Wishing all our property owners, residents and tenants
all the very best over the
festive season
from 2012 to 2013
Welcome...
2012 has been an exciting year for Century City not only in terms of new office and residential developments but also in terms of the building of our community. An important milestone in the past year has been the roll out of Century City Connect, the fibre optic open access network with the country’s fastest voice and broadband services as well as multimedia connections. Another exciting year lies ahead. On the education front, Century City’s facilities are to be greatly enhanced with the opening of a private school, Curro Century City in January while the precinct’s extensive public transport links will be further boosted by the extension of Cape Town’s MyCiti bus rapid transit system to Century City in April. I would like to take this opportunity to wish you and your family all the very best over the festive season and for those lucky enough to be going on holiday travel safely.

It is uncanny that we are almost at the end of the year. Time really streaks by when you are having fun, and fun is the operative word for this edition of City Edits. Century City’s calendar of events for this festive season is choc-a-bloc – from Carols by Candlelight on Central Park to snow in Canal Walk to runnerthons in Ratanga for Charity. There is also a corporate relay race and of course Century City’s hugely popular Natural Goods Market. Certainly something for everyone. Preparations behind the scenes to ensure our city runs smoothly and safely over the festive period are also well advanced. Here’s wishing you and yours everything of the best for the festive season. Happy reading!

Our Growing City r1bn in new developments underway at century city
Cranes are back on the skyline at Century City with new developments totalling more than R1billion under construction and more in the pipeline. John Chapman, a director of Rabie Property Group, said Century City had continued to outperform the office market generally and while many other nodes were showing a significant increase in office vacancies, Century City’s vacancies had dropped to an all-time low of around 6%, which was prompting significant new office development. “In fact, of the current construction projects, seven are new commercial projects totalling more than R700m. Very few of these projects are speculative and most of those that are have already secured tenants so we expect the overall vacancy factor will continue its downward trend.” for details go to www.rabie.co.za
new residential project coming soon
Rabie Property Group is accelerating a new residential development at Century City to meet continued demand for housing in the precinct. John Chapman, a director of the group, said that following strong sales at their current residential projects, Quayside and Quaynorth, they have pushed forward the planning for the new development, which will comprise a total of about 145 apartments and a handful of standalone villas. The development will be built in phases on a site neighbouring the new Curro School that is currently under construction. It is anchored by an internal park while the four sectional title blocks in the development will be built overlooking water or the school’s sports field. “We hope to be able to release the first phase of just over 40 sectional title apartments before the end of the year or early next year at the latest.”

Green light for Palm royale
Construction of Palm Royale, a new R255million sectional title apartment block, which will form part of the award-winning Oasis Luxury Retirement Resort at Century City, is to start shortly. This follows the achievement of pre-launch sales of close to R100million, the near sell out of the first two apartment blocks in the development, and the recent acquisition of a 50% stake in the Oasis Joint Venture by the Rabie Property Group. Colin Green, a director of Rabie, said Palm Royale will comprise 58 luxury two and three bedroom sectional title apartments priced from R2,45million to around R8million. The apartments will be larger and even more luxurious than those in the first two blocks, he said. The apartments, which will be set in a high rise block of 11 storeys, range in size from around 110 square to 237 square metres and vary from garden apartments to ”homes in the sky”. Many of the apartments boast spacious balconies suitable for entertaining. To date the Club House, the Care Centre and the first two blocks of apartments – Palm Grove and Palm Spring - have been built. Only one of the 174 apartments in these blocks remains to be sold with sales to date exceeding R330million. for details go to www.oasisretirementresort.co.za
buyers snap up sectional title offices
Buyers are snapping up sectional title offices in the Quays, an exciting new boutique development providing smaller office users the opportunity to purchase in Century City. Part of a mixed use development, Quays comprises just 39 low rise studio offices ranging from 41m2 to 228m2 , excluding balconies, and priced from around R750 000, inclusive of parking. Occupation is scheduled for early 2014. As such it represents a unique and ideal opportunity for both investors and smaller owner occupiers such as service providers or professionals – doctors, dentists, financial advisers and the like, looking for an affordable entry into commercial property ownership at Century City, says Rabie director John Chapman. for details phone property world on 021 5550105.

Century City Canoe Club features a Thirteen members of the Century City Canoe Club have returned from Cradock after competing in the Hansa Fish River Canoe Marathon, which was also the SA K1 Marathon River Championships. They took on South Africa’s best paddlers and some International stars in this exciting river race in the heart of the Eastern Cape. The race is run over two days starting from Grassridge dam, with lots of exciting rapids all the way to Cradock 82km down river. Around 1,500 paddlers take part in over 400 single kayaks (K1); 500 double kayaks (K2) and about 100 three man kayaks (K3). Under 23 paddler, Stuart Maclaren, who is studying at UCT and not familiar to most club members, surprised many with a fantastic 14th place overall. Club stalwarts Ivan Kruger, Richard McMartin, Gavin White and John de Villiers posted excellent personal times in 23rd, 26th, 34th and 61st places respectively. Protea flatwater paddler Gavin White did well in the rough waters of the Fish, which is full of thrills and spills and always has a fair number of casualties and upsets. Based on his highly successful river paddling season in the Western Cape, Ivan Kruger was the Club’s pre-race favourite to make an impression in the under 23 category. Ivan did his first “Fish” river marathon at the age of 14 and this was his 7th in a row! Describing the race, Ivan said: “It was, as always, an epic race! The first day saw me having some equipment failure (a leaking splash cover) meaning I lost a lot of time due to my boat continually filling up with water. On day 2, after borrowing a “splashy”, I redeemed myself by posting the 11th fastest time for the day and a few seconds behind the 3rd placed u23! Despite my equipment failure on the first day I still managed to catch up from 31st to 23rd place in the 800 odd boats that finished the race.” On other competitors, Ivan remarked: “As predicted the race up front was pretty tough. With neither Hank MacGregor (2011 World Flatwater Marathon Champion) or Len Jenkins (unbeaten in a K1 in this race in the last 10 years) wanting to give the other even the slightest advantage. They spent the two days breathing down each other’s necks until a stopper wave in the last kilometre slowed Hank and made him lose some momentum. This
gave Len the opportunity to then put the hammer down and win the overall title for the sixth time.” The top three u23 paddlers were all in the top 10 overall, illustrating the competitiveness of the “young guns”. He spoke cheerfully about his rivals. “The eventual u23 winner was Grant van der Walt, recently crowned World u23 Marathon Champion, who came in 3rd overall. The other two top u23 paddlers were 5th and 8th overall which is testament to the strength of u23 paddling in South Africa.” Ivan has only just turned 20, but has demonstrated that he is among the top three

at the “Fish”
“Despite my equipment failure on the first day I still managed to catch up from 31st to 23rd place in the 800-odd boats that finished the race.” under 23 paddlers in the country, by • coming second in the South African Flatwater Marathon Championships • winning the arduous 240km Berg River Marathon • coming second in the Breede River Marathon (in a double canoe with Josie Williams of Paarl Canoe Club). It is noteworthy that he was placed in the top 10 OVERALL in the country in both the latter river paddling events. Ivan is no stranger “Punching above this weight”; he broke the u18 record at the Berg River Marathon at the age of 15! He obtained his Protea
junior colours in 2010 and took part in the World Marathon Championships in Spain where he placed 9th in the world in his age category. It is now straight into the surfski season and Ivan is setting his sights on the Cape Town World Cup race and the Cape Point Challenge in December. Then he’s back into a river kayak for the Unlimited Dusi Canoe Marathon in February. With this heavy schedule, the costs of race fees, travelling expenses, coaching and sports nutrition are a challenge on their own without any supporting sponsors, but he is determined to reach his ultimate goal of becoming a World Champion.

sweet christmas memories
The festive season is around the corner and Shadwick Southgate, Pastry Sous Chef at the African Pride Crystal Towers Hotel & Spa, shares his thoughts about Christmas and festive feasting. Shadwick’s favourite festive dessert is a ‘Christmas Bomb’ – an ice cream based dish with loads of traditional ingredients like cinnamon, nuts, and ginger biscuits. “It’s a really refreshing dessert especially considering how hot it is over Christmas time,” he says. His earliest Christmas memory is, perhaps surprisingly, the smell of fresh paint. “I grew up on the Cape Flats and just before Christmas people would paint their houses as a way to symbolise ‘new life’ and the smell always reminds me of the anticipation of Christmas day.” “I love Christmas” Shadwick says with a smile. “Trifle was my all-time favourite. My mom would do all the cooking and my dad all the baking. It’s about grazing all day long and eating until you burst! But even after you’re full there is always space for dessert.”

Festive Season Preparation Century City is preparing for a bumper 2012 festive season. Chris Blackshaw, CEO of the Century City Property Owners’ Association, said that the Operational Management Forum, which co-ordinates and facilitates law enforcement, security, traffic and disaster management issues within the precinct was working closely with Canal Walk, Ratanga Junction, City Traffic and the South African Police Services to prepare for the 2012 festive season.
SHoppINg The shopping centre is offering extended shopping hours over the season. From Friday 7 December until Sunday 23 December the centre will trade from 9am until 10pm, and until 9pm on 24 December. Per previous years, trading is optional on 25 December although selected stores will be open. From December 26 Canal Walk’s normal trading hours of 9am to 9pm resume although stores have the option of closing at 7pm on New Year’s Day.
TRAFFIC Traffic management measures include the adjustment of timing settings of key traffic signals at the Sable Road Bridge and the N1 entrance to Century City to accommodate the increased number of vehicles and different traffic pattern. This will be closely monitored over the season. He said the recently contracted City Traffic Officer deployed to Century City would be assisting with traffic management in and around the precinct while extra parking assistants will assist traffic flow at Canal Walk.
TRANSpoRT To accommodate Canal Walk’s longer trading hours, the operating hours of the Century City Shuttle will be extended to 23h00 where necessary. Golden Arrow Bus Services (GABS) and minibus taxi operators have been advised of the extended shopping hours. SECURITY Security is being beefed up for the festive season and all Century City security service providers, including the two contracted Metropolitan Law Enforcement Officers, will be on heightened alert.
