the why
There has been no shortage of revitalization plans produced for the Downtown East side (DTES) in the last 20 years. Some estimate at least 30 different plans have materialized. Yet quality of life for residents has continued to decline as dilapidated hotels and empty storefronts are replaced with high-priced condos and luxury stores, with no singular vision in place for the neighborhood’s future. The goal of this project is not to push the gentrification of the area but rather to provide amenities and opportunities for the community to strengthen and become more internally sustainable. The ideas that will be presented are seen to positively impact the portions of the communities demographics that are currently suffering.

The pedestrian pathway through residential complex to the west of the site allow for a connection to the other side of keefer street.
behind the site to the east of the rail tracks sits single family residential with tree lined streets. the landscape seems fairly flat and constant.
wide landscaped boulevard on west side of the street with mature trees giving the light industrial area a softened and relaxed environment
to the north are great broad views of the north shore mountains and a direct visual connection to the sugar refinery and the port industry.
large area of land between the two largely treed residential area sits a complete contrast of environment. the central area lacks vegetation and interest.
The homes to the east are not very attractive as they are very old and in some cases in decrepit state especially those closer to the railway.

topography changes slightly as the site progresses to the east and raises more drastically beyond the railway to act as a buffer to the residential area beyond. I propose to keep the topography as is within the surrounding site and proposed plaza location to the north. the addition of steps shall be added to lift the facade of the building and give a more prominent entry location off of raymur ave.

Large scale culinary institute with over 400 students enrolled into the program Very well equipped with every type of kitchen possible | prep, stalks and soups, baking, general kitchens and butchery. 12 teaching kitchen are available within the culinary school Close proximity to refrigeration is essential therefore more kitchen have a 2m x 2m refrigerator within them more kitchen are along an exterior wall with the buildings services and offices within the central core of the buildings floorplan The curriculum devotes 75% to practical knowledge and 25% to theory therefore the majority of the learning within the school is done within the kitchens rather than sitting in a classroom.

Important utilities and appliances | VCC has a wall dedicated to 5 commercial fridges to serve the needs of the schools perishable items needs. The food store is approximately 300 sqm therefore for the proposed building size would be closer to 100 sqm Variety and size of appliances is a major importance as it is essential to have the tools to be able to do the job. Large commercial grade ovens and stove tops are required. I have contacted setimio sicoli,director of culinary to help me with the guidelines of what is required and needed within each classroom.

OVERVIEW The basic idea of the HBV-System consists of a continuous bonding between the entire lengths of the cross section of the wood with the overlying concrete cross section. This hybrid approach to building materials allows it to be used as roof and floor structures. Using the advantages of each of the three materials together allows for a very strong yet relatively light system when compared to strictly concrete and allows for further spanning that strictly wood systems such as CLT.

This composite action is achieved with the help of the HBV-Shear Connectors extending into both the wood as well as into the concrete. For this process, one or more slots are made along the length of the wood. Afterward the slots are filled with special adhesive and the HBV connector laid in place. After the hardening of the adhesive, the protruding HBV-Shear Connectors act as distance spacer for the insulation and construction reinforcement, which are then filled with a concrete layer. A insulation layer between the wood and the concrete prevent infiltration of moisture from the fresh concrete into the wooden section. The HBV system is completed primarily in panelized systems therefore keeping the process prefabricated allowing for ideal construction environment where costs can be lowered due to less manual labor required.

MOMENTS The embedded HBV-Shear Connector can take very high thrust forces which can be transferred into the wooden section, and particularly into the concrete plate. In this static single-span system, the concrete layer takes the compressive stress and the underlying wooden section is takes the torsional stress, while The HBV-Shear Connectors take the shear stress between the wood and the concrete.
PERFORMANCE • significantly increase the stiffness compared to timber-only floors; • considerably improve the acoustic separation • increase the thermal mass, important to reduce the energy consumption needed to heat and cool the building • rapid erection of the timber portion, particularly if prefabricated off-site, due to its lower weight, with a function of permanent formwork for the concrete topping • reduced load imposed on the foundation; reduced mass and, therefore, reduces seismic action • possibility of using the timber as a decorative ceiling lining • low embodied energy • reduced CO 2 emissions because timber is carbon-neutral.

Whereas in the floor area the concrete slab is arranged on the top surface, in HBV-Solid Roof the concrete slab is arranged on the bottom. FLOOR CONSTRUCTION The HBV-Floor System in comparison with conventional wooden beam floors provides a greater rigidity through the composite effect with the concrete. Through this technique a higher load bearing capacity will be achieved and the floor deflection will be reduced. Furthermore, the HBV-Floor system offers very gut physical characteristics. Firstly, HBV-Floor system can achieve non-combustible fire rating. Secondly, through the higher density of the concrete, the sound insulation values, in particular, the impact sound insulation is comparable to a conventional concrete floor. Thermally, the HBV-Floor system showed better characteristics compared to a similar reinforced concrete floor. Through the characteristics of the wood, the thermal insulation and the acoustic of the rooms as well as the room temperature will be

my approach to the design process was developing a series of massing models through the medium of sketchup. This allowed me to test ideas and see how they add up to a mass that i either disregarded entirely or took small aspects of and carried them forward to the next iteration of design. I chose this method of design process because I have never used it before and thought it would be a great opportunity to test it while in an educational environment. It however did take longer than other methods I have tried in the past but I believe was useful in the end of the process.

Wood Concrete Composite Floor Construction In an COMPOSITE -Plate Floor, the Shear Connector is glued into solid timber plate made of glued laminated timber.
