Melissa Kay Bains ABR, CRS, GRI, CNHS & RCC Westmark Realtors 806-535-4943 mbains@westmarkrealtors.com Where did you grow up? I was born in Lubbock and lived here until I was 14. My family moved to Monahans, Texas where I lived until I graduated from high school. I moved to San Angelo to attend college. Why do you live in the Lubbock area? What do you like most about it? After I married, my husband and I moved to Lubbock to be close to my family. We really feel like Lubbock is our home. I love how friendly the people are. We are grateful for the wonderful medical facilities and schools that we have in Lubbock. I like the fact that you can get to most places in Lubbock within 20-30 minutes. What do you enjoy doing when you’re not working? When I am not working with my real estate business, I enjoy spending time with my sons, Tyler and Karson, and my husband, Todd. I also enjoy helping my husband with his business at The Regal Pet Resort, traveling with my family, attending the boys’ activities and fine dining. How long have you worked in Real Estate? I began my career in real

estate about 10 years ago by purchasing several rental properties. When my youngest son started school, I fulfilled my dream of getting my real estate license and have been a Realtor for over seven years. Before becoming a Realtor, I was a stay-at-home mom. What is your specialty? My real estate specialty is residential sales.

What do you see in the future for real estate sales/prices? I see the future of real estate in Lubbock to continue to be positive. We are very lucky to live in Lubbock where real estate prices have not decreased or increased significantly as they have in other parts of our country.

What designations do you have and what does that mean for the people you work with? I hold these designations – ABR (Accredited Buyers Representative), CRS (Certified Residential Specialist), GRI (Graduate of Realtors Institute), CNHS (Council of New Homes Specialist), and RCC (Residential Construction Certified). By furthering my education and receiving these designations I have the skills to better serve my clients.

Why should someone select you as their Realtor? I feel honored when someone chooses me to be their Realtor. I always do my very best to make the process go smooth for the buyer or the seller. I am always available to answer any questions they may have. I understand that buying or selling real estate is both very exciting and very stressful. One of my favorite things is when a past client refers me to their friends or family members . I love making clients for life.

What is the most unique property you’ve listed or sold? The most unique property that I ever sold was a home that was used as an assisted living center. The buyers remodeled every inch

Her years as Regional Manager at Berkshire-Hathaway

owned Business Wire give her a wealth of experience as she hits the ground running in the Lubbock and West Texas markets.” Christye was active on National Institute of Investor Relations boards both in Austin and San Antonio for 12 years. She was also active in the local Public Relations Society of America groups in both cities. volved than most other transactions – even high-dollar purchases like automobiles and stocks. It can be a tremendous help to have a professional looking out for your best interests along the way. Make sure you pick a Lubbock Realtor you are comfortable working with. Your Realtor can explain the entire process, help you negotiate, keep the transaction on track, and make sure you have the information you need to make good decisions.

Not every transaction successfully progresses from an accepted offer to a closed deal. However, you give yourself the best chance of getting the keys to your new home if you and your Realtor stay on top of the deadlines and tasks to move the process forward. If you have questions during this period, ask as soon as possible. You want answers long before you get to the closing table.

Understand what goes into an offer There’s much more to a good offer than deciding what price you’re willing to pay. Before you start searching for homes, talk to your Realtor about earnest money, option periods and fees, inspections, contingencies, closing time frames, and other factors that may make your offer more attractive to the seller while protecting your interests.

Buying a home should be an exciting time in your life. If you plan well and work with people who are looking out for your best interests, you can minimize the pressures involved and enjoy the process of purchasing a new place to call your own. Wise watering tips for conservation, savings on water bill BY Lubbock Water Utilities, Water Conservation

Water is one of the most valuable resources in West Texas. It is our responsibility to use it wisely. To conserve this resource in time of drought, Lubbock operates under a “Drought Contingency Plan” which is designed to limit water usage by consumers.

Black Yellow Magenta Cyan

SATURDAY, JULY 16, 2011 A10

Lubbock Water Utilities continues to evaluate water conservation strategies and is providing this information to suggest lawn-watering tips that conserve water and save you money. • Follow the Green Rule: Water deeply and infrequently. Deep means applying one to one and a half inches of water to lawn to soak down to a depth of four to six inches. Infrequently means water lawn when footprints are visible after you’ve walked across it. By watering in this manner, your lawn will be healthier and hardier, better able to withstand the hot, dry conditions of West Texas summers. The opposite is true for light, frequent applications of water which lead to shallow root systems making the grass more susceptible to heat and drought conditions. Water deep and infrequently. Remember: Rainwater counts too! • Know Your Grass Type: When planting a lawn, choose grasses which require less water. Here are watering recommendations for common grass varieties: Buffalo Grass – every 2 weeks; Tex-Turf-10 – every 7-10 days; Bermuda – every 7 days; Tall Fescue – every 4 days. Note: lawns require more water when first planted. • Know Your Sprinkler: Choose an adjustable sprinkler to match wind conditions and area of application. Select a sprinkler which throws large droplets of water low to the ground. Some sprinkler designs throw mists or small droplets high into the air resulting in up to a 70 percent loss of water on hot, windy days. Use drip irrigation, soaker hoses and root feeders around shrubs, trees and in gardens. These allow the plants to soak up the water more slowly resulting in reduced water loss through evaporation or run-off, and deeper root growth. • Know When To Water: Water in early morning hours. Water in the morning when sun and wind are less intense and loss due to evaporation is reduced. Afternoon watering can result in the use of twice as much water on hot, windy days compared to an early morning watering. If early morning is not possible, the next best time is late evening. • Know How Long To Water: Use A Sprinkler Timer. Sprinkler timers can help prevent over-application of water by the automatic shut off. They can be useful in determining how much water has been applied. On a windless day, set a few empty cans or glasses of the same size within the spray pattern of your sprinkler. Start the timer and run sprinkler long enough to put an inch of water in the containers. Adjust your sprinkler timer accordingly for future watering use. Watch your sprinkler to see if it is applying water faster than your soil absorbs it. Avoid watering your lawn to the point of run-off. If you have not applied enough water, move the sprinkler to another location until the water has been absorbed.

For maximum watering efficiency, choose an adjustable sprinkler to match wind conditions and the area of your lawn. A sprinkler which throws large droplets of water low to ground is best. To avoid wasteful runoff, water slowly in small areas to allow time for the water to soak into the soil.

• Landscape irrigation may occur only between the hours of 6:00 p.m. – 10:00 a.m. from April 1-September 30. • Landscape irrigation is restricted to two (2) days per week. The City Manager, or his/ her designee may, after notice to the citizens of the City of Lubbock, designate irrigation schedules.

• Irrigation should provide a maximum of 1.5 inches per zone per week. • Irrigation should occur without signifi-

cant water runoff, which can be accomplished by correctly cycling the sprinkler system and allowing time for the water to soak into the landscape between irrigation events. • All City of Lubbock operations will adhere to the water use restrictions. • Hand watering for landscape irrigation purposes is allowed on a daily basis regardless of the time of the year. • New plant material may be irrigated on a more frequent basis until the new plant material is established. To report a violation of these restrictions or to leave a complaint about water runoff, please call the Water Wasting Hotline at 806775-3952. To request a rain gauge to help measure 1.5 inches of water for your lawn, please email soffutt@mail.ci.lubbock.tx.us.
