Introduction and Historical Significance

Trevarno is first mentioned in the accounts of the Earldom of Cornwall 1296 as the house of Randulphus de Trevarno. Subsequently it was occupied by the Killigrew, Carminow and Courtney families, then in 1557 it passed into the hands of the Arundell family who held it until 1740. In 1780 it was acquired by William Oliver, father of Dr Oliver who invented the famous Bath Oliver biscuit. It was then purchased by Christopher Wallace, a wealthy lawyer from Helston who made improvements in the 1830’s to the house and garden. His grandson, Christopher Wallis Popham, who was High Sheriff, remodelled the house in 1839 to a design of George Wightwick. In 1874 the Estate was auctioned and brought by William Bickford-Smith whose grandfather invented the miners’ safety fuse. He was responsible for the principal elements of the present garden. He extended the lake, added the neo-gothic boathouse, formal lakeside terraces, rose gardens, herbaceous borders, rockery and grotto which was constructed on the spot where John Wesley was reputed to have preached. He also added the pinetum with 120 specimens. At the same time the house was increased to 46 rooms and a portico with Ionic columns added, plus billiard room and library. In 1980 the house was reduced to 23 rooms again. The house and Estate remained within the Bickford-Smith family until 1994 when it was put up for sale for the first time in 120 years. The present owners were looking for a country house to use as company headquarters, viewed Trevarno and fell in love with it. During 1996 they formulated a restoration and Estate regeneration plan. Their overriding ethos was that all activities should be sensitive to Trevarno and the local environment and the development of rural crafts.

Situation

Trevarno is situated in the west of the county between the Lands End and Lizard peninsulas, 3 miles from Helston, 20 miles from Truro and 4 miles from the shores of Mounts Bay. This is a particularly picturesque part of the county where time seems to have stood still. Small family farms are interspersed by mature woodland and country lanes where the Estate wall and high banks are covered in lichen, ferns and wild flowers. The setting for the Estate, and the Estate itself, is nothing short of enchanting. Helston is an historic and attractive town, home to the Flora Day celebrations in early May and containing a mixture of national retailers and smaller family run businesses. Communications between Cornwall and the rest of the country have improved dramatically in recent years with the A30 now a dual carriageway for most of its length to the junction with the M5 at Exeter (106 miles). Train services operate between Camborne Station and London Paddington with journey times from approximately 4¾ hours and scheduled flights connect Newquay Airport (35 miles) with Gatwick and various other European destinations. Directions

When approaching the property from the A30 turn onto the A39 at the Carland Cross roundabout. Continue past Truro and on towards Falmouth and then take the A394 to Helston, and then on towards Penzance. Having climbed the hill out of Helston turn right onto the B3302 and after a little over one mile right again onto the B3303. After ¼ mile turn right and follow the brown directional signs to Trevarno Gardens. Method of Sale

Lot 1 – Trevarno House, Gardens, Cottages, Woodland, Agricultural Land and Visitor Attractions

The House and Gardens

Trevarno Manor and Gardens are beautifully situated in a secluded position at the heart of the Estate and protected by mature woodland. This is a substantial and prime property which following partial remodelling in 1980 contained five reception rooms, seven bedrooms and five bathrooms. In recent years it has been used in connection with the visitor attraction and now contains a shop, commercial kitchens, restaurant, and service rooms on the ground floor with administrative offices on the first floor. A very large conservatory has also been added. Despite this commercial use, care was taken to protect the original fabric of the house and the period detailing, which includes fireplaces and a superb staircase, remains intact. The house is approached via two drives, each with an entrance lodge, with a third drive used for visitor traffic. The gardens are among the finest in the county and provide magnificent surroundings to the house. Extending to around 24 acres they benefit from a mild climate, a mature shelter belt, streams and a valley setting. Immediately adjoining the property are sweeping lawns with specimen trees, extensive shrub plantings and a ‘viewing platform’ overlooking the bothy and lake. At the far end of the east lawn steps lead down to a sunken Italian Garden with beech and camellia hedges creating a geometric design and enclosing rose borders and a central granite fountain and at the far end what at first sight appears to be the ruin of a classical temple. An avenue of ornamental cherry trees line part of the top drive and run parallel with a serpentine yew tunnel, behind which there is a large herbaceous border backing onto a high stone wall. There are two walled gardens, both sloping gently to the south west and the upper containing soft fruit beds, fruit trees, cut flower borders and pergolas supporting vines and kiwi fruit. The lower walled garden is not currently cultivated. A series of paths crisscross down the side of a valley past the pretty stone bothy, passing terraced lawns and shrubberies and leading to the lake. This is one of the main features of the gardens, comprising an expanse of water with nesting islands, cascade and waterfall, mature trees forming a fine backdrop and to one side, a most romantic Grade II listed boathouse.

The Visitor Attractions

Since acquiring the Estate in 1995 the owners have made a considerable investment in creating an exceptional visitor attraction which attracts many tens of thousands of people to visit and revisit each year. An extensive landscaped car park caters for 150+ cars and coaches with an overflow parking area for peak periods. In the courtyard by the house there are ladies, gents and disabled WC facilities. The Gardens are the jewel in the crown and contain one of Cornwall’s largest and most diverse plant collections set within magnificent formal, informal and woodland areas and include a stunning bluebell valley. There is a woodland adventure play area and a plant sales area near to the exit from the gardens. The National Museum of Gardening was created at Trevarno in 1998 and expanded to a larger, purpose designed building in 2001 when it achieved National status. Set in ten themed areas, this nostalgic display is believed to be the largest and most comprehensive collection of garden tools and memorabilia in the world.

The National Daffodil Collection Show Garden contains over 2,500 varieties and is a joint venture. The Collection is probably the greatest available for public viewing and research to be found in the world today. The bulbs are not owned by the Estate and their continuation at Trevarno would be the subject of negotiation by the purchaser. Trevarno Skincare is located in the former stable block and coach house and offers a range of beauty products which are hand-made on the Estate and sold at Trevarno and via mail order through the Estate web site. A small museum known as The Vintage Soap Collection contains a fascinating display. Weddings and receptions are catered for at this exceptional venue and the Fountain Conservatory is licensed for civil ceremonies. Helston Railway is based at Trevarno where a group of enthusiasts have built a small station and laid about a quarter of a mile of track. Access to the station is through the entrance to the gardens and although there are no formal arrangements, the Estate has found the association with the railway to be rewarding. Restaurant Facilities: A commercial kitchen services a large restaurant providing refreshments throughout the day to visitors and offering facilities for conferences, functions and private parties in the conservatory and adjoining tea room. The stock and plant for Trevarno Skincare and the items in the National Museum of Gardening and The Vintage Soap Collection are available at valuation. The contents of the Colin Gregory Toy Museum and the old lawn mowers are on loan to the Estate and form no part of the sale. The reindeer are also excluded from this sale. Planning preminsions have been granted for a large extention to the museum building and courtyard visitor WC facilities.

Farming AND WOODLAND Lot 1 – coloured green

In all lot 1 extends to 554 acres (224 hectares), comprising 252 acres (102 hectares) of arable land, 145 acres (59 hectares) of pasture and 110 acres (44 hectares) of woodland, with the balance absorbed by the house and gardens, the other residential properties, farm buildings and yards. The land is classified as Grade III comprising mainly freely draining slightly acid loamy soils. Generally the land is divided into good-sized manageable enclosures, separated by mature hedge boundaries, with access provided by a combination of immediate and adjoining road gates and the internally formed tracks.

Lot 1 – coloured green continued

The arable land is currently planted to a mixture of brassicas, potatoes and daffodils, having also recently supported a cereal cropping rotation. It would also be possible for some of the pasture land areas currently down to shorter term leys to be entered into such arable rotations. Accordingly, much of the land would be capable of supporting a wide range of cropping options. The remaining areas of longer term pasture currently provide good accommodation land for a range of livestock enterprises. There is a wide range of woodland dispersed throughout the Estate, with the larger blocks lying to the western side and further surrounding blocks throughout Lot 1. Consisting mainly of deciduous, coniferous and hardwood species, the woodland varies in age, with large areas of both mature and young woodland and some further areas of ancient woodland. Additional income could potentially be generated through the increased management of much of the woodland, especially in the case of the younger plantations. The Estate does not currently operate a shoot. Having previously supported an excellent pheasant shoot, there would be significant potential to redevelop this, especially considering the large areas of in-hand woodland dispersed throughout the Estate. page 18

A large proportion of the arable and pasture land is occupied under share farming agreements, with a small amount let on a Farm Business Tenancy and a further area let on an Agricultural Holdings Act tenancy. Some small enclosures are let for equine use on an informal basis. All of the woodland and a number of small pasture enclosures are held in hand, including all of the land within the vicinity of the house and gardens. The Single Farm Payment relating to the majority of Lot 1 is claimed by the Estate and will be transferred to the purchaser upon completion. This excludes the Single Farm Payment associated with the areas let on Farm Business and Agricultural Holdings Act Tenancies, which is claimed by the tenant and will not be transferred to the purchaser. There is also an Entry Level Stewardship Scheme which runs across the farmland which will expire in September 2013, further details of which are available from the agents. The share farming agreements currently in place provide an outstanding source of agricultural income for the Estate.

The Traditional Ou tbuildings

Old Trevarno Mill

A collection of barns arranged around a courtyard. The mill is two-storey and built of stone under a hipped roof. Listed Grade II the water wheel has wooden spokes and iron rims while internally large timber beams support the 19th century machinery and mill stones. The two remaining wings are single-storey and also stone built. One is currently used as a machinery store and the other as a general store. Excellent potential for development. The Site measures approximately 0.48 acre.

Gansey Farm Buildings

These comprise a range of former dairy buildings let on a seasonal basis for the housing of store cattle and associated fodder and machinery storage. 1. 7-bay clear span concrete portal framed building used to accommodate store cattle with lean-to off, incorporating former dairy, milking parlour and further loose housing area, currently used as general storage. 2. The remaining farmland Lots 2 – 5

In total the 4 remaining blocks of farmland comprise some 171 acres (69 hectares) and are all occupied under a range of Share Farming Agreements. All of the land is classified as Grade III comprising mainly freely draining slightly acid loamy soils. Each lot is divided into good-sized manageable enclosures, mainly separated by mature hedge boundaries, with immediate and adjoining road access. Within the lots there are also several small copses and areas of amenity woodland creating habitats for game and wildlife. The Single Farm Payment relating to all of these blocks is claimed by the Estate and will be transferred to the purchaser upon completion. There is also an Entry Level Stewardship Scheme across these blocks of land which will expire in September 2013.

Lot 2: 34.98 acres (14.15 ha) – coloured light blue

A block of gently sloping and east-facing land enjoying excellent road access from the B3303 on the western side, with further road access to the north and eastern sides. The majority is currently cropped to daffodils, with the exception of 2 small enclosures of pasture on the western side. Lot 3: 70.09 acres (28.36 ha) – coloured yellow

This generally level block of land also enjoys excellent road access from the B3303 on the western side, with further road access to the north and by track to the south. The land is currently divided into 16 arable enclosures, with a small yard area and a further parcel of amenity woodland to the south. The majority of this block is cropped at present to brassicas with a small area of daffodils.

Lot 4: 51.74 acres (20.94 ha) – coloured purple

This block is divided into 13 enclosures with 2 further small areas of amenity woodland and enjoys road access on the eastern and southern sides.
