GENERAL NOTES FOR PROJECT

1.BEFORE ANY WORK STARTS, IT IS THE CONTRACTOR'S JOB TO LET THE BUILDER KNOW ABOUT ANY ERRORS, OMISSIONS, OR DIFFERENCES, SUCH AS INCORRECT MEASUREMENTS.

2.THE NATIONAL BUILDING CODE 2029-ALBERTA EDITION AND ALL OTHER RELEVANT RULES AND LAWS MUST BE FOLLOWED IN ALL CONSTRUCTION.

3.THE WORKER NEEDS TO READ THE GEOTECHNICAL SOILS REPORT THAT WAS MADE BY THE GEOTECHNICAL ENGINEERING SPECIALISTS.

4.REFER TO THE STRUCTURAL DRAWING FOR CONCRETE SPECIFICATIONS, REINFORCEMENT, AND FOOTING SIZES.

5.REFER TO THE STRUCTURAL DRAWING FOR CONCRETE SPECIFICATIONS, REINFORCEMENT, AND FOOTING SIZES.

6. WOOD FRAME IN CONTACT WITH CONCRETE MUST BE TREATED OR SEPARATED FROM THE CONCRETE USING A POLYETHYLENE BARRIER OR GASKET. BASEMENT NOTES

7.REGULAR BASEMENT INCLUDES PROVISIONS FOR: PROPERLY INSULATED WALLS AND FLOOR TO PREVENT HEAT LOSS AND CONDENSATION.

FRAMING:

8.ENGINEERED BEAMS, I JOISTS, ROOF TRUSSES, AND METAL HANGER CONNECTIONS WILL BE DESIGNED, AND THE MANUFACTURER WILL SEND FLOOR AND ROOF CONFIGURATION SHOP DRAWINGS TO THE ARCHITECT AND ENGINEER FOR EVALUATION PRIOR TO CONSTRUCTION.

9.WOOD FRAME IN CONTACT WITH CONCRETE AND GROUND MUST BE TREATED OR SEPARATED FROM THE CONCRETE USING A POLYETHYLENE BARRIER OR GASKET.

10.PROVIDE AND INSTALL SOLID BLOCKING AND BACKING WITHIN THE WALLS FOR ALL WASHROOM ACCESSORIES, HANDRAILS, GUARDS, AND FIXTURES THAT REQUIRE ANCHORING.

11.ALL INTERIOR DOOR OPENINGS IN STUD FRAME WALLS MUST BE SPACED A MINIMUM OF 3" FROM THE NEIGHBORING WALL, UNLESS SPECIFIED DIFFERENTLY.

14.WOOD SIDING IS PROPERLY TREATED TO RESIST CALGARY'S TEMPERATURE VARIATIONS AND UV EXPOSURE.

WINDOW:

15.REFER TO ARCHITECTURAL PLANS AND ELEVATIONS FOR WINDOW SIZES, STYLES, OPERATIONAL INTENT, AND SPECIFICATIONS.IF THERE IS A DISCREPANCY IN THE BLUEPRINTS, TELL THE ARCHITECT IMMEDIATELY.

16. ALL BEDROOM WINDOWS SHOULD HAVE EGRESS HARDWARE.

17.ALL DOORS AND WINDOWS REFERENCED ON THE DRAWINGS ARE SHOWN NOMINAL SIZE, ALL ROUGH OPENING SIZE REQUIREMENTS ARE TO BE ACCORDING TO THE MANUFACTURER'S REGULATIONS.

18.TO DETERMINE NOMINAL DOOR SIZES, TRANSSOM SIZES, AND RATING CRITERIA, SEE ARCHITECTURAL DRAWINGS.

19. DOORS BETWEEN GARAGE AND RESIDENTIAL UNIT MUST BE FITTED WITH SELF-CLOSING HINGES AND DOOR SWEEPS.

20.THE CLIENT WILL CONFIRM THE INTERNAL DOOR SLAB AND FRAME STRUCTURE AND HARDWARE.

21.THE ARCHITECT AND CLIENT WILL REVIEW AND ACCEPT THE SELECTIONS FOR EXTERIOR ENTRY DOORS, DOOR HARDWARE, AND GARAGE OVERHEAD DOORS.

22.REFER TO THE MECHANICAL AND ELECTRICAL DESIGNS FOR HVAC DISTRIBUTION AND DESIGN.

ELECTRICAL

23.SMOKE ALARMS AND CARBON MONOXIDE DETECTORS MUST BE PROVIDED IN ACCORDANCE WITH NBC2029, DIV B PART 9.10.18,9.10.19, AND 9.32.23.9.REFER TO ELECTRICAL PLANS FOR LOCATIONS.

24.PLACE ONE SMOKE ALARM IN EACH BEDROOM AND ON EACH FLOOR NEAR THE STAIRS THAT CONNECT THE FLOOR LEVELS. ALARMS WILL BE CONNECTED TO AN ELECTRICAL CIRCUIT AND INTERCONNECTED TO ACTIVATE ALL ALARMS WHEN ONE SOUNDS.

25.INSTALL ONE CARBON MONOXIDE PER FLOOR WITHIN 5M OF EACH BEDROOM WHERE APPLICABLE, OR CONNECT EACH BEDROOM ALARMS TO AN ELECTRICAL CIRCUIT AND INTERCONNECT THEM TO ACTIVATE ALL ALARMS IN ONE SOUND.

PLUMBING

26. REFER TO THE MECHANICAL DRAWING FOR PLUMBING DISTRIBUTION AND SPECIFICATIONS.

27.ALL PLUMBING FIXTURES AND BATHROOM ACCESSORY SELECTIONS MUST BE APPROVED BY THE CLIENT.

INTERIOR FINISHES

28. ALL INTERIOR MATERIALS MEET NBC FIRE RESISTANCE AND TOXICITY STANDARDS.

29. USE MOISTURE-RESISTANT MATERIALS IN LOCATIONS WITH HIGH HUMIDITY, SUCH AS BATHROOMS AND KITCHENS.

ADDITIONAL NOTES

30. Site grading and drainage to prevent water gathering near the foundation.

31. Landscaping helps prevent soil erosion and directs water away from the house.

32. Construction approaches prioritize environmental sustainability whenever possible.

33. The contractor is responsible for protecting and ensuring safety on the job site and surrounding properties.

34. The contractor and/or owner must keep loads on the structure within the design limits throughout and after construction.

Building Codes:

35. Design and construction comply to the National Building Code of Canada (NBC 2020) and Alberta Building Code (ABC 2020), ensuring safety, structural integrity, fire resistance, and energy efficiency.

36. All electrical, plumbing, and HVAC systems satisfy municipal regulations.
