Truckee
The 2021 Lake Tahoe luxury market outperformed 2020 (our previous best year on record). The great migration to our area continues to keep inventory levels well below prior years, driving up the value of homes significantly.
Truckee continued to set records with 510 homes selling over $1 million, a 15% increase from 2020, which was also a record year. The median price was down 4% to $1,637,500 from $1,700,000. Volume was up an impressive 15% from our previous record-breaking 2020. Martis Camp continues to be the most affluent area in the Truckee market, with the highestpriced home selling for $12,950,000.
At the end of 2021, 781 single-family homes over $1 million were sold, an increase of 4% year over year. North and West Shore led the way with a 32% increase, followed by South Lake Tahoe at a 22% increase. Incline Village saw a decrease of 14%, and the East Shore was flat to the prior year, with numbers driven solely by a lack of inventory. Chase International sold three of the top four Incline Village and Crystal Bay homes in 2021. The top sale was a 1.2acre Incline Village lakefront, which sold for $47,500,000, followed by a four+/- acre Crystal Bay Lakefront Estate parcel and an Incline Village lakefront property for $32,500,000. Never in our history have we seen so many ultra-luxury estates sell in nine months. The trend continued into 2022 as Chase listed and sold the highest-priced listing thus far for $32 million. The North and West Shore, CA, led the lakefront sales with a 106% increase in volume. On the East Shore, lakefront sales volume was down 9% due to inventory. Median prices were up a staggering 192% in Incline Village, 34% in South Shore, and 35% on North and West Shore.
Reno-Sparks Reno-Sparks knocked it out of the park with a 78% increase in homes over $1 million, setting a record for the area. Sales volume was up 86%, and the median price was up 4%. Demand continues for properties between $2 and $5 million in Northern Nevada, with the highest-priced home in the Reno-Sparks area selling for $7,000,000 in the Fall of 2021.
Carson Valley Carson Valley continued its upward trajectory with a 74% increase in units sold over $1 million and an 83% increase in sales volume. The median price rose 14%. The highest price sale in the Carson Valley was $9,500,000, for which Chase represented both buyer and seller.
