PALM JEBAL ALI VILLAS

This villa is the ‘Premium Villa Series for the client NAKHEEL Real Estate for their Project :Palm Jebal Ali.It is yet to be launched by the client itself. My roles were to propose the facade masses and model them on BIM software : Revit and created advance model options for luxury residential villa.

SITE CONTEXT

It is located on one of the branches of PALM JEBAL ALI.And this the site context of surrounding.

It is the Nakeel Real estate project the Palm illustrated in the diagram shown above.

Above is the exact location where the villas are to be constructed as per Nakheel.

These villas are in three series : Garden, Signatures & Premium series Villas.

It is showing the Premium Villa location and I was involved in the BIM mdeling of these villas.

THE STORY

The story behind the villa massing lies in the views of the surrounding.The rear side of the Villa has the open beach view and the Front side has alot of greens.The massing of the residential is done by taking in consideration of the overall site scenario.Comtemporary style with straight lines is taken into account for the beach front luxury villa.

This is the schematic planning of the ground floor of premium villa series Palm Jebal Ali Villas.The area of plot is 2200 m2.The internal planning and the outdoor area facing the beach side are well illustrated in the GF plan.Here is the 3D BIM modelling images:

My role was producing schematic 3d BIM modelling options for the villa, Also applying changes to the Revit model that has already been reviewed for changes.To visually access massing and provide further input process in creating various option for Villa.

Here are some of the options that I generated along with the assistance of senior architects, Design Managers and BIM coordinators.This is the schematic part where I was involved in decision making for massing on facade, louver and canopy detailings.

VILLA SABER ALRAFI

This residential villa is located in Al Safa Second.The design style of the luxury villa is contemporary design style. The project phase I was involved was Architectural construction drawings containing all pre construcion and the DM approval submissions that are well illustrated.

These construction drawings are accompanied by a specification document about the specifications detail of all the materials, techniques and standards that must be adhered in order to construct the building.The set of drawings in which I was involved included: Total built up area: FAR, GFA, NON-GFA ,Building schedules for authority submission i.e. DM .It included setting out plan, external paving plan, fencing layout plan, Floor/roof plans – a GA (general arrangement) drawing giving an overview of the building plan, Elevations – information on the external finishes, windows, and extenal doors although most detailed information will be in the plans and sections, the elevations tend to be more of a visual aid, Sections – show the construction of the walls and floors along with heights, levels etc. Details of specific parts of construction – usually connections and junctions and any other areas that will need attention, windows for example or change in materials, Window/door schedules – listing the win-dows and doors, with all associated information : this is listed as a text document, and a construction drawing showing each window style, size and its information .

This is the 3D sectional elevation of the stair case showing the related details i.e. the F.F.L, Landing F.F.L, no. of treads and its depth, total height from the F.F.L to the ceiling to the S.S.L .Also the T.O.R and other related construction details are mentioned here.Also the material finishes are shown in image on left hand side.

Sectional Construction Drawing that is located in the below section is demonstrating the scale,dimensions,size and build up of both external and internal walls and partitions,material details, specifications, building levels (finished floor level, external ground level) ,foundation information,door and window tags.

This is a typical detail drawing of a sliding window near the head side and its joinery to the lintel level to the exterior and the ceiling level towards the interior side. It is at a scale of around 1:5 is demonstrating the junctions where the sliding window head will stop, where will be the ceiling as per ID scheules and the details of the joinery throughout.

VILLA BAYDAQ AL JAZAERI

Resonating with a Contemporary architectural style, This villa is located in the heart of Dubai, the Dubai Hills, a project by EMAAR.I was involved in schema ics design phase.

THE SCHEMATICS

The site, a project by EMAAR, containing B+G+2 villa is a curved trapezium. The rear side of the plot i.e., which is the large curved one, faces the golf course and is the attraction point of the leisure activities. There is a swimming pool on the canti-levered edge of the roof floor and faces the golf course side. These plans i.e., Ground Floor, First Floor, Basement Floor, Roof Floor are the steps of schematic design. A lot has been done since this project is already in the authority approval phase. I was involved in the schematic designing phase where the initial scheme prepared was submitted to the client for approv-als and authorities. The parking and services are provided on the Basement floor and the Ground floor is utilized in the best possible way with a backyard and a GF swimming pool and deck area facing the Golf Course. The patios and skylights are provided through out the planning to incorporate the natural sunlight which is the essence of planning.

In the schematic phase, I also worked on the Built Up Area Calculations (BUA), Gross Floor Areas(GFA), Non-Gross Floor Areas (N-GFA) & Floor Areas Ratio(FAR) calculations.

VILLA MOHAMMAD AL FAHIM

Category Residential Location

This Villa is located in Khawaneej, Dubai and is Resonating with a Contemporary architectural style.In this luxury residential villa, I played a vital role in the concept/schmatic phase of architectural design. This villa comprises of B+G+2 Floors and the schematics are well elaborated in the further spreads.The heart of the project is the rear pool and activity areas.

This is the schematics of Ground Floor Plan where the heart of activities lies at the rear side. A pool with sunken seating deck and lawn space is provided and the concept of open planning in the interior is utilized. The living room, open kitchen, the raised deck and dining areas are provided with views of backyard activities.

This is the schematics of First Floor Plan where the importance is given to personal spaces. The bed-room ,private rooms and lounge area for relaxed vibes are planned. Segregated balconies for each of the rooms are given with the view of the looking below activity hub, the well landscaped lawn and swimming pool area.

On the Roof Floor lies the master bedroom and the master retreat area for a segregation and touch of personalized space. It also consists of an outdoor balcony space for further elaborated outdoor views and the views of the landscape, pool and deck areas from the rear side. All the mechanical systems are also carefully proposed and aligned on this floor.

VILLA MOHAMED ALMHEIRI

Villa G+1 embodies a contemporary design style is located in Abu Dhabi.The front facade has volumes and rear creates a visual connectivity to the areas of retreat.I was involved in the schematic design, design development and building information modelling phases where I collaboratively worked in perceiving, modifying, detailing out the plans and 3d modelling of elements.

These images on the left-hand side are the work process in which I was involved, the above is the concept/schematic 3d modelling process. The beauty of the front facade lies in the sculptural GRC mesh placed at the center of the front elevation. The rear perspective is a collaborative perspective approach on the project.

On the right-hand side are the diagrammatic workflow of the area plans, like how the main areas will be placed and where will be the circulation space also the linkage of the main area to the private areas and the circulations are well illustrated in the image on the right-hand side. The top to bottom images are of the ground floor, first floor and the roof floor respectively.

THE LAYOUT PLANNING

The planning of the spaces are done in such a way to maximize the views and make the space more well-lit by the natural light. The plans are of the ground level and first floor level were the layout of the spaces have been shown. the layout includes Formal majlis, formal dining, powder rooms at the entrance and the private areas at the rear side. The rear side areas are the family living, family powder room, guest bedroom and bathroom. On the first floor, there are private bedrooms along with attached individual balconies and a master retreat area facing the rear retreat looking below. I was involved in proposing schematic layout of the bedrooms, closets, bathrooms, majlis area and formal as well as the family dining areas. Also, I created room tags and schedules of each of the rooms in the plans in further design development phase as well.

REAR RETREAT

VILLA HAZEM AL NOWAIS

This villa is Iocated in Zayed city Abu Dhabi and I was an integral part of landscape design proposed for the outdoor areas. It included the front main entrance pavers landscaping, the water feature as well as the rear infinity pool design, sunken area, deck area, outdoor dining area, the feature tree space and an elaborated seating court around the landscaping.

THE ENTRANCE: The front entrance comprises of landscape features like the stone pavers. The water feature in the center is encompassing a marble sculptural sphere. The proposal of the soft and hard landscape are done in such a manner so that they complement the overall villa’s facade. There is a visual connectivity in the overall structure with the landscape areas.

THE REAR SCENARIO: There is a play in volumes when it comes to landscape areas of the rear. The stepped deck areas, sunken sitting and the feature tree creates a perfect balance. I was involved in the 3D model-ling of landscaping pool areas and the overall visual compositing of the areas. I worked on the process of creating, modifying and assigning materiality of the elements involved in the overall design process. The process is well elaborated in linked images.

LUXURY INTERIORS

This villa for Mr. Mohammad Al Fahim comprises of B+G+2 Floors and the floor shown here is the roof floor. The villa is located in Khawaneej, Dubai and is Resonating with a contemporary interior design style.

I was a part of the design team working for design development phase. My scope of work included master retreat areas and luxury master bathroom .I worked on processes of material selection, forming color palette and creating some creative renderings for the client presentations.

THE MASTER RETREAT: Materials used to create the ambient space is light Emperador marble for flooring, chevron engineered hardwood flooring for the balcony floor, Light oak veneer joinery, Greige and white paint walls & complementing soft furnishings.

VILLA MOHAMMAD AL FAHIM

For the master bathroom, the material palette consists of various textures and their harmonious materiality in nature. There is use of Statuario marble in the bath back splash to make a focal point in the area along with general grey flooring, light oak veneer joinery and greige paint on the walls.

This is the sketch of master bedroom located on the roof floor. The color palette consist of subtle colors. The proposed materiality is of light oak veneer joinery, black metal iron mongery, greige paint walls, chevron wood flooring for bedroom floor, white paint and a marble feature wall adjacent to the curtain wall. For the ceiling, the lighting are recessed inside coves.

This is a sketch and 3d render done in collaboration with the 3d artists for the family room and dining area space that are located on the ground floor level.The design discussions were done with the client in the design development phase of interior design. The selected materiality included subtle color scheme with a pop of color in the soft furnishings. The overall use of the greige walls and the oak veneer joinery with chevron wood flooring is continued well in space.

This is powder room plan and its material selection i.e. tundra marble for vanity countertop, Volkas marble for flooring, Walnut wood door/joinery and Brass metal mirror frame. On the right hand side is concept design process 3D in prerendering.

EXHIBITIONS AND THE SHOWROOM SPACES

For the commercial scale projects, I worked on some of the exhibitions and showroom spaces where I designed layouts for the brands for the display of their products.I worked on designing stall spaces, furniture and furnishings layouts. These pictures and layouts are for a luxury store of home furniture products and the other one is a retail store for the building & landscaping materials.
