History The Manor of Hamotedi dates back to before the Norman Conquest when the land was held by knightservice of the King. After the conquest in 1066 it was held by Count Robert of Mortain (the biggest land owner in Cornwall) half-brother of King William I, and the biggest landowner in Cornwall.
The name Hamatethy evolved over the years through various spellings: Hamathethi in 1180, Hamatechi in 1346, and Hamatewthy in 1540. The first element of the name is believed to be from the Cornish “havos” meaning a summer dwelling. From the 12th to the 15th century the Manor was held by the family of Peverell. In 1422, on the death of Margaret Peverell, the Estate came to Robert Hungerford, the son of Margaret Peverell’s daughter, Katherine. On Robert’s death in 1459, his wife Margaret inherited the Manor. Margaret was a strong character, who had much to contend with during the War of the Roses and lived to see her son Robert and grandson Thomas both die on the scaffold. After stormy times for the Lords of the manor of Hamatethy, during the 15th and 16th centuries, the title passed quietly by inheritance and marriage for the next 300 years through the Lowers, the Mitchells and Mrs Louisa Sarel to the Onslows. The main part of the existing house was built around 1800. Up until the turn of the 20th Century, The estate had been owned by the same family for over 700 years. However, in 1915 the then tenant, Mr Will Rich, bought the house and approximately 350 acres. In 1924, Captain and Mrs Hall purchased further sections of the Estate. The current vendors acquired the Estate in 1979.

Description The house is a perfect example of a quintessential Cornish Manor House of enormous charm and character constructed of granite elevations under a slate roof. The south facing dwelling lies in a private position at the end of its own wooded drive, protected by a small enclosed flagged walled garden to the south, lawns to the west which in turn are bordered by a shrubbery of rhododendrons, magnolias and camellias. The house, which was extended and renovated over the course of the last century, offers ample family accommodation of well proportioned rooms steeped in immense charm and character. Throughout the house there are numerous granite mullion windows, granite inglenook fireplaces, exposed beams, panelled walls and plasterwork. On the ground floor the house is generally approached via double doors leading to an entrance hall with a slate floor. A substantial oak front door with granite surround leads to reception hall which is a perfect room for entertaining with granite fireplace and timber surround, oak panelled walls, plastered beams and exposed timbers. Door to walled garden. Substantial solid teak stairs with oak balustrades lead to the first floor. Off the hall the dining room offers a large Cornish granite inglenook fireplace with Clome oven and woodburner on a slate hearth. Adjoining there is a fitted kitchen with door to service rooms. Off the reception hall the west hall provides access to the sitting room, library, cloakroom and a side door to the garden. The sitting room is a delightful dual aspect room with marble faced fireplace and hearth, woodburner with ornate carved pine surround, attractive plastered ceiling and granite mullion windows. The library which also enjoys views over the adjoining garden offers corner fireplace with granite lintel and woodburner, exposed beam, and a fine range of ash fitted bookshelves.
Located off the kitchen is a rear hall which in turn leads to a boot room with fireplace, pantry (with cloakroom off ) and stairs to wine cellar. On the first floor the principal stairs lead to an open landing with exposed oak floor. At the western end of the house there are a suite of bedrooms including principal double bedroom with elegant elm framed pine panels and ornately cast iron fireplace with pine surround. The second double bedroom (currently used as a dressing room) is also panelled in elm and pine with a tiled cast iron fireplace and pine surround and a useful range of fitted wardrobes and airing cupboard. An en-suite bathroom adjoins. Further accommodation comprises south facing double bedroom with wash hand basin, an attractive ‘porch bedroom’ with panelled walls, shower room, adjoining family bathroom, further south facing guest bedroom which enjoys views over the walled garden and beyond with en-suite bathroom. Off the main hall a door leads to rear landing with laundry cupboard and stairs to the second floor. On the second floor the accommodation is divided – the eastern half of the house provides a suite of two double bedrooms and two further storage rooms. On the western half of the house, with access via secondary stairs, the second suite of rooms provides two attractive double bedrooms both of which enjoy far reaching views across the gardens and farm beyond.

The Land Hamatethy comprises a delightful livestock holding typical of the area. The core of the holding is divided into good sized enclosures of well maintained pasture currently servicing both sheep and beef enterprises. The fields are supported by strategically placed covered yards, fodder stores and handling pens. In addition, in particular on the western boundary, there are areas of open grazing that drop to the River Camel. Located off both the entrance drive and situated on the western boundary, there are parcels of good quality amenity deciduous and coniferous woodland. The combination of the topography of the land, the parcels of pasture and open grazing, supported by the various parcels of woodland, all greatly add to the sporting and amenity of the holding. The property also enjoys the benefit of commoner’s rights over the adjoining St Breward Common which provides additional opportunities and income streams to the Estate. The whole of the property is registered to receive the Single Farm Payment and additional income from the Entry Level Scheme which runs until 31 August 2015. In total the holding comprises 542.70 acres.
