From visions of James Buchanan Duke and named for Norman Atwater Cocke, retired president of Duke Power, the lake is the culmination of a 60 year dream of hydroelectric development. A stretch of the Catawba River had been transformed into a stair step of lakes 238 miles in length and ranging all the way from the Appalachian high country to the low lands of South Carolina. September 29, 1964 dedication services marked the completion of Cowans Ford Dam and the birth of Lake Norman. From the beginning, Lake Norman became “the place” for a weekend getaway offering excellent
Century 21
recreational activities including swimming, boating, water-skiing, fishing and sailing on its 32,000 surface acres and 520 miles of shoreline. Since the completion of Interstate 77 in the 70’s, Lake Norman has become “the place” to live year round offering the advantage of a large metropolitan city (Charlotte) just minutes away from the tranquil shores of the lake.

Property values are affected by the Lake’s presence. Waterfront properties, of course, are higher than water view and suburban properties. In general, a waterfront lot will range from $200,000 to over $1,000,000 and permanent waterfront homes from the mid 400,000’s to several million.
Lake Norman borders four counties: Mecklenburg, Iredell, Catawba and Lincoln each with their own uniqueness and all with the common interest of Lake Norman. Hopefully, the enclosed information will help acquaint you with the beauty of Lake Norman and the charm of the surrounding communities. Here you’ll find friendly folks who live in or near the towns of Cornelius, Davidson, Huntersville, Mooresville and Denver.
There are good restaurants, retail stores, businesses and industries, and
recreational amenities throughout by Lake Norman. You can buy anything from clothing to boats, ice cream to family-style meals to a fabulous new home. The schools, parks and libraries are topnotch. Educational opportunities flourish at the nearby Colleges and Universities.

Charlotte
With the excitement of a cosmopolitan city and the ease of Southern charm, Charlotte presents a unique atmosphere where big city style meets down-home appeal. Other cities may boast must-see attractions, but Charlotte offers things to see and do unlike any destination in the country. Some of Charlotte's most interesting neighborhoods began development in the late 1800s. Dilworth, Elizabeth, Myers Park, Plaza Midwood and South End are part of Charlotte's original landscape. These neighborhoods have retained and preserved their true character probably more than any to be found in the city. The lovingly restored
Century 21
sidewalk neighborhoods feature large trees, front porches, and funky shops and restaurants. Charlotte's neighborhoods add a unique dimension to the city and range from upscale elegance to rejuvenated artisan communities. A wealth of cultural possibilities, dining, shopping, and entertainment can be found in these neighborhoods.
Hecht Realty
Charlotte is truly a dynamic city. Center City comprises the key business, cultural and entertainment district of Charlotte. Walk along the bustling streets of Center City Charlotte, step aboard the historic Charlotte Trolley or stroll along the tree-lined streets of our neighborhoods and experience the warmth and southern hospitality visitors to the Queen City have come to know. South Park, Charlotte’s original upscale shopping destination, SouthPark Mall, and neighboring Phillips Place have been touted “One of the Four Best Places in the South for Luxury Shopping,” not to mention living and entertainment. Ballantyne, a pre-planned community further south, offers a perfect mix of dining, entertainment, and the five-star Ballantyne Golf Resort & Spa. Just a short drive from Charlotte, Historic Waxhaw, Pineville and the Metrolina Expo offer shoppers a wealth of antiques and home furnishings. The suburban Birkdale Village to the north is dotted with clothing stores for men, women and children. And while on the waters of two major manmade lakes within 20 minutes of Charlotte – Lake Norman to the north and Lake Wylie to the south – enjoy excellent water recreation, including fishing, boating and swimming abounds. Fans of NASCAR find Charlotte a dream. Ninety percent of all NASCAR NEXTEL teams are headquartered within 50 miles of Charlotte, several of which offer gift shops and retail stores.

Cornelius The town of Cornelius was founded in 1893 but not incorporated until 1905. Its origin can be traced to a dispute between two thriving cotton firms in Davidson as to whether the town needed an official town cotton weigher. After an election and legislation a town weigher was hired.
Century 21 Hecht Realty
The opposing firm then relocated just south of the Davidson town limit to what is now known as Cornelius. There they eventually built a cotton mill that turned raw cotton into cloth. This one time textile town has embraced Lake Norman, which has inspired the development of high quality motels, restaurants, shops and residential developments.
Century 21
Located at the intersection of two main thoroughfares, the Cornelius downtown area is in a transitional period. In 1997 old warehouse/mill structures were demolished and construction began in 1998 for the new 25,000 square foot Town Hall. The next phase brought the development of two and three story “main street” buildings and townhouse units. Today, the area flourishes with businesses and with a variety of residential lifestyles to choose from. Cornelius has experienced an explosion of growth over the past few years. The population of Cornelius is estimated at 16,300. According to area demographics the population has increased 176% since 1990 and 23% since 2000.
Davidson Davidson is located in Northern MecklenCentury 21 Hecht Realty burg County. Named for a local hero in the American Revolution, General William Lee Davidson, it was originally incorporated as the Town of Davidson College in 1879 by a group of Presbyterians. The town of Davidson officially came into being in 1891. Davidson College, central to life in the town, has buildings listed on the National Historic Register, a student body of more than 1,600 and employs over 500 people. The campus is a designated arboretum.
Hecht Realty
Davidson is a small, friendly, intellectually and culturally stimulating place to live. It has small-town ambience and charm with many nineteenth century homes but is near lakefront recreation and large-city amenities. Brick sidewalks, hanging flower baskets, and tree lined walks and streets characterize both the town and college. The population of Davidson is approximately 7,200. In Davidson there are a variety of restaurants. An old fashion soda shop, an elegant French bistro, a bakery or a friendly café can please any palate, all with hometown services. The shops offer a wide range of abundant gifts, books, clothing, flowers, picture framing and fine art. Davidson is also the home internationally recognized sculptor Dr. Thomas F. Clark, a resident and former professor of Religion at the college. He started sculpting his famous gnomes in 1978 as a hobby and by 1985 the demand was so great he retired from teaching to sculpt full time. The Tom Clark Studio Shop and Museum is located on Main Street and draws visitors from all over the world.

western shores of Lake Norman and its outlying areas, bringing major growth. More and more of the buying public is finding the commute to Charlotte, Hickory and other nearby cities “reasonable” and are drawn to Denver’s small town atmosphere, its friendly neighborhoods, larger lot sizes, and beautiful rolling terrain. These combined with the recreation provided by Lake Norman
Century 21
make Denver the perfect place to live, giving tremendous success to these new communities.
NC Highway 16 is the main thoroughfare in the area and it is being restructured and widened to four lanes. It provides direct access south to Charlotte and I-85 and north to Hickory and I-40. Highway 16 also intersects both NC Highways 73 and 150 giving convenient access to I-77. The area along Highway 16 is experiencing a great deal of commercial growth. Conveniences, such as shopping, restaurants, office space and medical services are coming to the area in rapid succession to serve current residents and those relocating here.
Huntersville Huntersville, established as a municipality in 1885, is located in North Mecklenburg County and is one of its fastest growing communities. With its accessibility from Interstate 77 and NC Highways 115 and 73 and US Highway 21, Huntersville is a very convenient place to live.
Century 21 Hecht Realty

in the medical, retail and food service fields. The population of Huntersville is estimated at 38,000, which represents an amazing 728 percent during the last decade
The town also boasts of world-class retail stores. Lincolnton
Conveniently located in the Southern Piedmont of North Carolina, Lincoln County possesses the best of all worlds. With a population of 10,000 and only 25 miles north of Charlotte, the state’s largest city, Lincolnton and Lincoln County reap the benefits of small city life while enjoying close proximity to major southeastern markets. Enhancing the impeccable quality of life is the tradition of neighborly people who work hand in hand for the betterment of their community. Formed by the General Assembly in 1770, Lincoln County was originally spread over 1,800 square miles and encompassed large portions of what are now Cleveland, Catawba and Gaston Counties. Lincoln County’s eastern boundary borders Lake Norman. Developers discovered the Western shores of Lake Norman and have brought major growth, both residential and commercial, in recent years. Convenient services, such as Century 21 Hecht Realty shopping, restaurants, office space and medical offices are coming to the area in rapid succession to serve those relocating here and to help improve Lincoln County’s overall quality of life.

Mooresville Mooresville, located in Southern Iredell County, was incorporated in 1873 and was primarily an agricultural community. When the town’s namesake, John Franklin Moore, succeeded in bringing the Atlantic, Tennessee and Ohio Railroads to the area during the upsurge of the cotton trade, Mooresville’s economy quickly expanded to include textiles. Today the business sector is very diverse, but state of the art textile production is still the cornerstone of its economy and growth has skyrocketed in the past few years.

Century 21 Hecht Realty
Mooresville, also known as Race City, USA, is home to approximately 35 race shops. Each year 100,000 to 150,000 people come to visit the area’s many shops and museums or to try to catch a glimpse of their favorite drivers.
Even with all this growth Mooresville’s leadership has managed to maintain a true spirit of community. Newcomers to the area experience a sincere, friendly welcome. Recreational activities abound in Mooresville. In addition to the amenities of nearby Lake Norman, Mooresville has parks, museums, tennis courts, and a regulation par 72 golf course open to the public. It is also home to The Point, a waterfront country club community, with a Greg Norman designed golf course. Mooresville is the home of award winning artist “Cotton” Ketchie. Cotton paints realistic watercolors of American Landscapes and Moments of everyday life. He captures scenes of his beloved state of North Carolina from the Blue Ridge Parkway to the Outer Banks with great reverence and respect for his subjects. He is nationally known for his paintings of lighthouses from the rocky shores of Maine and Canada to the windswept dunes of the Carolina coast. ---------------------------------------------------------------------------------------------------------------------------------------

Sherrills Ford / Terrell The small rural communities of Sherrills Ford and Terrell are located in the Southeastern portion of Catawba County. Nestled between the Blue Ridge Mountains and the Piedmont Region of North Carolina, Catawba County has received both national and regional awards as one of the best places to raise a family, start a business, launch a career, or retire in America. The area is a collection of small towns with courthouse squares, drugstore soda fountains where big business decisions are sealed with a handshake and safe city streets are perfect for the numerous festivals and fairs that take place each year.
Century 21 Hecht Realty
The region’s churches, mills, museums, colleges and traditions reflect the influence of the first German, English and Scotch-Irish immigrants who settled here in the late 18th century. Today, Catawba County residents enjoy a high standard of living, a prosperous economy, and excellent public and private schools, fully supported by the arts and sciences. Within close proximity of outstanding restaurants, ski slopes, major and minor league baseball, NBA basketball, collegiate sports and countless other outdoor activities, you will find Catawba County offers an endless array of entertainment. Century 21 Hecht Realty
Nearby Hickory, Catawba County’s largest city with approximately 31,000 residents, has twice received the prestigious award of an All-American city. This award recognizes the innovative projects of citizens who are industrious and aim for a productive future. Hickory is also renowned for its fine furniture with more than 60 percent of the nation’s furniture being produced in the area.
Statesville Just above Charlotte, at the heart of the beautiful North Carolina Piedmont, is the unique community of Statesville. Combining the good graces of the South with the proper amount of city savvy, Statesville has character and personality envied by many, but enjoyed by few. The past is alive along shady streets where majestic Victorian homes take their rightful place among thriving manufacturing concerns. Neighborhoods are warm and welcoming with the familiar sounds of family and friends. The air is clean. The streets are safe. The living is easy. History surrounds all that live in Statesville and Iredell County. This city and county has triumphed and suffered tragedies. There are memories and monuments to those occasions. Many highlights can be viewed by driving around, taking a historic tour by chartered bus from the Depot, or by participating in Statesville’s Tour of Homes in early December.
Century 21 Hecht Realty
Statesville offers opportunity unparalleled by cities of similar size. A medical Mecca, a recreational haven, and a commercial center – all these things describe the Greater Statesville area. We welcome you to the community and hope you find good fortune at every corner; success at every turn, and fun along the way.

Our location in the Tar Heel state gives us unlimited accessibility. Interstates 77 and 85, which intersect in Charlotte, link the city with the Great Lakes region, New England and Florida. Interstate 40, running coast-tocoast across the United States, is only a half hour north. Upcoming improvements on US 321 will permit another direct route for western Lake Norman residents to reach Interstates 40 and 85. A two-hour journey to the west of the lake takes you to the Blue Ridge Mountains; a four hour trip to the east, to the Atlantic beaches. Within an hour's drive east of Charlotte are some of the world's best golf courses in Pinehurst. Air travel in the area is serviced by Charlotte Douglas International Airport. There are also several regional airports around the lake area. The Charlotte Area Transit System (CATS) is managed by the Public Transit Department. The Department maintains a dual focus, managing and continually improving day-to-day operations of the City's transit services while moving swiftly ahead with planning for a regional transit system which will include bus rapid transit, light rail, commuter rail, and expanded bus service within a six-county area. An integral element of this effort is proactive participation in virtually every facet of land use and development planning in Mecklenburg County. CATS currently serves Mecklenburg County, including the City of Charlotte and the suburban towns surrounding Charlotte: Davidson, Huntersville, and Cornelius to the north, and The Town of Mooresville in Iredell County, The North Corridor, from the City of Charlotte to Mooresville, has been tentatively designated as the second transit corridor to be developed; and decisions as to alignment and mode will be made for that Corridor as well as for the West, Northeast and Southwest Corridors during FY2002.
