Total Building:10,731Sq.Ft The hotel located at 1540 Broadway, downtown Oakland, California. It will primarily serve business guests, but some tourists are expected as well. It will have eight stories, plus a rooftop sky bar. The sky bar will provide cocktails, musical entertainment, and light hors d’oeuvres from the restaurant kitchen (via a dedicated elevator). In addition, the building will have two basement levels for parking.

Our site is located at the center of downtown Oakland. Overall, it has well-planned urban environment, such as convenient transportation, greenery, food and beverage service, and interesting historical buildings. It was walking friendly because the sidewalks are connected to the middle and each side of the street, which provides safety and a good walking experience. The sunny weather is perfect for people hanging out with their friends. Even though on weekends, there are much less people compared with San Francisco downtown, which makes this area cozier and quieter. Parking Access

After analyzing and study site, it is obvious that the city grid of the surrounding area of our side is following a continuous language that contains straight line, curve and zig zag. They are implemented into this area from marco to micro. More importantly, the cathedral building and Bart station have the functions as starting points that lead and change the pathways throughout the rest of Oakland.

Based on that, I was trying to analysis further and get more insights of this configuration. I found out that if we regard the map as a drawing, and the pathways as lines, cutting the streets would give us three sections of city landscape. They share some similarities but also obtain their uniques. They various in colors, patterns, textures and level of darkness. At the same time, they are all parts of the whole city and following united principle. Those features inspired me the wood ring and the cutting methods, which are rift sawn, quarter sawn and plain sawn.
Same as city grid, cutting the wood in different ways would generate various surfaces that are also same but different. By taking out the element and combine them together we can get many interesting surface that would be possible to incorporate them into our project.

CONCEPT STATEMENT My design intent is to create a stimulating, dynamic and boundary-free space for young high-tech workers from all over the world and Oakland locals by incorporating linear and layered elements through horizontal surface to vertical surface. By doing that, those elements would be combined, interlocked and overlapped in order to generate differences in space, materials, and textures. In the end an unexpected and inspired walking and viewing experiences can be achieved.

THE PULSE - Third Place With an eye towards having a finger on the pulse of public needs, the design of this former agricultural building will become a multi-purpose community center that provides spaces for users to work, learn, relax, and recharge. This will be the only comprehensive facility of it’s type on the San Francisco Embarcadero waterfront, and will function as a holistic third place between home and office. The overall feeling of the space will be energetic, encouraging interaction between it’s users, contrasting with quiet spaces for individual work or reflection. This will be achieved by including bold and geometric architectural elements and material applications, flexible open spaces, while also providing calmer, quieter spaces upstairs with the library and private working areas.

CITY WITHIN CITY This design-research project explores collective living and acitivities for refugee from all over the world. Upon researching and conducting refugee scenario, the project aims to develop a safe and enriching environment that encourage people to spend time outside interact with other residents in their community. The project began with combing old and new city grid which have huge contrast regarding the road direction and layout. Since the varity of refugee’s backgrounds, experience, knowledge, I am dedicated to provide a new “city” inside this center that is common but unexpected, clear but lack of orientation, ordinary but full of advantures. By doing that, the interface that I focused on was how circulation that connected the different parts of the building can achieve a protective function of refugee’s private needs and can service as a space where individuals are encourage to socialize with one another.

I decided to start this project with following and breaking the rigid grid. So the massing of the building began with rows that open it up and alternate between private space and public space. These rows and curves then deployed througout the building to provide circulation to different parts of the building and unites the overall building into one community. Lastly, community area continued the same language and became a semi-public zone to ensure a gradual transition through the different spaces.

MATERIAL STUDY OPTION 1
This concept is about creating a fresh and cozy environment for Lone Oak Health Spa project. Beach walk contains many element including ocean, sand, sunshine and air, which can create relaxed feeling. And the color elements from this concept are all bright color that could help people to take a break and release their stress. Furthermore, from the textures perspective, this concept can reflect in our project in different surface finishes, which are functional and helpful to add more features to this interior environment. Overall, beach walk is a concept can bring out clean, chill and soft atmosphere into my project. MOOD BOARD

Applying “by the fireplace� concept into a health spa project could let people image about a warm and cozy afternoon that lying down besides fireplace, feeling the temperature and smell the burning wood. It can reflect the experience that people are using a health spa and can really make people release their tension and feel relaxed.

I was trying to select furnishings and carpeting that are highly durable, easy to maintain, and at the same time, aesthetically fit the interior environment. Specifically, the Upholsteries for sofas and arm chairs are all labeled as high durability which are suitable for office and public space. I also would like to choose the textile that looks neutral and have solid color. It is better to have different texture that barely can be noticed, such as the Summit – Taupe from Kravet. I chose it for the two 8’ sofas since it has semi-soft surface and overall bright color, it would serve as the main color tone for this real estate office. Regarding the four arm chairs, I chose Kravet Basics - Matter-52 that looks like leather but has polyester knit backing. It is durable and has 250,000 Double Rubs. I chose a darker color for it to add variations. The area rug is hand made and has warm tone which can balance and warm up the whole space. And it contain delicate details that shows my client’s professional attitude towards works and projects.

THE BORDEN ACCOUNTING GROUP Overall, for this project I was dedicated to demonstrating creative approaches to layout, spatial organization, materials and lighting, at the same time, to learn more about design principles and building construction. I have created a set of architectural construction documents that display structural and non-structural systems, including floor, ceilings, interior walls, lighting, electrical, furniture and finish plans, sections, elevations, details and schedules. Regarding the designing part, I was trying to utilize the space efficiently and aesthetically. On the first floor, the executive office and assistance work space are separated which can provide more privacy. The folding door on the back would combine kitchen and backyard to be one space that is opener and brings outdoor indoor. And the second floor would be a perfect space for gathering friends and enjoying personal life. In addition, I have had a better understanding of building codes, safety, health and welfare, ADA and Universal Design principles by correctly applying professional standards to space planning and layouts.
