Set in the Buckinghamshire countryside and yet just minutes from main routes is a purpose built boutique bed and breakfast.
Designed to provide the best accommodation for holidaymakers and businessmen, whether able-bodied, or disabled, this stylish and comfortable bed and breakfast demonstrates the flexibility of the Nikobus system and its lighting controls in particular. Access and security was a major consideration here with the accommodation designed to be as easy to use for wheelchair users with all areas easily reached. All of the accommodation is on one level, with all of the bedrooms opening onto the garden, and one room even having its own parking space and a door straight in from the car park.
Ease of use Ease of use was imperative in this installation - with such a frequent turnover of guests - it was vital that new guests could intuitively use the push-button controls to achieve the correct level of lighting in each room. Motion sensors were installed in the common areas so that guests would be able to easily find their way at night without needing to access light switches in the dark. Working with specialist lighting designers, the owner of this impressive establishment wanted to achieve an environment of light spacious rooms that would deliver a high specification and level of luxury enabling guests to immediately feel ‘at home’ in their accommodation. Niko’s pushbutton controls in each of the bedrooms and bathrooms ensured that this was achieved allowing for maximum flexibility - controlling overhead and bedside lights from the same 8-button switch. Low level LED lighting allows for nightlights to be left on overnight very economically; allowing for easy navigation of the room even in the middle of the night, without unnecessary searching to find switches in a strange room. This is another function that each guest can select from the 8-button selection available in each bedroom.
Ensuring a warm welcome

Communication with the house is important - as a B&B, the front door is not left open, so it is vital that visitors are made to feel welcome - even at the push of a doorbell. This is achieved by integrating a door access system with an intercom with the office inside the house. The door can be answered immediately by voice and then automatically opened if desired. A camera was not introduced here, but it could be incorporated, with
The distinctive light fittings chosen for each room are also controlled using the Nikobus system. Whilst providing the full selection of features you would expect with the most sophisticated system – it can create any lightscene, all of which can be easily designed and stored. Any one-button commands such as all lights to off and lighting pathways are easily introduced or changed, and silent and speed-programmable dimmers are also part of the system, as required.
Integrating the look Integrating the switches with the decor was another key feature of this installation. major consideration of the brief. Stunning light fittings make a statement in each of the rooms giving each room its own character and ambience. Motorised blinds ensure that the rooflights can be covered to keep out light and the introduction of floor level LEDs make each room very easy to stay in and navigate around. The panel housing all of the lighting controls is easily hidden away in a cupboard, and with its DIN rail configuration, it is always an option to extend and develop the system over time. This boutique hotel has needed a lot of time and thought to achieve its high standards of comfort and hospitality - and the Niko system was a key ingredient in putting it all together.

Nikobus Modules Universal Modular Dimmer 750VA (3A)
Putting you in control of your home The Nikobus output modules are at the core of any Niko installation and feature switching, shuttering, dim control, and audio options. Offering 4-12 outputs (depending on the model), they enable the user to freely assign a function to each output. Although each module contains one power supply, only one of those power supplies is active for the entire installation – with the others taking over automatically should a defect occur with the first supply. This guarantees that Nikobus keeps working at all times.

Universal Modular Dimmer 1400VA (6A) Dimmer is suitable for incandescent lamps, 230V and all types of low voltage halogen lamps. The dimmer can control up to 30 push buttons and features a set of feedback LEDs, with additional memory for saving one atmosphere via push button control and an integrated staircase function. Complies with European directives for EMC & safety EN60669-2-1. Also features overload protection with automatic reboot function and electronic short circuit protection.
Switch Controller The switch controller is provided with 12 internal relays to control electrical appliances throughout the installation. Features include an isolated power supply, two separate 230V inputs, programming buttons, a microprocessor, and diagnostic reporting.

Tip
The system can be placed centrally or decentrally. In case of central placement, all modules are placed in the same fuse box, with the Nikobus cable starting from the fusebox and going to all push buttons. Decentral placement of the modules is very useful in larger houses and bigger buildings. In this case, some of the modules are placed in a fuse box in, for example, the garage, whilst others are placed in a fuse box in, for example, the attic. With this placement, the cabling distance from consumer to module can be shortened considerably, saving both material and time.

Programming of functions can be done either manually, or via PC, and because the printed circuit boards can be mounted both horizontally and vertically, you’ll only need one flush mounting box.

Save time, save energy, save space Every installation needs transformers and the new Niko range of low voltage transformers are compact, efficient and very quick to install. This new type of transformer has been planned with energy saving in mind and anticipates the removal of 230 volt halogen and incandescent (filament) lamps from the market. The first stage in the development was to gut the existing building - removing everything inside it and assessing the available space as a potential home. It was already clear that, situated in a large plot, it could be dramatically extended to provide sizeable family living accommodation. The building was carefully dismantled internally. Attention to detail included even preserving the stained glass windows and re-installing them as part of a much more energy efficient double-glazing system.
Giving a real sense of luxury The new part of the house was built in matching brick with a stunning glass facade overlooking the grounds. Lighting the house to maximum effect from inside and outside was part of the brief - and integrating access controls and audio distribution added to the sense of luxury that this house exudes. All rooms in the house have built-in speakers, video feed, data and programmable lighting linked to the central house automation system which regulates heating, lighting, video/audio and CCTV. CCTV cameras are all around the exterior of the property and linked to a hard drive recorder. The images produced are viewable throughout the house on television screens as well as being viewable remotely via the internet.

The lighting can be easily programmed using Nikobus to provide a wide range of light settings including Vacation, Party, Romantic, etc., and it can be set to run at 90%, which has no discernable impact on lighting levels, but greatly reduces energy consumption.
Safe and secure Electronic gates with intercom and camera ensures that security is maintained, without inconvenience to welcome visitors. All of the exterior of the building, and the garden has been fitted with lighting to create a stunning setting; all of which are controlled from within the house as part of the Nikobus system. A Philips Pronto remote control has been programmed to give easy and accessible control of all of the functions within the house.
Music where you want it, when you want it Distributed audio is available throughout the house using built-in speakers to provide music and programs from radio, iPod or CD, whilst the Plasma screen in the family room alongside the kitchen benefits from in-ceiling speakers that deliver sound discreetly and exactly where you want it. High definition TV has been distributed in all main rooms and stereo speakers are also fitted in these areas, along with data distribution. A surround sound system has been pre-wired in the main living room.
Fully integrated system A touchscreen has been positioned on the wall inside the front hallway to allow for easy control from a single source. This can be used to greet visitors using the intercom on the access control system at the gates, with their image appearing on the touchscreen - which also operates the gate opening system and the house lights and audio system.

Controlling your environment The indoor environment can be controlled using the Nikobus heating control system. This typically divides a home into at least three heating zones: the living spaces, the bedrooms and the bathroom. In an average home, these zones are used at different times during the day and normally they should be heated differently. Ideally, however, the system controls the heating levels for each separate room individually. The advantage of such a setup is that the heating of a room can be switched off when the normal everyday routine no longer applies. Moreover, children and adults do not use their bedrooms in the same way, nor do they use them at the same times during the day: children go to bed much earlier, and often they use their rooms for play and study, too. Using the Nikobus thermostat, you can set different day and week programs. Three temperature modes are available: day temperature, night temperature and frost protection. Furthermore, the Nikobus actor has a connection point to force the thermostat in night mode, which overrules the program. You can introduce a SMS messaging feature into the system to enable you to control your home remotely using your mobile ‘phone.

Telephone connection For the control by consumers, the Nikobus telecontrol is equipped with 4 open collector outputs that can be connected to the Nikobus via external relays. Where only 1 or 2 switching channels are needed, they can be connected directly to external outputs A and B of the switch or shutter module or the dimmer controller (see wiring diagram S205191) If more switching channels (max 4) are required, the binary input (05-054) must be used in combination with the modular interface (05-055) (see wiring diagram S105191).
