A message from the president Chris Kapches President & CEO Chestnut Park Real Estate Limited, Brokerage

TORONTO

Chris Kapches is a lawyer with an extensive career working within real estate organizations. Chris has served as Executive VP for the Toronto Real Estate Board (TREB), as well as roles in numerous TREB committees. Chris has been the Chairman of Real Estate Council of Ontario’s Discipline and Appeals Committee for more than fifteen years.

WATERLOO

I began writing these comments in April. A massive ice storm had just come through Southern Ontario, effectively shutting down a large swatch of the province. Yet it was hard not to take comfort in the fact that when this edition of Invest in Style was going to print, no doubt spring would have finally arrived, and with it warm days, flowering plants, and, of course, the spring real estate market. This spring is likely to be remembered as the year when there was an insufficient number of properties to meet buyer demand. In all the markets in which Chestnut Park operates we are already experiencing a shortage of properties available for clients to buy in Toronto, Muskoka, Haliburton, Collingwood, Owen Sound, Wiarton and Prince Edward County. Our Port Hope and our Peterborough offices also report a shortage of available properties. In this edition, we have assembled an impressive number of properties that speak to the diversity of the properties that Chestnut Park represents and the locations in which Chestnut Park’s sales representatives work on behalf of their clients. These properties include a stunning contemporary Frank Lloyd Wright-inspired home on 36 acres in Collingwood’s Blue Mountains region; a custom-built home in Prince Edward County with captivating vistas over vineyards and Smith Bay; a Lake Joseph family compound with 744 feet of lake frontage and breathtaking views, and the first example of modernist design spread over 10,200 feet of exquisite space, a 5000 square foot terrace with awe-inspiring views of Toronto’s skyline. And much more.

THRUSH HOLMES

Invest in Style is not just about real estate. Our cover story features a rising star in Toronto’s art world. Thrush Holmes is receiving international attention and acclaim, as his large, neon-inspired canvasses are finding their way into the homes of some of the world’s renowned collectors. This edition of Invest in Style is also full of features on lifestyle inspirations in the various communities and marketplaces where Chestnut Park is actively present. We are all thrilled to announce that Chestnut Park has expanded its brand to the Kitchener-Waterloo high-tech region. With a population of well over 500,000, it is the fourth largest metropolitan area in Ontario and the tenth largest metropolitan area in the country, and growing. The area is frequently characterized as Canada’s Silicon Valley. The Chestnut Park brand will resonate in this growing and economically diverse community. At Chestnut Park, and in all our offices and regions, we remain committed to our clients, providing the highest levels of service and professionalism, and the broadest reach. We list locally, but market globally. Our global reach is enhanced by our affiliation with Christie’s International Real Estate. Our partnership with Christie’s is indeed global, a vital necessity in this world of ever-expanding real estate markets. But in the end, our goal remains that an experience with Chestnut Park and its sales representatives must be an experience of excellence. IIS

Ways to Maximize Space in Kids Bedrooms and Other Small Spaces

Small spaces does not have to mean sacrificing style for storage. Sometimes it takes a little creativity, innovative design and practical thinking to make the most out of a limited floor plan. In this article, we explore five ways you can maximize space in your kids’ bedrooms without giving up stylish design.

1.

AD HERE

Rethink Side Tables: Whenever you’re dealing with a small space, first and foremost, you have to consider maximizing functionality. In kids' rooms especially, you’ll want to think about how your child will be using their space and what your restrictions are. One of the ways we tackled this compact girl’s room was to omit side tables completely. However, you

still need a surface handy in order to keep a glass of water, cell phone, reading material, or tissues nearby. To get the best of both worlds, consider incorporating a floating shelf above the drawers in bedside built-ins. When not in use, this smaller sliding surfaces can be stowed out of sight, there by eliminating excess clutter.

2.

Sneaky Mirrors: A great way to make a smaller space feel larger is to add mirrors. Because they reflect light, mirrors make small spaces feel more open and airy, and give the appearance of almost being windows to more space. Use mirrors wisely, like we did in this bedroom remodel on either side of the bed, and then you can forego bulky vanities, over-dresser mirrors, or dorm-style back-of-the-door options.

3.

Storage that Makes a Statement: Our Wheeler Ave project pushed us to make the most of the small spaces. Instead of working around bulky furniture pieces, we decided to make a statement out of our storage solution with custom built-ins. By creating a focal point out of the headboard/dresser/side-table combination, we were able to draw visual interest into the bedroom without sacrificing practical storage space. The best part? We gained a lot of floor space by not needing a physical dresser and night tables after the built-in was completed. The room looks much more spacious now!

Looking for more storage? Think vertical! We are so accustomed to big dressers, chests, and side tables to hold our belongings that a good amount of space goes unused above those surfaces. Here, we were able to utilize vertical height to store out of season clothes and shoes, bulky items and memorabilia that don’t need to be accessed on a regular basis and take up valuable closet space.

Closet Organization = No more Dressers: hanging storage for clothing, drawers for pjs, sweaters and tops, and the like. 6

4.

Toys and Clutter stay Hidden: It doesn’t take a lot of clutter, toys, or knick-knacks to make a small space feel disjointed and disorganized. In fact, seeing a clutter of picture frames, accessories, and stuffed animals littered about your child’s room can actually make a small room feel smaller. Instead, create deep drawers, baskets, and cubbies to keep everything streamlined and organized.

DESIGNER TIP: Work in a monochromatic colour palette. This will help everything appear more put together by being visually soothing. Too many colours and patterns together tend to be too busy visually and can also make a space feel smaller than it is.

5.

Any combination of these five suggestions is sure to help make the most of your child’s room design. When everything has its place and every place has its things, it is much easier to stay organized. Our bedrooms are our havens, and when we design, we want the same for your children. Biggest benefit of all: When you kids love their rooms and there is a place for everything, that means NO clothes on the floor!! Does your child’s room need a makeover? Better yet, is it time to finally treat yourself and overhaul your master bedroom? We hear it all the time. Our room comes last. Why not prioritize yourself and create a haven to restore yourself. On the day of our photoshoot, Thrush Holmes' main 5000-plus square foot studio in Toronto’s West End is in shut-down mode after a massive rain and snow storm threatened to devastate dozens of finished works. The freak mid-April storm left Holmes’s team scrambbling to rescue paintings from streams of water pouring through his studio ceiling. Fortunately, all but three paintings were spared a wet ending.

feature And good thing. Four works, including one impressive 10-foot by 20-foot mixed-media and neon painting, were being readied to ship to their new owner, Collector Yusaku Maezawa. If Yusaku’s name is not familiar to you, his recent art purchase may be. The Japanese billionaire made headlines last May when he purchased a painting by Jean-Michel Basquiat for 110.5 million (USD), the highest price paid for a piece of artwork by an American painter. To say that Holmes has come a long way since dropping onto the Toronto art scene in 2006 may be a gross understatement. Pre-2006, Holmes was largely unknown in Canada. “I didn’t like the slow pace (of the Canadian art market) and didn’t think it would be as open to a young, unknown artist”, expanding on why he chose to take on the U.S. market before making a name for himself at home. “I wanted to take the faster route.” The faster route paid off, and with some financial success in New York, Holmes, then 26, returned to Toronto and opened his first major gallery in Queen West, brashly named Thrush Holmes Empire. His entrance onto the Toronto art scene made noise Cool Evening Painting (2018). Oil, oil stick, neon on canvas mounted to panel with artist's frame, 60 x 48 inches

by flipping the conventional gallery model onto its conventional head. Rather than opening a modest space, overseen by a quiet OCAD-esque art student, he took over 3,100 square feet of prime real estate and kitted it out with a DJ and red carpet. Cocktails flowed, parties played out night after night, and Holmes quickly cemented himself as a force within the Canadian art market. Holmes concedes that his tactics weren’t always wellreceived, but they did pay off financially. His works were selling for tens of thousands of dollars at a time when the average Queen West artist held multiple jobs to support themselves between sales. Curious about the appeal of his work, Holmes offers that his works “transcend themes and have universal appeal.” And the impressive scale of his works? “I went big as soon as I could… and once you go big, it’s hard to go back." “I have always been curious about media.” Although he was initially known for his intimate collage works, Holmes Bones (2018). abstract florals and nudes in room settings, and landscapes, became familiar motifs. In 2008, he began energizing his stills with neon shapes. When asked how his fan base reacted to his neon work, Holmes remarks, “When you change direction, it takes years for people to catch up.” A decade later, his fans have caught up. For a time, veteran NYC-based gallerist Mike Weiss represented Holmes in North America. When Weiss abruptly and unexpectedly closed his doors in 2016, Holmes became a free agent. A bevy of top international galleries were quick to pick him up, like Beers in London, UK, who sponsored a solo exhibit of Holmes’ work at the Pulse Art Fair in Miami in 2016. Holmes is now represented full-time by the LA-based powerhouse, United Talent Agency (UTA), who are known worldwide for representing some of the biggest names in

Hollywood (Harrison Ford, Barbra Streisand and Johnny Depp, to name a few), has hurled Holmes into the artworld stratosphere (UTA was responsible for brokering the deal with Yusaku). So how does it feel to be on the brink of a seriously successful international art career? “I used to think so much about it (my career). I had big plans and goals. Things are now just coming into place.” Conscious of growing with integrity, Holmes adds, “I’m editing now. There is more care. The work needs to be strong and it needs to have guts." Guts. That word hangs with me after our conversation. If Holmes’ trajectory proves anything, it’s that his dogged determination and appetite for success have him poised for a mega career.

Château de Ribagnac the Fairytale Castle that needed rescue Imagine leaving it all to live in luxury at a French Château. Now you can. By Natalka Falcomer

After years of committing their bodies and souls to their careers, lawyers Collette and Patrick had an epiphany: “nobody says on their deathbed ‘I wish I had spent more time in the office’”. “It’s time”, the couple decided, “to give our children more of our time rather than our money”. And what better way to do this than taking over a long forgotten Château in France and converting it into a luxurious refuge for those in need of pampering and serenity? The young family’s first days at the Château began in the depths of winter in 2003. And it was far from glamorous: no beds or tables, cobwebs strung everywhere, ancient horsehair beds and no bathrooms. Fearlessly, Patrick and Collette breathed life into the abandoned Château and transformed it into a luxurious refuge from the hustle and the bustle of life. “Our idea was to create the experience of having your own country estate, where guests can escape the everyday but feel completely at home”.

14

Every corner of the inviting Château is well-appointed with French antiques and modern finishes. The heated pool is surrounded by 86 acres of luscious lawns, fresh lakes and hidden trials. When you arrive it’s clear that this is no standard “Château”. Guests are indulged with aperitifs, homemade jams and honey from local hives, buttery croissants and, for those who care to watch their waistlines, fresh fruit, fresh cheese and yogurts. Guests are free from all worries such as babysitters or drivers; the couple and busy staff take care of it all, delivering a seamless experience for every guest. With such attention to detail, it is no wonder that the Château was named on the top 10 best places to visit in France by the Guardian, International (2014). While the guests relax by the pool, take kayak trips, visit local sanctuaries and ride horses in the countryside, the couple scurry about the property and bounce between their children’s piano lessons, the local markets to gather

fresh ingredients and flowers and the Chateau to prepare meals and ensure that the guests have what they need. Despite this harried schedule, the family always takes time to enjoy their day, especially their meals. At the end of the evening, Collette and Patrick join their guests for drinks. The carefully crafted dinners and hand-selected wines, along with the guests, make this “one of the nicest times of the day”. Such luxury, however, doesn’t come without challenges. For example, the stained glass windows had to be re-leaded. It was a financial stretch at the time, the couple are, happily, now in the position of commissioning two new stained glass windows from a local artist. Such stresses and mishaps were so dramatic that it inspired a live TV show, No Going Back on Channel 4. The couple now have a thriving business and truly do “live the dream”; they successfully “never went back”. Their biggest success, however, is not the luxurious estate or thriving business. Rather, it’s the fact that they’ve given their “children somewhere wonderful to grow up, with all the space they need”. Whether you’re a child seeking adventure or an adult yearning for luxury, the Château is a magical place. For more information please contact: www.chateauribagnac.com WWW.CHESTNUTPARK.COM

Panamera was the first four-door Porsche (actually five, if you include the rear hatch) when introduced about eight years ago. At first glance, its overall coupe-like shape and 4-seat interior configuration may not look too different. Yet, almost everything about this multiseat, race-track ready super-car has been tweaked, redesigned or upgraded. Low and wide, the new Panamera retains the classic 911-family look up front. The most obvious styling shift is in the back. A slightly lower roofline sweeps down to an expansive taillight that spans a rear deck with sharper design lines and a concealed auto pop-up spoiler. The Panamera model line-up has also expanded and is linked to impressive new powertrain options. In addition

A 4.0 litre (422 hp) twin-turbo diesel engine version is offered and there are two hybrid-drive variants of the Panamera. The combined gas/electric power output of the 4 E Hybrid is 462hp. Even more impressive, the top-line Turbo S E-Hybrid can generate a whopping (combined) 680 hp, and propel this Panamera to 100 km/hour in less than 4 seconds. True to its sports car appeal, you sit lower in a Panamera than in most of its big luxury sedan competitors, even with the air suspension at its highest position.

My biggest beef was driver seat egress. I like to sit further back (long legs) than most and that put the driver’s seatback behind the entrance B-pillar, which I had to twist myself around. In keeping with Porsche tradition, the ignition (stop/start) switch is positioned left of the steering wheel. Directly in front of the driver, a large analog tachometer centers an otherwise fully digital instrument display. An extra large multi-media display screen now dominates the centre dash area and the centre console is a smooth high gloss touch-control panel. On the highway, Panamera is an impressively smooth, quiet and tranquil place to be while leisurely cruising along. Ask for more and it’s right there, in abundance, at the flick of a switch! And as you move up through its sport driving modes, the steering and suspension stiffen, the engine races faster (in tune with your heart rate), the exhaust gets louder and that rev-matching tailpipe blip as the transmission down-shifts into corners will straighten hairs on the back of your neck... what a car! This brother and sister team believe that there is a difference between a house and a home. Luxury living, by Urban Blue Print

How did you get started in the design and real estate world? Luca: I have been working on construction sites since I was a teenager. Our father being a developer, I was able to get into the industry as a general labourer. It was a great experience because I was able to learn how houses were built from the foundation up. I noticed that high quality custom build services were really only being provided to the luxury new construction market and that it should be accessible to the urban market as well. What is the best piece of advice you give your clients? Luca: You can’t change a home’s location; however, you can always renovate or redecorate. Planning is everything. A construction project can be a huge expense and investment, so you want to know how the money is being allocated to each aspect of the design before you break ground. What design era inspires you? Luca: There are a few. The Rococo period, incorporating ornate art into a room. I also love the modernism of Richard Neutra’s work. Everything mixed together so that rooms are not confined to a specific period. What is your favourite part about the design & build niche? Luca: It motivates us to bring our customer’s vision to life. We

love when homeowners come to us early on in the process so that we can align all elements based on what is most important to them including budget, design, scheduling and finally construction. Rather than building on spec and having someone purchase a finished product, it is really rewarding to have the homeowner be part of the process. When our customers move in, we know they are going to feel at home because our projects are fully customized with them, for them. What are some key things buyers should look for when searching for a home? Luca: You should look for things you will love that will also be a return on your investment. Kitchen and bathrooms with good bones, good plumbing, electrical, roofing. Cosmetic changes are easy so make sure the bones are there. Look for potential areas that you can add value. If you need help determining how much things will cost, how long it will take or if it is feasible, give us a call and we will consult with you on your showing. If you are planning on adding square footage, it is also always a good idea to check the zoning by-laws that apply to the property and do your due diligence to get an understanding of what types of projects have been approved in the area.

Bottom left: Luca Penzo, Founder & Principal and the inspired designs from Urban Blueprint.

What have been some of your biggest renovation/building challenges? Luca: It’s usually when we start discovering what is behind those walls. We’re grateful to work with interior designers, trades and craftsmen who are at the top of their game, so through collaboration we conquer those challenges. Almost every day poses a new challenge in the renovation market but with experience you are able to foresee potential issues from the get-go. It is important to have the right contract readily available when issues arise, so we can determine a solution and adjust accordingly. We always allocate a contingency fund for unforeseen circumstances. Your favourite room in a house to work on? Luca: Kids rooms or powder rooms. People tend to add more fantasy and take more risks here. Kitchen, stairways, and master bathroom. I like to pay special attention to these areas as they generally carry the most detail and express the character of the home. Any Toronto venues that inspire you? Luca: The Four Seasons Centre for the Performing Arts.

Favourite sources for inspiration? Luca: Travel. I love to pick up ideas from different cities and exploring how they could be implemented back home. You see a lot of properties, any design element that has really wowed you? Luca: I went into one house in Toronto and the entire home was hand painted in murals. It was mind blowing. Every square inch of the flooring was a mural story. The way the light flowed in and captured the different colours and story was so beautiful. Latest design trend you love? Luca: Glass railings. We have done them in so many different ways and in small spaces, it is a great way to transfer natural light and create a feeling of openness. Favourite design social media mavens? Luca: “We love to follow the talented and innovative Canadian designers we work with like Anne Hepfer, Jennifer Worts, and James Davie.” For more information please visit: www.theurbanblueprint.com

The Dawning of a New Era A Quantum Shift in Market Forces, Lifestyles, and Expectations – And There is No Turning Back the Clock

The real estate market of the Greater Toronto Area (“the GTA”) and surrounding communities has experienced a remarkable evolution over the last decade or so. It has metamorphosed from a fundamentally local one, dependent upon domestic, provincial and regional influences, to one that is much more integrated with, and influenced by, global and cross-border forces including immigration and foreign investment. As Toronto in particular is picked up on the international radar, and takes its place as a true global metropolis, this has a profound and irrevocable impact upon the residents of the city, and collaterally upon the surrounding communities and recreational and rural markets. While some of these forces have been on the horizon for some time, it is only within the last decade, and last few years in particular, that international attention, investment and migration patterns have focused on the GTA market so intensely. A wide variety of factors can be attributed to this upsurge in attention, including Canada’s enviable position as

24

a comparative oasis of stability and security in an otherwise increasingly unstable and unsettled world. Complementary fundamentals include reliable political and banking systems, world class education and health care, and a strong and sustainable economy. And in the case of the GTA, its position as a dynamic business and employment centre with critical mass and diversity enhances its reach, influence and reputation on a global scale. International interest in the GTA has manifested itself in a number of ways. Families seeking better opportunity or safe havens choose to relocate to the area and set up stakes for both residential and business purposes. This builds upon itself, further encouraging investment. As the area grows in importance, investors increasingly perceive this market as fertile ground. The reservoir of potential buyers of real estate inevitably expands, adding further pressure to prices in a self-perpetuating cycle. This trend has repeated itself for most if not all of the world centres including: London, New York, Hong Kong, Paris and increasingly Sydney. This trajectory is the same for the GTA.

Condominiums have become the new home owner norm in Toronto

Moreover, as prices go up, the perception of potential for return on investment grows, and more investors are drawn into the market. This is further encouraged by the fact that financing is facilitated through a ready and reliable pool of renters throughout the GTA. This further stokes demand, thereby imposing greater strains on affordability for local residents. This inevitably has an impact upon consumer choice, and influences demand and supply as it relates to location and property types. First off, detached and semi-detached freehold properties in the urban core become increasingly expensive and out of reach for the average potential home owner, as household income cannot keep up with the surge in property prices. Buyers therefore are shunted towards more affordable alternatives such as condominiums, or less central satellite locations. Families are forced to become more flexible, and are increasingly accustomed to raising their children in higher density developments. Previously a rarity, strollers have become a fixture in those neighbourhoods. Moreover, many newcomers to the GTA come from locations where the condominium lifestyle is already fully entrenched and the norm for most people. Demand in the condominium market thus intensifies, fueling the imbalance between supply and demand in that sector of the market, and thus forcing more people to consider other options still, including renting in the city and/ or buying their primary real estate investment in rural or surrounding communities, where they can take advantage of both lower price points as well as lifestyle benefits. Many of these trends, which saw millennials as well as downsizers consider moves to alternative locations, are facilitated by technological advances and more flexible work and living arrangements. All of this of course simply creates a knockon domino effect to the surrounding secondary communities

and heretofore recreational and discretionary markets. Market watchers, the press and government all took note of the growing impact of foreign investment and migration to the area and the resultant imbalance between supply and demand and negative impact on affordability. Noted as well was the expanding impact on most if not all real estate markets in Southern Ontario and the Greater Golden Horseshoe, in particular. This prompted calls for action and intervention, resulting in the introduction of the Fair Housing Plan, which brought in a number of measures including a foreign speculator’s tax across the Greater Golden Horseshoe and expanded rent control. The result was an immediate pullback in the market, which was already starting to be weighed down both by lofty prices and buyer fatigue. The resultant negative psychological reverberations as well as successive rate increases and the imposition of broader stress testing for mortgage qualification as of the new year have all had dampening effects upon an otherwise unsustainably heady and overheated real estate market. But despite government attempts to engineer the market and impose some sort of artificial stasis on conditions, and preserve nostalgic expectations of bygone days where everyone could aspire to that iconic three-bedroom square plan house and garage, the inevitable influence of market forces, migration and demographic trends continues to shape the components to which a dynamic community must evolve. This is inescapable in any vibrant and thriving region. And those fundamentals are very much at play in the Greater Golden Horseshoe and surrounding areas. Newcomers continue to stream into the area, new families are formed, and people still need to live somewhere. Moreover, investors simply are persuaded, and choose, to invest in this robust, diverse, economic centre with close to full employment.

TOP TOURIST ATTRACTIONS in

Ireland that No visit to the Emerald Isle would be complete without There are several tourist attractions in Ireland you just have to see when you travel the Emerald Isle - from the windswept Cliffs of Moher to the rain-soaked Aran Islands. If ancient history is your thing, Ireland has plenty of it including Newgrange or the Hill of Tara in County Meath. For sheer, unadulterated natural beauty, try the Giant's Causeway or the entire county of Kerry. There is more to Ireland than countryside and rocks as any number of attractions in Dublin, such as Trinity College and the Guinness Storehouse in Dublin, make clear. Ireland is filled with an array of tourist attractions from all corners of the Emerald Isle, with something for everyone.

Boyne Valley Brú na Bóinne (the Boyne Palace) in County Meath contains some of the most important historic sites and monuments in Ireland, and is a designated World Heritage Site. It features the massive megalithic ancient passage tombs - which are graves dating back to ancient times - of Newgrange, Knowth and Dowth. These tombs are older than both Stonehenge in England and the Pyramids of Giza in Egypt.

Ireland, with its breathtaking landscapes, fascinating, friendly people, and wonderful attractions, is year-round BEAUTIFUL BEYOND WORDS and is waiting for you to explore.

Newgrange, which was built about 5,000 years ago, is Ireland's most famous prehistoric site. It's especially famous for a spectacular event on Dec. 21, also known as the Winter Solstice, the shortest day of the year. The tomb was built in such a way that on this day, it is illuminated by a narrow beam of sunlight that shines through a specially designed roof box. Those who have seen this say it’s an unforgettable experience. Nobody knows why the tomb was built in the way it was, or indeed how the stones were even transported to the site. But it does seem fairly certain that Newgrange was built before the invention of the wheel. The tomb was almost lost to history itself. It was sunk into the ground for over 4,000 years, only rediscovered in 1699 when workers carried away building stones for the landowner. As they removed the stones they discovered the entrance. But they left it undisturbed as they thought it was a cave. Then, in 1962, archaeologists began to investigate the sinking mound. Newgrange was then excavated and restored to its former glory.

Today, access to Newgrange, Knowth and Dowth begins at a visitor centre, from where you can take a guided tour of the site. The Hill of Tara is also in Co. Meath. An archeological complex, it consists of a number of ancient monuments, including the Stone of Destiny, the Fort of the Kings and the Mound of the Hostages. Located on the River Boyne, it is said to be the actual seat of the High Kings of Ireland. Nearby is the site of the Battle of The Boyne, one of the key dates in Irish history, in which protestant William of Orange defeated Catholic James II in 1690.

RING OF KERRY For many people around the world, the Ring of Kerry drive encapsulates their image of Ireland: ancient monuments, romantic castles, spectacular gardens and colourful towns and villages. The stunning scenery, dramatic coastline, charming locales and ancient archaeological treasures have been featured in postcards, film, poetry, and song.

There is evidence of the region's unique heritage and culture everywhere, in the place names, the standing stones, and the many archaeological sites. The 6th-century beehive huts and ruined monastery on Skellig Michael are a UNESCO World Heritage Site. Also worth checking out are the stone forts at Caherciveen and Castlecove, the Neolithic stone circle in Kenmare, the 15th-century Ballycarberry Castle, the magnificent O'Connell Memorial Church, Derrynane House and Gardens or the pretty 19th century Heritage town, Kenmare.

the cliffs of moher The most famous and breathtaking part of Ireland’s craggy west coastline is the Cliffs of Moher area, which feature some of the most breathtaking views on the entire island. The Cliffs stretch for almost 5 miles and rise up to 702 feet over the waters of the Atlantic ocean. The amazing view from the Cliffs includes the Aran Islands, Galway Bay, The Twelve Pins and the Maum Turk Mountains. The landscape and seascape of the Cliffs of Moher have, for centuries, welcomed a multitude of visitors; close to 1 million people per year now travel to this iconic location. aran islands A trip to Galway would be incomplete without a visit to the Aran Islands, the collective name for the small islands, Inishmór, Inishmaan and Inisheer. The mystical, frozen-in-time islands are famous for their preservation of a rural existence largely unchanged, at least culturally, over the centuries. There may be some electricity there these days, but the ways of the past are carefully preserved among locals who make their living much of the same way their ancestors did. The residents of the islands are happy to accommodate guests, whether by raising a pint in friendship or unravelling the folklore of the enchanted isles. Elizabeth Zellinger, a Swiss citizen, moved to Inishmór, the largest island of the three, in 1974 and grew to love it so much that in 1996 she founded Celtic Spirit, an organization that runs cultural vacation experiences on the island every summer. The program is a great way to explore and learn about this fascinating island group. If you’d rather explore Inishmór on your own, rent a bike and make a loop around the entire island. On your one-day cycling tour, you’ll encounter ancient ruins, lots of livestock and even miniature houses for leprechauns (or are they for the tourists?).

GUINNESS STOREHOUSE A trip to Dublin's most popular tourist attraction is pretty much compulsory for any self-respecting tourist in Ireland's capital. Or, at the very least, it should be. The Guinness Storehouse tells the story of how Guinness is made and how this famous drink came to be one of Ireland's best-known exports. It is in an awesome building: its core is in the shape of a giant pint glass and consists of seven floors. After walking around for about 45 minutes and being constantly told how wonderful Guinness is, pretty soon the subliminal messages start to kick in. Before you know it, you find yourself craving a pint of the black, delicious stuff as if your life depended on it, even if you were previously not a fan. (It is, after all, an acquired taste). The top floor, which has the Gravity Bar, is the most fun. There you get a complimentary pint of Guinness. You also get the most spectacular view of Dublin, which is worth the admission price alone.

TRINITY COLLEGE DUBLIN Trinity College is Ireland's most prestigious college - and although its rivals at University College Dublin might dispute this, it's probably the best university in Ireland.

34

But one thing not up for argument is the magnificent setting of Trinity: many of its majestic buildings are hundreds of years old. (The college was founded by England's Queen Elizabeth in 1592.) Architecturally at least, Trinity is way above its nearest rivals. Although the college is best known for the Book of Kells, it's also worth going there to check out the Long Room of its old library. (Apparently, this room was the inspiration for a room called the Jedi Archives, in the movie, “Star Wars Episode II: Attack of the Clones”). It is also worth taking one of the guided tours around the college, as nearly every building seems to have an interesting story. Many of the tour guides appear to be Trinity College drama school graduates; they always seem to add a little dramatic flair to their tours. The best time of the year to visit this university is around the end of May, just after the students' exams are over. Then the whole college comes to life. A popular activity among its students is to sit out outside the Pavilion Bar (known as The Pav), while watching a game of cricket. Join them and bring a few beers.

THE BURREN The Burren, which is formed by limestone karst plates (in other words, it's a great big rocky mass), is one of Ireland’s most famous natural attractions. The limestone terrain holds a special fascination for geologists and botanists for its Mediterranean and alpine plants. Described as a botanist's paradise, the Burren has one of the most diverse and beautiful floras in Ireland: 635 different plant species (including 22 of Ireland's 27 native orchids) have been recorded here. The region also has a number of more rare and elusive species such as the carnivorous pine marten, the snake-like slow worm and the rare lesser horseshoe bat, as well as over 100 breeding birds and almost all of Ireland's native butterfly species. The diversity of species is due to a happy coincidence of natural and cultural factors. The unique growing environment provided by the thick limestone and thin soil and low impact

PORTFOLIO OF EXCEPTIONAL CHESTNUT PARK PROPERTIES • MUSKOKA

Muskoka has become a household name in North America associated with cottage country. Sprinkled throughout the gorgeous lakes in the area are large mansion-like summer estates owned by celebrities and the affluent. The area itself is welcoming to anyone with any budget, but owning a property in the area, especially on the most coveted lakes, can exceed most people's budgets. It's the area itself that has created this craving for seasonal experiences. If you have the chance to visit or live there, you will understand why. There are approximately 60,000 permanent residents and 100,000 seasonal residents in this major summer colony. Most of the large estates sit on Lake Muskoka, Lake Rosseau and Lake Joseph. The sprawling estates are populated by Hollywood and sports stars, as well as popular national

46

business leaders. Aside from the luxurious real estate, there are many things that attract individuals to the area. There are exciting summer camps for children, museums, great hiking trails, swimming in sparkling waters and events and festivals to explore, all which reflect Muskoka's charm and uniqueness. The outdoors offer an abundance of wildlife and nature, and the indoors cater to those who are interested in relaxing out of the sun. There are also incredible boat cruises, including scenic tours on one of Muskoka's identifiers: the steam boat, the most famous being the Segwun. Muskoka is known for culture, trendy shopping, exceptional dining, an exciting craft beer scene and beautiful art galleries. On the lakes you will find people relaxing dockside, paddle boarding, kayaking and boating. Muskoka is a beautiful, modern and special cottage community. Muskoka is the Hamptons of the North.

Muskoka Living Matt Driscoll Multimedia Reporter / Editor

"Matt Driscoll is a freelance writer based out of Bracebridge, Ontario. He was a former editor with Muskoka Magazine and former photojournalist with the Bracebridge Examiner and Sioux Lookout Bulletin.Matt worked for several years in the museums field, both in Canada and internationally, before moving into full-time journalism more than a decade ago."

Sawdust City has quickly become one of the hottest tickets for local music in Muskoka. (Photo by Emily Collins)

Muskoka. Music to our ears 52

Once upon a time if you wanted to hear live music in Muskoka your best bet was to head to the church on Sunday. These days you can find live local music virtually any day of the week across the region. There’s been a sea of change over the course of the past decade and it’s led to a thriving Muskoka music scene.

WWW.CHESTNUTPARK.COM/MUSKOKA | WWW.INVESTINSTYLE.CA

Venues like Sawdust City Brewing Co. in Gravenhurst, The Griffin Gastropub in Bracebridge, as well as On the Docks Pub and the Mill on Main in Huntsville have all put a heavy emphasis on local music. There are frequent open mic nights and stalwarts of the local scene grace the stage on a regular basis. “There are so many more venues for local bands and artists to play than there were 10 years ago,” says Seamus Saunders, who’s responsible for booking the musical acts at Sawdust City and a veteran of the local music scene himself. “I think above all the quality of the work being produced by musicians in the area has improved dramatically. I personally know several people in Muskoka who do this as a full-time job - which was unheard of 10 years ago.” There are now multiple summer festivals on the local calendar that have a strong musical competent. Sessions Muskoka in Bracebridge typically hosts bigger name provincial bands, as well as local acts on the main stage, while Band on the Run in Huntsville also draws a bigger name band for the headliner but also has many local artists lining the streets to serenade the athletes that take part in the 5 km run.

In mid-August, the Dockside Festival of the Arts at the Muskoka Wharf in Gravenhurst features multiple local acts on the main stage over the course of a weekend. In Muskoka Lakes Township, Muskoka Chautauqua hosts regular coffee houses throughout the year, where acoustic acts play in an intimate atmosphere. Launched in 2017, the Sawdust City Music Festival is one of the newest and largest - festivals in the region. The multi-day festival runs over several days in Gravenhurst and is the brainchild of Miranda Mulholland, a classically trained violinist and vocalist who has worked and toured with a who’s who of Canadian music including Jim Cuddy, Stephen Page, and the Cowboy Junkies.

Sean Cotton has been a staple of the Muskoka music scene for years. (Photo courtesy of the Gravenhurst Chamber of Commerce)

Mulholland established the festival in Gravenhurst because her great-great grandfather, former Mayor Charles Mickel, built the Gravenhurst Opera House 115 years ago. That same Opera House remains in operation to this day and hosts a Songs and Stories concert series for local musicians on a regular basis throughout the year. Just down the street from the Opera House, Hunter’s Bay Radio recently opened its second Muskoka studio. HBR, as it’s affectionately known to its listeners, can be directly linked to the boom in popularity of local music. “There were only two bands that had recorded music when we first started. That’s changed considerably over the past eight years,” says Jeff Carter, who established the volunteer-run station in 2009. “We now have over two dozen recording artists we play that can be considered local, with more added all the time. The region is rich in talent.” The station moved from an internet-only format to the FM dial in 2014. They not only play a high percentage of locally recorded music, but also regularly bring live guests to their flagship studio in Huntsville for concerts that are broadcasted over the radio and internet. “I think having a place that can help aspiring musicians grow their craft is an important part of the community,” says Carter. “Despite the wealth of talent that was here prior to Hunters Bay going on the air, most musicians didn't know each other and we helped bring that all together. Playing their music inspires others to get involved in the scene.” Many of those were already playing, but before the emergence of HBR and the proliferation of live venues they simply had nowhere to play. “Once the musicians came together and venues starting hiring them to play, it was sympatico,” says Carter.

PORTFOLIO OF EXCEPTIONAL CHESTNUT PARK PROPERTIES • the 1000 ISLANDS

THE 1000 ISLANDS is a playground for those who love boating, fishing and a water oriented lifestyle. The area straddles the Canada-US border in the St Lawrence River. It stretches about 50 miles downstream from Kingston, with arguably the best known and iconic portions located primarily between Gananoque and Brockville. It is roughly half way between Montreal and Toronto. The 1000 Islands is part of the Parks Canada’s National Parks system, the Ontario Provincial Parks network and is a designated UNESCO Biosphere Reserve. Development has been carefully controlled, and as a result, its natural beauty and wilderness feeling have been maintained rather than spoiled or overdeveloped.

Although the international border runs down “the middle” of the River, residents cross it regularly to visit, play and dine. The area on both sides of the River is rich in history, culture, amenities and activities, not to mention the splendid landscape that generally distinguishes it as one of the continent’s unique playgrounds and destination locations. Residents and visitors can take advantage of many fine restaurants, shops, markets and activities including boating, swimming, waterskiing/wake boarding and wreck diving or visiting local museums including the internationally renowned Antique Boat Museum.

A ROSE BY ANY OTHER NAME

Prince Edward County is the new haven for those who want “big city” amenities without the “big city” smog. The County boasts everything from craft beer-distilleries to wineries suitable for even the most discerning of palettes, as well as a healthy dose of culture and a refuge from the hustle and bustle of daily life. Such “lifestyle flexibility” is attracting enterprising Millennials. And it’s these Millennials who are injecting the County with culture, developing the economic landscape and increasing demand for places to live, get married and visit.

BEST CELLARS: HOW to STORE YOUR WINE COLLECTION A great wine collection deserves perfect storage, and there are options for every type of home—from cabinets to bespoke installations to full-scale cellars

Content provided by Christie’s International Real Estate

Everyone knows that how you store wine is as important as how you serve it, but what do you do if your home doesn’t have the cellar that your collection merits? Whether you are a serious wine connoisseur or a burgeoning enthusiast, you need to consider how temperature, humidity, UV light, and vibration will affect your wine, and monitor bottles closely to keep them in pristine condition The good news is there’s a smart solution for every kind of wine lover and every type of space, from the palatial cellar of a country estate to the compact corner in a city condo. Here's how to do it:

WWW.CHRISTIESREALESTATE.COM | WWW.CHESTNUTPARK.COM

73

1. Know the correct storage conditions According to experts, the correct temperature for storing wine is 50-57°F (10-14°C), with 70-75 percent humidity, beyond which paper labels and corks can spoil. In the wine cellar (or room), fluctuation is the enemy. “In the past, a cool larder or under-stairs cupboard might have been acceptable, but modern technology now gives us temperature-controlled cabinets, pods, and rooms—much more efficient to protect precious bottles,” says David Elswood, International Head of Wine at Christie’s. “In fact, we’re all trying to recreate the natural conditions that an old-style, underground cellar provided.” Jan Konetzki, director of wine at The Club at London’s Ten Trinity Square, and Château Latour and Artemis Domaines ambassador, adds: “Aging fine wines in your own cellar is a rewarding process. It provides layers of pleasure, from the moment of purchasing to the moment one decides to pull the cork.”

75

2. Determine how much space you need If a traditional cellar isn’t feasible, there is a range of products that will help to store wine safely and, if desired, make a visual feature out of it, too—from fridge-style wine cabinets and rooms to compact, modular cellars ingeniously set into the floor. Once the decision has been made to create dedicated wine storage, the solution really comes down to space and taste. Lucy Hargreaves, co-owner of UK-based Spiral Cellars, says: “One of the reasons our underground cellars are so popular is because they don’t use any existing space—rather, they create a storage space that didn’t previously exist.” The actual hole for a Spiral Cellar is only eight feet in diameter, so even the most bijou of kitchens is able to accommodate one. Not all wine storage has to be below stairs or below floorboards, however. If a wine room is more appropriate to your needs and space, projects can be tailored to fit properties of all shapes and sizes. There is a trend for filling corners, alcoves, and utility rooms with bespoke wine storage, says Hargreaves, housing anything from 60 bottles to more than 1,000. It’s essential to get the conditions in cellars and rooms just right, she adds, because a substantial value of wine can be lost if things go wrong.

Spiral Cellars’ underground storage solutions can house up to 1,900 bottles.

76

4. Customize to your requirements Another point to consider is that not all collections strictly comprise standard wine bottles. If you plan to store magnums or half bottles, for example, it’s best to have modular shelving that can be removed and adjusted according to your needs. You’d also be wise to have the capability to heat as well as cool; if you store wine in an outbuilding that drops toward freezing in the winter, the temperature you’ve set will be maintained regardless.

Wine by Design's cellars are all bespoke. Racking is handcrafted out of hardwood, steel, bronze, perspex, and glass, according to the client's desires.

3. Work with an expert Paul van Maaren of UK-based Wine by Design echoes the importance of getting it right the first time. “I projectmanage every job and I only do 10 to 15 a year,” he says. “If you don’t do it correctly, the storage might work for two years and then it will fail. More often than not my clients are storing between £100,000 and £2,000,000 [$131,705– $2,634,730] worth of wine, so it has to be done right.” Brands such as Vinomagna, Cellar Maison, Smith & Taylor, and EuroCave all offer bespoke storage, including cellar conditioners that create the right temperature and humidity in a room or area set aside for wine. These companies collaborate with clients, or their interior designers, on concepts and installation using 3D-modeling software. Then there are the add-on services for inventory, concierge, and aftercare.

Storing wine goes well beyond practical considerations, however. Cellar Maison, which operates mostly in the UK and Europe, is one of the go-to companies for wine rooms, pods, and walls that showcase wine with the same care as an art collection. Frameless glass spaces—a kind of thermally insulated envelope—are a favorite way for collectors to entertain guests in the presence of a dramatic, illuminated display. If clients want to show off particular bottles, there are ways to do so, such as color-changing lights linked to a homeautomation system or fiber optics that pinpoint specific labels. Of course, it is possible to work out the right conditions to store wine without appointing a specialist company. Interior designer Niloufar Bakhtiar-Bakhtiari, for example, created a double-sided unit for up to 800 bottles in the basement of her Chelsea townhouse in London. Teaming up with a carpenter for bespoke shelving and a glass specialist for the right UV protection, she then installed a climate-control system recommended by an oenologist.

Ben Austin, global business development manager at EuroCave, is keen to point out that not all wine storage is created equal. “We make only wine-specific products and nothing else,” he says, emphasizing the value of enlisting a specialist rather than a kitchen manufacturer, however high-end. “We’ve been doing this for 41 years and our factory is in northern France; all of that comes at a price." Each EuroCave cabinet is insulated and lined with textured aluminum to imitate an underground cellar wall, which holds the humidity, as opposed to solid, molded plastic that sends moisture running down to pool at the bottom. “Our products have a warm, amber glow, which has been scientifically proven not to harm the wines,” he says. Ideally, each bottle would also sit on its own main du sommelier—a bespoke rubber bottle rest—to cradle it and minimize vibrations that interfere with sediment in older wines.

5. Know it's OK to start small For those who aren’t ready for a full wine room but do want something incredibly well-made, brands like Lanserring and Scarlet Splendour offer attractive cabinets and shelving options. They may not be climate controlled but they’re beautiful and provide a dedicated space safely out of direct sunlight. Smallbone of Devizes offers the best of both worlds, with a customizable Wine Wall storage system that regulates temperature and humidity, with a back panel of laser-cut leather and a controllable lighting system. What’s clear is that investing in the right way to store wine will pay dividends. As Kathleen Coumou, an Executive Director at Christie’s International Real Estate, explains, there is no doubt that it adds to the value of a home: “It’s easy enough to have wine storage put in, but it’s an extremely attractive amenity when buying or selling, because there are more collectors now than ever.” If space is available, or where excavating for a spiral cellar isn't possible, Spiral Cellars can also create dedicated wine rooms.

ARCHITECTURAL TRIUMPH One of the world's magnificent and rare estates, Darlington, praised by architectural enthusiasts as the American Versailles. Originally constructed in 1907 and meticulously renovated in the last seven years, this estate offers approximately 50,000 square feet of spectacular living space and more than 12 acres of marvellous grounds framed by the Ramapo Mountains. The 58-room, three-story mansion that today is listed with both the National Register of Historic Places and the New Jersey Register of Historic Places was the dream of George Crocker, son of railroad magnate Charles Crocker. He saw in the area of Mahwah, New Jersey, an escape from the rushed and crowded life of New York City and ample space that would allow him to build the estate of his dreams. The majestic dwelling, modelled after an English castle, rivals the Gilded Age mansions in Newport, Rhode Island, and overlooks the Ramapo Valley. The architect of the mansion was James Brite, who along with his partner, Henry Bacon, also created the original Madison Square Garden, American University in Washington, D.C., and the world-famous Lincoln Memorial in Washington, D.C.

Overlooking a pond reflecting the mountain peaks beyond and fed by a cascading stream running beneath the master suite bridge over waterfalls to the pond below, finishes and appointments were painstakingly and globally sourced by the design team.
