A

s I ventured out into the aftermath of the second serious winter storm of 2013 for yet more shoveling; the appeal of a low-maintenance condominium lifestyle became crystal clear to me. Perhaps this is why so many empty nesters are joining first time homebuyers, seniors, professional couples, and families as neighbours in the variety of condo communities throughout the GTA. Adding insult to (back) injury, my home has a one car detached garage where only the ‘precious’ fine-weather car is parked. The everyday vehicles have to tough it out in the single width driveway, where we constantly juggle for position. It is on these cold winter days that I imagine the luxury of driving into a private, warm and secure underground garage to my designated spot where only my car is allowed. I would then ride in the elevator to my floor high above the slush, ice and snow. There are many days when a vehicle may not be necessary. A great many condo buildings are located on the PATH system, close to TTC or GO Stations or along public transit routes. But on days where driving is a must, I imagine it would be simply fabulous to hop in and drive away without having to spend hours cleaning off the car and shoveling or using the snow blower in order to clear a path to the road. For me, even going to yoga means putting on my winter gear to walk around the corner. Many condo buildings include yoga/fitness, swimming and equipped exercise rooms within the common amenities. All just an elevator ride away — no snowsuit required! Yes there are many reasons to buy a condominium suite, and these are as varied as the people purchasing. Condominiums are a great alternative to student housing

I

t goes without saying putting your child through university is expensive. After you factor in the cost of tuition, books and residence the average student in Canada can expect to pay close to $70,000 to complete a 4 year undergraduate degree, if they are living away from home. One of the major expenses is the cost to rent an apartment or stay on residence. It represents roughly half of the overall expense for a student. Parents paying for their children’s university costs could benefit by looking into purchasing a condominium for their child to live in while away at school. Here’s why it might be a good idea.

Permanent place to stay By far one of the biggest advantages of buying a condominium for your child to live in while away at school is knowing they can never be asked to leave. A landlord has the right to ask a tenant to leave in 60 days if they have sold the property or are moving into it themselves. Although rare, such an incident could be a huge disruption to your child who is busy away at school and should be concentrating on studying, not stressing about where they are going to live next month.

Return on investment The benefits are endless, if you see the condominium as an income property and expect to keep it even after your child leaves the university. Apartments near university campuses are easier to occupy and often fetch higher rents. After saving money for four years by having your child use the condominium, the unit could then easily be converted into a moneymaker by renting it out to students for years after.

Tax incentives If there are tenants in the condo there are various tax-deductible expenses that you can take advantage of. Mortgage interest, property taxes, insurance costs, office supplies and phone bills are all considered legitimate expenses for a landlord. For tax time keep a good record of any money you spend on the property.

Location Location Location Never is location as important then when you’re a student. Getting maximum sleep and having the shortest commute to the lecture hall is what most students look for. The condominium you buy should be walking distance to the university your child is attending; otherwise you will be shelling out extra for transportation, driving your costs even higher. A place that is close in proximity to the campus is also easier to rent out to other tenants. Before you buy a condo for your university bound kid, please use a rent vs. buy calculator to have a realistic look at the difference in costs. It will help you make a better-informed decision. Also keep in mind real estate markets can soften and the price of what you paid for the condominium could come down. Like any other investment there are risks involved. Be aware of them and make sure you can handle any adverse changes if they come. cL

There are also a few things to consider before you sign on the dotted line to purchase any real estate for your child.

Capital gains If you plan to sell the property after your child is finished school you will be subject to capital gains because the unit will not be considered your primary residence. You can avoid paying this if you put the condo in your child’s name, provided they are over 18 and they declare it their primary residence. But this puts the ultimate decision of when the property is sold into your child’s hands.

Cost of vacancies If the unit has several bedrooms you may choose to rent out the others for extra money. If you are depending on tenants to help support the monthly expenses, there could be times when rooms are vacant, and you will be responsible for all the carrying costs. Make sure you can afford to pay the bills regardless of whether it fully tenanted or not.

Emergency costs You are ultimately responsible for any emergency maintenance required in the property, especially if it’s not just your child living there. A broken fridge or a faulty toilet can cost you a few hundred dollars to fix. You should be prepared for these types of unpredictable events.

There's progress in Ontario's new Condo Act

P

rofessional athletes often wind up being promoted to league head offices for their expertise. Brendan Shanahan, for instance, is in charge of discipline for the National Hockey League these days after playing for five teams from 1988 through 2009. Marko Djurdjevac, if you will, is to Ontario condominiums what Shanahan is to the NHL. The province’s Ministry of Consumer Services recently asked Marko to leave his positions as a condominium lawyer/partner with the prestigious Miller Thomson law firm so that he could work for the Government body on amendments to Ontario’s Condominium Act. Marko accepted the offer, partly because it was a terrific opportunity for him but largely because of his passion and determination to try to improve and update condo life in Ontario. Marko has been hearing many complaints from condo residents, board members and property managers in recent years and relishes the chance to be in a position to do something about it. If you have read my columns here in Condo Life in the past, then you are familiar with both Djurdjevac and the fact that a new Condominium Act is being formed for Ontario. The Condo Act that’s been in use since 1998 is simply outdated because of the significant increase in Ontario condos. Last June, the Ontario Government announced that the Ministry of Consumer Services was instructed to launch a review of the Condo Act through a public consultation process to identify and produce a comprehensive set of issues and long-term solutions. “So many provisions need to be reviewed,” Djurdjevac said in Condo Life in November of 2012, when he was still with Miller Thomson. “Some of the provisions simply don’t work. There are so many provisions and obviously and not everything works the way they were drafted. The Government will be flooded with every interest group that has something to say. I suggest that this likely will be a two-year process at least because there is so much involved. There’s going to be so much input involved from various sources.” Djurdevac, whom I met after he became the lawyer for the boards of twin buildings I managed for Del Property Management Inc. a couple of years ago, has been quoted as a condo authority in my columns several times in previous months. He wrote a terrific book about condo laws, which I outlined in Condo Life, and he also discussed several condo-related issues with me for publication purposes. He is prohibited from speaking to reporters for publication these days unless he receives approval from decision-makers with the Ministry of Consumer Services. “The good news is that the Province is serious about amending the Condo Act,” Miller Thomson said in a published statement. “The bad news is that we are losing Marko.” The statement also said: “Marko has been a real asset to our group and we will miss him, but we like to think his association with Miller Thomson has made him the most qualified person for this newly created position with the Government of Ontario. We congratulate him and wish him all the best with this new challenge.” Marko, of course, will need lots of good luck with his new challenge. There is a heck of a lot to enhance, improve and reform in condo law. Stage One of this detailed process is already complete. The findings so far suggest that new tools are needed not only to strengthen how condo corporations are managed and governed but also to help owners and other condo sector participants build a stronger sense of shared responsibility of the resilience and well-being of their communities. The wisest of property investments

I

f you’ve ever considered investing your money in real estate, chances are you’ve been at a loss for where to start. Realistically there are so many factors to consider, and it’s easy to get derailed and even demotivated if you don’t have the facts. A recurring question I am asked by my clients is how to find a good investment property. I define a good investment as the purchase of a property that will produce a consistent rental sum that equals or surpasses your expenses for the property. This amount should include the monthly mortgage, property tax, and maintenance costs. A

condominium is a good place to start. It is just the kind of property that is affordable and able to gain you that consistent monthly rental income. When considering investing in a property, it is key to remember that a tenant is your most valuable asset. They will pay all your bills while your investment appreciates, and will then walk away leaving you with all the profits and the property. This means that you should pick a property that will attract tenants. It is important to remember that you will not be living in this condominium, so think in terms of what your ideal tenant would want. Location, Location, Location. Naturally location goes hand in hand with affordability and is the first item of consideration when buying a property. You might want to talk to a realtor to determine what area you can afford. Zeroing in on rental features should influence picking your general area. Aside from affordability, some indicators to look for are existing or upcoming developments such as public transportation, commercial developments or high traffic areas where people want to live. Other things to consider are current distance to public transportation, grocery stores, schools, entertainment, and highways. Once you have the proximity pinned down, pick a few buildings that you like, roll up your sleeves and dig in. Now comes the time to research. Start with the condo maintenance fees, typically the older the building the higher the fee tends to be. Make sure you do a little background research on the original developer and the building management team. Ask your realtor to find out how much the maintenance fees have increased, and over what period of time. Calculate the average increase per year. If the increase has been extremely large, the investment may not be worth-while as the indication is that it may greatly increase again, driving your rental price above what tenants may be willing to pay. Ask your realtor if they know how much of the building is rented to tenants. Some buildings are particularly investor friendly. This could actually be a negative factor. There are buildings that have a very high rental population and become run down after a while. Too many rentals are a good indicator that the maintenance fees will go up, so try to find a building with a nice balance of rented and owned units. Higher floors typically have a nicer view, however, this comes with a premium cost of typically $1000 per floor. Furthermore, south facing condominiums get sunlight exposure and are typically more appealing to potential renters. It is also a good idea to ask about any upcoming developments that can obstruct your view. Any possible future obstructions to the view you pay for could potentially decrease the renting appeal of your property, and later its resale appeal.

Your next consideration is how much to charge your tenants in rent. Find out what the average going rate is for the type of unit that you are looking to buy. You want to make sure that the rental amount will cover your mortgage, maintenance and property taxes. Do the math; figure out what your down payment would need to be in order for you to make a good profit off of the property. Realistically the down payment plays a big role here, as it can determine whether you need to increase your initial investment, or maybe even restart your search looking for a more affordable unit. Finally, be patient. Charge just enough to cover your expenses, and always pick the better tenant over the one that will pay more. Realistically, the better tenant will care for your property, while paying it off, leaving it in good condition for when you’re ready to sell and really make money off of your investment. cL

How Condominium Inspections Can Help

T

hirty years ago, a Home Inspection was not part of the real estate process. Now, close to 80per cent of resale homes in North America include a professional Home Inspection*. What was once considered an unnecessary service is now a standard part of real estate transactions. However, when it comes to Condominium Inspections, people are still living like it is 1970. Condominium units are no different than single family homes in that they can experience water intrusion, leakage, mechanical failures, breakdown of equipment and may include renovations that do not meet today’s standards. Yet the lack of perceived purpose that plagued Home Inspections in the early 1970s is still prevalent when it comes to Condominium Inspections – they remain a misunderstood, and for the most part unexplored service. The value of a Condominium Inspection is often overlooked during real estate transactions where the inspection clause is usually waived. Many new buyers operate under many misconceptions about this type of service that include: • Coverage: The condominium corporation covers everything

Perfection: Contrary to popular belief, condominiums do not have a protective bubble around them to guard against failure. Condominiums buildings and units can experience damage — and it’s not always an insignificant issue. In fact, the number one insurance claim in condominium units across Canada is water damage to the interior structure**. The most common source of this type of damage is flooding from overhead units. Value: Condominium Inspections provide both long-term and short-term benefits. The current condition and functionality of the unit will be investigated to aid in making an informed purchasing decision. In addition, new owners are also educated about future preventive maintenance items for their unit. A Condominium Inspection will provide immediate and subsequent knowledge and advice, and ultimately present a huge value to the client. That being said, not all Condominium Inspections are created equal. A Condominium Inspection should include: • A detailed investigation of all the major appliances within the unit. • An inspection of and consultation on the systems within the unit, focusing on functionality and long-term maintenance. • A check for manufacturer recalls on all major appliances. • A comprehensive inspection report that documents the condition of systems, components and appliances, including illustrative photos and helpful maintenance information.

Maintenance fees a true bargain

T

here are oh, so many benefits of condominium living – but the one that often tops the lists of purchasers is having access to wonderful amenities in gorgeously landscaped buildings without having to take care of maintenance and repairs. The time you would spend weeding the garden, raking leaves, shoveling snow and the like can be spent instead soaking in the whirlpool, swimming, watching the latest film sensation in the theatre, playing virtual golf, or engaging in any of the other activities available under your very own roof. Remember, however, that over time, all residences require upkeep — and that’s where the maintenance fee comes in. Your monthly payment is critical to ensuring that your quality of life remains high. Funds must be in place to handle arrangements for cleaning, upkeep and repairs of a condominium’s common areas. It’s important that you consider these fees fairly when you compare to the expenses you’d incur in a low-rise home for similar services. Take security, for example. Keep in mind, too, that a substantial percentage of condo maintenance fees covers utilities such as hydro, gas and water, which you would pay for separately from your mortgage in a low-rise home. The great thing is that many condominiums today offer individual hydro and water metering per suite. Most buyers are happy to pay for what they use, and they appreciate the fact that if they are away for weeks or months, their hydro and water bills are low for those periods. Looking at maintenance fees in the bigger picture, they also help to protect your real estate investment. Often, people forget that the ongoing cleaning and maintenance of things like elevators, the lobby and hallways is important. In addition, a portion of your maintenance fees goes toward the “reserve fund,” which remains on hand so that essential services can be paid for in the future. The condominium board administers the fund, which covers unexpected problems after the Tarion Warranty coverage is over. Now and then, we hear from potential purchasers that they resent having to pay maintenance fees that support a particular amenity they do not plan to use — most commonly, the swimming pool. You should know that the costs to maintain and service a pool and whirlpool are a very small portion of the annual condominium budget. You may think you will not use a pool or another amenity, but your guests may be happy to indulge. Amenities also enhance the resale value of your suite in the future, and you never know — once you move in and see for yourself just how beautiful today’s amenities are, you may love the very things you thought you might not use! As I so often say, amenities are an extension of your living space, and our condo developers are creating simply stunning areas where neighbours and friends can gather without ever leaving the building Again, it’s a matter of perspective. In a low-rise home, someone has to mow the lawn, weed the garden, wash the outside windows, etc. Hiring professionals to handle these chores costs money. Much of your condominium maintenance fees goes for items you would have to find the money for anyway. In the end, it’s so worth it to afford you luxury, convenience and free time. cL

Back to Toronto’s future:

The rise of the mid-rise

M

id-rise condo developments are taking their rightful place in growth of our city. If I could simply hop into a 1981 DeLorean DMC-12, power up its flux capacitor, accelerate to 888 mph, and take a trip to the future, I would hope to find myself in a future where Toronto has found its own niche in mid-rise developments. Too bad I am not Marty McFly! Mid-rise developments, defined as five- to eleven-storey buildings, are great additions to the housing mix in Toronto. They interact well with their neighbourhoods and contribute to growth along major streets such as St. Clair, Bloor, and The Danforth. Mid-rise buildings give buyers the choice of purchasing a more intimate and personal residence that still has the amenities of a high-rise project. The City of Toronto is already committing to making it easier for developers to construct more and more mid-rises. Mid-rise buildings contribute much to their surroundings. They help to increase density without impacting the scale of the street or the walkable character of the neighbourhood. Increased density along major streets goes a long way to helping support the businesses and services in the area. Limits on building heights and the number of storeys built ensure that sunlight is allowed in so that the streets do not become dark urban canyons. Retail and office spaces on the ground level of these residences can provide additional businesses for the community. Mid-rise buildings provide human-scaled developments that often interact more naturally with the street level activities of residents and their neighbours. Buyers debating whether or not to purchase a suite in a mid-rise building should take several positive factors into consideration. The limited number of storeys and parking levels makes the building manageable in scale. It often makes for a safer and more intimate building environment with fewer suites, resulting in you recognizing many of your fellow residents and interacting with them on a regular basis. Even though it is a smaller scale building, you will still have access to fitness facilities, party rooms, work spaces, and front desk security. There is a closer sense of community when living in a mid-rise. The lower building height allows you to look out your window to observe the vibrant streets of your neighbourhood and encourages you to walk out into the community to interact with businesses, services, and others who also call the neighbourhood home. Being located on major streets also provides ready access to the transit system. Mid-rise developments can appeal to a broad group of buyers, from young first time buyers to older buyers looking to downsize. Skyscraper cities similar to Toronto such as New York, Chicago, and Vancouver have successfully been building mid-rise developments. The mid-rises in these cities are often able to satisfy the density needs of a growing city while giving buyers a place they can call home in some fantastic neighbourhoods. Mid-rises condominiums may have all the amenities of condo living with the added benefits of a more intimate and exclusive setting. Don’t get me wrong about the great high-rises in the city. I’ve had the privilege of working on many of them over the past 25 plus years and do so today. But, my appreciation of the mid-rise is probably a pretty good reflection of how far our market has expanded as we continue to be ‘condominiumized’ as a city. If the DeLorean could take me back in time to chat with Jane Jacobs, I am sure she would approve of Toronto’s commitment to growing the city using mid-rise developments.

Jennifer Keesmaat, the City of Toronto’s chief planner, sees “Toronto’s salvation [being] in more human-scaled development all over the city.” Studies and surveys have been conducted to determine the viability of mid-rise developments on Toronto’s major streets. Mixed-use, midrise condos become a necessity as sites suitable for high-rise towers become scarce and developers have to build on smaller lots in tighter knit neighbourhoods. Mid-rise intensification has been adopted into the city’s Official Plan. “Asof-right” zoning will streamline the process by pre-approving certain city streets for mid-rise development, helping developers bypass the tedious rezoning process and incentivizes them to build mid-rises. The objective is to “let developers build what we want them to build, and help them do it faster.” Keep an eye out for a large number of mid-rises in Toronto’s future. Mid-rises are your density. 2012 in review Overall, 2012 was a good year for Toronto real estate sales. Below are the top five years ever in the history of Toronto real estate sales. 2012 is #4.

2012 was the 4th best year on record and only 8 per cent off the best year ever. It was characterized by phenomenal sales production from January to June, and then below average sales production from July through December. Of course, this coincides perfectly with the timing of Jim Flaherty’s enormous criteria changes with the CMHC’s lending policies. Three of these changes drastically altered the landscape of borrowing to buy real estate in Canada. It was these changes that created the latter half of 2012’s lowdown. They were as follows: • Raising the minimum down payment for a $1.0 million purchase from 5 per cent to 20 per

Toronto marketplace. The latter part of the year was characterized by a reduction of new listings which were down 10 per cent over last year. This is primarily due to vendors taking homes off the market, and/or deciding not to try to sell in the first place. In an environment of 3 per cent lending no one is desperate to sell, so it is unlikely that prices will move downwards. This is not the sign of a weakening market, rather one that is likely to strengthen. I believe that 2013 will see 80,000 homes sold and average prices will likely come very close to $500,000. I expect that the resale and new condo market to show strength but also less volume of sales overall. cL

This change caused a significant slowdown in the $1.0 million to $1.5 million home market as it forced a 400 per cent increase in down payment requirements. • Reducing the amortization time on CMHC mortgages from 30 to 25 years. Since 2008, Jim Flaherty has tightened this three times from 40 years to 25 years. This has made buying a home the equivalent of 35 per cent more expensive. This last change was really the icing on the cake. It removed a significant number of marginal first time buyers from 2012’s buying economy. • Raising the minimum deposit for an investment property from 5 per cent to 20 per cent. Obviously, this made it significantly more challenging for investors to buy investment real estate. These changes were aimed directly at the Toronto and Vancouver condominium marketplace in that most first time buyers and investors are dealing in the condominium economy. Of course the high end condo marketplace from $1M-$1.5M slowed significantly as buyers now need to amass a large down payment. It wasn’t enough for Mr. Flaherty to make these changes, he then went on a public relations rampage to destroy the credibility and viability of the condominium industry in Toronto. His policy of meeting with bank management and other lenders to caution them to the perils of lending in the condominium marketplace contributed to the banks creating Draconian lending requirements and ultimately spooking the media. Despite this government intervention and meddling, our real estate market has held strong, with average pricing finishing at $497,301, up 7 per cent over 2011. While volume of sales did fall slightly, prices held firm. The average days on market was 36 days versus 32 days in 2011, also a sign of a very strong marketplace. So, despite a continued effort by the federal government and the Bank of Canada to smear the condo industry, we saw

Your new home’s warranty has you covered

W

elcome to my first column in Confo Life. Purchasing a new home is one of the biggest decisions most of us will make. Thankfully, there are many sources of information, like Condo Life, to help guide you through the process. I’m delighted to have this opportunity to share information about the warranty that comes with almost all new homes built in Ontario. So, what is Tarion and what do we do? Tarion is a not for profit corporation, established in 1976, that protects the rights of new home buyers and also regulates the new home building industry in Ontario. Tarion administers a piece of provincial legislation called the Ontario New Home Warranties Plan Act, which outlines the warranty protection that new home buyers in Ontario are entitled to.

Tarion does this by: • Licensing new home builders and vendors • Ensuring builders/vendors abide by the Act • Educating new home buyers about their warranty rights • Protecting consumers when builders fail to fulfill their warranty obligations • Resolving disputes about warranty coverage • Investigating illegal building practices • Promoting high standards of new home construction

Ontario’s new home warranty Almost every new home sold in Ontario comes with a builder’s warranty that’s backed by Tarion. The warranty is made of many different components. Its coverage begins before you even move in to your new home and lasts for seven years from the time you take possession. The different components of the warranty provide different types of coverage at different stages in the life cycle of your home.

When you buy Deposit protection and delayed closing protection begin once you sign a purchase agreement and make a deposit on your new home. Deposits on freehold homes are protected up to a maximum of $40,000 in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits on condos are protected up to $20,000 with any additional deposits begin covered by the Condominium Act.

Before you move in Delayed closing and occupancy provisions mean your builder guarantees that your home will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs.

covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, beginning on the home’s date of possession. The seven year major structural defect warranty provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home.

Unique protection for condos Condos come with an additional warranty that covers the shared spaces — or common elements — of the condo. A common element is something that is shared by the unit owners like parking garages, recreation facillities, exterior cladding and roofing. Certain systems like plumbing, electrical and heating can also be part of the of the common elements. When you’re ready to take possession The one, two and seven year warranties begin when your home is complete and ready for possession. The one year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession. The two year warranty protects against water penetration through the basement or foundation walls; defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also

The benefits of condo owners driving an electric vehicle

W

ith electric vehicles continuing to grow in popularity, Canadian drivers are studying up on what it would take for them to make the switch. Government incentives sure help, along with an increase in public charging stations down popular stretches of roadways. Most recently, 2013 Canadian International AutoShow-goers were treated to multiple booths about the benefits of driving an EV and sneak peeks at the new models coming to Canada.

Does owning an EV save me money? Commonly, people want to know about how EVs charge and whether or not the electricity required to charge one will actually save them money, when compared to a gas-fueled vehicle. The answer to this question is that a special EV charger can be installed in your garage and uses approximately two to five dollars worth of electricity to charge an EV. Comparatively, this charge would last the same distance as around 18 dollars of gas would.

What about Condo Owners? But what if you don’t live in a house and don’t have a garage? In Toronto, condominium living is a reality for many people and comes with its own set of questions to consider when adopting an EV lifestyle. Condo dwellers often park their car in a shared garage and need to abide by the building’s regulations. This unique situation means that the main challenges an EV owner living in a condo building will face are: 1. Safety in connecting to the condo’s power supply 2. Monitoring electricity usage and bills 3. Securing the charger in a common space The team at Signature Electric installs EV chargers in condo buildings. The story of their first installation demonstrates long-term solutions to these potential issues so that condo owners can happily drive and charge EVs without issue. A condo owner in Toronto had purchased an electric vehicle and had asked the property manager to help them find someone to install a charger. The resident had already purchased the charger, which had received the proper safety approvals, so there would be no issue with the ESA (Electrical Safety Authority) when the unit connected to the building’s power supply. The wiring requirements were then studied based on the manufacturer’s recommendations. First check that the panel had space for the new breaker and that it could easily

accommodate the added load. In order to bill for the electricity, a small digital sub-meter would be installed just for this charger that the manager could read and yield information from to allow her to invoice the owner. Once a general understanding is gained of how much electricity the vehicle might use over the course of a year, the owner could provide a single payment in advance and the property manager would reconcile at the end of the year, after reading the meter. A compact and relatively inexpensive meter was available to use for this application. Because the charger is in a common space, installing a non-fused lockable isolating switch just beside the charger worked, and then the owner attached his own lock, offering him peace of mind. People living in condos don’t need to hesitate to consider purchasing an electric vehicle. A quick conversation with their building manager and the consultation of a professional electrician experienced in EV charger installation should put them on the right track. cL

ocated north of Toronto in Richmond Hill, Xpression Condominiums is a new development by Zancor Homes. Xpression’s subdued palette, timeless design and understated luxury appeal to the broad demographic of condo buyers that makes up Richmond Hill’s diverse population. The units are highly customizable, encouraging purchasers to “express themselves” by selecting features and finishes that suit their tastes and lifestyle. In an interview with IDC, Tania Richardson of Tomas Pearce Interior Design discusses how she and her design team created a high-style project that challenges expectations about what a suburban development looks like.

In what types of projects does Tomas Pearce Interior Design specialize? We specialize in luxury high-end design, residential as well as commercial projects such as sales centres, model suites and executive suites. We do a lot of international work and have completed projects all over the world.

What attracted you to this project? We have an established relationship with Zancor Homes, having designed some of their low rise developments including King’s Ridge in King City and Brooklin’s Forest in Brooklin, Ontario. This is Zancor’s premiere high rise, so we were really excited to be part of this project.

Who is this project designed for? Is there a typical purchaser? This project is intended for anyone from a young professional buying their first condo to an empty nester downsizing from a larger house. Units range from 600 to 1,200 square feet to accommodate the needs of different buyers. Richmond Hill is a culturally diverse neighbourhood, so the development was planned with this in mind. We wanted to be able to accommodate many different tastes, preferences and lifestyles.

What areas was Tomas Pearce responsible for designing? Tomas Pearce designed the sales office and model suite, as well as all common areas of the development, including the bar and lounge, fitness facilities, indoor swimming pool area, dog wash station and theatre. We also reviewed the layout of the suites and provided input on the exterior renderings of the building.

What were the developer’s expectations for the design? Did they come to you with something in mind? Xpression was a collaborative effort from its inception. The team included the developer, the marketing team, the architectural team and us as the design consultants. The design team was included from the very beginning. The client was very open and let us push the creative envelope. We added several whimsical elements to the model suite, such as the line of white porcelain aliens on the shelf in the den, and the swing seat and split coffee table in the living room. We wanted people to smile when they walked though the suite.

How did you decide on a theme or concept for this project? This development doesn’t really have a theme, but we did work with the marketing team to

For our residential clients, we really get to know them so that we can assess their lifestyle and what they need from their home. We find out whether they have children or pets, how much time they spend at home, how often they entertain. We also ask that they bring us photos or anything else they might have that would convey their taste and aesthetic.

Richmond Hill feels increasingly urban, but many of the developments have a suburban appearance. The Xpression look is timeless modern with luxury elements.

How did you incorporate the location of the project into the design? Actually, in this case we did the opposite. Our goal was to bring a 416 vibe to 905.

Do you have a favourite design period?

Please describe some of this project’s unique features.

I appreciate most design styles and periods. Depending on the client or project, my team looks to the appropriate design influence for inspiration. We can do ultra traditional right through to ultra modern. We marry the client’s taste with our design knowledge for a unique look for each project.

Because this project is in Richmond Hill, we had the luxury of space that doesn’t exist downtown. One of the great features is the expansive, wrap-around balconies that many of the units have –that simply wouldn’t be possible in most areas of downtown Toronto. Another unique feature is how customizable the units are. The name of the development is Xpression, so we wanted to communicate the idea that buyers could express themselves through the design of the units. For example, instead of choosing one kitchen finish for the countertops, backsplash and cabinets, buyers can mix and match. This offers more design flexibility than most condominiums.
