ABSTRACT

The propose building is located in Chiang Mai, which is the second largest city in Thailand. Currently, it is very attractive for tourists, business investors, and young adults, due to its abundant night life and culture. There are also many schools and universities located within the city. As a result of this building's location, which is a densely populated area filled with university students and many new businesses opening with that will provide a variety of facilities; the area is the ideal location for the Centriole, a place where customer can eat, work, play , and unwind. Furthermore, given the current growth of the economic situation of this part of the city, the site has become the new prime location of the vastly growing city population. It has experienced this growth because The Thailand Convention & Exhibition Bureau (Public Organization) (TCEB) joined forces with eight key government and private organizations in laying a framework, with an objective to develop a master plan for Chiang Mai to become the MICE (meetings, incentives, conventions

and exhibitions) destination for Thailand and ASEAN in next five years. According to the master plan in 20162017 Chiang Mai will be promoted as a Global MICE City. With Thailand joining the ASEAN community it is projected that the city will sustain substantial economic growth in the upcoming years through trade with China and the surrounding countries. In order to compete with other newly opened businesses in the city, the propose building must offer unique facilities in order to attract more customers. I intend to transform this building into mix use space that features open office space, restaurant, cafe, lounge, and spa under the concept of "Water". The main objective for the Centriole is to centralize opportunities and encourage collaboration through the sharing of creative ideas in a friendly and contemporary environment.

Site Location

Chiang Mai is located in the northern part of Thailand and it is the second largest city in Thailand. Currently, it is very attractive for tourists, business investors, and young adults, due to its abundant night life and culture. Chiang Mai has a tropical wet and dry climate, with warm to hot weather year-round, though nighttime conditions during the dry season can be cool and are much lower than daytime highs. The maximum

temperature ever recorded is 42.4째C in May 2005(108 Fahrenheit) Chiang Mai averages 310 meters (1,027 feet) above sea level, and the province covers 20,107 square kilometers. The widest tpoint of the province measures 136 kilometers (85 miles), and the longest 320 kilometers (200 miles).

About Site

Chiang Mai province has a population of around 1,700,000 with 80% of the people in Chiang Mai are locals by birth, and speak a dialect that is a slight variation of the central Thai language. The remaining 20% are Thai nationals and foreigners who have moved to Chiang Mai to work, study, or retire. Chiang Mai is one of two tourist destinations in Thailand on TripAdvisor’s list of “25 Best Destinations in the World”, where it stands in place 24. According to the National Statistic Office of Thailand. the average living cost in Chiang mai city is 96,000 baht per year ($3,200 USD) and The average income in city of chiang mai is approximately 165,072Baht per year($5,502 USD)

The site is located in Mueang District which are the main central hub of Chiang Mai province therefore, the majority of the population are business people. That have average to higher income. In Mueang district have many business operating such as shopping mall, restaurant, retail store, hotel, and many government offices. 238,332 of population currently living in Mueang district. Out of population who live in Mueang district 111,977 are male and 126,355 are female according to the National Statistic Office of Thailand of year 2013. In recent years, Chiang Mai has become an increasingly modern city and has been attracting over 5 million visitors each year, of which between 1.4 million and 2 million are foreign tourists.

Why Chiang Mai?

Due to a winning combination of strategic location, dynamic economy and legendary hospitality, Chiang Mai, Thailand is a portal to global success and provides endless opportunities for business expansion.

** This map is use to indicate how attractive Chiang Mai city is for an investment possibilities. By the end of 2016, The city will have an estimate of 16 new malls built and opened as well as an expansion in the hospitalities industry. The mall are combination of domestic and foreigner investors.

Furthermore, Thailand is a part of ASEAN and the government recently announce Chiang Mai city to be the MICE (meetings, incentives, conventions and exhibitions) destination for Thailand, Chiang Mai has become a very attractive destination for both domestic and foreign investors. According to research (National Statistic Office of Thailand 1999) these are the main foreign investors in Chiang Mai city; China 23.8%, Japan 23.8%, Taiwan 14.3%, Europe 19.1%, USA 19.1%, and other countries 9.5%. The main investment are in manufacturing motor part and goods. Recently there has been more investment in property market. Chiang Mai has become a lucrative property market with a host of fast-growing property development projects in response to continuity with provincial economic growth. According to the Chiang Mai Chamber of Commerce, both residential and modern retail development projects are mushrooming in the Chiang Mai municipal area and Muang district.

In the province of Chiang Mai, Thailand, the zoning regulation is based on building height, which is no more than 10 stories tall. In its current and proposed status, this building fits within the current zoning regulations and will not need to be changed. Fortunately, the site is not located in the conservative and historical zone which therefore doesn't restrict commercial and residential expansion.

VICINITY

The site is located in a very busy district and saurrounded by many businesses , school and university. The two main activities that happen around the site are Chiang Mai Business Park (A) This brand new project was established in 2011 and located beside the Chiang Mai super highway and Chiang Mai outer ring road, from geography and business benefits.

Chiang Mai Business Park becomes the largest business sector in northern area of Thailand, containing the modern trade malls, banks, business offices, clinics, restaurants, educational institutions, and condominium. Payap University (B) This well known university in northern part of Thailand. Its established in 1974 and it is a private institution founded by the Church of Christ in Thailand. Payap University offer both undergraduate and graduate programs with the option of Thai and English language. Currently Payap University have over 2,000 students enrolled.

“Songthaews” or red bus “Songthaews” are used both within towns and cities and for longer routes between towns and villages. In Chiang Mai they are used as shared taxis for passengers traveling throughout Chiang Mai. The cost is around 30 Bath ($1 USD). From the center of Chiang Mai city (Mueang District) to the site is approximately take 18 minutes.

Taxis Private Taxis are recently use in Chiang Mai city. The fair starts approximately at 70 Baht ($2.50USD), then about THB 3.4 for each kilometer thereafter. From the airport to the site it takes approximately 15 minutes

Tuk Tuks Tuk Tuks is a widely used transport in Chiang Mai cities. Tuk tuks operate in a similar way to taxis, Prices range from 50 baht $1.50USD) upwards, but the price can be bargained with the driver.

Walking This option is for people who live closely to the site area. Within the radius 1 Kilometers (0.62 mile).

Chinag Mai city have an International Airport which receives up to 28 flights a day from Bangkok (flight time about 1 hour 10 minutes). Its serves as a local hub for services to other northern cities and connect Chiang Mai with other regional centers, including cities in other Asian countries. Therefore traveler from different region or continent can arrive to the city with this mode of transportation. From the airport to the site it takes approximately 15 minutes by automobile. Getting to the site is relatively convenient. Modes of transportation that can be used in include personal car, walking, “Songthaews� (or red bus), taxis, tuk-tuks.

Mapping

Gathering activities The main goal is to create a space that will gather and bring people together as one. The designer decided to focus on areas that highly encourage local people to gather for a variety activities. This is a map that summaries the main gathering activities of people in Chiang Mai. The designer has narrowed the scope of the study into 7 major areas that highly encourage locals to gather for a variety of activities. Corporate Businesses Shopping Malls Convention Centers

The scope of activities consist of temples, academic institutes, markets, conventions, restaurants, shopping malls, and corporate businesses. The results indicates that the majority of the activities happen in groups and can be more dense in certain parts of the city. The common pattern that these groups share, is that a majority of the activities happen in or around a temple's proximity. The temple (Buddhist) is highly valued in the Thai culture and the local's prioritize it above all else, which is closely followed by academic institutes. Relatively, when there are temples and academic institutes, the restaurant can also be found close by. Due to the unique character of Chiang Mai, as that it’s surrounded by a moat (old city) and has the great Ping River running through the city, water has become an important element/part of the local tradition, and has integrated into the Thai people's way of life. From research and mapping the activities, data indicates that all the main gathering activities are more dense near water abundant areas.

Concept

The concept for this project is to reflect the mapping research, data gathering, and observation of activities among Chiang Mai people. As the result of the mapping the gathering activities of people in Chiang Mai, It indicates that the majority of the activities happen in groups and have a relationship with each other by being situated near water abundant areas (Ping River). As the result from the research, its designate the important value of water tied to the city of Chiang Mai.

Concept Inspiration

Chiang Mai city has always had a close relationship with water since ancient times. We can clearly see this in the construction of the city and how the city center is surrounded by a moat. In the old days, the moat was meant to prevent the enemies from entering the city but, over time the water/river has slowly been integrated and has become a important key aspect of Chiang Mai’s residents way of life. Not only is the city closely tied to the river but, also the northern culture and the celebrations as well. Chiang Mai hosts many a rich tapestry of cultural events and Thai festivals like Loi Krathong (float basket festival) and Song Kran (water festival) to mention the most famously known globally. Therefore, the designer noticed the importance of the relationship with water to the city of Chiang Mai thus, “water� has been chosen to be the concept for this project.

Concept Defining

To narrow down the scope of study for the concept, the designer focused on the study of the river systems. Starting from the source of the river located up in the high lands, and end’s where the river reaches the final point or the river’s mouth (ocean/sea). The activities that are conducted regarding the river before it reaches the end point is as follows; erosion process, deposition process, transitions process, and flow speed. Thus, these river activities will be taken into consideration when the designer integrates these processes into the concept for the building. Since the purposed building has to total of 8 levels, the designer decided to assign each level to be a different stage of the river’s systems. Starting from the top (Level 8) will act as the source of the river in which the melted snow/ice and spring will flow down to level 7 the river’s flow stage. Then it will flow through the mountain (level 6) and through the forest (Level 5). Along the way, the river has carries many minerals and silt and deposits when the flow speed has reduced. Consequently, making the land within that area to be rich and in great condition for agriculture, which will act as the valley stage (level 4). From level 8 to level 4, the river has experienced reduced speed therefore, level 3 will be the stage where the river is in its calm state and experience the least disruption. As the river continues to flow over the earth’s surface, some of the river will seep back into the ground and become part of the underground cave river (Level2). As the river follows its natural process it will flow into a larger body of water thus, it will finally reach the river’s mouth, which is either the ocean or a lake (Level1).

Case Studies

Nahm restaurant, Thailand Nahm restaurant is located in Bangkok, Thailand at the Metropolitan Bangkok, part of COMO hotels and resort group. The Metropolitan Bangkok is centrally located in the heart of bustling Bangkok and is the perfect venue for the latest offering from Australian chef David Thompson, the man behind the first Michelin-starred Thai restaurant in Europe – Nahm at The Halkin in London. Nahm Bangkok has been in operation since 2010 and has won many prestigious awards like the World’s 50 Best Restaurants (Top 32) and Asia’s 50 Best Restaurants (Top 3). Nahm’s elegant dining experience achieves new heights at Metropolitan by COMO. This modernized Thai restaurant delivers the sophisticated spicing of innovative Thai delicacies from award-winning chef, David Thompson. Ultimately, the result is an exquisitely Asian-inflected menu that utilizes organic, locally-sourced, and nutritionally-rich ingredients. Nahm was designed by famed Japanese architect, Koichiro Ikebuchi. The restaurant décor is an integration of Oriental traditions and modern concepts comprising

of intricately carved wood furnishings, bronze plates which emanate an ambience that consists of warm hues of brown and orange. The Nahm restaurant occupies the ground floor of the Metropolitan Bangkok hotel as it overlooks the outdoor pool. Guests may dine within its cool interiors or out on the terrace. In addition, there is also a private dining room ideal for corporate or social events. Nahm Bangkok is the restaurant that closely resembles my thesis project’s restaurant’s design and cuisine. Thai cookery is a sophisticated cuisine that offers delicious, savory and exotic dishes that have become widely popular worldwide. The combination of the Thai cuisine along with European cuisine, I feel will create a greater appeal which will completes the ideal dining experience. With Nahm, as a prime example of a perfect mixture of award winning Thai cuisine and, modernized design that culminates in a successful restaurant experience, my thesis restaurant will pay homage to the dynamics of Nahm’s ambience.

Case Studies

XS, Las Vegas The famed XS nightclub is located in Las Vegas at Wynn hotel. As one of the most sophisticated and renowned nightclubs in the world, XS provides an elegant and passionate club environment that surrounds Encore’s sparkling pool. XS nightclub is inspired by the sexy and intoxicating curves of the human body and is richly decorated in gold, black, bronze and browns. With over 40,000 square feet of indoor and outdoor space, guests have the opportunity to sit at one of the 60 indoor VIP tables or poolside in one of the 30 outside VIP cabanas, 27 daybeds or 16 tables. The indoor

tables surround the circular dance floor and two large sliding glass doors open up to bring the night air and sky inside. Since opening, XS nightclub has received countless awards and accolades from the media. Most notably, it has been named the top grossing nightclub in the country based on annual revenue by Nightclub & Bar’s Top 100 list in both 2010 and 2011. It was also deemed 2010 New Club of the Year and Mega-Club of the Year by Nightclub & Bar.

Skype, California The new North American Skype headquarters was designed by the architectural company - Design Blitz. With Skype’s new office space, the design statement had to reflect their modern and outgoing personality, but it also had to meet the specific acoustic requirements allowed to support the company’s wide-ranging use of audio and video. To really comprehend how Skype operates culturally, Design Blitz decided to implement an extensive user-group survey and research workspace typology before constructing a concept and design. Moreover, Blitz created a multitude of different environments to support different thought processes, and to ensure that all the casual meeting areas have their own uniqueness. Like many organizations, Skype required three distinct types of spaces: collaboration, contemplation and concentration spaces. As Design Blitz believes that people, not conference rooms, deserve natural light, the architects took advantage of the exterior windows and located all workstations at the building perimeter (con-

centration). From there, they worked their way back to the middle by calibrating the degree of noise and distraction; with the noisiest functions being at the middle of the space (collaboration). As no member of staff had a private office, meeting rooms and phone booths needed to be prioritized accordingly. The contemplation spaces were interspersed in the form of overlapping casual lounges which in turn added to the space’s creative flow. With a tight budget, Design Blitz had to be creative and use simple, ordinary materials in new and exciting ways. Despite being only one of several new offices this year for Skype (2010), this project gained recognition and has been identified as the standard for international communications companies. Furthermore, this led the building to achieve the LEED Silver certification and thus, increased its design appeal and functionality to other companies worldwide.

Why Open Space Office? These days everyone wants to collaborate with other - it can help improve work by getting more minds thinking about the same problem, and it can be a fun, According to a recent Gensler study, top companies tend to organize offices using collaboration as a key building block. Due to the site being situated next to a business development zone and a university, it is ideal for the building to offer programs and functions that will satisfy and support these demographics. I am proposing to transform the propose building into a multi-facet commercial space. Based on the research and data gathered, the local’s in the area enjoy activities that are mostly group oriented and heavily focused on food. Furthermore, this has made the food and beverage feature a large portion of the building’s programs. Secondly, the idea of collaboration, in which the building will facilitate, has become popular among entrepreneurs and recent graduates whom seek to break into their desired markets or industries. To help accommodate business folk and graduates alike, a majority of the space within the building will cater toward new business office spaces. Regardless of the development of business and the food eateries offered, locals also enjoy spa treatments like traditional Thai massages. Thus, the building will feature a business incubator, a restaurant, an open cafe, a bar & lounge and a spa, as an answer to the new working environment, in the attempt to satisfy the new-working generation. With the wide arrange of features offer in the proposed building, the complex is ensured to gain a good reputation from its diverse selection of programs and business.

Client and User Profile

Primary user group: Business People Age from 25 to 40 year old consist of both Gender - Male and Female. These target user group should have average income of 12,000 baht ($400 USD) Secondary user group is community resident whom are attracted to facility and the communal benefits the Centriole will offer. According to the research Chiang Mai population is consisted of 1,640,479 people. Due to the site is located in the Mueang district which contain of 38,332 people of the total population. Within this district 111,977 are male and 26,355 are female.

Client Mr. Phichai Sinthuchat Mr. Phichai is a well-known business man in Chiang Mai province. He has 40 years of experience in the Gold trade, and owns 19 gold shops that are branched throughout the northern part of Thailand. He is also interested in the real-estate business and opened somewhat recently (2005) his own real-estate project. This proposes building is his first property of investment. He currently owns 2 other major apartment complexes in Chiang Mai and has plans to invest further in the real-estate market in the future.

Third user group is university students. Both male and female. At Payap University, situated in a 1 kilometer radius of the Centriole, there are roughly 6,000 enrolled students aging from 18 to 25. The university student’s primary attraction would be the accommodation such as bar lounge and restaurant. Although, those interested in future career development and job opportunities will be enticed by the art space as well. This facility will attract business people and young adults due to its close proximity to the business district and university. A few of the highlighted key businesses are, Chiang Mai Platinum Fashion Center, Big C Extra {Equivalent to Wall Mart in USA}, Index Living Mall, Green Plus Mall, with also a growing amount of office buildings in and around the area. For this reason, the facility will also attract professionals seeking a hip, motivational environment.

Challenge The main challenge for this project is the ceiling height of the existing building. The building’s ceiling has a height of 13 feet beginning on 1st level to 2nd level, and from 8th level onward, each floor has a ceiling height of 8 feet 8 inches. As a result, it has created a constraint in the design’s development. Therefore, the designer thought it would be best to demolish certain parts of the floor plate base from the programs requirements, in order to make the space more appealing and comfortable for the users.

The propose building was constructed in 2005 and consists of eight stories. Introducing double skin facade with perforated outer skin. This solution enable the cross ventilation and solar gain of the interior. The use of this strategy gives more control over the solar heat, natural ventilation, view access to the exterior, and filter of sunlight into the space.

The user will encounter the intriguing atrium sculpture when they first enter the building. The design is inspired by the sequence flow of the river systems. The facade is conceived as a river that flows down, reaching deeply into the Earth. The atrium sculpture takes a fluid shape in an abstract approach to convey the flow of water/river from the source to the designated end. The sculpture will flow from level 6 down to level 1 where the lobby is located.

From the lobby area, users will have direct access to the Quoz café and can access the various plans via elevators. To display the experience of flowing water, synthetic resins (thermoplastic resins) will be the chosen material to construct the atrium sculpture. Synthetic resin was the decided material because, it is cost effective, does not discolor poorly, it’s long lasting and durable.

Quoz café is designed to play with intriguing elements, creating an unexpected continuous flow from the atrium sculpture. The concept behind the café is mainly focusing on preserving and enhancing the fluidity of the flow from the atrium sculpture. Thus, creating a welcoming, yet subversive environment influenced by the water.

Quoz Café layout is design with a flexibility to transform specific space into a friendly mix-used environment. The layout is purposely bound to compliment various dynamic use of every square foot occupied. For example, the furniture can be re arrange to host product launches, theme parties, VIP events, etc,.

The dominant feature of the café is the sculpture that will continuously flows from the atrium sculpture to the café counter. This sculpture is made of synthetic resins and has an outline frame with dark metal. Along the edges of the sculpture, there will be a LED lighting design. The light-emitting diode (LED) is one of today’s most energy-efficient and rapidlydeveloping lighting technologies and smart solution for this project. Individual LEDs can be dimmed, resulting in a dynamic control of light, color and distribution for the sculpture. With well-designed LED illumination systems, it can achieve fantastic lighting effects, not only for the eye but also for the mood and the mind that the designer intern to create. Once evening begins, the LED lighting design will illuminate, revealing an underwater effect that will change the atmosphere of the café during the night.

Lotus restaurant is situated on the first level of the building. The restaurant will offer a fine dining experience that will consist of a variety of international cuisines with a diverse selection wines, set in a contemporary environment.

The Lotus flower, one of the most beloved flowers in the ancient world, has been used as a representative symbol for many cultures/religions, particularly in Asia. The Lotus flower’s growth starts below calm water and rises above the surface to bloom with remarkable beauty. Influenced by this beautiful natural process, the designer desired to evoke the mysterious and exotic characteristics associated with the flower, to therefore become a sub concept and one of the main inspirations for designing the restaurant space.

The design is intended to respond to the sensational dimension of experience embodied within the building—beauty, sophistication, and modernity. The overall atmosphere of the restaurant is calm, bold but yet soft with elaborate customized lotus flowers and leaves (made from twisted metal) detailing the main axis of the space and on the tall, pivoting space partitions. To create a dramatic experience for the customer, the designer had chosen a striking purple, blue, and gold upholstery material from Rubelli for seating area. For the ceiling for instance, instead of a plain gypsum board, a technique of splitting and rotating is employed to create a continuous flowing of patterns for the seating partition on the ceiling.

Aurum Bar / Lounge

Aurum is situated on the second floor of the building. The designer aims to create an interior cave-like environment as well as evoke a sense of the orient without being traditional or literal. The interior concept is rooted in two main themes – the cave and gold mining. Upon entering the Aurum bar, guests are drawn into a “Beginning of an End” photograph by Kirsty Mitchell which will create a subtle, yet dramatic transitional space between the bar corridor and bar itself. The bar decoration will have a lot of glittery golden hued materials to set the scene for dramatic drinking experience and events. The bars interior design has two integrated spaces – the bar/seating and the dance floor. The designer wanted to create a space that is unique, exotic and that has its own identity. The solution was formalized through the texture and the color of the mosaic tiles from Sicis, which defines and provides depth to the space.

The complex, designed to serve as a future incubator for up-and-coming start-ups and to be a one-stop office destination for the user. The main idea in developing process of the space is to create a space that exudes and encourages collaboration, innovation and creativity. The space is featured an interactive working space, office lounge, meeting room, conference room, and open space auditorium. The goal is to create characteristics that are just the right space for young and expanding businesses and to answer to the new working trends and environments. The open space office methodology is used as a platform in developing the space.

The open office was originally conceived by a team from Hamburg, Germany, in the 1950, to facilitate communication and idea flow. By having good understanding workplace environment, it can help people focus, collaborate, learn and socialize better in a working environment. According to “Gensler workplace survey”, it’s indicated that there are four work modes in workplace activities that promote business success. The four work modes are focus, collaborate, learn, and socialize. These four work modes allow the creative and innovative power of people to be fully realized. From this, it proves that both the workplace and the employees are equally important and it’s conjointly the all around effort that produces successful results. Combining with the designer belief that better designed workplaces would help a company become more productive, whether the work involves focus, collaboration, learning or socializing. Therefore, all of the Centriole office spaces are designed to support and utilize employee’s capacities by offering dynamic spaces with an intriguing design.

The Centriole conference rooms are perfect for small meetings or breakout sessions during events. All the furniture can be rearrange to suit the user needs and preference. For presentation purposes, a podium can be placed to allow a presenter to be featured. The colors of the conference room will be stylish business, which will consist of darker hues of green and browns, with the color black being the filler in between. The furniture will feature the world famous Eames molded fiberglass armchair, while pared with the slickly designed Baguette table, will bring a sophistication and professionalism to any meeting being held in the room.

The office is developed through a commitment to the open and collaborative space method. This will maximize the use of the space and encourage people to work with one another on joint projects. The contrasting character of the concrete structure and red laminate will create a distinctive identity for the office, while being situated in a clean and contemporary environment. To make the space more intriguing the designer has created a catwalk runway in between the work station and the brainstorming area. To create a scene of Hollywood’s red carpet, the designer has chosen to use striking red for the runway. This catwalk can be used by models to demonstrate clothing and accessories during a fashion show events. -

Centriole -

The open space auditorium is developed under the idea of integrated space. The implementation of this interwoven concrete, reclaimed wood and mosaic tile from Sicis, creates a unique charm. The interplay between material choices creates contrast lending to a harmonizing character, despite the hard clash of materials. The venue itself can hold small to medium size events. Since the space design is under the idea of intergraded space, there is no fix layout for the equipment or seating. This will allow the user to have the maximum level of flexibility. VOID

Autobiography I am from Chiang Mai the second largest city of Thailand. Being an only child has given me an independence of thought. My parents have always given me the freedom to decide what I want to do and be in life. I am thankful to have been raised in this way because it has taught me to believe in myself and trust in my decisions as to the many choices before me in regards to career paths. I graduated from Payap University Chiang Mai with honors in 2010 with an undergraduate degree In International Business Management. In the same year I had the opportunity to start a business venture in which I had the major role the layout and look of a new restaurant. Although, I was the owner/manager, my real passion was designing the interior and creating an atmosphere that was attractive to customers, being comfortable,calm and with a colorful appearance. This has led me to pursue my passion for art and design and ultimately seek a higher education level by attaining a Master Degree in Interior Architecture and Design Program at the Academy of Art University in the year 2012. Now after two years I am at the point of completing my MFA studies. The only words to explain how I feel are thrill,excitement and gratefulness to all who have helped me attain my goal. I am ready to explore the world and see what life has in store for me.
