Introduction The San Francisco Green Building Atlas is a collection of selected LEED certified building in the districts of the Financial District, South Of Market, Downtown and North Beach. The LEED green building certification system is the preeminent program for rating the design, construction and operation of green buildings. 35,000 projects are currently participating in the LEED system, comprising over 4.5 billion square feet of construction space in all 50 states and 91 countries. By using less energy, LEED-certified buildings save money for families, businesses and taxpayers; reduce greenhouse gas emissions; and contribute to a healthier environment for residents, workers and the larger community. All projects on this atlas are located in San Francisco, in one of the following districts: Financial District, South Of Market, Downtown and North Beach. Please note: • While all of the projects listed have some green features, the overall level of “greenness” varies considerably among the different projects; some are greener than others. • This atlas includes completed (fully built) projects only; it does not include projects that are currently in design or under construction. (It also does not include single-family homes at this time.)

What LEED is LEED, or Leadership in Energy and Environmental Design, is redefining the way we think about the places where we live, work and learn. As an internationally recognized mark of excellence, LEED provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. With nearly 9 billion square feet of building space participating in the suite of rating systems and 1.6 million feet certifying per day around the world, LEED is transforming the way built environments are designed, constructed, and operated --- from individual buildings and homes, to entire neighborhoods and communities. Comprehensive and flexible, LEED works throughout a building's life cycle. LEED certification provides independent, third-party verification that a building, home or community was designed and built using strategies aimed at achieving high performance in key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Developed by the U.S. Green Building Council (USGBC) in 2000, the LEED rating systems are developed through an open, consensusbased process led by LEED committees. The next update of the LEED rating system, coined LEED 2012, is the next step in the continuous improvement process and on-going development cycle of LEED. LEED certification provides independent, third-party verification that a building or community was designed and built using strategies aimed at achieving high performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Certification occurs through the Green Building Certification Institute, an independent non-profit that was established in 2008 with the support of USGBC. GBCI includes a network of ISO-compliant international certifying bodies, ensuring the consistency, capacity and integrity of the LEED certification process.

Participation in LEED gives building owners and operators the tools they need to have an immediate and measurable impact on their buildings’ performance. There are both environmental and financial benefits to earning LEED certification. LEED-certified buildings are designed to: • Lower operating costs and increase asset value • Reduce waste sent to landfills • Conserve energy and water • Be healthier and safer for occupants • Reduce harmful greenhouse gas emissions • Qualify for tax rebates, zoning allowances and other incentives in hundreds of cities Moreover, an organization’s participation in the voluntary and technically rigorous LEED process demonstrates leadership, innovation, environmental stewardship and social responsibility. Diverse professionals, including architects, real estate professionals, facility managers, engineers, interior designers, landscape architects, construction managers, lenders and government officials all use LEED to help transform the built environment to sustainability. State and local governments across the country are adopting LEED for public-owned and public-funded buildings. Federal agencies, including the Departments of Defense, Agriculture, Energy, and State, have LEED initiatives. And LEED projects are in progress in 120 different countries – among these Canada, Brazil, Mexico and India.

LEED Rating System LEED has evolved since its original inception in 1998 to more accurately represent and incorporate emerging green building technologies. These projects helped inform the USGBC of the requirements for such a rating system, and this knowledge was incorporated into LEED NCv2.0. Today, LEED consists of a suite of nine rating systems for the design, construction and operation of buildings, homes and neighborhoods. Five overarching categories correspond to the specialties available under the LEED Accredited Professional program. That suite currently consists of: Green Building Design & Construction • LEED for New Construction • LEED for Core & Shell Green Interior Design & Construction • LEED for Commercial Interiors • LEED for Retail: Commercial Interiors Green Building Operations & Maintenance • LEED for Existing Buildings: Operations & Maintenance In LEED 2009 there are 100 possible base points distributed across five major credit categories: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, plus an additional 6 points for Innovation in Design and an additional 4 points for Regional Priority. Buildings can qualify for four levels of certification: Green Building Design & Construction • Platinum: 52 points and above • Gold: 39–51 points • Silver: 33–38 points • Certified: 26–32 points

Green Building Operations & Maintenance • Platinum: 64 points and above • Gold: 48–63 points • Silver: 40–47 points • Certified: 32–39 points

What LEED Measures LEED – Leadership in Energy and Environmental Design – promotes a whole-building approach to sustainability by recognizing performance in key areas:

Sustainable Sites POSSIBLE POINTS: 12 Site selection and development are important components of a building’s sustainability. The Sustainable Sites category discourages development on previously undeveloped land; seeks to minimize a building's impact on ecosystems and waterways; encourages regionally appropriate landscaping; rewards smart transportation choices; controls stormwater runoff; and promotes reduction of erosion, light pollution, heat island effect and construction-related pollution.

Water Efficiency POSSIBLE POINTS: 10 Buildings are major users of our potable water supply. The goal of the Water Efficiency category is to encourage smarter use of water, inside and out. Water reduction is typically achieved through more efficient appliances, fixtures and fittings inside and water-conscious landscaping outside.

Energy & Atmosphere POSSIBLE POINTS: 30 According to the U.S. Department of Energy, buildings use 39% of the energy and 74% of the electricity produced each year in the United States. The Energy & Atmosphere category encourages a wide variety of energy-wise strategies: commissioning; energy use monitoring; efficient design and construction; efficient appliances, systems and lighting; the use of renewable and clean sources of energy, generated `on-site or off-site; and other innovative measures.

Materials & Resources POSSIBLE POINTS: 14 During both the construction and operations phases, buildings generate a lot of waste and use large quantities of materials and resources. The Materials & Resources category encourages the selection of sustainably grown, harvested, produced and transported products and materials. It promotes waste reduction as well as reuse and recycling, and it particulary rewards the reduction of waste at a product’s source.

Indoor Environmental Quality POSSIBLE POINTS: 19 The U.S. Environmental Protection Agency estimates that Americans spend about 90% of their day indoors, where the air quality can be significantly worse than outside. The Indoor Environmental Quality category promotes strategies that improve indoor air as well as those that provide access to natural daylight and views and improve acoustics.

Locations & Linkages POSSIBLE POINTS: 7 The LEED for Homes rating system recognizes that much of a home’s impact on the environment comes from where it is located and how it fits into its community. The Locations & Linkages category encourages building on previously developed or infill sites and away from environmentally sensitive areas. Credits reward homes that are built near already-existing infrastructure, community resources and transit – in locations that promote access to open space for walking, physical activity and time outdoors.

Awareness & Education The LEED for Homes rating system acknowledges that a home is only truly green if the people who live in it use its green features to maximum effect. The Awareness & Education category encourages home builders and real estate professionals to provide homeowners, tenants and building managers with the education and tools they need to understand what makes their home green and how to make the most of those features.

Innovation in Design POSSIBLE POINTS: 6 The Innovation in Design category provides bonus points for projects that use innovative technologies and strategies to improve a building’s performance well beyond what is required by other LEED credits, or to account for green building considerations that are not specifically addressed elsewhere in LEED. This category also rewards projects for including a LEED Accredited Professional on the team to ensure a holistic, integrated approach to the design and construction process.

Regional Priority POSSIBLE POINTS: USGBC’s regional councils, chapters and affiliates have identified the most important local environmental concerns, and six LEED credits addressing these local priorities have been selected for each region of the country. A project that earns a regional priority credit will earn one bonus point in addition to any points awarded for that credit. Up to four extra points can be earned in this way.
