exciting times ahead! It’s exciting times for Century City what with the opening of our new commercial and hospitality hub, Century City Square, which includes a 1,900-seat conference centre, a new 125-room hotel, offices, apartments and restaurants - set around a public square. This is really taking Century City to the next level and no doubt will attract a whole new market segment who might not otherwise have visited Century City. They will stay in our hotels, eat in our restaurants and shop in our stores, and in so doing provide widespread benefits for many of our stakeholders. You should have noticed an improvement in peak hour traffic flows in recent weeks, with the completion of substantial road infrastructure upgrades including road widenings. There are a few remaining concerns that are being addressed, which are detailed within this edition. Wishing you a great 2016!

welcome... 2016 is off to a brisk start with a bumper calendar of events lined up for the year, not least of which is our annual Sports Festival set to take place over the second weekend in March and which is expected to attract a record number of both participants and spectators. A full programme for the weekend is available in this edition of City Edits, along with details of other events including the Century City Natural Goods Market and our monthly Full Moon Hikes on Intaka Island. Not only does the number and variety of events on offer in Century City keep growing but also the number and variety of venues offering entertainment, with at least five new restaurants in the Century City Square having just opened, or about to. We hope to see you out and about!

entury City Square, the new commercial and hospitality hub of Century City, has been completed at a cost of R1billion and is rapidly changing the landscape of our City within a City. The development comprises the Century City Conference Centre, a 125-room hotel, offices, apartments and restaurants all situated around an open public square with 1,330 under cover parking bays in a super basement and structured parking garage. With a total capacity of 1,900, the Century City Conference 1

Centre is designed to complement Cape Town and Century City’s existing facilities, to fill a gap in the market and further cement Cape Town’s position as one of the world’s most soughtafter conference destinations. It offers flexible configurations and a total of 20 different venues, including 11 meeting and breakaway rooms as well as a business lounge. Three adjoining halls on the ground floor have a total capacity of more than 1,200 delegates seated cinema-style with a fourth able to accommodate a 2
further 480 delegates cinemastyle. The multi-function venues are also available for banqueting and exhibitions, while a large pre-assembly area is available for exhibitions, product launches and the like. Officially opening the Conference Centre in February, Alan Winde, Minister of Economic Opportunities in the Western Cape, commended the Rabie Property Group for its investment at The Square. He said the tourism sector is a key growth area for the region and one of the strategic goals > 3

R200million Century City Hotel now open they had set themselves was to create an enabling environment that would grow business tourism to the region. The new Century City Conference Centre and Hotel, he said, will make a major contribution to drawing in and accommodating new business to Cape Town, and increase the number of conference delegates to the region. It is also generating more than 300 new jobs. Leon Cohen, MD of Rabie Property Group, told guests the hotel was a response to market demand. He said the Square adds value to existing owners and tenants and provides a catalyst for further development at Century City. According to Paolo Viotti of Vivid Architects, every city should have at least one public square that offers a dynamic, vibrant and safe environment for the public to enjoy. “Century City Square is a beautifully-proportioned space that offers users the opportunity to socialise, relax, dine and be entertained. The experience is further enhanced by the introduction of the extended canal system of Century City and the bold landscaping themes.” He says: “The urban design and planning of the precinct has ensured and encouraged pedestrian connectivity and hierarchy of that over the motor vehicle, a comfortable and safe human environment, and a seamless interface between building and square. “

he new 125 room Century City Hotel, which opened in February, is the sixth hotel at Century City. Built at a cost of R200million, the hotel will cater for both business and leisure markets and brings to 600 the number of rooms now available in Century City. General Manager of the new hotel, Walda Meyer, says it has been designed to be out of the ordinary with a great emphasis having been placed on room efficiencies for both business and leisure travellers. Among its iconic features is a Green Wall comprising more than 3500 living plants that forms a backdrop to the recep-
tion area. Meyer says the multi-purpose Square Café and Wine Bar on the ground floor of the hotel have been designed to be part of the public square on to which they flow and to welcome not only hotel residents but also non-residents. The other hotels at Century City, which will also benefit from the new Century City Conference Centre, are the 180 room African Pride Crystal Towers Hotel & Spa, the 165 room Stay Easy, the 68 room Colosseum Luxury Hotel and two boutique hotels Manhattan Suites and Island Club which have 28 suites and 23 rooms respectively.

entury City Square was christened over the Valentine weekend by spectacular Valentine Under The Stars concerts featuring the Cape Town Philharmonic Orchestra (CPO). Playing to capacity audiences on both Saturday and Sunday, the CPO was accompanied by some of the top musical talent in the country in a classicmeets-pop concert filled with love and romance under the Cape Town night sky. Performances included South African soprano Magdalene Minnaar together with soprano Lynelle Kenned, a graduate of the UCT Opera School, who made her acting debut in the musical theatre production of Blood Brothers, a David Kramer adaptation of the West End hit. he eighth annual Century City Sports Festival, which includes the signature event and highly rated Century City 10km Express road race, takes place from Friday 11 to Sunday 13 March. This popular festival, the sporting highlight of the Century City calendar aimed at corporate teams and individual participants, draws competitors from far afield.
Providing both participatory and spectator sports, the festival will again be held in and around Central Park and will include fun, food and entertainment for the whole family. The Century City 10km Express, offering some of the top cash prizes in the country, forms part of the Western Province Athletics calendar. Building on the success of previous years, the race will be held on Saturday
12 March over a flat, fast course and is expected to attract a large number of runners, many from out of town, attempting to achieve personal best times over the distance and to win the R10,000 purse! The top men and women runners will each receive a R10,000 cash prize, as well as R3,000 in Canal Walk vouchers. Runners-up will each take home a R1,500 purse and R1,500 >

After 10 years in the Colosseum building, Rabie Property Group, the developer of Century City, has relocated its offices to the newly completed Annex building above the new conference centre. The old offices of around 1000m2 over two levels have been sold to an investor, the Century Blue Trust, that has acquired a number of other buildings within Century City in recent years. The new fourth floor offices for Rabie, also of around 1000m2, have been sold to a private consortium of investors which includes Rabie’s investment arm, Century City Property Investment Trust. Colin Anderson, a director of Rabie, said the decision to relocate was motivated by a number of factors. “Firstly, the green building movement has emerged in the past decade and Rabie has become a strong proponent thereof. We needed to move to offices that reflect our commitment to green building and where better than in the middle of an entirely green, new, mixed-use precinct? inenjongo High School in Joe Slovo Park in Milnerton, which is sponsored by Century City stakeholders including the Rabie Property Group and the Century City Property Owners’ Association, achieved a 90,6% percent pass rate in the 2015 matric examinations. And this was achieved with a record number of learners sitting the exam – 149 against 137 the previous year and 91 in 2013. This is the fifth consecutive year that the school has achieved a pass rate of around 90% or higher. Not bad given that eight years ago, when Rabie and Century City first got involved, the pass rate was an abysmal 27%! Of the 149 learners who wrote the 2015
matric examinations, 137 passed with most of the 14 who failed qualifying to write supplementary exams. What is particularly rewarding is that the quality of the results has also improved dramatically with 49 of the successful candidates achieving a Bachelors pass qualifying them to further their studies at university while a further 55 (37%) achieved Diploma passes enabling them to further their studies at tertiary level. When Rabie and Century City first got involved there were only 34 matriculants against 180 learners in the younger grades but the number of learners being retained in the school system has improved incrementally over the years. Rabie sponsors, among other
things, the salaries of five additional maths and science teachers as well as a number of programmes aimed at increasing proficiencies in English, maths and science while the CCPOA assists the school in numerous ways including sponsoring learners’ participation in the annual sports festival and membership of the Athletics Club as well as environmental outreach programmes at Intaka Island. The top learner at Sinenjongo for 2015, is 17-year-old Sinoxolo Cotyi who achieved seven distinctions. Sinoxolo, who has been awarded a full bursary by MasterCard, has been accepted for a BSc degree at the University of Cape Town with his sights firmly set on becoming a Forensic Pathologist.

Road upgrades improve traffic flows

eak traffic flows at Century City have dramatically improved with the recent completion of major infrastructure upgrades including the widening of Sable Road. Infrastructure projects recently completed at a cost of around R22million by the developer of Century City, Rabie Property Group, include the creation of an additional left turn only lane from Bosmansdam Road into Century Avenue; the creation of an additional permanent left lane out of the new Bridgeways precinct into Sable Road with a dedicated free flowing left turn onto the collector distributor road (the road running parallel to the N1); a queue jump lane for the MyCiTi Bus on Sable Road to improve travel time to the railway station and a free flowing left hand turn from the N1 Exit 10 offramp into Sable Road going west towards Century City. Chris Blackshaw, CEO of the Century City Property Owners’ Association, the non-profit company responsible for the day to day running of the Century City precinct, said these road upgrades had made a significant difference particularly to peak hour traffic on Ratanga/Sable Road and morning peak hour traffic on Bosmansdam Road. “It has also made a difference to traffic flows under the Steel Bridge as many motorists are opting to exit Century City via Sable Road even when they
are travelling in a northerly direction.” He said there were still areas of concern, most notably the Bosmansdam/Montague Drive/ Century Avenue intersection in the afternoon peak traffic. “We understand this is due to hardware issues with the signals and it is being addressed by the engineers as a matter of urgency. “The afternoon traffic congestion is also due to the volume of traffic exiting from Montague Gardens. A wider Macro Traffic Impact Assessment (TIA) has indicated the need for a new interchange off the N7 at Link Road which will provide a second access/ egress point for Montague Gardens and will significantly alleviate traffic congestion on Bosmansdam Road.
“This falls out of Century City’s ambit of control but we are hopeful the authorities will prioritise this capital expenditure project.” Blackshaw says the CCPOA has been taking additional measure to alleviate peak hour traffic congestion which were also having a positive impact. “Our CCPOA CCTV operators keep a special look out for anything out of the ordinary on the Century City and surrounding road network and response vehicles are immediately despatched to deal with any problems that are identified. “In addition the timings of the traffic signals are constantly monitored and any required adjustments are immediately reported to the City of Cape Town’s Traffic Management >

The eight CCTV cameras that were erected in 2014 to focus on traffic management have greatly improved the Century City Control Centre visibility and response times.” He says two City of Cape Town Traffic Officers based at Century City are deployed to assist with the management of traffic congestion particularly during peak hours when required and if necessary to assist with point duties. “Furthermore, three Variable Messaging System (VMS) electronic boards to assist with traffic guidance within Century City have so far been installed on Century Boulevard and these are used to direct traffic to particular parking areas and to convey messages about traffic congestion both within Century City and on the surrounding road network – for example to warn motorists there is a truck broken down on the N1 and to advise them to use an alternative route.” Colin Green, a director of Rabie Property Group, added that consulting engineers are currently busy with a revised macro Traffic Impact Assessment for Century City that will look at the most effective solution for the proposed Central Interchange – a new bridge over the N1 which will provide increased accessibility for both east-bound and west-bound traffic in due course.

cutting-edge map and signage system to help pedestrians find their way around Century City is being rolled out. Susan Smit of HHO, who is part of the design team on the project, says the Century City pedestrian map in particular has been inspired by the world class New York City pedestrian wayfinding system. “The CCPOA approached us to build on the accessible and tactile wayfinding work done for the MyCiTi project for the City of Cape Town. “Where the MyCiTi project focussed on wayfinding information for the users of the public transport facilities, the Century City project expands the concept to all users of the public environment in and around Century City. “Both projects include a socalled family of wayfinding signs. These comprise strategically located maps, directional panels
and tactile pictograms. The maps and signs are considered fully accessible as a result of the tactile differences of the signs that has been achieved by using unique and locally developed printing production methods.” The design of the Century City signage is also pictogram driven, thereby spanning language barriers. All signage will be positioned at a consistent height of around 900mm off ground level, says Smit. She said the “Squircle” shape of the map, which is somewhere between a circle and a square, lends itself beautifully to accommodating an irregular geographic shape such as Century City in an elegant map. This shape also allows for the rotation of the map to the actual orientation, without sacrificing any part of the content The design team consists of HHO, Visualine, AG Architectural Design and Disability Solutions.

Absa set to relocate to Century City
What’s on at Century City
bsa Bank is set to consolidate its 14 offices in the Western Cape to one centrally located regional office at Century City. One of the largest financial services groups in Africa, Absa has signed a 10-year lease for 14 000 square metres of offices in the newly completed Bridge Park office development in what is believed to be the largest
letting deal seen in Cape Town for at least five years. Comprising two four storey 5 Star Green Star rated buildings set over a shared parking basement and podium, Bridge Park is located on a high visibility site in Century City’s new conference precinct which is destined to become the new commercial and hospitality hub of Century City.
Ratanga Junction Summer Season still on Ratanga Junction is making the most of the extended Summer season by opening for most weekends until the Easter holidays when it will be open daily from 18 March – 4 April. The only weekends the park will be closed over this period is when it has been fully booked for exclusive days so to avoid disappointment go to www.ratanga.co.za or the park’s facebook page to check availability. The park will also be open for special bonus days from 29 April until 2 May. The buildings were developed in a joint venture between Rabie Property Group and Growthpoint Properties at a cost of R450million. Fit-out of the buildings is currently underway with Absa personnel expected to start relocating on a phased basis from mid-March. Doug Walker, Managing Executive of Absa Bank in the Western Cape, says the decision to relocate to Century City had been made because of the need to consolidate its various offices into one central location and Century City provided the optimal solution. “Absa’s new Century City offices are located in two 5 Star Green Star rated, energyefficient buildings. We hope that this will provide both a creative and inspirational space for our staff to enjoy in one central location.”

Gary Kirsten Cricket Academy opens in Century City

Gary Kirsten Cricket Academy (GKCA) High Performance Training Centre has opened at Century City. As part of its ongoing efforts to improve and develop the skills of upcoming cricketers, GKCA has partnered with Fives Futbol to establish the multipurpose training centre, situated at the Fives Futbol Arena opposite Canal Walk. This is the third High Performance Training Centre launched by the academy, with the other two successful centres based at Claremont Cricket Club and Rondebosch Boys’ High School. Garreth von Hoesslin, manager of the Century City academy, says they felt there was a real need for such facilities in the northern suburbs. “We have had several meetings with schools in the area and built up some good relationships. six square metre biohaven floating island has been introduced to Cell One of Intaka Island as a pilot project to help control water quality. Alan Liebenberg, Environmental Manager of the CCPOA, says biohaven floating islands are a new and powerful tool in the maintenance of water quality within open waterways. “They are made from a matrix of recycled plastic to create a ‘concentrated’ wetland effect. “One square metre of a floating island matrix is equal to 175m2 of a natural wetland. These islands are also extremely effective at reducing total suspended solids and
dissolved organic carbon in waterways,” says Liebenberg. He says the impact the island has on water quality will be monitored over the next few
