last
Invest in Style there have been tumultuous changes in the Toronto and area real estate market. The province’s introduction of a 15 percent foreign buyer’s tax had an immediate and dramatic impact, particularly in Toronto’s 905 region. The legislative changes were announced on April 20th, and since then prices have softened and sales activity has declined. There is no doubt that the resale market was behaving irrationally, with buyers almost uncontrollably attempting to out bid each other at stratospheric price points. Rationality has returned to the resale market, at least in the Greater Toronto Area. The Province’s tax measures do not extend to southern Ontario’s recreational markets. The constraint on sales in these markets is due primarily to a lack of supply. Buyers are more deliberate. They measure their decisions. The increase in supply helps. In addition to the foreign buyer tax, two quarter point rate hikes by the Bank of Canada have also had a sobering effect on buyers in the Greater Toronto Area. The new landscape makes it vital that properties are extensively showcased and marketed. It is crucial that listed properties are brought to the attention of buyers in the most compelling way. In the new market reality, properties that are marketed to the broadest range of potential buyers are the ones that will be the first to sell and at the highest price that the market will bear.

From the perspective of sellers, it is vital that they understand the new market reality and accept that it is not an anomaly, that it has become firmly grounded. In this way sellers can get ahead of the market and successfully sell their homes. The period in the early part of 2017 when house prices were increasing at the rate of thirty 30 percent or more on a year-over-year basis was a bubble driven by, to use an expression from the American Federal Reserve Board Chairman, “irrational exuberance”. It is in this market that Chestnut Park and its sales representatives can be most helpful to buyers and sellers. We understand the market and ensure that our clients appropriately respond to it. EF: Our belief is that art is for everyone and anyone can be a collector. While the art market has made headlines with record breaking auction sales, art is obtainable in all price points. The emerging art market is thriving and is an excellent entry point for new collectors. It’s exciting to invest in artists on the rise, and to follow their development and success over time. And, of course, it’s satisfying to see the value of your collection increase along with their success! CP: How can our readers make the most impact with art at home? EF: I love over-sized art. The larger the canvas, the better! One singular painting on a principal wall creates a bold statement and elevates the sophistication of any room. Impact also comes from the style and genre of the work. I’m attracted to statement pieces – those with an off-beat narrative, lively colouration and mix of media. Large daring works are guaranteed conversation starters! CP: If someone has a small collection, how can they install it to create maximum impact? EF: Installing art Salon-Style (a.k.a Gallery Wall) creates more impact than hanging smaller individual works scattered around a room. Create a larger grouping by adding found objects, framed personal photographs and artifacts. The beauty of Salon-Style installations is that works don’t need to match or even be from the same genre. Don’t hestitate to mix photographs with paintings, etchings and fine art prints - variety adds interest. CP: What are the best venues for viewing and buying art? EF: Well, our online collection is a good start! Online galleries are ideal for new collectors as they can browse through a large inventory from the comfort of home. Of course, there is nothing more satisfying that experiencing art in person, which is why we offer bespoke art fair tours. Attending fairs is a wonderful way to see a lot of art in one afternoon and gives collectors an opportunity to meet artists and build relationships with galleries. CP: Any final thoughts or tips for new collectors? My best advice is to buy what you love and always buy original.
