profile client: mr & mrs glenn

the initial discussion with the client proved quite productive, it was evident that their lives revolved around the “early start and late home” lifestyle. the convesation always circled back to the weekend and entertaining. the client has requested that their home have a strong focus on entertaining, this has been highlighted in both the centric and linear designs, the kitchen and living areas have been design as open plan with direct access to the rear private open space, as requested by the client. one of the important requirements for this home is for the rooms to be flooded with natural light, this has been achieved with strategic placement of windows and openings ensuring optimum lighting and thermal properties are acheived. the clients also aspired to having a bedroom with a balcony, for both the centric and linear designs this too has been achieved. there were some requested from the client that have been omitted from the designs, as 100 square meters is not a large building, this meant that priorities needed to be re-evaluated. some of the impractical requests were, 1200mm wide staircase, the first floor layout should incorporate 1 bedroom with an ensuite and wir, and a large space to be used as a study/office. while the bedroom has been designed into both concepts, the remainder were just not feasible on a project of this size. the main objectives for these designs have been achieved. that is, the concepts have a strong focus on entertaining, the kitchen/living zones have a direct connection to the outdoor entertainment space. The concepts are very simple in nature; however, they are also very striking in appearance. it is my option that the linear concept will be the preferred option as it has strong design vocabulary and can be developed into something quite special.

this elevation shows the relationship between the adjoining neighbours and the proposed residence, the two storey component of the proposed dwelling continues the proportions from the southern neighbour, the proposal then drops to single storey proportion to respect the context of the northern structure. the proposal has also been influenced by the terraces across the street, the vertical element, shown in red, and the horizontal elements, shown in blue, borrow the language from the terraces to offer a solution that is complimentary to the heritage listed terraces.

INTENTION Our intention is to create a space that carries Subiaco’s community values of human connection into a community hub. The site will be a space for the public holding residential units, common neighbourhood amenities and performance and art areas. The movement throughout the site will be extremely important in fabricating in-between spaces for causal interactions. The thresholds of the indoor and outdoor will play an important role in facilitating this value. A modular style built form will be used throughout the design to bring unity to the various buildings while allowing a sense of playfulness to inspire the users.

Place

Subiaco is a suburb of Perth, Australia located on the land of The Nyungar People. Situated just west of CBD, it is in close vicinity to the botanical gardens and swan river. Subiaco is abundant in green space and is well known for its tree lined streets, this has created friendly walkable neighbourhood that thrives on interaction and connection. Subiaco holds many heritage gems that are of high value to residents and contribute to the unique character of the town.

People

Subiaco is a predominately residential area. Across 7226 households the prevalent types of people living in the area are lone people, couples without children and couples with children. These three households will be the main target audience for the site and design. However, the site will be a space that is for everyone in the Subiaco community. What these people do for work is an important aspect in understanding the nature of Subiaco’s inhabitants. 46% of employed residence are working professional. Additionally the majority of professions are office based jobs while the minority is based around physical labour style jobs.

Movement

Movement throughout the Subiaco in a professional sense is a way of getting to and from work. Using a car is the most popular method of transport, followed by walking and closely followed by public transport such as the bus and train, and lastly by bike. Subiaco holds space for all these various methods of transport. However, at the proposed site walking and bike access will be most encouraged to contribute to a greener future with less car emissions. Yet the site will still be inclusive to the surrounding vehicular movements. The site is proposed to have access via Roberts road, Catherine Street, York Street and from the pedestrian path.

Casual Interaction

Subiaco is a suburb where the corners of streets, front yards, footpaths, shops frontages and gardens becomes places for human connection. These areas are not created with interaction as the main function in mind, yet in Subiaco they are used this way. Movement tends to foster these causal interactions and nurture a sense of belonging in the community. The proposed design will be centred around this idea of causal interactions and incorporating movement into the site that will fabricate pockets of space for this human behaviour to continue and flourish.

Amenitites

Subiaco holds a variety of amenities, in particular a lot of education services, retail, and food facilities as well as green spaces. There is an opportunity to add to the existing facilities that are lacking such as medical/healthcare, exercise services and arts/performance spaces. The site will include amenities that will enhance the area, make it inviting and contribute to the community. Grab and Go food outlets will be added to the North side of the site for commuters. Retail and Local business will be added to help invite the public in. Cafes / Resturants will be a space for relaxing and connecting. A small medical centre will give the site more traction in the community. A arts hub/ amphitheatre / mulitpurpose outdoor space will help to bring support creativity in Subiaco. E.O.T and shared laundry facilities will be included in each residential block of houses.

CONCEPT

Initial Concepts

The first idea for this design was to raise a podium on the site which would separate residential and commercial areas. The bottom level would include retail and food outlets. The next level would be for commercial/art use. The top level would be for residential use. These changes in levels would be the transitions between private and public spaces. The roof height of the terrace houses on Catherine street will be matched on the east side of the designs to respect the heritage houses.

CONCEPT

Movement and Amenities

Focusing on the central typology and understanding the sun in Subiaco has placed most l buildings along the east and west sides of the site. This will allow north light to pierce deep into the site. The houses will be scattered, sharing walls and angles. Entry into the site from Roberts Road, Catherine Street and York Street will direct visitors into the central podium levelled area with a tree. The amenities will encourage different movement on the site and be undefined spaces where causal interaction can flourish between neighbours, workers, commuters and strangers.

Facades and Structure

A grid designs including semi solid walls, skeletal frames and greenery that is scattered around the site. The greenery will be used as shading devices and be used to create and blur boundaries with privacy. House Placement

The 4 differently designed houses were treated with a grid design format to help visibly and physically connect them to on another. This system altered the form of the original design, facades, openings, and roofing structure. Each house was multiplied by 3 and located on the site in various orientations. The openings and facades have been designed uniquely to each house to cater to the differing lighting conditions faced with different orientations. Some houses have been stacked due to limited site space.

The Ampitheatre

The amphitheatre is a space to encourage live performance/art in Subiaco. Although a space for more formal entertainment, with the tiered steps this area can be used multifunctionally for more mundane activities such as resting, sitting, chatting, reading and sun baking. It’s curved slated façade blurs the boundary of where this space begins and creates a semitransparent wall of privacy from the rest of the site.

The E.O.T facilities will be located at the back south east corner of the site. With access from Catherine St, York St and the pedestrian lane, the facilities will site behind a slated fence which allows movement into the site. The slated fence will provide semiprivate screening form the rest of the site while still allowing interaction to take place between neighbours. The facilities will include bike storages and lockers.

The Art Centre

The art centre is an amenity included in the site to encourage and nurture the arts industry in Subiaco. Being a demographic of largely young couples and single professionals, this art centre is targeted to entice creativity, playfulness and connect the wider community together. The art centre will consist of an exhibit area, which is spread between an indoor and outdoor space allowing unlimited possibilities for art and permit connection not only to people within the art centre but to people seen below or on the street.
