel, Mahilyow, Orsha, Barysaw, Zhodzina, and ending in Minsk in time for the Half Marathon. “While cycling is a huge sport in Belarus, running is not nearly as popular, so we will be running 50km to 60km a day for a month to promote running,” he says. Vladimir said the Minsk Half Marathon attracted 16,000 runners this year, but could easily

There is a club system where people meet on a certain day of the week and run together. Clubs have from 500 to 3,000 members.
