WORLD CLASS ARTISANAL OLIVE RANCH WITH HIGH-END TUSCAN OLIVE OIL FACILITY - SET ON 3 SEPARATE PARCELS OFFERING NUMEROUS HOMESITES & MAGNIFICENT VIEWS
Rarely does a property as unique as this become available for sale. Situated on 55 ± glorious acres and set among row upon row of premium olive trees sits a stunning Tuscan-style olive press facility straight from the pages of “Under the Tuscan Sun.” Surrounded by meandering pathways within a beautiful Mediterranean-style garden, the highend building was designed for outdoor living and a lifetime of enjoyment. The world-class growing climate of Sebastopol, California is home to this extraordinary olive ranch and awardwinning artisanal olive oil production facility. This specific region is famous for its excellent “Pinot Noir” growing climate as evidenced by neighboring “Kendall Jackson” and “J Vineyards”. No expense has been spared in designing and building the largest Italian Rapanelli olive press in North America. This boutique olive oil business includes custom crush, 5 star restaurants and retail clients, such as Coi and Whole Foods. The offering also includes a 10,000 case winery permit.
Salon/Tasting Room On the main floor of the Press is the entryway to the salon and tasting room accented by smooth finish French lime plaster walls, rustic antique “French Parrefeuille tile floor pavers, custom tasting bar, display shelving, bar washing sinks, wet bar, 18-ft.high expansive ceilings, and multiple sets of French doors with artful floor-to-ceiling atrium windows. The commercial grade kitchen includes stainless steel counters, commercial sink, dishwasher, ice-maker and custom wood cabinetry. Centered in the salon is an energyefficient, wood-burning fireplace with conversational sitting area (some furnishings are included).
The Press Within full view from the salon/tasting room, the 6,685 ± sf. olive processing room is a state-of-the-art operation, highlighted by the completely computerized Rapanelli olive press. The largest of its kind in North America, the press has a maximum capacity of two tons per hour. It separates five varieties of olives at one time with maximum efficiency, speed and flexibility. The press is ideal for juggling the olive harvest from the orchard’s acreage, as well as repeated custom crush contracts. The machine is high production. The pressing facility also features a digital scale; olive conveyor; many stainless steel tanks; mezzanine and lower storage rooms; a bottling room with semi-automated filler; four chilling units for wine aging and room for barrel storage; two industrial exhaust fans; and a half bathroom with a washer and dryer. Outside, the 3,000 ±sq.ft. “covered drivethrough” crush pad is able to handle both olive and grape harvests with efficiency and ease.
Guest Suite & Private Office
Via a private entrance, the upper level of the building features an elegant guest suite with full bath. French doors open to a private balcony overlooking the courtyard below with expansive views of the olive orchard and terrain. The full bathroom features terrazzo tile floors, a large contemporary custom cast concrete sink, floor to ceiling tiles, and walk-in “Rohl” shower system. Tasteful furniture, organic latex king bed and most furnishings are included in the sale. ‘Rustic French Parrefeuille Floor Tiles’ and French Lime Plaster walls create “European Livable Luxury.”
The Land
Set on three separate parcels, the fully mature orchard consists of approximately 9,500 olive trees representing 20 different varietals. Since young olive trees do not yield sizable fruit quantity until after many years of established growth, this unique property with 15 year-old fully mature olive trees is a priceless find. All of the land covered by the olive trees are under the Williamson Act providing substantial property tax advantages.
Parcel One: Tuscan Block (3351 Canfield Road) This parcel has a total of 2,000 mature trees, planted in 2001. The predominant variety is Leccino (1,600 trees) with smaller amounts of Frantoio (300 trees) and some Maurino (100 trees), planted as pollinators. These varietals produce the popular Tuscan blend, known worldwide for its substantial, deeply complex flavors, colors and aromatics, which have won Gold, Best of Class and Best of Show Medals. This high density planting of 15 ft. between row by 14 ft. in row, allows for maximum production without sacrificing quality. The open vase scaffold of the olive trees makes it easy for harvest, allowing light penetration for even ripening. Maurino olives were planted as pollinators, laid out every 4th row, every 6th tree, for complete pollination. This parcel has an approved building envelope and leach field, as well as expansive views, and a newer asphalt road with a gated entrance.
Parcel Two: French Block (3555 Canfield Road) The south facing orchard consists of 2,000 trees of French varietals including 1,000 Picholine Trees and a smaller mix of Aglandau, Cayon, Luques, Grossanne and Boutellian. The north facing Tuscan orchard consists of 600 Minerva and 100 each of Cerasoula, Ladoelia, Maurino and Frantoio trees. Many of these olives trees are very rare outside of Europe and produce exceptional, awardwinning oils. The oils have taken Gold Medals, Best of Class and Best of Show almost each year for the past five. Every tree was also planted in a five gallon wire gopher basket. Parcel two’s building envelope has dramatic views of Mt. St. Helena and Sonoma Mountain, and installed 7 bedroom leach field. Site comes with architectural “European Estate” building design plans, from BAR Architects / San Francisco. The “Bergey” 10kw wind turbine is located on this parcel, as well as a newer asphalt road and gated entrance.
Parcel Three: Olive Press Block (3387 Canfield Road) Upon entering The Olive Press Block, through a gated entrance, and winding up a new asphalt road lined with classic Italian Cypress trees and Lavender plants, one arrives at the dramatic Tuscan Olive Press Facility, with sweeping views from the engineered-view site. The Olive Press Block contains 4,500 olive trees that are representative of all of the olives grown on the farm. It has excellent diversity and offers the ability to experiment with different custom blends, and potentially some “Pinot Noir vines. This parcel also contains the Olive Press production facility, two approved homesite envelopes, an installed standard septic system and an additional approved leach field. The functioning 100 GPM well is located on this parcel. The olive trees on this parcel consist of the following: The south facing slope has 2,000 trees of Spanish varieties with 1,100 Arbequnia, 200 Lecchin De Seville, 200 Hojiblanca, 150 Picual, 150 Manzanilla, and 200 Empeltre.
